Design Standards
Approval of any structure by the ACC is limited to the aesthetic of style,
colors, materials, texture, and general streetscape appearance. Therefore, an
ACC approval is not a certification that the structure has been built in
accordance with any governmental rule or regulation or that the Structure
complies with sound building practice or design. Proper location of a
structure or any appurtenances (fences, pools, etc.), with regard to property
lines, setbacks, easements, or any other restriction, is the sole responsibility
of the builder and/or owner.

ARCHITECTURAL REVIEW
Great care has been taken in the planning, design and construction phases to insure aesthetic
harmony within Polo Golf & Country Club. To that end it is of the utmost importance that this
special character not be compromised by housing designs which are improperly conceived,
unresolved or poorly executed.
For this reason, an Architectural Control Committee (ACC) will review all construction, designs
and plans for:
* Consideration of primary site design issues.
* Sensitivity to the special landscape potential of the area.
*Excellence in architectural design.
The Architectural Design Standards have been established to provide property owners, architects
and contractors with a set of parameters for the preparation of their drawings and specifications.
Each individual neighborhood within Polo Golf and Country Club may have more restrictive
requirements as outlined in the Addendum(s) attached.
By encouraging quality and attention to detail throughout the community, the aesthetic harmony,
natural tranquility and overall property values at Polo Golf and Country Club will be enhanced
and preserved through the Architectural Control Committee and Design Standards.
ARCHITECTURAL CONTROL COMMITTEE
Polo Golf and Country Club is designed to be a unique community of single-family homes. In
order to ensure the quality of the community, a plan review process has been established to review
individual building and landscape plans. The authority to approve or disapprove building and
landscape plans is provided by the recorded Covenants, Restrictions and Easements for Polo Golf
and Country Club in Article V, Section 5.05. The Covenants do not list specific design items
necessary for plan approval but have created the ACC whose responsibility it is to review, approve
or disapprove all individual building and landscape plans within the community. The Committee’s
goal is to maintain the overall pleasing aesthetic relationships of building to site and building to
building, and not to restrict individual creativity or preferences.
The ACC is composed of five (5) members who may or may not be members of the Board of
Directors of the Polo Fields Homeowners Association, Inc. Additionally, a professional architect
who is a nonowner may serve on the Committee and aid in the review of building and landscape
plans. In order to explain the review process and what is required for plan approval, the Committee
has developed the Design Standards. The ACC will use these Standards for the purpose of
reviewing projects but may consider individually the merits of any project due to special site
considerations.

Any project reviewed for special consideration must be shown to benefit the specific site, adjacent
areas, or the community as a whole.
Prior to the commencement of any construction activity of any type on any home site, a house plan
must be submitted by the property owner or owner’s agent to the ACC. Included shall be
information as requested by the Committee and outlined in the Design Standards.
Approval by the ACC must be received prior to the start of any clearing, grading or construction
and upon approval the property owner can begin construction.
PRE-APPLICATION PROCEDURES
The property owner and the owner’s building team should familiarize themselves with the ACC
and Design Standards.
Forsyth County and its planning department have jurisdiction over the community at Polo Golf
and Country Club. They should be contacted at the beginning of the planning and design process
to ensure compliance with their regulations. It should not be assumed, however, that compliance
with Forsyth County standards is acceptable to the ACC. Consult the ACC for those county
regulations (if any) that have been enhanced.
DESIGN REVIEW PROCEDURE
The design review process is a simple procedure of complying with the requirements outlined in
the Design Standards and following the step-by-step design review format. In order to expedite
the ACC design review, the review format has been structured to achieve a smooth and timely
review from preliminary plan submittal to final site inspection and approval. If building in the
community for the first time, prior to any submittal, it is suggested that the builder, property owner
and their building team meet with the ACC to discuss any preliminary design concepts, questions,
and concerns. This meeting is merely to acquaint all concerned with the design review process
and to avoid any unnecessary delays and expenses. If a builder wishes to repeat a plan, he must
include a list of all Polo Golf and Country Club lots where the plan has previously been used with
his submittal.

