Committing to letting the public in for a glimpse of her 1906 historical home was just the nudge — make that pressure —
Pat DiCicco needed to finally get her stained-glass windows completely restored.
The project has been in the works for seven months.
But DiCicco, who serves on Palo Alto’s His-toric Resources Board, seems well pleased with the outcome. And visitors to the Palo Alto Stanford Heritage (PAST) 25th annual Holiday House Tour on Dec. 9 will be the first to see the windows, a set of six at the top of the first staircase landing, in all their glory.
DiCicco is no stranger to renovating older homes: She’s taken on one in San Jose, as well as an 1898 version in Coronado. Years ago she recalls admiring this Colonial Revival home, with its wrap-around front porch and beautiful leaded-glass windows.
When it finally came on the market in 1977, she found it “dilapidated but not redone. Some of the woodwork was painted, but it was one of the more original, cared-for structures,” she said.
Today it’s on the National Register of Historic Places and on Palo Alto’s Historic Inventory. Much is original, including the butler’s pan-try with a pass through from the dining room; added Douglas-fir cabinets now display dishes.

The next room is a cabinet-less kitchen, with original ship-lath paneling. She replaced the old Douglas fir washboard with a green marble counter and painted the walls a soft milk blue.
The pie cooler — which her kids thought was a rabbit hutch — now serves as a wine cooler.
Her one nod to modernity is a Bertazzoni six-burner stove, which she describes as sim-ilar to a Wolf, but “not as beefy.”
DiCicco found a mention of her home,
which was designed by Frank Delos Wolfe and Charles Mackenzie, in “Cottages, Flats, Buildings & Bungalows” by George Es-pinola, but she hasn’t been able to find the original drawings.
Much of the restoration has been done by DiCicco and her family, with her son slowly working on stripping paint from the wood-work, then re-staining and varnishing.
One thing she has changed is the fireplace — although she’s kept the original hidden underneath.
“It was yellow brick, more Arts and Crafts,” she said, noting that it didn’t quite fit with the Colonial Revival house. So she added an old marble mantel from the East Coast that she
said “went more with the house.”Off the living room is a library, with origi-
nal bookcases and lighting fixture.“They were going to tear this down in 1976
and had an estate sale and took things out,” she said. So she’s had to bring back light fix-tures appropriate to the house’s period.
A small half-bath off the library sports a black pedestal sink and toilet, with a green marble floor.
At one point, DiCicco had an antiques busi-ness, and so much of the furniture through-out the house is from that era.
A couple of weeks before the tour, Ari-ana Makau, of Nzilani Glass Conservation in Oakland, was installing the completed stained-glass windows, which she described as being in very poor shape before the pains-taking restoration began.
“We improved upon their structural integ-rity. We didn’t want to diminish what they looked like originally,” she said.
Oddly, one of the windows was originally installed inside out, with the faceted glass facing outside rather than into the house. Today all the panels, including the central waterfall design, will be visible from inside.
Other Crescent Park homes on the tour include:

-sance Revival home also designed by Leslie Nichols, with a hipped slate roof, circular foyer that repeats the ceiling light pattern; much detail in stucco, wood and glass (don’t miss the canvas mural with a pastoral scene above an interior door);

vival, Craftsman and Prairie-style features, including a dining room with coffered ceil-ing, oak flooring with mahogany inlay, deep baseboards, screened porch, coved ceilings, picture rail and more;
Charles Sumner as an interpretation of an English manor, with a formal feel, separation of private and public spaces and ample room for entertaining. Interesting touches include original quarter-sawn oak floors, leaded-glass windows, built-in arched bookcases backed by beadboard;
a lecturer in Classics at Stanford, built his

The approach of the holidays and the turn of the weather often signal the end of the
busy real-estate year. Buyers shift their focus to family and friends and sellers often resolve to wait until the active spring market. This makes sense. The dearth of buyers often results in homes lingering over the winter with the all-important “days on market” clock ticking away.
This year, we have seen an ex-ceptional fall season that is more active than most. A recent listing was expecting around 10 offers despite the fact that the offers were due the day before Thanks-giving — an activity level not unique to this property despite the late season timing. Thus, sell-ers face the unenviable choice of coming on late in the season and running the risk of letting the property go stale on the Multiple Listing Service or waiting until spring and possibly missing out on an anxious buyer currently sifting through a spare inventory of homes available.
Pocket listings
Historical-ly, one option was for the seller to en-gage a listing agent to mar-ket the home over the win-
ter without putting it on the MLS. In other words, that agent would inform their clients and, often, certain other top-producing local agents, of the home’s availability. If one of these well-connected agents had a suitable client, the home would sell “off market.” If the home did not sell, the home would be put on the Multiple Listing Service in the spring.
While this is still a good op-tion, and one employed by many of the area’s top listing agents, there are some drawbacks. First, the limited exposure may miss buyers that might offer to pay more or enhance competition. Second, agents may be tempted to first market the home to their
clients in an attempt to get com-mission from both the buy side and the sell side, an unfortunate practice that is permitted under the DRE regulations and most brokerages’ policies.
Off-market clubsRecently, a number of off-
market “real-estate clubs” have launched to connect potential buyers with properties not on the MLS. The concept is simple: Real-estate agents who join one or more of these groups have the ability to post available proper-ties, and other agents with buyers can make an appointment to see the property.
Whether for convenience or privacy reasons, some sellers see this as an alternative to list-ing on the MLS whereas other sellers see it as a precursor to listing. For example, in hot mar-kets, many sellers or their agents invest a considerable amount in getting the property ready for sale. This can range from home improvements and staging to video shoots and promotion and can take a month or more. While this work is proceeding, some sellers like to circulate word off market.
Two of the most well-known clubs in Silicon Valley are Pro-
ducers Forum and Top Agent Network.
Producer’s Forum: Founded in 2010 by Eric Trailer of Abso-lute Mortgage Bank, Producer’s Forum germinated from a desire to level the playing field for all agents and clients. For whatever reason, says Mr. Trailer, some sellers want to sell without ex-posing the property to the public at large. Producer’s Forum’s goal is to get the property in front of a prescreened group of buyers. If the buyer is interested in the general details of the home (area, size, style, etc.), the listing agent can arrange a showing once the listing agent is satisfied that the buyer is qualified. That is when the client gets the particular de-tails about the property.
Producer’s Forum also serves as a database for potential buy-ers. Much like listings, a buyer’s agent can enter in what that buy-er desires and other members can reach out to them with possible matches.
A distinguishing feature is that Producer’s Forum membership is open to all licensed Realtors, and as such, Mr. Trailer asserts that they reach the widest possible audience, including newer agents that tend to work primarily with buyers.
Top Agent Network: Top Agent Network was founded in 2009 by David Faudman, a suc-
cessful real-estate agent, and shares many of the same objec-tives and benefits associated with Producer’s Forum. How-ever, Top Agent Network limits membership to agents that are in the top 10 percent of Realtors in the area. Additionally, Top Agent Network “pushes” listings out to the real-estate community whereas other sites, such as Pro-ducer’s Forum, only push infor-mation if the listing specifically matches the details entered by a buyer’s agent.
Mr. Faudman also points out that Top Agent Network enables member agents to share other types of resources, such as in-spectors and contractors.
Irrespective of the particular club used or the application, these types of organizations can provide useful options to some sellers and should be discussed with a licensed Realtor.
