I. HISTORIC ENERGY CONSUMPTION/COST The energy usage for the facility has been tabulated and plotted in graph form as depicted within this section. Each energy source has been identified and monthly consumption and cost noted per the information provided by the Owner. Electric Utility Provider: Park Ridge Electric Electric Utility Rate Structure: N/A Third Party Supplier: N/A Natural Gas Utility Provider: Public Service Electric & Gas Utility Rate Structure: Residential Service (RSG-HTG) Third Party Supplier: N/A The electric usage profile represents the actual electrical usage for the facility. The electric utility measures consumption in kilowatt-hours (KWH) and maximum demand in kilowatts (KW). One KWH usage is equivalent to 1000 watts running for one hour. One KW of electric demand is equivalent to 1000 watts running at any given time. The basic usage charges are shown as generation service and delivery charges along with several non-utility generation charges. Rates used in this report reflect the historical data received for the facility. The gas usage profile within each facility report shows the actual natural gas energy usage for the facility. The gas utility measures consumption in cubic feet x 100 (CCF), and converts the quantity into Therms of energy. One Therm is equivalent to 100,000 BTUs of energy.

II. FACILITY DESCRIPTION
Our Lady of Mercy Parish consists of a Rectory, Church and Parish Center with a total footprint of approximately 33,700 SF. The Parish Center was originally a convent built in the early 1900’s and now contains meeting rooms, offices, storage, and mechanical rooms. The rectory was also built in the early 1900’s and expanded to include a four-car garage. It includes living space for the clergy, kitchen/dining area, offices, meeting room, living room, etc. The Church built in 1962 was renovated in 2001 to include offices and meeting space.
Occupancy Profile
The Church occupancy can vary greatly as it is mostly used as a house of worship with limited use for meetings and classrooms. Typically there are two maintenance/custodial personnel occupying the building and as many as 700 during hours of worship. The Rectory (being living quarters for four priests) is occupied 24/7 along with an office staff (4-6 personnel) on the first floor working from 8am to 5 pm. The Parish Center is occupied by several office personnel and additional occupants for meetings and events with normal hours from 9am to 4:30pm, 5 days per week.
Building Envelope
The Church is a steel-framed structure with masonry exterior and large stained glass windows. The original roof was clay tile with the amount of insulation unknown. The 1962 section of the exterior and interior wall components were visually inspected and found to have some wear. The balance of the windows/doors seems to be in fair condition with no apparent signs of uncontrolled moisture, air-leakage or failed perimeter sealants.
The Rectory is a 2-1/2 story wooden structure with some sections composed of aluminum siding and a shingle roof that is in very poor condition. There are signs of moisture penetrating the ceiling and walls of the top story. Other sections are wood and stucco construction or stucco over masonry. The exterior door frames are wooden and the widow systems are single pane, operable, 1/8” glass with wooden frames, are not thermally broken, and very energy inefficient. Many gaskets on these wooden framed windows were observed to be missing or falling out, which leads to air and water infiltration. Most windows on the second floor are very difficult to operate and do not lock properly. Perimeter window frame sealants are failed and numerous wood framing has pulled away from the glass.
The windows throughout the Rectory are in poor condition and should be replaced with new, energy efficient, commercial grade, thermally broken aluminum framed windows with low-e, insulated glass panels.
The Parish Center is constructed of grey stone blocks in the outermost layer, a 1-inch air gap and plaster walls in the inner layer. Based on the year of construction (early 1900’s), there is no insulation present in the wall components. The roof is comprised of green clay tile with the amount of insulation unknown. The windows appear to be in good condition with no signs of uncontrolled moisture, air-leakage or failed perimeter sealants.

HVAC Systems
Church:
The Church is heated by three (3) 2007 Peerless Boiler Model LC-10 cast-iron, sectional, hot water boilers that feed hot water coils in an air handler unit, perimeter hot water fin-tube radiators, wall cabinet heaters, convectors, etc. Each boiler is rated at 1,860 MBH input and 1,154 MBH output for a thermal efficiency of 81%. An air handling unit (with a large hot water coil) located in the boiler room provides heating and ventilation for the Church and basement meeting spaces. Ductwork thru the exterior wall of the boiler room provides fresh air. Several centrifugal in-line zone pumps manufactured by Bell & Gossett pump the hot water to various hot water coils throughout the facility. The pumps range in size from ¼ HP to 1½ HP.
Air conditioning for the main church is provided by a 41-year old, water-cooled, electric, packaged chiller manufacturer by Heat-X and rated at 30-Tons. The chilled water is pumped to a chilled water coil in the air handling unit located in the boiler room. The chiller condenser is cooled by well water which is then dumped to a floor drain. This packaged chiller is in fair condition due to good maintenance practices but the efficiency of this old chiller has diminished.
The Small Chapel is cooled by a Trane Model TWE060 split air conditioning system rated at 6-Tons with two (2) condensing units in the church steeple. The Gathering Space is cooled by a Carrier Model 38AKS008 split air conditioning system rated at 7.5-Tons with a condensing unit located outside on a pad. The renovated basement waiting area is cooled by a Carrier Model 38HDC0243 split air conditioning system rated at 2-Tons with a condensing unit located outside on a pad.
Rectory:
The Rectory is heated by a Dunkirk Model PVXB-8D low pressure steam, gas-fired, cast-iron sectional boiler rated at 262 MBH input and 215 lbs. / hr. of steam output. The boiler feeds steam radiators throughout the building. A central heating and air conditioning unit is located in the car garage conditions the top floor of the rectory (living quarters) and is a Carrier Model 58STA070 rated at 66,000 BTUH with an output of 53,000 BTUH for a thermal efficiency of 80%. This unit also has a ½ HP blower fan with an airflow capacity of 1,600 CFM.
The first floor of the Rectory is cooled by a Trane split air handling system with the air handler in the basement crawl space and the Trane split condensing unit outside on a pad. The entire system is rated at 2-Tons. The top floor is cooled by the car garage central air unit with a Rheem Model 13AJN18 split air-cooled condensing unit located on a pad outside the garage. This unit is rated at 1.5-Tons. The balance of the air conditioning is provided by window units rated at ½ to 1-Ton.
Parish Center:
The Parish center is heated by a Crown Jamaica Series Model JBF-82EID low pressure steam, gas-fired, cast iron sectional boiler rated at 262 MBH input and 214 lbs. / hr. steam output for a thermal efficiency of 82%.

