INTRODUCTION | EDITORS PAGE

Welcome to the NEW LOOK

3Penarth View

“I have had the pleasure of

working with Nigel Dudley to

compose this latest issue with

a fresh new style and growing

local editorial content.

For the coming issues Nigel has passed

me the task of becoming the local editor

which I am very much looking forward to

doing, especially as the local community

and businesses that I work with are literally

on my doorstep!

Having grown up in Penarth as a Stanwell

School Boy, I’ve travelled, studied and

worked away from home for a good

number of years before deciding that this is

the place I want to base my business and

bring up a young family! In fact it’s probably

all the things my parents appreciated when

I was growing up that I’ve come to value in

the town myself. Penarth is not quite the

same place though, and only because it

has grown so much, and so well. I fi nd that

there are so many great and varied local

businesses that I rarely need to leave the

town for anything, only last week I got my

car serviced at Victoria Garage round the

corner from my house and renewed my

insurance with Motts – it was no hassle and

the local sta are always really helpful!

Penarth View has a fantastic following

and I hope you will enjoy the magazine

as it progresses issue by issue with more

topical local content, news and images

from around the town. Remember to shop

local and support the businesses on your

doorstep that are ready to help with a

friendly smile.....”

Jim Brooks-Dowsett

“This new look Penarth View has

come about due to a number of

factors.

Since establishing the magazine with

the fi rst issue in November 2010, these

last 10 months have been challenging,

as my involvement and workload with an

educational consultancy has increased and

as a family we have been dealing with a

terminal illness.

With this in mind I’ve welcomed Jim on

board to the Penarth View. A local Penarth

boy, and business owner of Puravida

Boardriders, o ered to take on being

the editor of the magazine for the next

12 months. He has already put in place

many new and exciting additions, which

will continue to develop this well liked and

respected magazine.

The businesses will see a much more

comprehensive view of their o ering,

especially with their new columns, and the

residents and visitors will see a product that

is truly refl ective of the Penarth community.

I would like to thank the businesses and

residents of Penarth for their support in

establishing the Penarth View to what it is

today, and on a more personal note, the

care and support to us as a family from the

well wishers of the Penarth community. It is

greatly received and appreciated. Finally, I

wish Jim well in continuing with the success

of the Penarth View”

HEALTH & BEAUTY | YOGA ONE

For many of us sitting up straight at the o ce or study desk for hours on end seems

hard work and we opt for the slumped, rounded back position. Over time a bad posture

can bring back and neck aches, a lack of energy and even sometimes a lack of confi dence

making you feel older and more tired than you should.

Iyengar Yoga teaches us how to sit up straight & stand evenly on two feet, how to align the

pelvis & chest, which brings length and space to the spine. This generates more energy,

less aches & pains & an improved outlook in daily life.

If you would like to improve your posture, general health, fi tness and wellbeing, attending

a regular Iyengar yoga class is a good place

to start with certifi ed Iyengar Yoga teachers,

Thomas & Belinda Franklin. Their fully

equipped yoga studio on Herbert Terrace,

runs eleven weekly classes, with separate

classes for Beginners & General Level

experience.

Please don’t hesitate to ask us if you have

any questions, we are happy to help.

See the Class Timetable on our website.

Neals Yard at Anne Beauty

I am a Holistic & Beauty Therapist, working

and living in the beautiful town of Penarth,

I am truly passionate about keeping the

town busy and bustling, always using local

businesses as my fi rst choice.

Having worked in the Beauty and Spa

industry for over 20 years, seeing trends

come and go, I fi nd a healthy organic

lifestyle has become my mantra. That's why

I have chosen Neals Yard Organic Skincare

for my family at home and in my Holistic

and Beauty Treatments at work. I believe

we should know what's in our food and our

cosmetics, it's easy with Neals Yard it's all

on the label. A safe ethical, organic brand,

it's my way to a greener life. It really is that

simple, and as a stockist now in Penarth,

there has never been a better time for you

to change.

Stretch out the Stress

Did you know that yoga helps to minimise

the e ects of stress when practised on

a regular basis?  Once a week has been

enough for many of our students to feel

a marked di erence, as yoga helps to

strengthen the nervous system which is

directly depleted by all forms of stress.

As the nervous system strengthens through

the practise of yoga postures, energy

levels & positive attitudes return, bringing

vitality and a calm, clear disposition.  Stress

arises in varying levels every single day

and it’s important to know that although we

will never be totally free from stress,  we

can learn how to manage stress and our

reactions to it, through the regular practise

of yoga, minimising how stress a ects our

general health and wellbeing.

