Real Estate Taxes:Tenant Shall pay Landlord during the Term as additional Rent its pro rata share. Taxes have been estimated in good faith to be $5.50 per square foot See section 6.1 pg 12, 13 of the lease

Insurance (Tenant):Landlord shall keep the Shopping Center insured for the benefi t of Landlord in an amount equivalent to full replacement value. Tenant shall maintain, at Tenant’s sole cost and expense a policy of general liability insurance. See pg 12 of lease.

Utilities:Tenant is responsible. Tenant shall, at Tenant’s sole cost and expense, maintain throughout the term of this Lease a maintenance contract for the service and repair of all HVAC equipment (The maintenance contract). All Utilities shall be separately metered with the installation of said meters to be at Land-lord’s Expense. Responsible see pg 29 section 11.1

Repairs and Maintenance:

Landlord shall be responsible to maintain and keep in good order, condition & repair of all Common Areas, Common Utility System, Center service equipment located, load bearing walls, structural columns, structural columns, structural fl oors & structural ceiling of the Center, & the roof. See section 10.1 Article10

Tenant is responsible for all other repairs to the Premises other than those required by Landlord. Tenant shall will keep up the interior of the Premises including but not limited to electrical, plumbing, other mechanical systems including HVAC, plate glass windows and doors.

Vernon Hills is an affl uent northern suburb of Chicago located in Lake County, Illinois. The city is approximately 8 square miles and has a population of over 25,000 people.

The city has several major companies located within its limits. CDW, one of the world’s largest privately held companies that specializes in computer hardware, software and supplies, is based out of Vernon Hills.
