Condominium Unit Maintenance Tips from

Erwin Gepolane Chief Engineer

Our Chief Engineer Erwin Gepolane has been with us for 3 years now As the Chief Engineer he manages the over-all operations of our Engineering Department Erwin has tips up his sleeves on how to prevent common maintenance issues in your condominium units Herersquos a list of measures that you can do

Ensure your main water valve is tightly closed or turned off if you plan to leave your unit for a day or so

Close the water supply valve of your washing machine if not in use to protect the hose and its connector from pressure stress

The most common cause of water leaks come from the plumbing fittings like flexible hoses and angle valves Check these fittings regularly under your sink and beside the toilet Look for visible signs of deterioration (eg surface rust water and corrosion marks) Should you see such signs replace these fittings immediately to prevent costly water leak damages

Immediately seek assistance from your Engineering Team when you encounter a defective flush valve inside the toilet tank of your bathroom This is to prevent the sudden surge of your water consumption due to continuous water flow

The common cause of low water pressure from your faucet is a blocked aerator attached at the tip of your faucet spout Water mineral deposits accumulate on the aerator over time Regularly clean your aerator to prevent such blockages

An unoccupied unit usually encounters a problem of a dried out P-trap because of an unused floor drain This situation may cause unpleasant sewer odors on your unit You can address this issue by pouring half a liter of water on your floor drain occasionally to prevent such unpleasant odors to occur over time

The common reason of air-conditioning unit water drips is a clogged drain pipe due to an accumulation of dirt This can be addressed by regularly cleaning the air-conditioning unit and its drain pipe system

Always ensure that your main electrical panel has updated labels This will aid you to have a visual understanding on which circuit breaker switch to turn-onturn-off if a circuit trip occurs or during electrical repair circumstances

These helpful tips when applied and observed regularly will prevent untoward incidents inside your condominium unit Should you encounter maintenance problems that you cannot handle call your Engineering Team for assistance
