The highest bidder to be the Purchaser (but the Auctioneers reserve the right of refusing any bid) and if any dispute arises at the last bid, the Lot to be put up again or the Auctioneers may name the purchaser.3. The Auctioneers to fix the rate of bidding.4. GENERAL INFORMATIONDIRECTIONS TO THE SALENew House Farm is situated approx. 16 miles east of Rugby and approx. 4 miles from junction 2 of the A14. When travelling east on the A14 leave at junction 2 and turn left onto Harborough Road and after 500 yards turn left signposted to Clipston. Continue for approx. 2 miles before turning left onto Clipston Road and then turn left after 1½ miles signposted FairFax’s View and New House Farm can be found on the left-hand side. ‘To The Sale’ signs will be erected on the morning of the sale. SALE ORDERThe sale will commence at 10.30am with the Workshop Tools, Agricultural Requisites and Building Materials continuing with the Livestock Equipment, Motor Vehicles, Trailers, Farm Machinery and Equipment, finishing with Tractors, Telehandlers and Excavator. VATVAT at the current standard rate is payable on each and every lot in addition to the hammer price, unless otherwise stated at the time of the auction.VAT ON EXPORTUnder regulations imposed by HM Customs & Excise, the auctioneers must account in a correct manner for VAT on export goods. Therefore customers must pay all the VAT on the purchase price of goods on sale day. SALE NOTES
The sale is on the instructions of Mr Gerald Towers, who is retiring from Farming. Gerald is the second generation to farm at New House Farm following on from William and Graham Towers. Gerald has combined farming with the construction and maintenance of Agricultural Buildings in the locality.
The all grass farm was used for grazing cattle, sheep and hay has been made. The Farm Buildings were adapted to accommodate 500 store cattle which were being fattened on the farm. In addition to these cattle there were 46 Continental X Suckler Cows. The final consignment of calves are being sold on Wednesday 9th September. 1. This sale is conducted under the conditions of sale prepared by The Livestock Auctioneers Association (October 2018), together with the following special conditions. Copies of which are available at the Auctioneers pay office. 2. The highest bidder to be the Purchaser (but the Auctioneers reserve the right of refusing any bid) and if any dispute arises at the last bid, the Lot to be put up again or the Auctioneers may name the purchaser.3. The Auctioneers to fix the rate of bidding.4. All prospective purchasers to make themselves known to the Auctioneers prior to the sale time, giving their full name, trading title, address and contact telephone numbers. 5. All prospective purchasers not known to the Auctioneers must provide a BANK REFERENCE prior to purchasing. No cash transactions over £10,000 sterling will be accepted. Payment may be made via a BANKERS DRAFT, CHEQUE WITH GUARANTEE CARD/BANK REFERENCE.6. All descriptions, either written or verbal, are for guidance purposes only. The Auctioneers or vendors will not be held responsible for the accuracy of any such description. All lots are sold with all faults and errors of description. Purchasers must satisfy themselves prior to sale of a Lot as to the condition of each Lot and should exercise and rely on their own judgement as to whether the Lot accords with its description.7. It is the purchasers' responsibility to ensure that all plant machinery or equipment complies with the Health & Safety at Work Act 1974 before such items are used at a place of work. 8. The Auctioneer, as agent for the vendor, reserves the right to bid up to the reserve price where set on any Lot.9. At the fall of the hammer payment is due in full and the PURCHASER will take full responsibility for the Lot. The Lot may not be removed from the sale premises before payment is made.10. No person will be allowed to remove any of the Lots without a pass for the removal of Lots.11. Failure, on behalf of the purchaser, to pay for any Lot(s) will result in a resale. Any deficit or costs incurred will be the responsibility of the original purchaser.12. The Auctioneers wish to draw to the attention of the purchaser that VAT at the current standard rate will be charged unless otherwise stated.13. The vendor and the Auctioneers as the vendor’s agent retain all titles in any Lot until all purchase monies have been paid in full. Outstanding monies will be charged at an interest of 4% above the Bank Base Lending Rate.14. In all cases of transfer, the original purchaser shall be responsible for payment of the purchase price.
