SITE PLAN REVIEW.

When a conditional use is proposed in a C-5 district a site plan review shall be required. See article 2, section 13

of this chapter for the procedure and requirements of a site plan review.

HEIGHT REGULATIONS.

There shall be no maximum height limits in C-5 district; provided, however, that any building which exceeds the

height of twenty (20) feet shall be set back from any boundary line of any residential district a distance of one

(1) foot for each foot of height in excess of twenty (20) feet.

AREA REGULATIONS.

There shall be a minimum lot area of fourteen thousand (14,000) square feet. In addition, there shall be a lot

width of not less than one hundred (100) feet.

Springdale is the fourth-largest city in Arkansas,

United States. It is located in both Washington and

Benton counties in Northwest Arkansas. Located on

the Springfield Plateau deep in the Ozark Mountains,

Springdale has long been an important industrial city

for the region. In addition to several trucking

companies, the city is home to the world

headquarters of Tyson Foods, the world's largest

meat producing company. Originally named Shiloh,

the city changed its name to Springdale when

league baseball team move into Arvest Ballpark. Tyson remains the

features bear the Tyson name, including the Randal Tyson

School, John Tyson Elementary and Don Tyson School of

Innovation. Governor Mike Beebe signed an act into law

Springdale has a robust poultry processing industry, including large hatcheries and/or processing plants owned

and operated by Tyson Foods, Cargill, and George's throughout the city. Since Tyson Foods and George's are

based in the city, a host of administrative/executive/support staff is also employed in Springdale to support these

large operations. Springdale also has a variety of industrial/manufacturing employers present in the city, including

Apex Tool Group, Ball Corporation, Brunner & Lay, Dayco Products, and Pratt & Whitney. This strong industrial

sector differentiates the city among the four large principal cities of Northwest Arkansas. Technology is a growing

sector in the city; The 34 acres (14 ha) Springdale Technology Park at the intersection of Huntsville and Monitor

Roads is home to NanoMech, Arkansas's first nanomanufacturer. The Tyson Foods Discovery Center and Tyson

Data Center (under construction), both located on the Tyson HQ Main Campus, integrate poultry science and

technology; this is a symbiosis reflective of Springdale's economic past and future.[22

Now That’s Entertainment

Finding cultural entertainment venues in Northwest Arkansas is easy to do. Options include attending concerts or

plays at Walton Arts Center in Fayetteville or visiting the Crystal Bridges Museum of American Art in Bentonville to

view some of America’s finest works of art as collected by Alice Walton, Sam Walton’s daughter. Also in the region

is Theatre Squared that serves as the regional professional theater of Northwest Arkansas, while tens of thousands

of tourists visit the city of Eureka Springs each year for its Victorian resort restaurants, stores and festivals.

Ah, Fresh Air

More than 4 million people visit Northwest Arkansas each year, largely because of the Ozark Mountains and

outdoor recreation opportunities. Four state parks are in the region, and the most popular water destination is

Beaver Lake with 487 miles of natural shoreline. In addition, the city of Mountain Home in Baxter County is

bordered by Bull Shoals Lake and Norfork Lake, while Benton County has two national protected areas that are

Worth the Trip

Good transportation infrastructure is in place throughout Northwest

Arkansas, led by Interstate 49/540 that is undergoing much expansion

these days to keep up with the region’s continued growth. I-49 links the

University of Arkansas with Fort Smith and I-40 to the south, and other

main highways serving the NWA area include U.S. highways 62, 65, 71,

71B and 412.

Also convenient to residents and visitors is Northwest Arkansas Regional

Airport, which provides nonstop flights to 13 U.S. cities. Meanwhile, two

public transit agencies also serve the area: Ozark Regional Transit and

Razorback Transit.

One of the cornerstone institutions in Northwest Arkansas is the University of Arkansas, located in Fayetteville