The following flow chart represents the necessary procedures in the process of building a residence
in Polo Golf & Country Club.
The ACC has established a schedule for plan submittal, plan review and meeting with the
owner/agent to discuss any questions or concerns. The established schedule permits a timely
review of submitted designs and allows lot owners and agents to accurately plan their schedules.
Plans for review can be submitted to the ACC Chairperson. All plans and specifications required
to be submitted to the ACC shall be sent to the address or email indicated on the Architectural
Review Committee Request Form. Revised 3/2016

PRELIMINARY DESIGN REVIEW
The ACC encourages those who are building in the community for the first time to participate in
the preliminary review. Although not required, the preliminary review may help avoid
unnecessary expense and delay by hastening later phases of the review process. A meeting to
review preliminary design sketches may be arranged at the request of the property owner or
owner’s agent by contacting the ACC.
In order to fully utilize the preliminary design review, a preliminary site plan and the architectural
drawings as outlined in the submission requirements should be included in the preliminary plan
submittal.

FINAL DESIGN REVIEW
The final design review should be the most simple and straightforward of the design reviews. The
final design submittal should incorporate all of the requirements of the Design Review Procedure
and other portions of the Design Standards as well as comments from previous meetings and/or
preliminary reviews. Upon final agreement of the items required to be modified as indicated on
the final submittal all parties shall affix signatures on the actual plans attesting to the agreement.
One set of documents will then be returned to the property owner. “Approved as Submitted,”
“Approved as Noted,” or “Resubmit.” Only items requiring extensive modifications will
necessitate resubmit.
To ensure compliance with all comments noted on the drawings during the ACC’s final reviews,
no approval for clearing will be granted until the property owner or owner’s agent has signed for
and picked up the drawings from the ACC. Any resubmittal of plans resulting from Committee
review must be completed before clearing can be approved. Any request for additional information
from the ACC must be submitted within 30 days of the request or the initial Request Form will be
deemed expired and no longer considered for approval. In order to proceed, the requesting party
will need to resubmit the initial request.
Resident’s landscaping plans are not required at the final plan approval; however, the builder
and/or owner is strongly encouraged to make it a part of the final plan review. Preliminary and
final approval of the landscaping can occur while the residence is in the initial stages of
construction but the final must be submitted no later than 30 days prior to completion of
construction.
SITE INSPECTION / VIOLATIONS
Deviation from the approved plans and Design Standards defeats the purpose of the review process.
Therefore, through ongoing inspections of the job sites and community the ACC will monitor the
construction of each home to insure conformity with the approved plans. In the event of a
violation, a written notice will then be issued to the property owner or owner’s agent requesting
correction.
SITE PLANNING
The siting of a house is a critical and important design decision for this reason the ACC needs to
review the site plan for location of foundation foot print, drive location, lead walks, retaining walls,
set back requirements and location of decking.
GOLF COURSE LOTS
The larger lots and golf course lots will be seen from many different angles and viewpoints. It is
therefore important that the siting and three-dimensional character of each home be carefully
studied. At the opinion of the ACC, and in order to accurately assess the design opportunities of

each home site an individual site survey may be conducted. The site survey should determine the
site’s topography, locate significant trees, and pinpoint unique site characteristics. While the site
survey is being conducted, a study of the design opportunities of the site should also be taken. This
study merely involves walking the site, locating the best views to and from the home site,
relationships to adjacent home site and structures, dominant solar orientation, soil conditions,
vegetation type and quality, and any other special site features worth noting. During the site
analysis, a good feel for the existing terrain should also be taken so when detailed site planning is
underway the proposed site structures and their elevations can be understood in relation to the
existing terrain. With the information provided by the detailed site analysis, the design team can
effectively optimize the design opportunities of the site.
SITING The ACC shall consider each site independently but shall give extensive consideration to each
individual plan’s impact upon adjacent home site and view corridors. Care must be taken to locate
each structure, whenever possible, so as not to infringe upon adjacent structures and home site,
view corridors and natural amenities of the area.
Consideration in this regard includes the following:
1. Topography of the site and surrounding home site.
2. Distant and intimate views from the home site.
3. Distant and intimate views of the home site from adjacent lots and the golf course, if applicable.
4. Existing vegetation type and quality.
5. Existing water and drainage patterns.
6. Existing rock outcroppings.
7. Driveway access.
8. Height of proposed and adjacent structures.
The following requirements of these Design Standards shall be in addition to and not in lieu of the
requirements and provisions of the Declaration of Covenants, Restrictions and Easements for Polo
Golf and Country Club (the “Declaration”):
1. CONSTRUCTION
A. The Builder/Owner warrants that funds are available for a timely and professional completion
of the Project. The ACC is to be immediately notified of any change in the ability to complete