“Regular practice of yoga can help you

face the turmoil of life with steadiness and

stability.” BKS Iyengar

SOHO hairdressing

Having worked in Cardi for over 10 years,

it’s great to now be based in the centre of

Penarth! Herbert terrace might be a little

o the main drag but there is so much

going on and new businessees moving to

our street all the time, it’s such a great spot

for us to be based! Am I pleased to have

opened SOHO here? ABSOLUTLEY!

A lot of our customers come from the local

homes and businesses close by and it’s

great that you don’t really need to leave

Penarth at all to get the same level of

service and quality I was used to in the City

Centre!

Why go to Cardi when you can stay local

and relax?

Have you ever lost your hearing aids?Let’s face it – they make them pretty small these days; I’m sure most of us have misplaced them from time to time. Now a new feature of ReSound LiNX and the ReSound Smart app uses geo-tagging to enable you to locate your missing hearing aids using your iPhone.

* 2013 Benchmark test was designed and carried out by DELTA Senselab, Hoersholm, Denmark, an independent laboratory specializing in performing listening tests in a variety of domains.

** iSolate™ nanotech protects hearing instruments even better than before, Dr. Rena Appleby, AuD.

ReSound LiNX is compatible with iPhone 5s, iPhone 5c, iPhone 5, iPad Air, iPad (4th generation), iPad mini with Retina display, iPad mini and iPod touch (5th generation) using iOS 7.X or later. Apple, the Apple logo, iPhone, iPad, iPod touch and FaceTime are trademarks of Apple, registered in the U.S. and other countries. App Store is a service mark of Apple Inc. ReSound, ReSound LiNX, Surround Sound by ReSound, ReSound Smart and iSolate are trademarks of GN ReSound.

Over recent years, technology has become more and more central to our lives. Take the Smart phone. Even ten years ago few people would have guessed that their phone would soon double as their internet browser, sound system, camera, alarm clock, satellite navigation system, games console and countless other functions too.

Until now many of these benefits have not been readily accessible to hearing aid wearers. However a new hearing aid, called ReSound LiNX™ is starting to change this by enabling direct audio streaming from an iPhone, iPad or iPad touch.

Say hello to Made for iPhone hearing aidsThe creators of ReSound LiNX call it the world’s smartest hearing aid. And with good reason. It’s a Made for iPhone hearing aid, designed to connect directly with an iPhone, iPad or iPod touch. It enables phone calls, music or audio to be streamed directly from an iPhone straight into the hearing aids. That means the wearer gets strong, clear sound without interference, distractions or the need for an additional gadgets. In effect,

the hearing instruments function as wireless stereo headphones. So they can make a phone call, FaceTime a loved one, listen to their favourite music or watch a film on their iPad as effortlessly as the next person.

More than just a hearing aidAnd that’s not all. You can also control and fully personalise the sound you hear with ReSound LiNX. A free app called ReSound Smart™ allows you to tweak the base and treble on the go, using your iPhone. So you can create the perfect balance and most comfortable sound for each environment you go into – without having to touch your hearing aid or take out an additional gadget. It will even remember your adjustments when you return to the same location.

Sound so naturalAll of this is achieved without sacrificing the fundamental performance of the hearing aid. In fact, ReSound claims that ReSound LiNX offers the best sound quality available from any hearing aid. A recent independent study of the major hearing aid manufacturers concluded that Surround Sound by ReSound™ was preferred by wearers over the sound of the other manufacturers’ premium products.*

All in a hearing aid that’s smaller, smarter and more connected than ever before.

Could this be the world’s smartest hearing aid?

@PPPphysio

facebook.com/PPPphysio

So, tell us about PPPphysio:

At PPP we have a philosophy. It is to provide the best possible standard of evidence based assessment, diagnosis and treatment. We do this by employing the best, most qualifi ed physios, having the best premises, the best equipment and by providing longer treatment sessions. It’s incredibly important to me that things are done properly at PPP no matter which of our 11 physios you see as our excellent reputation MUST be maintained.

