A Spring in its Step...Worsley Property UpdateIt’s been six months now since we reviewedthe local property market with Fiona Beirne,Managing Director of Urban Bases. Havethings improved? Any changes? Any hope?...

“There’s alwayshope, and I’mdelighted toreport, sinceNew Year aslight increasein confidence.

Markets are all about confidence.”

2010... IS THE BLEAK PAST BEHIND US?2011... HOW’S THE YEAR SO FAR?“As predicted, last year we saw prices fall upto 20% since the crash in November 2007.We saw fewer people moving, rentalsincreasing, and generally people feeling very‘uneasy.’ The first quarter of 2011, we havedefinitely seen movement of old stock asvendors realise that the drop in the housingmarket is academic, if their property has lostvalue, so have all properties”.

THE OUTLOOK FOR THE REST OF THE YEAR?“Well, judging by the results of the firstquarter we can only hope the next quarterwill have ‘A Spring in its Step’! People haveresigned themselves, not only to changes inthe housing market, but changes throughoutall social structures; time to get on with lifeand be where you want to be”.

HOW LONG CAN YOUB EXPECT HOUSESTO BE ON THE MARKET?“At Urban Bases we always tell our clients, the best turnaround from putting yourproperty on the market to agreeing anacceptable offer is 6 weeks. From here, wemove into conveyancy, and the mortgageoffer process. Banks now want the blood ofthe first born before a mortgage may beapproved. It can get protracted, but a good

Estate Agent ensures complete control ofthis process.”

WHEN IS THE BEST TIME TO GET YOURHOUSE ON THE MARKET?“Historically, Spring has always been thefavour within the housing market industry, with less seasonal movement when theIndustry is in a boom/crash period. Peoplerelate to Spring as a fresh start, time to builda new nest, in a new location.

BEST ADVICE FOR SELLERS THIS YEAR?“Use the expertise of your Estate Agent. Here at Urban Bases, we believe in deliveringa great package. We assist on a whole rangeof services, be it a good solicitor to handleyour conveyancy, a mortgage adviser tolook after the financial aspects, or just areliable plumber to sort a leaky tap!”

THE BOATYARD - POSITIVE START TO 2011In February, it was reported in the MEN thatBardsley’s development have experienced£3m of sales so far this year.Graeme Spencer, Sales Director said: “Wehave had a very good start to the year andthere is a really positive feeling around thatwe have not experienced for some time.”

WORSLEY STATISTICSObtaining reliable trends on Worsley is difficultbeing such a small sample. Data taken fromwww.home.co.uk indicate the asking price ofhouses in Worsley have increased 8% betweenFeb10 and Feb11. Time on the market has alsoreduced from 256 days (Feb10) to 203 (Feb11).Rentals continue to increase. The average rentalbeing £822pm. 2-3 bed houses are the mostpopular (£660-760pm). Flats are achieving £480pm.Rentals are not on the market for very long withan average period of 40 days.

Get Fit, Save Lives!Take part in the “largest women-only fundraisingevent in the UK” whilst helping to save lives andimproving your fitness in the process.

Established in 1994, Racefor Life has attracted 5.4 million participants todate, raising over £362m forcancer research. Organisedby Cancer Research UK andsupported by Tesco, Racefor Life comprises morethan 300 events across theUK, bringing together

women of all ages and fitness levels to raise moneyfor cancer research by walking, jogging or running.

If you’re up for the challenge, you’ll be interestedto learn that Lisa Foley Fitness, a female-led personal training company based in Manchester,is providing specialist training to women takingpart in the Race for Life campaign – we have alsopromised to donate 20% of all profits from suchtraining to Cancer Support UK.

Although the team at Lisa Foley Fitness aims toequip women of all shapes and sizes, aged 30- 75 years, with the necessary skills and fitnessto complete a 5K or 10K Race for Life event, thetraining is also intended to provide lasting healthbenefits – and a little fun along the way!

The Race for Life campaign is designed to inspirewomen from all over the UK to take positive action against cancer – not just for their ownhealth but also that of every other person in thecountry. Cancer causes thousands of deaths inthe UK each year, which is why every penny spenton research is so valuable. Race for Life participantscan take great pride in the knowledge that everystep they take is helping to save lives.