the Project as indicated above. Upon notification, the ACC will address the situation with
the Builder/Owner and render a discussion as to the options available to protect the interest
of the community as a whole.
B. In no event shall the Owner allow any grading or cutting of trees on the Lot prior to approval
of the proposed house location by the ACC.
C. All vehicles in any way connected with construction shall enter the Lot or Lots under
construction only. Vehicles shall be parked to avoid damage to trees, paving, curbs, gutters,
and any other improvements on the Lot. Under no circumstances will there be parking on
Lots not under construction. All concrete trucks are to be washed out onto the lots where
delivery is made or taken back to the concrete plant. There will be no parking on shoulders
of roads. It is the builder’s responsibility to see that subs adhere to these guidelines. All
parking shall be limited to one side of the street to allow traffic to pass.
D. All stumps and brush are to be removed from the surface of the Lot prior to foundation
construction. Burying of any vegetation shall be in accordance with local ordinances.
Construction debris shall be removed as often as necessary to keep the Lot and Structure thereon
attractive. Construction debris shall not be dumped or buried in any area of the Development.
No building material, scraps or any debris shall be placed or dumped on any vacant and adjacent
lot. Trash that is blown by the wind to any lot or in the street is the responsibility of the builder
to clean up at the end of the day.
E. It is the Builders responsibility to grade Lots in such a manner so as not to block any natural
or man-made swallows, or drainage structures. Earth berms, hay bales, silt fence, mulch,
boards, grassing, gravel blankets and any other approved siltation and erosion control
measures shall be installed prior to grading of any lot to prevent mud and silt from running
off the Lot onto street and any other adjoining property. Downspouts are to be piped or
directed to front or rear of Lot. Any mud or silt in the streets as a result of construction
equipment, lack of silt control, or delivery of materials shall be removed immediately.
Number 3 gravel or larger is required at each access point of the lot where truck or
construction traffic will be entering or existing. It is the responsibility of each Builder to
keep the streets clean in front of the property on which he or she is building clean.
F. Confine building activity to lot on which house is under construction. Landscaping shall be
confined to building lot only. No trash, building material, landscape material (rocks, etc.) or
any other debris shall be placed on any adjacent or vacant lot. It is the responsibility of the
Builder to protect any landscaping, equipment or structure on adjacent property.
G. Silt fencing is to be installed to a depth of 6˝ where runoff will likely occur as required by
local building ordinances.
H. All equipment shall be confined to actual lot under construction and if relocated, proper
transport of equipment shall be used. Transporting equipment without trailer on road
shoulders and/or streets is prohibited.

I. Loitering and consumption of alcoholic beverages or any nuisance deemed inappropriate by
the ACC is prohibited on construction job sites and is the Builder/Owners responsibility to
enforce.
J. All sewer tap-ons must be inspected and approved before covering up. If this procedure is
not followed explicitly, the tap-ons will become the responsibility of the Builder, and the
Builder will be required to furnish the homeowner with a warranty of this responsibility.
2. DESIGN DETAILS
A. Set Backs
In no event shall the set-backs be less than those required by the Forsyth County
Comprehensive Zoning and Land Use Resolution. The ACC shall approve siting location
prior to construction. Any requests for alteration of set-back lines MUST first be approved
by the ACC PRIOR TO making a request for variance.
B. Garages
Minimum requirement is two (2) car garage with garage doors. Detached garages are
expressly prohibited, all garages must be attached to the principal residence. ALSO SEE

