Dick has given much of his time to the Greater Tulsa Association of REALTORS ® (GTAR), the Oklahoma Association of REALTORS ® (OAR), and the community. In addition to being active in GTAR’s REALTORS ® Commercial Alliance (RCA) and its subcommittees for many years, Dick has been instrumental in developing an RCA at the state level while serving as an OAR Director. He also serves on the GTAR’s REALTOR ® Political Action Committee (RPAC). Dick has served on GTAR’s Commercial Information Exchange (CIE) Committee as a member and chair, and was instrumental in bringing several programs to the CIE, including Xceligent. In addition, two new GTAR Life Members specializing in commercial real estate were recognized: Doug Collins of Collins & Associates, Inc. and Ken Tooman of Grub & Ellis. GTAR Life Membership is given to an individual who is recognized by the Greater Tulsa Association of REALTORS ® Board of Directors as having given meritorious service to GTAR, to the real estate profession, and to the community. 2009 Commercial REALTOR® of the Year

Richard (Dick) Sudduth is the owner/broker of First Commercial Real Estate Services Corporation and multi-family specialist. Dick has given much of his time to the Greater Tulsa Association of REALTORS® (GTAR), the Oklahoma Association of REALTORS® (OAR), and the community.

In addition to being active in GTAR’s REALTORS® Commercial Alliance (RCA) and its subcommittees for many years, Dick has been instrumental in developing an RCA at the state level while serving as an OAR Director. He also serves on the GTAR’s REALTOR® Political Action Committee (RPAC).

Dick has served on GTAR’s Commercial Information Exchange (CIE) Committee as a member and chair, and was instrumental in bringing several programs to the CIE, including Xceligent.

He has given back to the community for many years by supporting the United Way and the Headmasters Council at Holland Hall, as well as holding civic and professional memberships in Sigma Delta Chi, Sigma Chi, the Tulsa Apartment Association, and the National Apartment Association.

Fraud, Deception, and Misleading Tactics

Identity theft is a serious and costly crime. People whose identities have been stolen can spend months or years cleaning up the mess thieves have made of their good name and credit record. In the meantime, victims may lose job opportunities, be refused loans, housing or cars, or even get arrested for crimes they didn’t commit.

How to Protect Yourself:

Don’t get caught by “phishing”Scam artists “phish” for victims’ information by posing as representatives of banks, stores or government agencies. This is done over the phone, through regular mail, and especially via e-mail. Don’t respond to a request to verify your account number or password. Don’t give out your personal information unless you made the contact. Legitimate companies will not request this kind of information in this way.

Check your bills and bank statementsOpen your credit card bills and bank statements right away. Check for any unauthorized charges or withdrawals and report them immediately. Call if bills don’t arrive on time. It may mean that someone has changed contact information to hide fraudulent charges.

Ask QuestionsAsk questions whenever you are asked for personal information that seems inappropriate. Ask how the information will be used and if it will be shared. Ask how it will be protected. Explain that you’re concerned about identity theft. If you’re not satisfied with the answers, consider going somewhere else.

Keep your identity from getting trashedInvest in a paper shredder and shred all papers with personal information before you throw them away. Shred unwanted credit card applications and “convenience checks” that come in the mail, credit card receipts with your account number, outdated financial papers and papers containing your clients’ personal information.

Click with cautionWhen shopping online, check out a Web site before entering your credit card number or other personal information. Read the privacy policy and look for opportunities to opt out of information sharing. (If there is no privacy policy posted, shop elsewhere!) Enter personal information only on secure Web pages with “https” in the address bar and a closed padlock symbol at the bottom of the browser window. These are signs that your information will be encrypted or scrambled, protecting it from hackers. If you don’t see these signs, order by telephone. Also, you should always use a credit card rather than a debit card to make online purchases.

2009 saw a rental scam which led prospective tenants to believe that NAR functioned as an intermediary to receive rental deposits from prospective tenants and, upon receipt of the deposit, to deliver the keys to the property to the tenant. It also saw a notice by OREC of scammers impersonating Real Estate Regulators. Fraud Update (http://www.ok.gov/OREC/documents/ARELLO_FraudArticle.pdf)

As homes are bought and sold, new owners are often bombarded with offers for services, that while legitimate, may be overpriced and redundant.

If you have not paid your 1st quarter NORES invoice, your NORES services (MLS, Key, CIE) have been suspended, and in addition to the $20 late fee, a $30 reinstatement fee has been added to your account. All fees must be paid in full before services are reinstated.

You can pay by credit card online at tulsarealtors.com; on the main Member Services page, click on the yellow View/Pay Bill bar, then click NORES–Accounts Receivables, and follow instructions to pay.

