The Long Sutton Market House is a volunteer run community centre which offers rooms for members of the local community to hire and also a wide range of services and information for local people.

Our reception is staffed Monday to Friday 9.30am to 4.00pm by a dedicated group of local volunteers. They are able to offer access to local information, bus times and tourist information. Our volunteers also run an access point for the Lincolnshire Credit Union every Friday and a daily access point for the Agape Care Food Bank providing food parcels for those in need in the local area. The Market House also has a food collection point for those who are able to donate food to the food bank.

Market House volunteers run Market House Movies a rural cinema which is very popular offering films locally for those unable to travel to a cinema.

The Market House Photographic group is very popular with monthly meetings for keen amateur photographers and they regularly put on popular exhibitions for the local community.

We have free English Language and life skills classes for Migrant Workers twice a week.

South Holland District Council Customer Services are present in the Market House on Tuesdays and Thursdays and if they are not available our volunteer receptionists have been trained to issue Housing and Benefit forms and we can provide free telephone contact to the council.

There is free computer access in the Market House reception.

Services provided at the centre are Rape Crisis, Citizens Advice Bureau, BRM community Drama group, Long Sutton Town Arts bringing theatre and music, independent musicians providing concerts, WEA lectures and training courses, a Craft Market on the last Friday of the month, craft and card groups and many more.

The Corn Exchange is a conference room for up to 100 people and is a popular venue for local musicians and weddings and parties.

The elegant Friends conference room on the second floor is a popular conference room for up to 40 people and there are smaller interview rooms on request.

The Market House Photography Group meet on the second Monday of each month at the Market House, Long Sutton at 7.30pm.

Anyone can join regardless of experience, we have total novices through to a professional portrait photographer. Everyone is there to help each other. We have a varied programme throughout the year and we also run a selection of field trips, venus for 2013 including Nottingham, Moulton Mill, A cruise down the River Witham at Boston. We also host 3 or 4 practical workshops a year. We host exhibitions in the Market House and we also run the Life In Lincolnshire competition which is free to enter.

Membership is £15 per annum or a single meeting fee of £3/meeting.

Q. WHAT IS THE DIFFERENCE BETWEEN A SURVEY AND SEARCHES? In the somewhat confusing world of conveyancing, these two items quite often get mixed up. They both provide a better understanding of the property being purchased, they will normally cost the client money and, of course, they both begin with the letter "S"; they are however quite different but equally important elements:

SURVEY If you are using a mortgage to purchase the property, a basic mortgage survey (a "valuation report") is undertaken to ensure that the property you are purchasing meets the value of the loan that the mortgage company is lending you. In other words, does it offer them sufficient collateral to lend against or, if they had to repossess it , can they get their money back? They arrange this and administer this, but you pay for it.

Although this survey will highlight any significant defects that the property might have, it is not the best way of ascertaining the property’s overall condition or value, and a further problem with such a valuation report is that it is prepared for your mortgage company's purposes only - you cannot rely on it if there is a problem in the future. If you wish to know more about the property, you are naturally at liberty to instruct a more detailed survey, again at your expense. Here you can have a Home Buyers Report (which is much more detailed) or even a Full Structural Survey (which is even more detailed), any problems will be highlighted and advice given from the surveyor.

Remember that buying a property is probably the most expensive purchase you will ever make - it is worth spending a couple of hundred pounds on a decent survey to ensure that what you are buying is not only correctly priced, but also, that it is not going to cost you thousands of pounds in maintenance bills as soon as you move in.

SEARCHES Searches are simply a set of enquiries that your solicitor submits to various third parties that include Local Councils, the Environmental Agency, the Coal Authority and Water Authorities. They are called searches because your solicitor is asking those organisations to search their records for information about the particular property you are buying. The type and number of searches vary according to what and where you are buying, although if mortgage finance is required, searches will usually include: -

Local search - this is carried out by your solicitor with the Local Authority and will confirm if there are any Local Authority Land Charges relating to the property (such as improvement grants or Smoke Control Orders etc); the Building Regulations and the planning history for the property, if roads are adopted (i.e. maintained and repaired by the highways department, as opposed to private roads which are down to the owner or a private management company to maintain); whether it is a listed building and whether there are any proposals for a motorway at the bottom of your garden, etc. If any entries are revealed on the search, your solicitor will then make further enquiries with the sellers' Solicitors to investigate any issues on your behalf.