C. Windows and Doors
Silver-finish/brown anodized aluminum doors (including sliding doors), windows, storm
windows, screens, screen frames and storm doors are not permitted.
D. Exterior Colors and Materials
All exterior colors and materials of all Structures shall be submitted to the ACC for approval
and shall be subject to the ACC color and material guidelines contained in Section 4 of these
Design Standards. In order to achieve a well-coordinated color scheme throughout the
community, an Owner wishing to make changes in these scheduled colors, may do so only
with the approval of the ACC. To be valid, approvals must be recorded with the ACC.
E. Fireplaces and Chimney’s
Exterior of all chimneys must be compatible with exterior masonry/stucco material used on
front and foundations. Fireplace chimneys, if cantilevered, must extend down to grade or be
included within wall lines of house. Exceptions are allowed on non-street visible, rear of
house only. All chimneys to have detailed top. Painted metal caps are required to conceal
circular pre-fabricated flue top.
F. Roof
Roofing materials and color shall be subject to the color and material guidelines contained
in Section 4 of these Design Standards and must be submitted to the ACC for approval. No
plumbing or heating vent shall penetrate roof surfaces which face the street or streets adjacent

to the Lot. All plumbing or heating vents that penetrate the roof surface shall be painted
black to blend with the roof color.
Roof patches, other than temporary repairs in response to emergency circumstances, are
prohibited. In circumstances where damage to property or persons will result if immediate
action is not taken, Owners are still required to seek ACC approval; which, to the extent
possible, shall be expedited by the ACC. Roof patches are required to be replaced as soon
as practicable with replacement materials so as to create a harmonious design and avoid
patchy discoloration of roof surfaces. SEE ADDENDUM FOR DETAILS BY
NEIGHBORHOOD.
G. Driveways
Driveways shall be constructed with concrete, provided however, that other hard surface
materials such as brick stamped, patterned, or colored concrete surfaces may be used if
approved by the ACC. Painted driveways are expressly prohibited within the Community.
Specifications are to be submitted to the ACC for approval. Driveways are to be curved
when possible taking into consideration existing trees and landscape plantings, and may
include a paved turn-around area where possible. All driveways are to make a smooth
transition to street with no abrupt elevation change. No driveway shall extend into the public
right-of-way. Revised 3/2016
H. Vehicles
In reference to resident owned vehicles: there shall be no trucks, vans or commercial vehicles
permanently parked on a driveway or in front of a home on the streets. Two axle pickup
trucks, domestic vans and sport utility vehicles without commercial signage may be parked
on the driveway. No vehicle can be parked off the driveway/concrete, i.e. lawn rear yard,
etc. NOTE: Houses under construction shall be an exception to the above. Construction
vehicles required cannot be parked on a construction site for more than ten (10) consecutive
days.
Parking on the public streets within the community is discouraged and residents are advised
to comply with applicable Forsyth County regulations.
I. Landscaping
A written plan of landscaping will be required by the ACC PRIOR to installation of any
materials; this plan should include a drawing to show location, variety and size of all plant
materials, as well as requested location and description of all “hardscape” items such as
fences, walls, rocks, fountains, statuary, and so forth. Landscaping shall be completed in
accordance with approved plans not later than: (1) final inspection of the residential structure
by the Forsyth County building inspector, or (2) occupancy of residential Structure,
whichever is earlier.
All grass used in landscape plan from street to front line of house shall include sod. Corner
lots require sod on street side of house and to include disturbed area along curb. Lots with