You mentioned that you only employ the most qualifi ed physios:

Indeed. Despite graduating with a BSc in physio 15 years ago, having a Post-Graduate Certifi cate (PGC) in physio and working as a neck and back Extended Scope Practitioner (ESP), I am actually one of the least well-qualifi ed physios at PPP!! Samantha Owen has a Masters degree (MSc) in physio and both Rhian Jones and Nathan Evans are about to complete their MSc. Elin Rees and I started working together in 1999 and Amy Thomas has a wealth of experience. Monica Bennett has a Post-Graduate Diploma (PGD) in physio and works as a knee joint ESP and Kathleen Walker also has a PGD and previously worked as a spinal ESP. I doubt whether any other physio practice has as many well-qualifi ed physios or demands such high standards in terms of experience and qualifi cations in order to be considered for employment.

What sort of things do your physios treat?

Our musculoskeletal physios specialise in treating things like neck and back pain, all joint problems and sports injuries. We also have Kate Laats as our paediatric specialist physio and we have a respiratory physio for breathing problems and chest complications and a neurological specialist for stroke rehab.

I’ve heard PPP physios have lots of experience in dealing with sports injuries:

Yes. From 2005, I was physio for the Wales International Football Team for 6 years under John Toshack. I now look after the U21’s. I’ve also been the Cardi Rugby Club physio for the past 14 seasons and I help out with the Cardi Blues when I’m needed. Christian Lambert has previously

worked for the Blues Academy, was a physio in the London 2012 Olympics and both he and Emma Hopkins will be working at the Glasgow Commonwealth Games this summer. Kath Walker has a specialist interest in running injuries and writes for Runners World.

What treatment options are available?

We use joint manipulation and mobilisation, soft tissue work, electrotherapy and acupuncture. The type of treatment you receive is determined by your diagnosis and the most evidence based and e ective way of treating it. Everybody will also be educated about their condition, given some movement and strengthening exercises, self-management strategies and often postural advice as these are always a really important part of the recovery process. Our physio Anna Irwin who is also an extremely well-qualifi ed Pilates instructor is also about to start various levels of Pilates classes so if any Penarth View readers are interested in these please do get in touch with us.

Do you have any other healthcare practitioners at PPP?

Yes we do. Terese Matthews is our chiropodist and Paola Marks and Catherine Hammacott are our Sports Massage Practitioners.

Where do your referrals come from?

Most people self-refer however a lot of Orthopaedic Consultants and GP’s refer to us because of our reputation for clinical excellence. GP’s know that the wait for NHS physio is usually several months so they frequently recommend that their patients come and see us whilst they are on the NHS waiting list as this often means that they get better straight away instead of their injuries or pain becoming chronic.

Why have you chosen to be in Penarth View?

Some of our patients travel from far afi eld to come to PPP. We want the people of Penarth to know that they have one of the fi nest Physiotherapy and Sports Injury Clinics in South Wales on their doorstep.

TASTE OF PENARTH | COOK CARDIFF

COOK was fi rst established over 17 years

ago, its founding principle was to make

food using exactly the same techniques

and ingredients that a good domestic cook

would use at home, so everything looks

and tastes homemade.

Today, nothing has changed and COOK

continues to make its meals by hand at its

kitchen in Kent. As proof of the food’s hand-

prepared nature, the name of the individual

chef who cooked each dish is printed on

the packaging. The Cook shop on Wellfi eld

Road has been open since June 2011.

The business is a franchise and is run by Liz

Smart and Karen Purchase. They were both

teachers but discovered Cook food and

were so impressed by the food decided

they just had to introduce it to people in

Cardi !

As well as providing top quality food at the

best price that looks and tastes homemade

(what’s even more remarkable is that all

the meals are frozen and go straight from

your freezer into your oven or microwave).

We also pride ourselves on o ering good

service, so as well as a friendly smile and

being o ered a sample of the food when

you enter the shop, we will also pack your

bags, o er to carry your bags back to your

car and try to help customers in any way

we can.

Cook o er meals suitable for everyone,

vegetarians, gluten free, children’s meals

and baby food. We provide meals in one,

two and four portions so you can mix and

match if you happen to be feeding more

than four people. Some of our best sellers

in Cardi are Moroccan Lamb Tagine,

Fisherman’s Pie, Indonesian Vegetable

Curry, Chicken Dijon and many more. We

can cater for special nights in with Confi t of

Duck with a Juniper Berry Sauce, Spiced

Shoulder of Lamb with a Mango Salsa, and

cook! For all our good intentions, few of us have the time to

cook a meal worthy of Masterchef every evening. And

while we all love the idea of friends coming ove r for

dinner, the preparation and cooking of a posh meal can

escalate into a time-consuming and expensive stress-fest.