Unfortunately, statistics on cancers affectingwomen in the UK make for grim reading. In 2007, 45,695 cases of breast cancer were diagnosed in women, by far the most commoncause of cancer in females (31% of all cancers).Lung and colorectal cancers are the second mostcommon, causing more than 34,000 new cases ayear. Other common ones are uterus, ovary, malignant melanoma, NHL, pancreas, kidney andleukaemia. Female mortality rates are highest forsufferers of lung, breast and colorectal cancers.

Whilst aiming to raise money for research, theRace for Life campaign encourages women totake steps to prevent certain types of cancer. Research suggests that increased physical activity can reduce the risk of breast cancer inpost-menopausal women by up to 80%, whilstobesity can increase the risk of breast, gallbladdercancer and oesophageal adenocarcinoma.

So, if you want to get in shape, crank up your ‘Girl Power’ and help to beat cancer, Lisa Foley Fitness may be your ticket to a successful Race for Life event. Participants in theManchester area can choose from several eventsin Heaton Park: a 10K run on Saturday 9th July

2011 and two 5K runs on Sunday 10th July2011. Entry for each race is £14.99 per person. To see how we can help you to help others, click on www.lisafoleyfitness.co.uk/friends-you/race-for-life/

Do you love organising and want to do it allyourself? Then you could have a party at home,or host your party at a local hall. If you preferstress-free and minimal planning, then you canchoose a venue which does it all for you.Whichever route, a party these days is likely tocost £200-300.

The BasicsThe core desicions you will need to make whenorganising a party are:-1) What type of party to have2) Who to invite and how many3) What the budget is4) When to have it

Research potential venues, or entertainers, earlyif you want to book a specific date. Make sure it’sappropriate for the kids' age and energy levels!Choose the one which best fits your criteria andthe kids will enjoy the most.

1) PARTIES AT HOMEFor the mega organised...and brave! A traditionalparty at home is quite rare these days but greatif you want something a little more personal.Choose a theme for your party and get decorations, food, prizes, games and party bags to follow thetheme. Traditional games such as MusicalBumps/Statues, Treasure Hunts, Pass the Parcel, are still favourites. A tip: have extra activitiesplanned to make sure you don’t run out ofentertainment. If you have a summer birthday, always have back-up activities which you can doindoors in case of rain! If you are worried aboutentertaining, then hire someone else to do it - amagician, face painter, balloon modeller, clown.Search online for ideas and suppliers or askfriends for recommendations.Keep food simple - sandwiches, crisps, pizza, icecream, fruit and juice always go down well.

2) HIRE A HALLThis will cost a little more, but you can invitemore children and the mess is not at your home!Try local church halls and community centressuch as Beesley Green CC and Roe Green churchhall. It will cost up to £20ph. You’ll need toprovide your own music and games, or hire anentertainer, plus organise food and party bags.If you want a couple of recommendations try:-wwwKidsDJ.co.uk (0161 702 0109) for a greatdisco with party games, orwww.Loubylou.co.uk (01942 878127) - ”UK’sfavourite female clown” providing captivating allround kids entertainment.

How to....Plan a Children’sBirthday Party! Is it coming up to your child’s birthday and are youwondering what to do? Maybe this is your first party,or you want to try something different this year?

Some parents love organising parties, for others it canseem a bit of a nightmare. Options may seem limited -most of it has been done before, but remember, as longas the kids have a great time, that’s all that matters.

3) PARTY VENUESFor the ultimate hassle-free option, choose avenue which specialises in parties and provideseverything i.e. invitations, entertainment, foodand party bags. Or choose a venue where thekids can enjoy an activity only, and choose yourown location for food. Some options include:-Chill Factore (Trafford Park), Legoland DiscoveryCentre (Trafford Centre), Build-a-Bear Workshop(Trafford Centre), East Lancashire Railway (Bury),Smithills Open Farm (Bolton), Gulliver’s World(Warrington), Pamper Parties at The BeautyGarden (Walkden).

4) SOFT PLAYA very popular choice especially for the youngerones. Everything included in a party - invitations, activity, food and sometimes party bags. Onlything you will need is the birthday cake. Parentscan sit and have a coffee and watch their kidswhilst they unleash their energy. Try:-Brewers Fayre, Coach House (Trafford Centre),Little Monsters Mayhem (Irlam), Giddie Kippers(Walkden), Land of Play (Trafford Park).

