Why Did the Tenant Choose Another Property?
Often property owners are perplexed on why prospectivetenants choose another house in the neighborhood rather thanchoose theirs. What turned them off to the property?
If the potential tenant has two or more rentals from which tochoose, any of the following items can make a difference inbeating out the competition.
Rent: if the rent is not competitive with those in thearea, prospective tenants generally are not going tolook much further than the advertising. The goodtenants are not going to overpay for a home when thereare more options available at a lower price.Exterior appearance: this is often the next decidingfactor, particularly if the property looks unkempt andlittered with garbage and debris. First impressions domake a difference in rentals as well as sales.Interior condition: good tenants do care about thecondition of the walls, flooring, appliances, and more. Cleanliness: grime, grease, and filth can actually keeppeople from seeing the potential of the residence. Mostprospective tenants do not want to have to cleanbefore moving in. Safety: this is an important issue in today’s world. Doesthe property have adequate locks on windows anddoors? Is there a need for outside lighting? Peoplewant security wherever they are.Miscellaneous items: ceiling fans, cable/satelliteconnections, or some other service can be attractive tosomeone who is trying to make up their mind. Considerthe cost vs. another month of lost rent.
