In the fall of 2010, we will celebrate the opening of a new Best Western Bridgewater Hotel & Convention Centre.

The District of Lunenburg (MODL) is the third-largest rural municipality in Nova Scotia and is considered one of the “hot spots” for development and growth in Nova Scotia; wrapping around three towns: Bridgewater, Lunenburg, and MahoneBay.

While the population in these towns isn’t huge, the concentration of people is high—and so there are shopping malls, restaurants, large manufacturing plants and big name franchise operations. Not surprisingly, the municipality has become the transportation, service and retail centre of Nova Scotia’s south shore.

Our economy is diverse because where we live is diverse. Residents enjoy an affordable cost-of-living and unbeatable quality of life. The mix of people and places makes our community the perfect place to work and do business. Miles of waterfront encourage tourism and recreation based business. Inland, our rural countryside encourages agriculture and independence.

Nova Scotia has the highest number of universities per capita in Canada. Our residents are within driving distance of six degree-granting institutions and the Lunenburg Campus of the Nova Scotia Community College. As a result, nearly one-fifth of our workers have a trades certificate, and one-third have post-secondary education ranging from college certificates to university degrees.

Within our municipality there are parks and trails, boating, a golf course and countless white-sand beaches to explore. And on our waterfront residents are building boats, operating marinas, running boats tours and fishing.

Residents of the Municipality of the District of Lunenburg have access to two nearby hospitals: South Shore Regional Hospital in Bridgewater and Fisherman’s Memorial Hospital in Lunenburg and New Germany and Area Medical Centre.

designed to promote community and individual health and

wellness through programming and carefully selected facility

components.

A partnership was forged between the Municipality of the District

of Lunenburg and the Town of Bridgewater to cost-share one third

($10.5 million) of the development. The centre will include:

• NHL-sized arena

• Aquatic facility

• Multi-purpose and active-living space

• Administration and general space

• Public library and administration space

Significant retail clustering has occurred in the community of Cookville, bordering the Town of Bridgewater. SmartCentres properties and municipally owned and operated Osprey Village comprise a 220-acre commercial development that is strategically located near the Exit 12 interchange on Highway #103. In 2004, SmartCentres attracted key anchor tenants – Wal-Mart, Canadian Tire, Mark’s Work Wearhouse, Harvey’s / Swiss Chalet and Boston Pizza; quickly establishing a new retail and service hub for the region.

New tenants in 2009-10 include a Best Western Bridgewater Hotel & Convention Centre, Staples and P-12 French language school, École de la Rive-Sud. Based upon inquiries, growth is expected in new commercial developments with a push toward single and multiple housing units.

Businesses here have the advantage of being close to international shipping routes. We are within an hour of the deepest, ice-free port in North America—a major shipping route to Europe; and have access to a double-stack rail network that stretches across Canada and travels the Gulf coasts of North America.

Access to Osprey Village’s shops and services is fast and convenient. An abundance of free parking effortlessly accommodates large numbers of customer and delivery vehicles. The Trunk 10 highway was widened and entrances and exits have been designed to optimize traffic flows during busy periods. In fact investments of over $27 million have been made in water, sewage, road and other municipal infrastructure.