6) DAY TRIPSIf you don’t want a big party, then why not havea special day out with just a couple of close

friends or just family. A few ideas:-Alton Towers (Staffordshire), Gullivers World(Warrington), Thomas Land & Drayton Manor Park(Staffordshire), Camelot Theme Park (Chorley),Blue Planet Aquarium (Ellesmere Port).

5) OLDER KIDSAs your children grow up, your options expandto activties such as ice skating, swim parties, bowling, paintball, laserquest, karting, horse riding or seeing a show or a movie.

TIPS FROM KIDS DJ, STEVE NEARY:- Why not reduce the cost of a party by makingit a joint event with a friend and their child.

Feed children inthe middle of theparty to give thema big boost ofenergy for thesecond half.

Check you haveenough batterypower on yourcamera and spaceon your memorycard before leavingthe house!

How fit isyour family?Karen Pheasant, owner of LadiesWorkout Express in Swinton, sharesher advice on how to keep ourchildren active and healthy.

As a parent you striveto provide yourchildren with the bestof everything. But toomuch of some goodthings can be aproblem. We take forgranted that kids areactive, but today'sbusy lifestyles andschool curriculi might

not necessarily provide children with thephysical activity that their growing bodies need.

60 MINUTES A DAYYour children should get at least 60 minutesof physical activity every day. Deciding to bean active family takes some deliberateactions. You must choose to incorporatephysical activity into the family lifestyle earlyin childhood. As children get older, theirparticipation in physical activity declines. It'sbest to start when children are young andmake a commitment to physical activityevery day!

START YOUNGWith toddlers, encourage active play bothindoors and outdoors. Turn daily chores intoan activity adventure. Walking to the post box, pushing a wheelbarrow filled with weeds, andcarrying the groceries are tasks that encourageactivity as an integral part of daily living. When you model these healthy practices, your children will adopt the same habits.

As children age, provide activities withgreater challenge. Hiking in local natureareas can be a great start. Start with timedhikes, gradually increase the duration andadjust the intensity by changing terrain orspeed. Brisk walking will elevate the heartrate and provide a great cardio-respiratoryworkout. Older children can use step counters, which provide a tangible focus on mileage. No nature areas? Urban hiking in a cityenvironment provides the same benefits andexposes your child to the wonderful diversityof your hometown.

“TAKE TEN”Time is the main barrier to physical activity, and many families are challenged to achievethe 60 minutes of daily moderate physicalactivity recommended for children. Try toinfuse small doses of physical activity intoyour family's daily lifestyle. One approach isto "take ten" - 10 minutes for a brisk walk,10 crunches or push ups at a time, or 10minutes of skipping. All of these little physicalactivity "snacks" can accumulate throughoutthe day and become an hour of activity thatyour child enjoys and that is necessary forgood health.

Create opportunities for lifestyle activity.Take active holidays, and explore yourcommunity physical activity venues togetheras a family. For example, visit the localclimbing gym, inline skate or bike together -the possibilities are endless!

Svelte BodySvelte Body’s i-Lipomachine- “an intelligent alternative toLiposuction”....soundedintriguing so I had to try it.

When I broke my ankle I wentup from size 8-10 to a goodsize 12. Despite dieting andexercising after recovering,I still struggled to fit into myclothes. I had a bit of stubborn

fat that would just not budge. I loved my clothesand couldn’t afford to buy new ones so had toget back into them.

After just 6 treatments, I was well on my way.I now look better in my Body Con dress thanever before and don’t need my Suzanne &Trinny big pants!

The treatment is non-invasive, pain & hasslefree! Sessions last 50 minutes. The first 20 mins

are spent lying relaxed on a bed with the laser-pads placed on the target area – for me, mytummy. You don’t feel a thing. Then you spend30 minutes on the exercise bike to burn off thecontents of the fat cells that have just beenreleased from your chosen area. The therapistsare lovely and the time goes so fast when you’rehaving a good natter with someone whounderstands exactly how you feel. At the gym Istruggle to spend 10 minutes on one machine.

Normally, when I lose weight it comes off myface and chest but never my tummy. With thei-Lipo you choose what area of your body youwant to achieve the inch loss.

If the cost puts you off trying it, then just thinkhow much replacing your wardrobe would be.

I was very sceptical of things like this before, butthe proof is in the zip fastening and when thatzip goes up, it is the best feeling in the world!

1. Daily practice of around 15 minutes.Working little and often is more effectivethan having longer study sessions

2. Correct any mistakes as soon as possible.3. Aim for a target time to do your work soyou can answer questions not justaccurately, but quickly too.

