Conditions Improving for Rural and Agribusiness MarketsAccording to a recent Colliers International report there are signs that the rural and agribusiness markets are improving, with activity

picking up after a long period of hibernation since the Global Financial Crisis. Most of the sales involve distressed assets, attracting

buyers seeking long term gains. The sellers are forthcoming in disposing the assets after a long period of illiquidity, with many forced

to do so by various lending institutions. This nature of sales normally leads to prices leaning in favour of the buyers.

There is evidence of stability returning to rural markets across the country with hopes of improvement in commodity prices in the

coming months, increasing the confidence of buyers in the rural market. Local investors are not yet active in the market, despite

anecdotal evidence of farmers that have recently come out of the long drought, purchasing neighbouring properties to increase

efficiencies. Finance remains the main constraint for local buyers seeking to enter the market.

Sectors such as wine and forestry are now reporting an increasing number of transactions after several years of non-activity, with

overall lower prices than in recent years acting as a reminder of the changed environment in the aftermath of the Global Financial

Crisis. However opportunities exist for buyers with cash in their hand. Increasing demand in the two sectors is evident by recent

vineyard and forestry portfolios that were put on the market.

There is still a large number of grazing properties for sale, in particular in the Northern Territory, but a higher number of transactions

indicate that confidence is returning to the market. Foreign investors are actively acquiring rural assets not only to generate money

but also to secure scarce resources, with countries like Switzerland, Qatar and Malaysia now playing a leading role in the Australian

rural market. Additionally, more traditional players such as the US, UK and Canada are still in the game, with some acquiring assets

while others in the process of changing asset allocations within existing portfolios.

The report analyses sixteen indicators, including consumer sentiment, population change, retail spending and unemployment.

Figures published in the report show an increase in new dwellings but a slip in business confidence and migrant numbers.

“Although Australia has proved to be insulated and economically robust from the troubles overseas, there is no doubt that the volatility has affected sentiment and confidence over the year,” said PRDnationwide research director Aaron Maskrey.

The report, released today, said new dwelling starts in Australia were up by 2.2 per cent compared to last quarter - but 17.5 cent down on a year ago.

Housing finance was up 3.5 per cent on the year before, the report said.

“The gross spend on housing finance was $20.8 billion during the month of August 2011 – equating to an increase of $700 Million,” said Mr Maskrey.

The report author also said unemployment had risen to 5.2 per cent which was on par with the five year average.

Home loan affordability has declined after a short reprieve in the March 2011 quarter.

“On average, Australian households now need approximately 34.6 per cent of the family income to service their home loan,” said Mr Maskrey.

Over the September 2011 quarter, the Time to Buy a Dwelling Index increased in four of the five measured states.

“House prices have experienced no rapid crash, but more of a prolonged softening over the year, with the most optimistic expectations of market to pick up again in late 2012,” he said.

“Buyers wanting bargains should be taking advantage of current market conditions,” said Mr Maskrey.
