1.1 Purpose
This document is in support of a pre-appliction submission for the proposed demolition of two existing retail units with the reprovision of retail use at ground floor and eight new residential units across first, second and third floors.

The site is located at 364-368 Chiswick High Road and falls within the Turnham Green Conservation Area.

3.2 Plans, section and elevations
364-368 Chiswick High Road comprises two retail units, the larger by Halifax (1) and the smaller occupied by Greggs (2). Each has ancillary office space on the first floor with a combined secondary means of escape and service access to the rear on Dolman Road.
The access to and internal layout of the first floor areas for each retail unit makes these spaces difficult to be used fully. The staff common room (1a) and ancillary office (1b) are very much underused due to the relatively small size of retail unit that they support.

4.0 The Proposal
4.1 Plans
The proposal is to demolish the existing structures and to reprovide higher quality retail space on the ground floor (1) that can be used in a much more flexible way.
Eight residential units would be spread across a first floor a setback second floor and a further setback third floor.
A landscaped courtyard (2) off Dolman Road would provide access to the residential entrance and a shared emergency egress and servicing route with covered cycle storage. This preserves an uninterrupted retail frontage on Chiswick High Road.
Each of the residential units meet the Nationally Described Space Standards - Table 1 with all of the double bedrooms achieving the minimum floor area of 11.5m² and a minimum width of 2.75m.
The access to and internal layouts of the units meet the standards set out in Approved Document Part M4(2) Category 2: Accessible and adaptable dwellings.
Private amenity space that exceeds spacial standards will be provided for each unit.

Careful consideration has been given to protecting the privacy of the bedrooms to the rear of Wellington Court. To minimise overlooking the rear windows to the proposal have been angled by 40 degrees so that they are directed away from the rear of Wellington Court.
