WEBSITE: www.blueprint-robotics.com
Blueprint Robotics has a 200,000 square foot factory in Baltimore and offers one of the most comprehensive panelized products on the market. First, they provide BIM drawings. The state approves, and Blueprint gets all third-party approvals. They guarantee a price and a delivery date and take eight to 10 subcontractors into one. They then build prefabricated walls, roofs and floors to a builder’s specifications, including preferred level of energy performance, in their fully automated factory. The builder provides the finishing touches after Blueprint installs a custom-built closed wall frame right onto the foundation – including windows, doors, mechanical rough-ins, insulation, exterior sheathing and interior drywall.
Blueprint offers total cost and cycle time reduction among their many benefits. They currently produce 2,100 ft2 per day with the goal of 3,000 ft2 in 2018. On-site, a crew of seven can install 580 ft2 per day. With a 20-unit townhome project, for instance, they can take 4 months out of the process. Cost savings achieved by the customer is on the project total, not the shell alone.

Beijing-based People's Architecture Office (PAO) / People's Industrial Design Office (PIDO) was founded
by He Zhe, James Shen and Zang Feng in 2010, and consists of a multi-disciplinary team of architects,
engineers, product designers and urbanists. With the belief that design is for the masses the studio
focuses on social impact through design. PAO is the first architecture practice in Asia certified as a B-
Corporation, which promotes socially conscious corporate culture and serves as a model for social
entrepreneurship. PAO’s projects engage in a wide variety of building typologies and are not limited by
form or scale, but instead focus on human interaction and the enhancement of people’s daily lives.
The office is located in an historic courtyard house in the center of Beijing and functions as a laboratory
for observation, testing, and building.
PAO has a propriety prefab system and creates “plug-in” modules for existing structures as well as entire
buildings. One project, the People’s Station in Yantai, China, is an elaborate, experimental structure.
Enormous triangular clerestory windows bring ample light into the space, which contains a large events

Daiwa House has been prefabricating homes since the “Midget House” in 1959. Since then, it has built
over 600,000 detached homes across Japan. It is Japan’s largest homebuilder and maker of prefabricated
houses as well as shopping centers, health clubs and other commercial buildings.
Daiwa House recently partnered with local builders in Malaysia. In 2017, the company created “For
Nature,” its single-family house environmental brand; started PREMIUM GranWood, its highest grade
custom-built wooden residences project; and acquired Stanley-Martin Communities.
Its xevo series employs new construction methods such as energy-absorbing load-bearing walls capable
of maintaining their initial performance levels even in the event of repeated massive earthquakes.
GranWood homes are wood-framed with construction costs starting at 300,000 Yen / m2 ($255 / ft2), not
including land. With options and finishes, construction costs can exceed 600,000 Yen / m2. The average
house will cost at least 50 million Yen (~$460,000) to build, and Daiwa is expecting to build 50 in their first
year of sales.
Officials from Daiwa House say they’re interested in understanding the U.S. market before making the
significant capital investments a factory would require.

As the housing company of the Panasonic Group, PanaHome Corporation is committed to providing
quality that lasts. Since 1963, they have built more than 500,000 homes in Japan alone.
PanaHome's key business strategy is to promote its Japan-originated method of construction called “wall
pre-cast concrete” (W-PC). By building temporary factories on the project development site and using W-
PC construction methods, PanaHome enables builders to shave as much as three months off of cycle
time, depending on the size of the property. The building’s exterior components such as flooring slabs,
walls and roofs are fabricated by pouring concrete into steel molds, then assembled using a crane.
PanaHome also offers mid-range three-story houses, the most popular type of multistory house in Japan,
which feature a light stainless steel frame and earthquake resistant construction.
ENERGY + IAQ
PanaHome offers zero energy homes to first-time and affluent buyers. They also focus on indoor and
outdoor air quality. KIRATECH exterior wall tiles employ photocatalysts to break down NOx and clean air.
Their homes achieve GREENGUARD certification with low VOC levels, and they provide a HEPA filter
equipped ventilation system that traps PM2.5 airborne particulates outside.