4. Focus on your core skills to gainconfidence at higher levels.

5. For older children, let your child study bythemselves. Success in secondary schoolrequires good study skills and the abilityto work independently. 2011 sees the 250th

anniversary of the

Bridgewater Canal

opening in Salford,

having been completed

in 1761. It can be

argued that the canal

and Worsley Delph are

the birthplace of the

industrial revolution and

the engineering and

social innovations that

happened all around the

canal shaped the society

that we live in today.

Tickets for the performance are FREE, available on a first come first served basis in limited numbers and must be booked in advance from Salford Tourist Information Centre on 0161 848 8601

Bridgewater Canal1761-2011

The programme kicks off with a specially commissioned play, Hell and High Water by Mikron Theatre Company on Thursday 28 April, which takes us back to 1761 when three men had a vision and hundreds of others toiled to make it a reality. Over rivers, under rock, through “Hell and High Water”, they proved that determination can literally move mountains. There will be two opportunities to catch the show with performances at 2.00pm and 7.30pm. The show is suitable for children aged eight and over, so get out your picnic rugs and celebrate with the whole family. For more information on Mikron visit their website at www.mikron.org.uk

To mark this momentous occasion in Salford’s history, there is a number of exciting events taking place both on and off the water throughout 2011 to celebrate the anniversary. This is your chance to help mark your canal’s place in history as well as having a great family day out and supporting your local community.

Worsley Green:a birthplace of the Industrial Revolution

Worsley Green - a gentle sweep of grass, speckledin Spring by daffodils and crocuses, graced bymature trees and bounded by what appear to beancient Tudor houses.

It seems the epitome of an English village green, but Worsley Green actually stands as testimonyto probably the very first example of what todaywe call “Regeneration” and, without doubt, it is abrilliant success.

Who would believe that this site “Worsley Yard”,was once a hive of industry - a noisy heavingscene of frenetic activity, wreathed in coal blacksmoke and steam, inhabited by toiling workersof many skills, ruled by a clock that struck 13(signifying 1pm to ensure workers returned fromlunch on time)? But this was indeed the case, from the late 18th century, for almost 150 years.

As the Duke of Bridgewater’s new canal tookshape, and cheaply transported coal from hismines in the Delph provided the energy to fuelthe Industrial Revolution in Manchester, soWorsley Yard came into being. An initial stepmay have been to culvert Worsley Brook, whichpowered the former Mill which had producedflour since 1420. It still flows deep beneath theGreen and the canal - a surface sluice controlbeing a clue to its continuing presence.A Timber Yard was installed, wheelwrights andbasket makers plied their crafts, three huge drydocks were built for canal boat construction andmaintenance, a “Motor Mill” and warehouse, metalworkers and furnaces… This was probablyone of the first “industrial estates” in the world!

Presiding over all this activity was one of the firstsymbols of the dark days of industrialisation - atowering chimney, belching smoke.

Francis Egerton (1736-1803), 3rd Duke ofBridgewater, was well ahead of his time and, although well-commemorated in this area, getstoo little credit on the national stage. Hismonument stands on the Green to this day andfittingly it was the base of his factory chimney, transformed into a fountain, now sadly dry.

When all industrial activity ceased and the Yardwas cleared for the present housing in 1903, theDuke’s distant descendant the Earl of Ellesmere,as part of his “beautification” of the area, causedan inscription to be engraved in Latin on themonument. It reads (thanks to a translation byHenry Hart-Davies):A lofty column breathing smoke and fireDid I the builder’s glory once aspireWhose founder was that Duke who far and wideBridged water through Bridgewater’s countryside

Stranger! This spot where, where never once did ceaseGreat Vulcan’s year, would sleep in silent peaceBut beneath my very stones does mountThat water’s source, his honour’s spring and fount

Alas! That I who gazed o’er field and townShould to these base proportions dwindle downBut all’s not over, still enough remainsTo testify past glories, duties, pain.

Next time you walk the dog on the Green look atthe contours of the ground. Enigmatic dips… ahint of a terrace…could those grassy lines bewhere rail tracks once ran? For a real experienceof the magnitude of the industry that onceexisted, take a stroll behind the houses on theGreen (pictured above) to the dry docks, built bythe Duke. Not only do they still exist, they arethriving as a canal boat maintenance business tothis day - 250 years on!Written by John Kirwin