Air conditioning is provided by five (5) window air conditioning units throughout the facility rated at from ½ to 1-Ton capacity.
Exhaust System
Fresh air is pulled in via ventilators on the roof for general ventilation and ductwork in the basement boiler rooms for fresh air intake to the spaces. Toilet exhaust air from the restrooms is relieved through exhaust fans with small horsepower fan motors.
HVAC System Controls
The HVAC systems within the original church, rectory and parish center buildings are controlled through pneumatics. The system has space temperature sensors and thermostats in each space that allows the local user limited temperature control. The newer split air conditioning units have programmable thermostats that control space temperature. The newer boilers have outside temperature reset controllers.
Domestic Hot Water
Church:
The domestic water heater for the Church is a Bradford White Model MI40S6DS13 electric unit with an input capacity of 4.5 kW and a storage capacity of 40 gallons. The thermal efficiency for this water heater is 98%.
Rectory:
The domestic water heater for the Rectory is a Bradford White Model MI504S10FBN gas-fired unit with an input capacity of 50 MBH and a storage capacity of 50 gallons. The thermal efficiency for this water heater is 80%.
Parish Center:
The domestic water heater for this building is a Bradford White Defender Model MI40T6FBN gas-fired unit with an estimated input capacity of 40 MBH and a storage capacity of 40 gallons. The thermal efficiency for this water heater is 84%.

III. MAJOR EQUIPMENT LIST
The equipment list contains major energy consuming equipment that through implementation of energy conservation measures could yield substantial energy savings. The list shows the major equipment in the facility and all pertinent information utilized in energy savings calculations. An approximate age was assigned to the equipment in some cases if a manufactures date was not shown on the equipment’s nameplate. The ASHRAE service life for the equipment along with the remaining useful life is also shown in the Appendix.

IV. ENERGY CONSERVATION MEASURES Energy Conservation Measures are developed specifically for this facility. The energy savings and calculations are highly dependent on the information received from the site survey and interviews with operations personnel. ECM #11: Window Replacement - Rectory Description: The buildings envelope consists of single pane windows with aluminum frames. The total area of single pane windows is estimated at 350 SF. This area was used as the basis for calculating energy savings and formulating a cost estimate. Older inefficient windows can account for significant energy use through leakage heat loss and conductive heat loss. The age and condition of the windows contribute to the leakage rate of the building. The single pane construction allows higher thermal (conductive) energy loss. These factors lead to increased energy use in the heating season. The heating loss due to single pane glass is combined with heat loss due to poor seals at each operable window. New double pane windows with low E glazing offer a substantial improvement in thermal performance throughout the year. This ECM includes the replacement of all single pane glass in the entire Rectory with double pane windows with low emissivity glass. The proposed windows include reduced outside air leakage. In addition the double pane structure will significantly increase the insulation value compared to the existing single pane window structure. The basis for this ECM is an ASHRAE 90.1-2007 equivalent window. The windows will be replaced throughout the school.

ECM #14: De-stratification Fans - Church Description: The main Church area at the Our Lady of Mercy Parish is heated and cooled through a single air handling unit with chilled water and hot water coils. In rooms with high ceilings typically stratification of heated air occurs, resulting in air at ceiling level being warmer than the floor. Since temperature at the floor level dictates the comfort of occupants and is typically the location of the thermostat controlling the system, this results in additional operating hours to satisfy space conditions. This ECM would install eight Airius Model A25 de-stratification fans in the church to be suspended from the ceiling, with all require electrical wiring and supports. These fans should only operate during heating season to help maintain a higher floor temperature and reduce cycling time. Energy Savings Calculations: The calculations are based on the manufacturer’s percent savings utilizing the height of the ceiling and associated temperature differential between floor and ceiling. V. ADDITIONAL RECOMMENDATIONS The following recommendations include no cost/low cost measures, Operation & Maintenance (O&M) items, and water conservation measures with attractive paybacks. These measures are not eligible for the Smart Start Buildings incentives from the office of Clean Energy but save energy none the less.
A. Chemically clean the condenser and evaporator coils periodically to optimize efficiency. Poorly maintained heat transfer surfaces can reduce efficiency 5-10%.
B. Maintain all weather stripping on windows and doors.
C. Clean all light fixtures to maximize light output.
D. Provide more frequent air filter changes to decrease overall system power usage and maintain better IAQ.
E. Turn off computers when not in use. Ensure computers are not running in screen saver mode.
F. Ensure outside air dampers are functioning properly and only open during occupied mode.
G. The roof should be replaced, waterproofed and additional 1-inch insulation added to the roofing system.
