LOCATION & ACCESS

The headquarters of Piceance Creek Ranch is located in the south central portion of Rio Blanco County, in northwest Colorado. The ranch is approximately 35 miles southwest of Meeker Colorado, or 32 miles northwest of Rifle Colorado, with year-round access provided by the paved Rio Blanco County Road 5. This allows easy access to several cities, and towns. Originally established as a Cattle Ranch in 1884 Piceance Creek Ranch is a very productive cattle operation, with pastures ranging in elevation from 6300 ft. to 8000 ft. and irrigated hay meadows at the lower elevations. Piceance Creek meanders through approximately 4 miles of irrigated and sub irrigated hay meadows, and is an excellent fishery producing magnificent Cutthroat, Rainbow, and Brook trout. Numerous springs supply water for ponds and lakes through out the property, and provide open water in the winter months that never freezes.

Piceance Basin in the northwest corner of Colorado has been known for having the largest migratory Mule Deer Herd in the United States, and has produced many Boone & Crocket records over the past years. Piceance Creek Ranch offers exceptional hunting opportunities for Deer, Elk, Bear, Mountain Lion, Bobcat, Coyote, and Blue Grouse, just to name a few.

CARRYING CAPACITY

The owner currently operates the Piceance Creek Ranch as cow-calf unit, running approximately 350 to 400 mother cows, but has also had excellent gains on yearlings in the past, running them in conjunction with the cow/calf operation. Originally rated at 720 animal units, the current owners have not run to full capacity for several years leaving the range in excellent condition, which really attracts the wildlife.

IMPROVEMENTS

Main ranch house is a recently remodeled three bedroom, 1 ¾ bath, 1728 sq. ft. log home with a walk out basement, large rock fireplace, and deck out the back door. Tenant’s house is an 840 sq. ft. recently remodeled log cabin.

Bunk house or guest cabin is a newer 900 sq ft. log cabin with large family area, two bedroom, ¾ bath. 40ft. x 60ft. newer metal shop building, fully insulated, ¾ bath, full concrete floor, two large overhead doors. 40ft. x 50ft. cinder block shop building, full concrete floor three overhead doors. Numerous outbuildings typical of a working ranch.

UTILITIES All main ranch buildings are heated by natural gas from ranches private wells Water - supplied from a spring south of main buildings. Sewer - is handled by three separate septic tanks, and leach fields. Electricity – White River Electric Telephone – Qwest Communications

Any mineral rights owned by sellers, if any, will be included in the purchase price.

LIVESTOCK & EQUIPMENT Livestock, equipment, and harvested hay may also be purchased under a separate sales treaty.

OFFERING PRICE

The Piceance Creek Ranch is being offered for $6,500,000.00 (Six Million Five Hundred Thousand Dollars). Cattle, Livestock, Harvested Hay can be obtained separately if so desired.

CONDITIONS OF SALE

All offers shall be: A. in writing; B. accompanied by an earnest money deposit check in the minimum amount of 2% of the offering price; and C. be accompanied with the name, telephone number, and address of the Buyer’s personal banker in order to determine financial capability to consummate a purchase. II. All earnest money deposits will be deposited in the working broker’s trust account. Ill. The Seller shall provide and pay for an owner’s title insurance policy in full satisfaction of the negotiated purchase price. IV. Both Buyer and Seller shall be responsible for their own attorney fees.

FENCES AND BOUNDARY LINES The seller is making known to all potential purchasers that there may be variations between the deeded property lines and the location of the existing fence boundary lines on the subject property. Seller makes no warranties with regard to location of the fence lines in relationship to the deeded property lines, nor does the seller make any warranties or representations with regard to specific acreage within the fenced property lines. Seller is selling the property in an “as is” condition which includes the location of the fences as they exist.