Sea Bass on top of sweet, roasted fennel

with a parsley, dill and lemon crumb. We

also provide food suitable for parties and

barbeques. We also have a wonderful

array of desserts such as Chocolate Tru e

Torte, White Chocolate and Raspberry

Cheesecake, Chocolate Roulade and

Sticky To ee Pudding.

We fi nd as soon as customers taste the

food they want to try more as they realise

how good the meals taste. We have some

wonderful sta who make customers

feel valued and there is always a happy

atmosphere in the shop.

We o er a delivery service - you can either

go on-line www.cookfood.net or phone

the shop on 02920 494166. The minimum

shop is £30 for a free delivery (telephone

orders only – this o er is not available on-

line).

Our food is ideal if you are going to a

holiday cottage/caravan (who wants to cook

on holiday?) and we can pack it up for them

so it won’t defrost en route.

We have a range of meals that are less

than 400 calories so if your New Year’s

Resolution is to try and lose weight, try

some of our delicious meals that can be

delivered to your door. Also, if you need

or are caring for someone who needs, a

regular supply of delivered ready meals

that are simple to heat, nutritious and taste

just like they’ve been cooked from scratch,

then look no further.

After adding an exciting new extension

Odd pillars and di ering ceiling heights

base for those using Cardi Bay and the

Bristol Channel.

This year the marina has joined the Royal

Yachting Association’s Active Marina

programme. This means that there will

be a range of social, training and cruising

activities for customers to benefi t from

during the season.

In conjunction with the British Marine

Federation’s National Watersports Month

the marina will be holding an open day

on Sunday 25th May. This will be an

opportunity for the local community to fi nd

out about what goes on at the Marina and

to fi nd out a bit about some of the vessels

berthed there. There will also be activities

on the water for everyone to enjoy.

Penarth Quays has a great range of

services. Whether you are looking to buy

a boat, need training in sailing or power

boating or whether you are looking for

help with maintenance it’s all on site. The

marine engineering, rigging and shipwright

services are extensive.

If you are looking for an idea for a day out

on the water why not try a sea angling

charter or a trip on a luxury motor boat.

Whatever you get up to you can relax in

comfort at the end of the day at Pier 64, or

the new co ee shop opening soon.

Penarth Quays has a 5 Gold Anchor award

from The Yacht Harbour Association. This

is the highest standard of award and is

based on the range and quality of the

services provided. The team at Penarth

Quays looks to provide the best possible

welcome and experience for boat owners

and visitors. The friendly professional sta

are on duty 24 hours a day throughout the

year to provide advice and assistance.

SUP Challenge WalesStanding Up For AutismAt 3am on the 13th July 2013 the SUP Challenge

Wales team set o on an epic journey from the

Mumbles in Swansea following the South Wales

Coast line all the way to Cardi . The purpose of

this 45-mile stand up paddle adventure was to

help raise awareness for children with Autism

and to raise funds for the Surf Experience that

works with Ashgrove School based in Penarth.

LIFESTYLE & LEISURE | SUP CHALLENGE

33Penarth View

During the adventure the team got the

rare chance to take in this incredible

coastline. From the Phosphorescence

in the night time waters of Swansea bay

to the breath taking sun rise over the

Hugo banks near Porthcawl. The water

was like glass. It was hard to see where

the sea ended and the sky began.

It wasn't all scenery and calmness

though. The challenge was a serious

business with real dangers and a race

against the tide. It was a race that the

team almost lost. However stunning,

the conditions were not favorable for

a fast paddle as there was no tail wind

and the current worked against them.

The paddle from the Knap in Barry to

Sully Island was probably the hardest

section. The tide turned early and the

team struggled against the current.

It was almost game over until we

happened onto an inside current that

fi red us forward and gave the whole

crew a desperately needed morale

boost.

Dan Willmore and Kerry Baker landed

on the Slipway in Penarth at 1.32pm

after 10 hours and 23 minute of non

stop paddling where Friends, Family

and colleague's were waiting in arms!

It was an epic journey and without

the support from Jim and Puravida

Boardriders with Gareth from Cardi

Bay Wake boarding it wouldn't have

been possible.

A huge thanks to all the supporters and

stay posted for the next fundraiser!

