SPECIFICATIONAt Southside Residence Lanyon Homes will create apartments with a specification that reflects the innovative, contemporary architecture of the building. This high specification will include:

• Reception rooms with painted plaster walls, painted skirtings and architraves in addition to good quality laminate flooring in oak finish.

• Cloakrooms (layouts permitting) will have plastered walls painted one colour with ceramic tiled floor, painted moulded skirtings and architraves, white wash hand basin with chrome mixer taps and WC along with chrome towel rail.

• Kitchen/utility space (as layouts permit) will consist of good quality kitchen units with range of high and low cupboard space with soft close drawers and doors and island (layout permitting).

• Kitchen appliances will include washing machine, dishwasher, electric hob, oven (integrated as layouts permit), ceramic tiled splash back walls, plastered painted walls with painted skirtings and architraves and ceramic tiled floor. LED feature spot lighting, as well as stainless steel sink and chrome mixer tap.

• Bedrooms will have plastered walls painted one colour and painted skirtings and architraves with carpeted floor. Fitted robes will be included (layout permitting).

• Doors throughout are pre-finished flush leaves with contemporary brushed chrome ironmongery.

• Apartments will have telecom linked to front gate and user controlled access to apartment door. Mains supply smoke and carbon monoxide detectors with battery backup are standard.

• Heating is provided by gas with low pressure hot water radiators.

• All apartments benefit from a 10 year Warranty.

Externally the apartments will benefit from:

• External finished are a mixture of decorative stone effect cladding and K-Rend maintenance free coloured render.

• Windows and doors are triple glazed aluminium framed and maintenance free.

• Parking spaces are bitmac and whitelined, with electric car charging points and secure cycle storage.