visible rear yards (i.e. Polo golf course lots), require that rear lot be landscaped the same as
front requirements. (SEE ADDENDUM FOR DETAILS BY NEIGHBORHOOD.)
A basic landscaping plan for each home site shall be designed by a Landscape Architect or
person of similar competence and experience and shall be submitted for approval to the ACC.
Landscaping plans must be submitted thirty (30) days prior to completion. The plan shall
indicate landscape improvements costing a minimum of 2% of the total sales price of the
home, including sod and excluding irrigation. Some credit may be given for the reasonable
value of any trees left in good condition on a site.
Landscaping shall be completed according to approved plans no later than final inspection
by the Forsyth County building inspector.
1. Landscape plans should include the following information:
a. Scaled at 1/8˝ = 1´0 or 1/10˝ = 1´0
b. Tree Survey
c. Building, driveway, walls, fence, HVAC equipment, electrical boxes and retaining
wall locations.
d. Drainage patterns (all drainage swales to be sodded)
e. Plant material, indicating size and quantity
f. Surface material
g. Lawn and mulched areas
h. Pool, decks, patios, and pool equipment
2. Design Guidelines
Each community at the Polo Golf & Country Club has specific requirements for planted and
lawn areas. Refer to the design standard chart for minimum size for shrubs, trees and ground
covers. In general, shrubs shall be set at a proper spacing so as to give a full and mature
appearance after two growing seasons. A knowledge of plant material is required as to their
needs for sun, partial or full shade and “immediate” effect which will overgrow the location
creating high maintenance demands or merely a temporary cover. (See section 5 for
screening guidelines.) Lots with visible rear yards (i.e. Polo golf course lots), shall be
landscaped with the same standard as front yards.
3. Trees
In order to preserve the beauty of each home site, every effort should be made to protect and
save any hardwood tree of six (6) inch diameter or more. In addition, no specimen tree or
hardwood over six (6) inch diameter may be removed outside of fifteen (15) feet of the
building envelope or driveways without review by the ACC. Treeless lots or lots which have
had over seventy-five (75) percent of the tree cover removed shall be required to add a
minimum of three (3) shade trees.
a. Tree Removal

Trees that have been uprooted or lighting-damaged do not require ACC approval prior to
removal. However, trees that are dying, dead or must be removed due to foundation or
driveway damage must be approved in advance by the ACC. In all cases, the ACC must
be notified as the tree may be a major part of your landscaping plan and some sort of
replacement might be necessary. Removing a tree under any circumstances other than
storm damage as outlined above without prior approval of the ACC, may result in a
minimum fine of $150 per tree for non-compliance pursuant to the terms of the Declaration. Revised 3/2016
4. Islands
Mulched islands around existing trees are desirable and recommended. Overuse of mulched
islands can detract from the overall landscaped effect. Islands around existing trees having
an area greater than seven-hundred fifty (750) square feet shall have ground cover or shrubs
planted to cover at least one-third (1/3) of the total area. Islands of more than four hundred
(400) square feet having no naturally occurring trees shall have at least one tree per four
hundred (400) square feet and ground cover or shrubs planted to cover at least one-third (1/3)
of the total island area.
Stone mulching may be used for the purpose of accent landscaping in beds and islands and
will be only be permitted with prior approval of the ACC. Each bed or island must have a
positive barrier of landscape ties, raised brick, stone or concrete block, metal or plastic
edging. The color of stone must be natural tones and compliment the exterior of the house.
All colors and materials must be approved by the ACC prior to installation. Any additions
to the original submission must receive approval of the ACC. Revised 3/2015
5. Lawns
All front lawns from street curb to house line shall be bermuda or zoysia sod. Corner lots
require sod on the street side of the house. Minimum sodding width along a street curb shall
be eight (8) feet. Rear and side yards may be seeded fescue or bermuda with the exception
of golf course lots which shall be sodded with fescue, zoysia, or bermuda as sun or shade
allows. Where seeded and sodded areas come together they shall be separated by planting
beds or pine islands where visible from street. Over-seeding with rye or lawn painting to
enhance lawn color during the dormant season is not permitted. Revised 3/2015
J. DSS – Digital Satellite System
Consideration for approval of the DSS Digital Satellite System is subject to submission of
(1) site plan indicating the location proposed and (2) literature with photo and specifications.
The dish must be located on the ground, deck or rear of back corner of house at any location
within 15 feet of the rear exterior wall, but not extending beyond the sides of the house. If
mounted on the roof, dish must be on the back side of the house, below ridge line, not visible
from the street, and the pole must be painted black. Poles may be screened by shrubbery if
approved by installer of system.