With statistics showing a steady increase

in used car sales, it has been seen as an

indication of economic recovery. With SR

Motors opening two years ago in May,

Stewart and Ross give their views on how

they have found business over this period.

Ross Stephenson - “When we opened SR

Motors back in May 2012, even though

I had been working in the Motor Trade

for over 10 years at that time, I had never

worked with my father before. We had

discussed opening a business for a few

years, but I felt I needed to gain more

experience where I was and with the

economic climate in the doldrums it just

wasn’t the right time. At the start of 2012,

we had the opportunity to acquire the site

on Cornerswell Road and with used car

sales on the up, we felt it was fi nally time to

go into business together”

Having worked for many of the great names

in the motor industry since the 1970’s,

Stewart has managed dealerships for the

Wyndham and Culver Motor Group which

lead him to work with none other than Rolls-

Royce and Bentley!

Stewart Stephenson - “I was the Chief

Executive of a 10 dealership group here

in south Wales for some 25 years and

I believe over that time I have gained

valuable experience across many product

ranges but more importantly I saw the

many advantages of listening to potential

customers. It is easy to sell a nice shiny

car when you have a captive excited buyer

but in lots of cases unless you listen, that

buyer could well end up with the wrong car.

We have said here at SR many times that

we intend to deal with people in a relaxed

atmosphere, o er the right product and

make the buying experience pleasant, I

believe so far that we have succeeded and

it is our intention to carry on that way”

Ross Stephenson - “What has been

overwhelming for me is how we have

benefi tted greatly from the fantastic local

community and loyalty that Penarth has in

abundance. We have sourced lots of cars

for people who have been referred by

customers who have already bought from

us and have enjoyed their experience.

Having worked at a franchise dealer

where customer retention and loyalty

was paramount, building long standing

relationships in my eyes is of the utmost

importance.’

WHO ARE SR MOTORSWe are a family run business with over

60 years Motor Trade experience in and

around South Wales. Our primary focus

is Used Car Sales and the services that

go hand in hand with this. We always

endeavour to stock the highest quality used

cars with comprehensive provenance, and

with our showroom and forecourt allowing

us to stock between 14 to 16 cars, we feel

we are in a strong position to achieve this

unlike used car sites that have to fi ll 30, 40

or 50 spaces where quality can sometimes

su er.

Simply selling used cars from our current

stock is not the only string to our bow

however. We take pride in being able to

fi nd the perfect car for you if we don’t

happen to have it in stock. Whether you

are looking for a particular make and

model, or you have specifi c criteria and

requirements, we have the expertise and

trade networking to fi nd you the right

car, and that is not necessarily only used

vehicles. Having long standing relationships

with numerous Franchise dealers in and

around the South Wales region we are also

able to o er very attractive deals on New

and Nearly New Cars.

GREEN SHOOTSWith many positive press stories in recent

months regarding the property market

in Wales and the rest of the UK, it would

be easy to think that things are moving

forward apace and prices are skyrocketing,

with available houses at a premium and

the number of applicants far outweighing

supply.

Although the market has been excellent in

Penarth of late, it is certainly not the time to

start panicking, and wondering whether you

will ever fi nd the right property to purchase.

For buyers and sellers alike, the level of

uncertainty over the housing market and

the economy in general have provided

doubts as to whether to enter the market.

These doubts seem to have eased recently

and with the outlook altogether sunnier,

activity levels have risen.

It is fair to say that the right house at

the right price will sell well, but some

properties fi nd themselves in more di cult

price ranges, or targeting more niche

groups of purchasers and these can still

prove di cult. Of course, prospective

purchasers are still advised to be open-

minded and think outside the box when

looking at places to buy, while vendors are

encouraged to be realistic on the price that

they are asking.

Is it a buyer’s market or a seller’s market?

Depends entirely on the house!

INVESTMENTSBricks and Mortar have always been

considered a safe place to invest your

money. Whether it is hard earned savings or

part of a pension fund, a good solid return

that you can cash in when needed appeals

to a wide range of people. Things are no

di erent these days and with the best ISAs

only returning 2% to 3%, and uncertainty

over the future of pensions, many people

are still looking to invest their future in

property.

You don’t need to be a property magnate in

order to make the right choice, and Penarth

has plenty of ideal investments just waiting

for the right buyer. These can be fl ats or

houses, and can need lots of work or be

ready to move a tenant straight into.