It was approved to provide a link to the OREC •commercial contracts for information purposes on the Contract/Forms page of tulsarealtors.com, but to not accept, endorse, or promulgate the November 2009 version of the OREC commercial contracts.

The rental rates for use of the GTAR Training Center •were reviewed and adjusted; it was approved to allow members to book meetings in the GTAR Training Center up to 12 months in advance, but not be allowed to have more than three meetings on the calendar at a time.

It was approved to rent the GTAR Training Center •for a half day or full day for non-GTAR sponsored seminars/CE classes, subject to availability.

Paperless CE Classes

In an effort to help keep the cost of regular GTAR CE classes at their current low price ($15 pre-registered or $20 day of class), the GTAR Board of Directors approved providing a link to class materials in lieu of providing printed copies. The transition

deadline is set for July 1, 2010.

Super PhonesFor the past three months I have been telling agents to wait until after the first of the year if they are in need of a new Smartphone; well it’s the first of the year, and things are starting to become clear. The industry wants us to start using a new phrase to define the new breed of Smartphones; they want us to call them “Super Phones.” I am not sure if that will stick, but until I finish this article that is what I will call them.

After visiting all of my favorite geek sites that cover Smartphones this is what I have put together. There are four phones that fall into the Super Phone category: the iPhone 3G, Palm Pre, Nexus One, and the Droid. If the current phone that you have does not make the list, remember this is just a research article based on reading geek sites and NOT the opinion of the writer.

So which one of these is best? None of them are best for everyone; only you can decide which one provides you with the tools that you need. If you are a true Smartphone user, and you are taking advantage of 50% to 75% of the phone’s features, there is no other electronic device that affects your life more than your phone. Forget about the price. Look at how this device can improve your life, increase your productivity, keep you organized, and for many, provide a source of relaxation with music, games, web surfing, and reading.

For many of you the first question is, will it open my lockboxes? Currently no; heard rumors, but nothing at this time. Your next question might be; will my contact management system work on the new phones? For those of you using Outlook, you will be fine; if you are using something else it could be problem. There is a great new program coming out for Customer Relationship Management that will work with Outlook, and all web enabled phones, but I am not able to talk about it just yet.

Okay, let’s get into the phones starting with the iPhone. If you have AT&T, and live in one of their great 3G areas, it wins! Being able to talk, surf the web, and get emails while having a conversation, it makes this phone the best tool out there. Having 127,600 applications does not really impress me because we normally only use 5 or 10 to run our business and life. I do not see the iPhone on any other networks in the near future. Is it worth switching from your carrier? No.

The Palm Pre and Pixi: Currently with Sprint, but announced yesterday that they will be coming to Verizon on January 25th. AT&T has said, according to the geek sites, that they will be offering two Palm products shortly; however wonder which two? Both are nice devices—love the keyboard. The biggest feature it has that the iPhone does not have is the multitasking, which means having many apps open at the same time. They are the smallest in size of the Super Phones, if that is important to you.

The Droid, which operates on Verizon’s network, is probably not happy today. Best features are the keyboard; it lacks multi touch screen, therefore it is not the best tool to show people a picture or information from a website. Multitasking on the Droid does work, which also gives it a thumbs up. Of the four Super phones, the Droid has the best screen! Now, why they are not happy today is how Google has thrown the Droid under the bus. The new Google phone has a 2.1 operating system, making some needed changes to the software that the Droid has because it’s running the 2.0 system. Gee, a phone released a mere two months ago already outdated?

The Nexus One (Google Phone), seen as the “iPhone killer”—the jury is still out on that statement. I have not had one in my hands; however, based on people in the business that I trust, “they like it.” Now that statement alone speaks volumes—big difference between like and love? The Nexus phone does multitask, which in case you haven’t figured out, I think is on the very top of the list of features. It is more customizable than other Super Phones, but I am not sure that the average user cares. I could fill pages of benefits and features for all these phones, but this one might have a slight edge. Currently Nexus One is only on the T-Mobile network, and expected to be available on Verizon network in the spring. You can purchase an unlocked unit and work on AT&T because of the sim card.

So here we go again with the same question I get thousands of times all over North America: What is the best phone? There isn’t one! In closing, don’t let your lockboxes or contact management program make you buy a dumber phone. Buy a phone that helps you in your business and personal life the most. If you feel the most important feature on your phone is opening lockboxes and operating an outdated contact management system, then go on eBay where you may purchase a brand new Palm Treos that work with all carriers.

Depending on the type of class being cancelled, the class will either be rescheduled for a future date or a full refund will be issued. In addition, for those of you who live outside the Tulsa area, if schools in your area are closed the day of class or you are uncomfortable making the drive, you can still receive a refund, but you MUST call or email us that day (day of the class).
