Building Code

All Ready To Move (RTM) Homes are built according to the Alberta Building Code and National Building Code. Please note that any “local” or “area” requirements such as snow loads, wind loads, height restrictions need to be made aware to Bold Manufacturing to be incorporated into the design and cost of the home.

What to expect:

Plumbing - All plumbing fixtures are installed, pressure and flood tested.

- Homeowner will be required to pull a permit to tie in plumbing, and have the following items tested at time of inspection: main stack, DWV and P traps

- All plumbing tie-ins are the homeowner’s responsibility.

Gas - Natural Gas fireplace will be installed and vented outside

-Gas fireplace not tested in factory.

- Homeowners will be responsible to connect gas utility to fireplace unit and pull gas permit for all gas fixtures in home.

Electrical - Circuits will be tied in to electrical panel, energized and tested for polarity.

- Homeowner will have to pull permit to connect main electrical service to panel and have inspected.

-All additional electrical including the basement wiring is purchasers responsibility.

Drywall - Drywall will be hung, taped, mudded, sanded and primed.

Finishes - All finishes will be completed in factory, including: millwork, door casing, hardware, mirrors, cabinets, floor, finishing trim and paint

- Homeowner will be responsible to change out exterior door knobs as “builder locks” will be installed at time of delivery.

Appliances - No appliances, builder is not responsible for any connections associated with installation of appliances.

- Bold will not be responsible for any damages caused by installation of appliances.

Site Preparation and Foundation

Foundation specifications and design are contingent on your specific site conditions/ requirements/local jurisdiction, as determined by homeowner’s own foundation contractor. The RTM homes may be designed for crawlspace or foundation (pre-cast, wood or concrete) Site preparation and foundation will the responsibility of the homeowner. This includes (but is not limited to):

• Development and building permits • Insure foundation size is accurate to actual house measurements. • Foundation and installing beam and Tele-posts according to the foundation plans and engineered floor system

layout. • Backfilling foundation • Ensuring site is prepared for delivery; free of debris or any obstacles that could include trees, posts, etc. Any

ground leveling or fill that would need to be done by any machinery must be done prior to the house being delivered. If this is not done and the Mover has to bring in machinery it will be up to the homeowner’s to be responsible for payment. This is not the Mover’s responsibility!

Move

• Move and placement of RTM is an extra cost and will be quoted separately. • Move date to be scheduled only after foundation is completed; it will be up to the homeowner to inform Bold

upon completion. • If purchaser elects to move RTM, purchaser will be responsible to hire a competent contractor to transport the

RTM home to its delivery location, as well as setting the home onto its foundation. • If homeowners hire their own Mover they must supply Bold with the movers insurance. • Costs for the move will be invoiced separately and will be quoted as per site visit. • Bold Manufacturing will not be responsible for home set up or damages should homeowner choose to have the

home moved with own contractors. See other homeowner responsibilities, below. • Pre and post delivery inspections to be done by a representative of Bold Manufacturing. • Insurance must be put on the home by the homeowner on the day the house has been delivered and a copy

given to Bold Manufacturing. • Fortis and Utility charges are the homeowners responsibility and will only be billed after the move is complete. • All utility hookups, delivery repairs and possession of the home must be completed within 90 of the delivery

date. If not completed within this time frame warranty will be voided completely.

Electrical & Mechanical

• It will be the responsibility of the homeowner to apply for and oversee the installation and hook-up of all utilities. • Ensure that utilities and appliances are installed in accordance with code requirements, note that hot water tank,

furnace and appliances usually not provided. If home packages include Hot Water Tank Furnace and Pressure System, it is on a supply only basis and is the purchaser’s responsibility to install as well as setting and adjusting all water and faucet temperature controls. See below for minimum requirement

• Bold Manufacturing will not be responsible for linking these utilities to the home after set-up is complete.

• Bold Manufacturing will not be responsible for appliance installation or any damages done during installation. • 100 amp residential service • 50 US gallon natural gas or electric hot water heater • Forced air, high efficiency furnace, check with installer for minimum capacity requirements.

Minimum requirements: - Bold’s RTM homes will only accommodate high efficiency mechanical components

Other Homeowner Responsibilities

The following is a list of additional responsibilities to the homeowner:

• All decks, porches, posts and railings (Supply and Install) • Stairs and railings(exterior and interior) (Supply and Install) • Insulating joist cavities in basement • Install vapor barrier on joist cavities • Basement parging • Finishing trim on cantilevers and basement • Interior railing and spindles where needed • Fastening home to its foundation - see attached installation diagram • Homes with garages or site built (if applicable) supply and installation of overhead doors and man door is the

purchaser’s responsibility. • Tele-Posts and Beams are to be maintained by the homeowner to assure home remains level. This will assure

minimal cracking in your walls and ceiling. Warranty

Bold Manufacturing is a member of National Home Warranty program. Once your home is delivered, Bold Manufacturing will service and adjust finishes after home is heated and climatized.

Also note after pouring your floor in the basement or crawlspace the homeowner or contractor will have to install dehumidifiers to remove any moisture from remaining in the RTM. Bold Manufacturing will not monitor the dehumidifier or be responsible for damages due to moisture damage created.

Should further deficiencies arise, please notify us in writing and a work order will be processed at that time. Please refer to our ‘Defect Guideline’ to see what is covered under our warranty, provided to you in your final customer package.

Note: Damages due to conditions such as extreme weather, windstorms, and excessive amounts of snow Is not a warranty item.

It will be the homeowner’s responsibility to contact their insurance company to report any damages if necessary and arrange for repairs.

For excessive snow fall it is up to the homeowner to remove snow off their roof to prevent snow from entering the vents and later on melting and leaking into home and causing unnecessary damages.

New Requirements as of February 1, 2014 for Builders Home Warranty

Bold Manufacturing will require the following paper work: ALL PERMITS, APPLICATION FORMS, INSPECTIONS and SUB-TRADE INFORMATION All of the above information is the homeowner’s responsibility and will have to be provided to Bold Manufacturing before and after each stage has been completed, however appropriate. Upon your foundation being completed and inspected, you must contact Bold Manufacturing in order for our Representative to inspect the foundation, all permits and inspections must be provided prior to the house being delivered. All documentation must be provided in a timely fashion, delays will result in back charges and the build schedule of your home. Any additions, changes or modifications to home as provided by Bold Manufacturing will not be covered under any warranty and may void all completely.

All work must be done by a professional contractor. Any work performed by the homeowner or a non professional will not be covered under any warranty and may void the Builder’s Warranty and National Home Warranty.