Whatever you are looking for, it is important

to identify the type of property you require

before going any further. Whether you like

quaint period charm, or the e ciency of

41 Penarth View

more modern builds, try not to look based

purely on personal preference. Consider

the kind of investor you are and pick a

property that matches your fi nancial needs

rather than property preference.

BESIDE THE SEASIDEAs Estate Agents, we’re very lucky to work

in such a great town, with more and more

fantastic local businesses to go with some

excellent scenery. As residents of Penarth,

we all benefi t a great deal from the town,

and must ensure that we continue to use it

to its full potential.

We meet a great deal of people moving

into the area for an array of reasons, but

they all want the same thing, to live in

Penarth. They say that you never fully

appreciate what’s on your own door step,

but make sure you do this summer. Get

outside and enjoy all Penarth has to o er. If

nothing else, it helps to retain and improve

the price of your property!

A recent project on the outskirts of Cardi

shows the expertise and care taken with

every project to ensure a superior fi nish.

Having successfully landscaped the back

garden for this client, Eden Landscapes

along with designer Jane Grehan were

commissioned to produce a design to

greatly improve the approach of the house

and give it the frontage that is deserves.

Working closely with the client 2D and 3D

plans were produced to clearly convey the

proposed design. The design and planning

process ensured the end result that the

client wanted avoiding expensive and time

consuming mistakes.

With the project requirements clearly

defi ned in the drawings the enthusiastic

and expert Eden Landscapes team were

able to give the client a front garden and

driveway to be proud of!

The Eden team are skilled in all types of

Tax Time The new tax year started on 6th April,

meaning that for circa 10 million UK

taxpayers, the 2013/14 self-assessment

return can now be fi led. It’s a common

misconception that only the self-employed

business owner has to fi le a tax return.

In actual fact, there are numerous other

groups who also need to do so - for

example, if your annual income is £100,000

or more, if you or your partner receive

Child Benefi t and your income is over

£50,000, if you have income from savings,

investments or property, trusts, settlements

or estates or if you have Capital Gains Tax

to pay. These are just a few examples,

and as often is the case with HMRC,

specifi c regulations apply to di erent

circumstances, so it’s best to take advice

before completing your return.

If you haven’t yet registered for self-

assessment, do so as soon as your

circumstances change – at the latest, you

need to do this before the 5th October

after the end of the tax year for which you

need to fi le a return. HMRC will then issue

a notice to fi le a self-assessment and a 10

digit UTR (Unique Tax Reference) code by

post which you will need to keep safe in

order to fi le your return – remember the

paper submission deadline is 31st October

2014, the online deadline is 31st Jan 2015,

and an automatic £100 penalty applies if

you are late, even if you have no tax to pay.

If in doubt as to whether self assessment

applies to you, as with all taxation matters, it

makes sense to seek professional advice.

CCTV and AlarmsOnly recently have I been chatting with

business owners in the town centre about

theft, and it seems there are still a few

chance shoplifters to deal with from time to

time. Peter, from Windsors Gifts, explained

how his CCTV has caught a few thieves in

action and even helped the police identify

some well known shoplifters in the process.

Generally it seems that having the cameras

in plain site can help put opportunists o in

the fi rst place. I didn’t really know where to

go from there, but Sonic Alarms are locally

based as well and were able to give me

some great advice, and could even install

the security equipment and maintain it

locally without any issue. Maybe give them

a shout to see if your home or business

needs better protection?

Main Dealer or Local

Garage?“I have long been a VW fan and often used

VW specialists rather than the main dealer

for a friendlier and usually more a ordable

service! Recently I had an issue with a

sensor on the engine that hadn’t been

resolved by a few garages, but when I

dropped my car in to Victoria Garage Matt

spotted it right away....and solved it for me!

My pride and joy has never driven better

and it turns out they know quite a lot about

VW’s, and other cars for that matter! Why

not try your local garage? It’s not far to

travel and they may just give you a better

service, Victoria Garage did!”

Accidental landlords

running a risk! One in four residential landlords in the

UK has the wrong insurance, leaving

themselves and their tenants at risk,

according to AXA insurance. Around three

quarters bought personal household

insurance instead of a landlord’s insurance

policy, leaving themselves vulnerable to

having claims turned down. The majority of

these people are ‘accidental landlords’ who

simply decided to let out their residential

home and naively thought the existing

home insurance would be su cient cover.

As a landlord you have legal responsibilities

to your tenants and obtaining the right

insurance cover is essential. Contrary to

popular belief landlord insurance needn’t

be expensive or complicated. If you own a

property that you let out speak to your local

broker to ensure your property investment

is correctly covered.