Environmental Search - this is a commonly used search that will identify risks within 500 metres of the property and will reveal the history of the site on which your house has been built. It will check if it has been built on a waste or landfill site, and if the property is within a flood plain. This search is required by most mortgage lenders. Again, if problems are identified, your solicitor will raise this with the sellers.

Water & Drainage Search - this is carried out with the local water authority, and will confirm to your solicitor if the property is connected to the main drains and whether the property is on a water meter or not. It will also reveal if there are any public sewers within the boundaries of the property, or nearby, which could affect future development or building work.

Chancel Repair Search – this will show whether a property has a potential liability to contribute to the cost of repairs to the chancel of a local mediaeval church. Unfortunately, there is no readily accessible central database to identify properties with chancel repair liability and existing records are incomplete. In some cases, liability will be shown on the register for the property at the Land Registry, but this is not always the case.

In certain circumstances, if you are purchasing in a certain area of England or Wales, your solicitor will undertake additional specialist searches, for example mining or flood searches.

The costs of these searches can vary, but generally you should budget for about £200 for a local search, drainage search and environmental search.

Buying a property, whether as a home or investment is likely to be one of the biggest purchases you make. Having some basic knowledge of the process and ensuring you are prepared can save you a both time and hassle. Budget You need to consider all the expenses you may incur on top of the purchase price. Stamp Duty Land Tax – this may be the biggest additional expense and is charged at 1% of the purchase price properties over £125,000 and then 3% for those above £250,000 (rising again for properties over £500,000). There are some reliefs, exemptions and apportionments available, but these are limited so it is better to budget for the full amount. Survey – It is recommended that you have a detailed survey carried out. This should be organised as soon as an offer is made to avoid delays. If you have a mortgage your lender will carry put their own survey but this will only cover the basics and may not alert you to costly repairs. If you find the problem early you can negotiate the sale price and budget for any future repairs that might be needed. There are different surveys available, a homebuyer’s report covers structural safety and highlights problems, including damp, as well as anything that doesn’t meet current building regulations and includes a valuation. A building survey tends to be for older properties. It gives a detailed report on the condition of the property and highlights issues that should be investigated further before going ahead with the purchase. Each survey costs between £350-£1000 depending on the value/size of the property. You should consider how much information you want, the more you know the less the risk. Solicitors fees and disbursements – you will often be able to get a fixed fee quotation but will also be required to pay for any disbursements such as search fees. These vary in price depending on the location and value of the property. Preparation Mortgage – if you require one then apply as early as possible. Your lender will need to carry out a survey of the property which can take a while to arrange. If there are any discrepancies the process can be delayed, so it is better to address them as early as possible. Give them as much information as possible, they will not send you the money until they know their interest is secured e.g. if there are any friends/family over the age of 18 living at the property but not going on the mortgage they will need to sign a form to acknowledge the lender has a right over the property/proceeds of sale. If you wish to rent out the property or use it for a business they will need to know. If some of the money is being provided by a third party e.g. if your parents give you the money as a gift your lender will want written confirmation they are to have no interest in the property or right to the sale proceeds. Money Laundering Regulations – In order to buy a property your identity will have to be verified and the source of your fund accounted for. It is likely your conveyancer will need to see your passport and driving license and verify the photograph. You will need to provide evidence of where the money is coming from e.g. a mortgage or savings account. It may not be enough to provide a bank statement to show the money is in a bank, you should be able to account for how you acquired the money e.g. if you recently inherited the money, acquired it from a previous property sale or won the lottery, have as much evidence available to prove the source. If it is coming from a third party it is likely they will need to go through the same checks to prove their identity and the source of the funds. Use – Let your conveyance know your plans for the property e.g. if you want to use it for business or are considering extending the property. There may be restrictions on the title preventing it being used as anything other than a private residence or requiring the original owners consent before any buildings are extended. The title restrictions are different to usual planning permissions but unless your conveyance knows your intentions they cannot advise you. Ownership – if there is more than one purchaser consider whether you want to hold the property as joint tenants (if one of you were to die the property automatically passes to the other owner) or tenants in common (your share can is divided/unequal and the property passes under your will). If you are contributing more money at the outset you may want to protect this and may need a declaration of trust drafting.

or fail to have a proper inventory and condition report made before a tenant moves in. Leave all

documentation to a professional agent.

DON'T Furnish with second hand furniture or cast-off soft furnishings. These will probably contravene the
