The purpose of the investigation was to assess the integrity of the building’s existing roof and the heating and ventilation system. The roof needs some basic maintenance but appears to have another 5 years of useful life. Recommended maintenance includes removing any loose debris that has collected on the roof, lowering the scuppers on flat roof for better roof drainage and adding tin shingles to the shake roof to replace those that are missing. There isn’t any water damage inside the building and the roof is fully functional. The cost for the basic roof maintenance is $4,965.00 The Wood Shed currently has one working 5-ton gas pack unit that is serviceable but needs basic maintenance. There are two other HVAC units that are not operational. Our recommendation is to service the one working AC unit and to install two replacement 5- ton AC units in place of the non-operational units. HVAC system updating will cost $26,724. If replacement of the 3 rd RTU is required the cost will be an additional $9,000 The Wood Shed Shelter is in good condition and Colas does not believe that major repairs will be required for a minimum of 5 years. 1. Remove all loose debris from steep and flat roof system to keep drains from clogging. This will be accomplished by brooming the entire roof structure (Except shake roof) and removing debris off site. $1,174.00 Add moss and algae treatment to entire roof.

2. Cut down and lower the scuppers on the flat roof to help with the flow of water and not have water back up as much. $1,850.00

3. Add metal tin shingles to shake roof to plug up holes that are present

now. Add asphalt shingles to areas where shingles are missing $1,941.00

4. My recommendation is replacement but if your budget isn’t there yet then we are here to help you get by the best we can with regular maintenance and repairs to see if you can get a few more years out of the roof. Call us when you do have specific leaks and we can address them as they appear to keep your costs down.

5. There IS NO WARRANTY WITH MAINTENANCE REPAIRS but we are here to help anytime you call. Our rates are $85.00 per man, per hour, plus materials. Trip charge is .55 cents per mile from our shop port to port.

6. AN ENTIRE NEW ROOF SYSTEM WITH TEAR OFF, SINGLE

PLY MEMBRANE WITH ALL NEW CAP AND WALL METAL for flat roofs and new plywood on shake portion and new asphalt shingles where roof is pitched WOULD BE ROUGHLY IN THE $80,000 RANGE WITH A LIFETIME WARRANTY to give you a budget number for future reference.
