portion of floor has been designed for

specific drainage purposes, concrete

floors in rooms designed for habitability

shall have no pits, depressions, or areas

of unevenness exceeding 3/8 inch in 32

inches.

BUILDER’S RESPONSIBILITY: The

builder will correct or repair the floor to

meet the standard.

DISCUSSION: It is not unusual for a

basement floor to gently slope toward

a drain. This is intended to discourage

water from settling on the slab. Other

areas of unevenness not intended to

encourage drainage can be corrected

by leveling out the floor with latex or

equivalent filler, or grind as necessary.

When a basement slab is particularly

large, areas of unevenness are impossible

to avoid and should be expected.

Concrete repairs will not exactly match

existing concrete.

Q. We had a deck built last year using composite material for the decking and railing. It was late in the fall and we noticed several scratches and scuffs on the railing and post sleeves. When we contacted the crew that built it they said there wasn’t anything that they did wrong or could do about it. Now I’m asking you: Is there any way that this can be cleaned up? Jill

materials for decks does easily show scratches and scuffs on the surface.

Special care needs to be taken whenever working with these products. The really tough ones are railing that is

white and most of our customers expect near perfect results when they spend real money on a home improvement such as a deck and rails.

Handling becomes critical to maintain good finish and prevent scratching or scuffing. We sometimes us cloth wrapping on our saw horses to avoid unnecessary scratching. We cannot drag material across anything or drop material because that will leave scratches.

You now have to treat exterior decking material as if it were interior trim. It must be treated like any other prefinished material, with care.

A trick that we have found when trying to clean up plastic or composite material is to basically buff it out. Like a car body finish, you can use rubbing compound and a little elbow grease.

The items we found to be the most vulnerable are the post sleeves; they are often scratched when trying to get a close fit when installing the rail system. These

sleeves are impossible to replace without removing the complete rail system. In these cases polishing is the only way to improve the finished look.

Q. We bought an older home several years ago and have been very happy overall. The problem is in the center of the living and dining rooms the floors sag in the middle. Is this something I should be concerned about? I don’t see any additional sagging. The basement floor is concrete so can I put an additional post in without a footing? — Lee of DeKalb County

A. Unfortunately, older houses can often have failure in the framing joists used in both floor and ceiling spans. Most of the time it is because of under estimating the load requirements for the spans that were used. We see it in even roof rafters sometimes spaced

and leveled but it is not easy and you have to be careful to not cause additional damage from the lifting.

Typically you will need to add a girder or beam to span several floor joists that are being lifted with a couple of posts for support. The additional point load at the posts would be of consideration.

Typically the floor would be 4-5” thick concrete but I have seen more and I have seen less.

One thought would be to cut the floor and dig a 12” or so footing, especially if you want to preserve the flush floor.

If the basement is unfinished, the floor is not a critical concern. You could pour a small 18”x18” pad to expand the footprint of where the added post location is and will sit.

Most of the time we use a steel screw jack type so the raising process can be accomplished over several days to allow settling between the days in an attempt to minimize interior finish damage.

Be careful — sometimes jacking can cause nailed joints to separate such as where porches or roofs attach two-story walls.

Q. We have been getting a leak around the chimney down in the basement. After it rains I will find a wet area around the chimney but see no signs of it in the upper two floors. I have been up on the roof and I don’t see where it could possibly be coming in from the roofing or flashing. We had our roof replaced about eight years ago and we called them and they assured us that it was not coming from

the roof. Where else could the leak be coming from? Vince of near Angola

A. There could be a couple of possible leak locations. Depending on the masonry of the chimney, the exterior finish of the chimney could tell us a lot.

If it is masonry brick or stone, water seepages could accrue when the mortar joints begin to fail; this can cause voids that could be a channel for water. Water could come into the chimney and then leak into the basement when it reaches the concrete floor.

Another possible point of concern would be the chimney cap. If it is a poured mortar or concrete cap and there are any cracks in the top, a leak would be a possibility.

I have seen certain weather conditions blow water into the chimney flue that would then run down the interior of the chimney and show up on the basement floor.

One tip is to not neglect your chimney. Often homeowners will maintain their roofs and ignore their chimneys. I have seen chimneys above the roof left to deteriorate to the point of literally falling apart.

Masonry chimneys are not cheap to fix.

Q. Jeff, a few months ago, my wife and I discovered low water pressure at the kitchen sink on the hot water side of the faucet. We could hear the running of water. We turned off the main house water valve and the sound went away; then we turned back on each individual faucet in the house and finally again the kitchen sink where we found the noise is coming from. Is there any way to know for sure and how do we fix it? Laurie

plumbing piping is supposed to last as long as the house and never have a problem, right?

No, several times in my 30-plus years of working on houses we have found a failure with the under slab plumbing lines. Typically they are copper water lines because this is a common construc-tion practice for slab style foundations and there were hundreds of thousands of houses built this way across the country.

As the copper water line deteriorates, the wall of the pipe becomes thin and can easily cause a leak. I bet many leaks of this type go unnoticed for years especially if they are small.

Another problem is that during this construction era welded wire mesh was commonly used to help strengthen the concrete floor slab. If the copper pipe is at all in contact with the steel wire mesh this will quickly deteriorate the wall of a copper pipe.

If it is a hot water line I have been able to detect the location by the concrete slab being warm in that area.

Once the leak is located, the slab can be broken up in that area and the gravel fill removed. When the copper line is exposed, the leaking pipe can be fixed.

Several years ago we had a leak that we just couldn’t find. We ran a new water line through the wall around to the sink location and abandoned the under slab water line.
