Putting your home on the market is a

common practice to start off the year.

Many people are looking for a fresh

start with a new environment. What

people don't always consider is that

the preparation stage can take

months. So, now is the time to start!

Whether it be giving everything a fresh

coat of paint or fixing up the

landscaping, I'd be happy to give you a

few ideas of what really attracts

buyers into falling in love with your

home. Although we're headed into the

rainy season, don't let that deter you.

A cozy home is just what people are

looking for!

A team structure allows the client to have the

best customer service as well as providing an

environment for the members to achieve their

highest potential.

Many homeowners in Portland

have heard the term "hot

market" but often don't know

exactly what that means for

them. Whether you bought your

house 30 years ago or 3 years

ago, the value of your home has

most likely increased. In fact, I'd

be happy to meet with you and

talk specifics at no cost to you.

There are many websites that

claim to give you an accurate

opinion of value, but nothing

replaces the value of an in

person expert opinion.

My Dad was in construction and real estate my

entire life and I learned the business from a

very young age.

Currently in the Portland area,

there is very low inventory of

homes on the market. Which

means you as the seller, are in the

driver's seat. This can mean several

different things including the ability

to lease back your home for a

period of time until you can find a

replacement home. With a

likelihood of multiple offers, you

are in a stronger negotiating

position when it comes to buyer's

repairs. This is a unique situation

that won't last forever, so I would

encourage you to give me a call. If

are hesitant at all, I'd be more than

might have.

Let’s reflect on this past summer’scompetitive housing market. This summerwas the most competitive since the housingmarket began its recovery in 2012. Therewere more cash offers, above asking-pricebids and rapid-fire negotiations markingdesirable properties than ever before here inPortland. Ten or more offers on a singlehome were not uncommon. The 3,010 closedsales were the most for any September since2005, according to the Regional MultipleListing Service report. The same feat wastrue for this past August. In July of this year,the Portland region set a record with 3,452homes sold. It's important to remember that peoplearen't moving to Portland just for a solidreal estate market. They move here for aworld-class lifestyle, epic outdoor activitiesand a city full of personality. As long asPortland maintains its strict urban growthboundary rules and the economy remainsstable, I expect the Portland real estatemarket to continue its upward trends. If you’re really serious about buying ahouse in the current market for the bestprice, always keep time of year into account.

As these rainy winter days start here inPortland and the school year moves into fullswing, the real estate market has finally startedto slow down. The Month of Inventory (MOI) for thePortland Metro Market had remainedrelatively steady through August andSeptember as the summer rush of home salescame to a close. Through this year’s fall andwinter, we forecast an increased MOI across allprice ranges as many home buyers postponemoving between school years and the holidayseason. It is important for the consumer to feel100% ready to make such a huge financialdecision and this is usually the case once thewinter months have passed. However, currently we have seen thathomes priced at $299,999 and below typicallysee the smallest change in MOI throughout theyear as there are larger pool of potentialbuyers.

Sara and Kim came to me as a referral from some of my favorite former clients.They were recently married and seeking a first home of their own. Their criteriaincluded a home in NE or N Portland that would allow room to build an ADU, ahome with character and a space for a chicken coop. We looked at 5 homes thefirst day we were together and home #4 was the winner. It meets all of the criteriathey were seeking in a home.

The back yard has more than enough room for chickens and an ADU. It has alleyaccess making for a great private ADU entrance for traveling guests or the motherin law. The interior is spacious and in good condition but does allow them tomake their own improvements. This is the perfect place for Sara and Kim. Wewould love to help you find yours.

Adrianna, an transportation engineer working downtown, decided to start herhouse hunt after passing her licensing exam. The search started slow, looking athomes and condos all over East Portland. Her main concern was getting to workefficiently: she bikes avidly and, having worked on the new MAX Orange Lineproject herself, loved the idea of being close to that.

She made a few offers, had a few offers rejected (not unusual in this market!).She even had one offer accepted but backed out due to inspections.

I don't know about you, but when the end of the year approaches, I love to stop and reflect on how the year went. I can honestly

say that this has exceeded my expectations far greater than I could have ever thought. Since our last newsletter, we as the Place

Portland team have relocated to the Keller Williams Portland Central office. This move has provided us with the opportunity to

grow and define more of our identity as a team. We have enjoyed brainstorming how we can best serve you as the client as well

as the Portland community as a whole. We are passionate about seeing people empowered with home ownership and are

honored at the opportunity to do so. This year we have helped over 40 people purchase or sell their homes and are thankful for

their presence in our lives. Many of you have even become friends.

This year, whatever your traditions may be, we hope that you remember the people you care about most and hope you let them