How to buy car insurance

like a pro!One in three consumers pays over the

odds for car insurance, according to a

recent survey by the RAC. To get the best

possible price you need to check 3 sources

– Comparison sites, Direct Insurers &

Insurance Brokers.

Use comparison sites to get you started,

then make sure you check the companies

that don’t feature on comparison sites such

as Direct Line and Aviva and fi nally contact

an insurance broker as they may have

exclusive schemes that are only available

via an intermediary. When shopping

around for car insurance, it’s important to

make sure that you are comparing like-

for-like cover. Some policies may seem

cheaper, but you may fi nd you don’t have

the same level of cover and in many cases

the excesses will be higher.

One thing worth remembering is Cheap is

not always cheap! Make sure you check the

companies’ interest rates if you are paying

by direct debit as some insurers are as high

30%APR! If possible pay your premium up

front to maximise your savings.

Also check the insurer’s admin charges so

there are no nasty surprises if you need to

make a mid-term change such as adding

a driver, changing your car or cancelling

49Penarth View

a policy, many insurers will charge hefty

fees for minor changes as this is how they

supplement cheap premiums.

Finally and most importantly always

choose an established reputable insurance

company, as with most things in life you get

what you pay for. If you get a cheap deal

from a company you have never heard of

before don’t be surprised if the cover &

service are lacking when it comes to make

that all important claim.

How often do you have

friends over for dinner?

Do you have steak?Strange questions I’m sure you would

agree, particularly when asked of a

mortgage customer as part of the

application process.

No the world hasn’t gone mad. It’s all to do

with the Mortgage Market Review (MMR)

that came into e ect on 26th April 2014.

The basic aim is to make sure a borrower

can a ord the mortgage not only now, but

if (or perhaps that should be when) interest

rates increase.

As a result, lenders won’t simply multiply

your basic salary to calculate how much

you can borrow. Instead, they’ll also factor

in what your spending habits are in order to

determine how much they will lend.

Most lenders have had their MMR systems

in place for a while now. My experience is

that, as long as you get all your documents

in order, you’ll stand a good chance of

having your mortgage agreed.

I’ve never had a lender question a clients

diet, but I guess there’s always a fi rst time.

The Help to Buy Wales and Help to Buy Guarantee schemes have been launched

in order to support people who aspire to become homeowners.

The key di erences between the two are

that Help to Buy Wales is available only

for new-build properties, and features an

equity loan from the Welsh government.

The Help to Buy Guarantee is simply a 95%

mortgage, the guarantee element being an

arrangement between the UK government

and the lender. This is designed to

encourage more lenders into the 95% loan

to value market, something that lenders

have been reluctant to do since the onset

of the “credit crunch”.

The following table sets out the key di erences:

The Business Centre (Cardiff) Ltd – providers of flexible serviced office space, shared office suites, conference & meeting room hire, call answering facilities and business support services.

We at The Business Centre (Cardiff) Ltd understand that businesses are operating in the toughest economic climate of the modern age so all companies are looking to make cutbacks where-ever possible but without losing that 5* star service. We provide modern, flexible serviced office space with excellent customer service and support facilities, providing you more time to concentrate on what’s really important, running your business.

Based in Barry, Vale of Glamorgan, a 10 minute drive from the M4, Junction 33 at Culverhouse Cross, we at The Business Centre (Cardiff) Ltd take care of the everyday services which any business would normally be tasked with organizing and monitoring itself including reception, telephone answering, electricity, heat & water, internet & telecoms access, secretarial support, conference & meeting rooms along with office cleaning, building insurances/rates and maintenance faults.

Commercial office space has become extremely competitive over the past 24 months with serviced office & leased commercial space becoming vacant on a regular basis. We understand the need for flexibility and competitive prices within this tough climate to be able to provide a secure working environment for all companies in moving forward.

The Business Centre (Cardiff) Ltd can provide flexible serviced office accommodation with exactly the flexibility and value for money that you and your company deserve without any long term leases, solicitors/legal fees & rate/rent reviews that come with any normal traditional leased office accommodation.

What are the main benefits of serviced office space at The Business Centre (Cardiff) Ltd in comparison to leased office space?

● No capital outlay – A holding deposit & the 1st month’s rental is all that is needed to setup the office suite.