K. Solar Panels
Solar roof panels may not be installed by homeowners or builders unless plans and
specifications for such installation are submitted to and approved by the ACC. Applications
for solar panels will be considered on a case by case basis. Revised 3/2016
Solar panels must be flush-mounted on the roof and shall be installed in a location not visible
from the street. The solar panel material and framing shall be dark in color and must blend
as closely as possible to the roofing material. Aluminum colored framing is not permitted.
Plumbing, supply and return piping, etc., shall be black or dark gray. No ground-mounted
solar panels will be permitted. Solar panels are not permitted on the front or side roof of
home, or viewable from golf course. Revised 3/2016
All plans and specifications submitted to the ACC for the installation of solar roof panels,
including all components and exterior plumbing and pipes, must include the proposed

K. Mailboxes
A standard mailbox must be used on all lots. No mailbox or paper box or other receptacle of
any kind for use in the delivery of mail, newspapers, or similar material shall be erected or
placed on any Lot or Structures unless it shall conform to the designs and specifications
adopted by the ACC. Replacements of mailboxes must be in a style and materials consistent
with those used in the construction of the home and will be either matching brick, stucco or

L. Pre-fabricated or Factory Built or Decorative Structures
Pre-fabricated or factory built structures or detached structures such as garages shall not be
permitted within The Polo Golf & Country Club development. (Pre-fabricated mailboxes of
approved design, meeting the ACC requirements for approval, may be used on each Lot for
continuity of the Development’s appearance.) Items such as flagpoles and any type of metal

M. Front Door Stoops and Steps
All front door stoops and steps are to be brick, stone or tile topped; exposed concrete or
stucco stoops and steps are NOT acceptable.
N. Detached Structures
No detached structures shall be permitted, including by way of illustration and not limitation,
garages, sheds, storage containers, and carports. All exceptions must be approved by the

O. Clotheslines
Clotheslines must be approved by the ACC and shall screened by adequate planting or
fencing so as to conceal them from view of neighboring residences and streets. Revised 3/2016
P. Window Mounted or Removable Air-Conditioning and Heating Units
Removable air-conditioning/heating units and similar devices are prohibited within the

3. SITE PLANNING AND DESIGN
A. Location of Structures
The location of foundation footprint must be approved by the ACC prior to clearing. All
Structures together with related paved and open areas, shall be located on each LOT to:
1. minimize changes in the existing topography;
2. preserve existing trees and vegetation to maximum extent possible;
3. control drainage and prevent erosion as stated in Section 1E of these Design
Standards;
4. create prime views and conceal unsightly areas.
B. Golf Course Lot Requirements
1. Grading:
a. The rear thirty (30) feet of all golf course lots must be left undisturbed, uncluttered
and clean.
b. Trees within the 30-foot buffer may only be removed if they are damaged or dead.
The ACC must be notified and approve prior to any such removal. Revised 3/2015
3. House Design:
a. The rear of golf course houses will be given special consideration similar to the
front elevation;
b. Windows should be aligned vertically where possible;
c. Rear decks must be built according to a proper design and with substantial materials
(no 4 X 4 posts) of proper scale; rails and spindles painted or stained to match
exterior trim or white, lattice is prohibited on or beneath decks; and Revised 3/2016
d. The rear of houses must be finished with materials as prevalent on the front elevation
(stucco, brick, siding, stone)
4. Landscaping:
a. Wherever houses are in full view from the golf course, allowance must be made to
have rear of house landscaped.
5. Construction:
a. During construction of house, rear of house and lot must be completely cleaned of
all building and other debris, all disturbed areas restored with pine straw, etc., to its
natural state.

6. Fencing:
a. Fencing is allowed in rear of lot but must include thirty (30) feet of non-disturbed
area from end of fence to rear lot line. All such fencing must be open view cedar
rail, painter aluminum or wrought iron and not to exceed 48˝ in height. Solid
fences, fences exceeding 48˝ in height, chain link fences, etc. are not acceptable on
residential structures.
b. All fence posts must face inward toward the fence installer’s Lot, with the smooth
(exterior) side of the fence facing outward from the installer’s Lot. Revised 3/2016
c. All fences and their location must be approved by the ACC.
d. All fences abutting a horse fence located on Polo Fields are required to be painted
black. Applications for fences abutting a Polo Fields horse fence should indicate
such and specify the color as black. Revised 3/2016
4. MATERIALS AND COLORS GUIDELINES
A. Materials ALSO SEE ADDENDUM FOR DETAILS BY NEIGHBORHOOD
1. A minimum number of exterior materials shall be used on Structures to avoid a
cluttered appearance. Where more than one (1) material is used, one shall be dominant.
2. Secondary materials, when used, shall complement the dominant material in texture
and color.
3. Recommend materials include:

