4784 N. Thompson (5.87 +/- AC) Springdale, ARC-5—Thoroughfare commercial district
The C-5 thoroughfare commercial district is established in order to provide adequate locations for retail uses
which serve the needs of the motoring public and are characterized by a high level of vehicular ingress and
egress. Among these uses are transient sleeping accommodations and eating and drinking establishments;
certain limited industrial uses which are compatible with one another and do not produce objectionable
environmental influences in their operation and appearance as well as storage and transfer of goods. Such uses
are not generally compatible with pedestrian-oriented commercial districts and shopping centers since they tend
to obstruct and interfere with pedestrian movement. Appropriate locations for this district are along heavily
traveled major traffic arterials.

WHY
FAYETTEVILLE
WHY SPRINGDALE, ARKANSAS
Lindsey & Associates, Inc.Commercial Division
Springdale is the fourth-largest city in Arkansas,
United States. It is located in both Washington and
Benton counties in Northwest Arkansas. Located on
the Springfield Plateau deep in the Ozark Mountains,
Springdale has long been an important industrial city
for the region. In addition to several trucking
companies, the city is home to the world
headquarters of Tyson Foods, the world's largest
meat producing company. Originally named Shiloh,
the city changed its name to Springdale when
applying
Springdale has been experiencing a population boom in recent
years, as indicated by a 133% growth in population between the
1990 and 2010 censuses.[4] During this period of rapid growth, the
city has seen a new Shiloh Museum of Ozark History, the
establishment of a Springdale campus of Northwest Arkansas
Community College and the Northwest Arkansas Naturals minor
league baseball team move into Arvest Ballpark. Tyson remains the
city's top employer, and is visible throughout the city. Many public
features bear the Tyson name, including the Randal Tyson
Recreational Complex, Don Tyson Parkway, Helen Tyson Middle
School, John Tyson Elementary and Don Tyson School of
Innovation. Governor Mike Beebe signed an act into law
recognizing Springdale as "The Poultry Capital Of The World" in 2013
https://en.wikipedia.org/wiki/Springdale,_Arkansas
Springdale has a robust poultry processing industry, including large hatcheries and/or processing plants owned
and operated by Tyson Foods, Cargill, and George's throughout the city. Since Tyson Foods and George's are
based in the city, a host of administrative/executive/support staff is also employed in Springdale to support these
large operations. Springdale also has a variety of industrial/manufacturing employers present in the city, including
Apex Tool Group, Ball Corporation, Brunner & Lay, Dayco Products, and Pratt & Whitney. This strong industrial
sector differentiates the city among the four large principal cities of Northwest Arkansas. Technology is a growing
sector in the city; The 34 acres (14 ha) Springdale Technology Park at the intersection of Huntsville and Monitor
Roads is home to NanoMech, Arkansas's first nanomanufacturer. The Tyson Foods Discovery Center and Tyson
Data Center (under construction), both located on the Tyson HQ Main Campus, integrate poultry science and
technology; this is a symbiosis reflective of Springdale's economic past and future.[22
WHY SPRINGDALE, ARKANSAS
https://en.wikipedia.org/wiki/Springdale,_Arkansas
A solid, growing economy. That is one of the many assets of
Northwest Arkansas, which doubled in population from 1990 to 2010
and continues to grow in 2017. Major NWA cities are Bentonville
(headquarters to Walmart), Eureka Springs, Harrison, Rogers, Springdale
and Fayetteville, which is home to the University of Arkansas
(pictured here). The nine counties of NWA are Baxter, Benton, Boone,
Carroll, Madison, Marion, Newton, Searcy and Washington,
and here is some background on the region’s assets:
Large and In Charge
The strong economy of Northwest Arkansas is highlighted by three Fortune 500 companies: J.B. Hunt
Transport Services in Lowell, Tyson Foods in Springdale (dubbed “Chicken Capital of the World”), and the
Walmart headquarters in Bentonville. A few other private companies enjoying success in the region include
Daisy Outdoor Products, known for its air rifles and headquartered in Rogers; handgun manufacturing
companies Nighthawk Custom and Wilson Combat, both headquartered in Berryville; and George’s Inc.
(poultry processing) in Springdale.

Now That’s Entertainment
Finding cultural entertainment venues in Northwest Arkansas is easy to do. Options include attending concerts or
plays at Walton Arts Center in Fayetteville or visiting the Crystal Bridges Museum of American Art in Bentonville to
view some of America’s finest works of art as collected by Alice Walton, Sam Walton’s daughter. Also in the region
is Theatre Squared that serves as the regional professional theater of Northwest Arkansas, while tens of thousands
of tourists visit the city of Eureka Springs each year for its Victorian resort restaurants, stores and festivals.
Ah, Fresh Air
More than 4 million people visit Northwest Arkansas each year, largely because of the Ozark Mountains and
outdoor recreation opportunities. Four state parks are in the region, and the most popular water destination is
Beaver Lake with 487 miles of natural shoreline. In addition, the city of Mountain Home in Baxter County is
bordered by Bull Shoals Lake and Norfork Lake, while Benton County has two national protected areas that are
open to the public.
WHY NORTHWEST ARKANSAS

Worth the Trip
Good transportation infrastructure is in place throughout Northwest
Arkansas, led by Interstate 49/540 that is undergoing much expansion
these days to keep up with the region’s continued growth. I-49 links the
University of Arkansas with Fort Smith and I-40 to the south, and other
main highways serving the NWA area include U.S. highways 62, 65, 71,
71B and 412.
Also convenient to residents and visitors is Northwest Arkansas Regional
Airport, which provides nonstop flights to 13 U.S. cities. Meanwhile, two
public transit agencies also serve the area: Ozark Regional Transit and
Razorback Transit.
Go, Razorbacks, Go
One of the cornerstone institutions in Northwest Arkansas is the University of Arkansas, located in Fayetteville
and deep within the Ozark Mountains. The state’s largest university has a vibrant arts and music scene, and
one of the popular nighttime destinations for students is the Dickson Street bar and restaurant district. U of
A’s Razorbacks sports teams compete in the highly regarded Southeastern Conference, and the university’s
academic sector is known for top-notch agriculture, architecture, business, law and technology curriculums.