● Easy in/out access – setup an office suite within 48 hours and leave with 1 months’ notice to cancel.

● Short term agreements – Minimum of 3 month’s agreement provided providing you extra flexibility.

● On-going support – a monthly rental includes professional personnel (IT/Telecoms engineers, receptionists, cleaners, handymen)

● One simple monthly invoice – serviced offices provide one monthly rental which includes all your utility bills, business rates & much more. Ensuring you know where you stand each month.

● Flexibility of office space – Upgrade or downsize the amount of office space when needed.

Q: What do beauty

therapist, designers, life

coaches and shop owners

all have in common?

A: They all need a form

of business insurance to

protect themselves and

their business.

Through her work Catherine encounters a

wide variety of organisations and believes

that without adequate insurance protection

for themselves and their customers they

could be exposed to potential legal action.

Professional Indemnity Insurance

provides businesses with protection in the

circumstances of error, neglect or omission

whilst carrying out their professional duties.

Which would include protection for

incorrect advice, services or designs

provided. If you o er any form of advice or

a professional service (which the majority

of businesses do), you are likely to be

vulnerable if you make a mistake.

Catherine said: “The question I always ask

my clients is, ‘Could your business survive

bad publicity or a claim made against your

business or you personally?’ Not just in the

press, Penarth is a small place and word of

mouth can be just as damaging.

“As always with insurance, the key thing is

to think about the worst case scenario and

then work out how you would deal with it.”

The team at Jelf know that running your

own business can be a minefi eld but

Catherine is well-versed in identifying

problems and insurance pitfalls and can

BUSINESSES OPERATING WITHOUT THE RIGHT COVER.

o er prospective clients a free, face-to-face

consultation to look at their current policies

to check for any potential issues or savings.

Catherine added: “It is extremely important

to me that people take their own business

seriously and make sure that they are

covered if something goes wrong. We live

in an ever increasing litigious society and

our claims culture is dramatically changing.

Sadly, people need to be extremely careful

and well protected.

“Professional insurance might seem like

something that ‘other businesses’ need, but

I struggle to think of anyone who would be

exempt. As always, if in doubt, I would urge

people to get in touch for a chat.”

Some of the world’s greatest discoveries

have been inadvertent. Alexander Fleming

didn’t wash up properly, which led to the

development of penicillin; Christopher

Columbus pointed his boat in the wrong

direction leading to the discovery of

America and Windsor Bowling Club had

enough space for a tennis court.

Two years after its creation, the bowling

club requested more land from the Earl of

Plymouth, land that would be used to house

a tennis court from 1914. A sub-committee

was formed and tennis-only members

began to fl ock to Evenlode Avenue to join

those who also played from the bowls club.

As of 1950 Penarth Windsor Lawn Tennis

Club separated from Windsor Bowling club.

A sublet was secured for the land that now

houses three shale courts as well as two

grass ones to cope with the increasing

membership.

Since then the club has continued to grow.

From the original hut through the beloved

‘prefab’ temporary building (that lasted

30 years) to today’s clubhouse, and its

subsequent renovation, each step the club

has taken has been a marked improvement.

Back in 1983, some shrewd research by

a team of members secured the letting of

some land by Evenlode school allowing

for an extra four courts that was pivotal in

the continuation of the club’s progress.

All the courts have been resurfaced and

expanded to the point where the club now

has seven full hard courts, including a show

court, and a singles court. Since autumn

2013 there have also been state of the art

fl oodlights on six of those courts.

The summer will see nine teams represent

the club in South Wales with the jewel in

the club’s crown – the ladies’ fi rst team –

competing in Premier 1, the top league in

South Wales. The men aren’t far behind

in Premier 2 with teams catering for all

standards of play peppering the other

leagues.

Since last summer, coaching is led by

Rob Wedlake and his Tennis Squad team

.There’s a great deal of focus on their large

junior membership with regular coaching,

camps in the school holidays and more

AEGON teams than any club in South

Wales. Saturday morning is junior morning

with activities and coaching available for all

ages.

The social side of the club isn’t neglected

with the licensed Deuce Bar and regular

o -court activities including family nights

on Fridays, quizzes, race nights, garden

parties, an annual black tie dinner dance

and more.

Events are already underway to celebrate

the club’s Centenary including a

Masterclass Day (June 29th) where ex-

Wimbledon and Davis Cup players will be

heading to the club to put players through

their paces and make the most of the BBQ

and party atmosphere.