a.) siding: painted or stained wood, hardboard bevelled;
b.) brick: samples of all brick and mortar must be submitted for approval; the painting of
brick is not permitted. Revised 12/2014
c.) stone: samples or photographs of stone and mortar must be submitted for approval;
d.) cedar shakes, shingles or other simulated roofing – samples to be approved;
e.) architectural shingles which are very dark brown, black, shadow-black and other
trade names of various dark brown or black architectural shingle roofing. Red and
light colored roofs are not permitted; Revised 3/2016
f.) painted or stained garage doors with recessed panels of simple design; and

g.) “stucco” including dryvit, synergy, R-wall type materials.
4. Unacceptable materials include:
a.) artificial brick, stone, or panelized artificial stucco panels, plywood or hardboard sheet
siding:
b.) unnatural tones of brick, painted brick and stone; Revised 3/2016
c.) any exposed poured concrete or concrete block walls shall not be permitted – these areas
must be faced with brick, stone or stucco;
d.) unpainted visible silver finish and aluminum flashing or finish on any material used on
exterior of any side of house.
5. The exterior materials of all Structures on all Lots shall be harmonious and
complementary.
B. Colors
1. The exterior colors of the walls and roof of a single-family residential Structure shall
be compatible and harmonious with the colors of nearby single-family residential
Structures. No bright or reflective colors shall be allowed on main body of Structure.
Accent colors of trim shutters, and entrance doors may be of white or brighter color
ranges when approved by the ACC.
2. A minimum number of exterior colors shall be used. When more than one color is
used, one shall be clearly dominant.
3. Secondary colors shall be:
a.) compatible with the dominant color;
b.) limited to architectural details such as fascia frames and other building trim.
4. High contrast colors, when used on Structures, shall be limited to major architectural
elements such as entry doors.
5. SCREENING GUIDELINES
A. Screening shall be used within the Development to define private spaces or to attract or divert
attention to or from particular views.

B. Objects to be Screened. Unsightly conditions such as:
1. exterior ground-level equipment such as air-conditioning and/or heating equipment,
electrical transformers located on lot, swimming pool equipment, spas, etc.;
2. outside storage of refuse containers, supplies, woodpiles, etc. (Note: At no time should
these items be stored where they can be seen from the street; Revised 3/2015
3. trampolines, play equipment, or like equipment seen from street or common areas such
as the golf course.
NOTE: As unsightly conditions can be a matter of opinion, the ACC recommendations are
final.
C. Methods of Screening are Subject to the Approval of the ACC. Once screening is installed,
it is the responsibility of the property owner to maintain the installed screening so as to be
no less effective than when installed. The following methods of screening are recommended:
1. Earth Banks and Berms – such earth banks and berms shall:
a.) have a maximum slope of 2:1; and
b.) be covered with an acceptable grass or ground cover suited to the slope.
2. Planting Screens – such planting screens shall:
a.) be composed of plants approved by the ACC, as required to effectively accomplish
the screening UPON INSTALLATION:
b.) be spaced at a density which will create an effective year-round visual screen.
3. Fences and Walls – such fences and walls shall be decorative in nature and:
a.) All fences and their location must be approved by the ACC prior to installation. It
is the homeowner’s responsibility to accurately identify the location of the property
line and to discuss the fence with their adjoining neighbors prior to any installation. Revised 3/2015
b.) all wood fencing shall be unpainted cedar with the exception of Buckingham (all
exceptions must be approved by ACC);
c.) shall be open in view or shadowbox and a maximum of five (5) feet above grade in
height; unless specific requirements are deemed necessary to warrant height up to
6´ maximum;

d.) shall include extensive planting as an integral component; and shall be subject to
inspection upon completion;
e.) should NOT follow property line but set back a varying distance from them and be
limited to area behind rear line of the house when logical.
f.) all fence posts shall face inward toward installer’s Lot, with the smooth (exterior)
side of the fence facing outward from the installer’s Lot. Revised 3/2016
g.) all fences abutting a horse fence located on Polo Fields are required to be painted