COMPANY PROFILE
In 1972, Sekisui Chemical Company, a leading plastics manufacturer, established Sekisui House to
create new markets for plastic products in its panel-based system and Sekisui Heim (steel-frame
prefabricated modular) to compete in the market for modular housing. Sekisui House is one of the largest
manufacturers of prefabricated housing in Japan, supplying over 60,000 houses and flats annually.
To create Sekisui Heim, high-tech machine tools are combined with the techniques of skilled workers.
Optimally exploiting both sides means high performance houses are produced.
It takes only 60 days from the demolition of old buildings and land consolidation to the delivery of a new
house. Heim's units, furnished with household facilities subject to complete factory quality control, can be

Founded in 1976, Berkeley is London’s largest homebuilder, building 4,000 homes a year.
The company has committed 20 percent of its output to factory-built homes and plans a bigger amount in
the future via its own modular housing factory. In February 2018, it was reported that Berkeley is set to
build a modular homes factory in Kent, England. The factory will be “capable of producing 1,000 modules
for homes a year including plumbing, electrics, internal finishing, flooring and fittings.” It will start small
with 16 prefabs in southeast London but has another 50 in the pipeline.
For now, Berkeley partners for off-site construction. The structural frame, walls and parts are made and
assembled in a factory and then transported as “pods,” or modular units. They can have a brick skin or
another type of cladding plus cosmetic architectural details added on-site. The whole process is quicker
and cheaper than onsite building since it is less prone to weather delays and skill shortages. Berkeley
said that in Kidbrooke, one recent development, the £800,000 ($1 million) Urban Houses are about
£400,000 cheaper than similar-size houses in a nearby neighborhood.

Citu plans to prefabricate hundreds of homes a year, focusing on zero emissions waste from transporting

Citu home, further reducing transport-related emissions and supporting local businesses.
The highly insulated homes are built with energy efficient timber frame developed by the company. This
saves almost one ton of CO2 per cubic meter of material used versus traditional building materials. It also
has the best thermal insulation properties of any building material, and Citu has designed it to be ten
times more air-tight than required by UK building regulations.
In its latest project, the company is developing 153 Passiv Haus homes in Little Kelham, Sheffield,

Legal & General is a multinational financial services company that began in London in 1836. Over the
years it has diversified by partnering with and acquiring other companies. In February 2016, L&G
announced that it would open the largest home-building factory in Europe. Its new division, Legal &
General Homes, signed a long-term lease with warehouse owner Logicor on a 550,000 square foot
warehouse outside of Leeds.
The new factory has the capacity to build 3,000 houses or 4,500 flats a year. Recent reports say the
company will deliver and install the first homes on site before the end of June 2018. L&G secured a large
site in Berkshire with planning consent for 1,500 homes, but the company is still keeping confidential the
locations of the first homes from its modular factory.
Homes will be built using Cross Laminated Timber (CLT) panels, with sustainably sourced wood. Homes

Low Carbon Construction is a developer-constructor focused on building modular affordable homes to the
highest standards using Structurally Insulated Panels (SIPs).
Homes are constructed in a modular form, within a temperature-controlled Offsite/Onsite™ factory, which
is located on the development site where homes will be built. The factories are demountable and
reusable. The construction method is known as the SIP Volumetric build system and it is not only unique,
but one of the most sustainable and environmentally-friendly methods of construction in the world. The
Hemsec SIPs can be used for floors, internal and external walls (loadbearing and non-loadbearing). LCC
can create flat or pitched roofs. SIPs create an open roof void in pitched roofs so there is no need for
trusses.
The company can deliver five homes per week on each site. A freehold three-bedroom, two-bathroom, 90-
square meter semi-detached house costs £179,995.00 or rents for £695.00 per month. The company
announces prices each January. LCC has a target of building 10,000 affordable homes a year.