4. Prohibited Fencing
a.) chain link fences shall not be used on individual residential Structures or Lots with
the exception of tennis courts.
b.) lattice is not permitted for the purpose of hiding garbage cans, tools, toys, etc. Revised

c.) lattice is not permitted for screening purposes, beneath decks, or as a component of
a deck (lattice for all other purposes must be approved by the ACC). Revised 3/2016
6. RECREATION EQUIPMENT
A. In order to avoid unsightly and aesthetical offensive structures, the location of tree houses and
play structures must be approved by the ACC before construction or installation. If deemed
appropriate, landscaping or other approved screening may be required.
7. AMENDMENT
A. These Design Standards may be amended from time to time by a majority vote of the members
of the ACC.
8. EXCEPTIONS
Exceptions to these Design Standards may be allowed by majority vote of the members of
the ACC. But only in cases where the ACC determines that (i) an exception is necessary in
a particular case to avoid undue hardship or to deal with unique, unusual or extraordinary
conditions or circumstances encountered on a particular Lot; and (ii) the exception will serve
the spirit of these Design Standards and not be, in the opinion of the ACC, a detriment to the
Development. Such exceptions shall be in writing. No exception allowed hereunder shall
have any precedent or other effect upon any other situation in which an exception is requested
of, or considered by, the ACC. Approval of any Structure by the ACC is limited to the
esthetics of style, color, materials, texture and general streetscape appearance and therefore

in no way is a certification that the Structure has been built in accordance with any
governmental rule or regulation, or that the Structure complies with sound building practice
or design. Proper location on a specific Lot of the Structure, or any appurtenances (fences,
pools, etc.) with regard to setbacks, easements, or any other restriction is the sole
responsibility of the builder and/or owner.
Approval of any structure by the ACC is limited to the aesthetic of style, colors, materials,
texture, and general streetscape appearance. Therefore, an ACC approval is not a
certification that the structure has been built in accordance with any governmental rule or
regulation or that the Structure complies with sound building practice or design. Proper
location of a structure or any appurtenances (fences, pools, etc.), with regard to property
lines, setbacks, easements, or any other restriction, is the sole responsibility of the builder
and/or owner.

All chimneys on the front and side elevations shall extend to grade. On rear elevations the chimney
may terminate into a permanent deck. Chimney caps shall be terminated with a decorative sheet
metal shroud to conceal the metal flue, and painted.
Bay window caps shall be copper.
All bay window projections facing the street, and exceeding a horizontal projection of twelve
inches shall extend to finish grade. Projections less than twelve inches will be permitted
conditionally subject to the final design treatment of the projection. The use of corbels, brackets,
ledges, trim, etc. is encouraged to terminate all projections.
Water tables, or a horizontal band at the first floor line will be required when the distance between
the finished first floor elevation and the finish grade elevation exceeds four feet (4´0˝). When
required the approved treatment will extend to the sides and terminate at a point approved by the
design review board.
All fascia shall be a 1x8 minimum. Rake boards shall be a minimum 1x8 with rake molding or
other approved trim on the face of the board.
Frieze boards beneath the eaves shall be a minimum 1x10 with 5´ minimum crown molding,
decorative milled dentil blocks, or other approved trim. Frieze boards shall extend a minimum of
twelve inches (12˝) below the bottom of the fascia line and shall terminate with base cap, panel
molding, or other approved trim. Dentil board shall not be permitted. Frieze boards located on
street facing gable ends shall be a minimum 1x10 with 3˝ minimum crown molding, or other
approved trim.
Five inch “Ogee” gutters with downspouts shall be required on all homes.
Driveways and front walks shall be curvilinear in design.
