FAIRGREEN HOMES ASSOCIATION MAY 202 0 SATELLITE DISHES WIRE TV ANTENNAS Please check your home for any Satellite dishes or TV antennas that are mounted on your roof shingles. These will need to be repositioned by your satellite company prior to your roof being torn off. If the roofer has to do it, they will not be remounted and you will be without internet and/or tv until you contact your service provider & schedule it to be remounted. No roof mounted dishes or antennas are allowed. ROOFING PROJECT UPDATE Happy May! We hope this finds you well, healthy and safe. We would like to take this opportunity to share some information regarding our community wide complete re-roofing project. We have a lot of exciting news to share with you. In July 2019 we hired Amir at Amarr Studios to be our Project Manager. On May 1, 2020 we got approved for a loan with Popular Association Banking. We will start with a line of credit at 3.25% for 12 months requiring interest only payments. The outstanding principle balance will become a 10 year loan at 3.50% fixed rate. We are very excited about this. This rate is unheard of. We are ready to start the project once we can get asbestos testing done. Right now the labs are not doing any testing for this type of project but we hope that we will be able to proceed very soon. Our permits are already in process. We are trying to re-schedule a Townhall meeting so that you can ask questions and we can share more information with you. Hopefully we will know soon when that can happen. Check your mailbox, your statement and the website for more information coming soon. The roofer we have selected is Roofing Standards. We are currently finalizing the contract with them pending attorney approval. Included in the scope of work will tear-off of both layers of shingles down to the rafters and installation of plywood & underlayment, all new flashing will be installed, existing vent pipes will be painted, starter boards will be replaced as needed & ventilation will be installed (see page 2 for vent information). Please check your mail in the coming days for information from Amarr Studios regarding this project. There will be some sort of Townhall set up by him whether it be live at the Basketball courts so that we can achieve Social Distancing or it may be via Zoom. Things are changing daily as you are well aware and we are doing our best to keep the ball rolling and to be sure that we keep you informed. Based on our scope of work we anticipate the warranty on our new roofs to be 50 years. The total anticipated cost of this project will be about 2.7 million dollars.

NEW VENTILATION Attic ventilation is an important part  of your home’s design & construction.   In the summer attic ventilation can help prevent heat buildup, which will help make your living areas cooler & more comfortable, help reduce air conditioning costs and help prevent pre‐mature roof shingle deterioration.  In the winter attic ventilation can help prevent moisture buildup, which will help prevent wood rot, mold, mildew & poor indoor air quality.  

As an enhancement to our roofing project  we have chosen to add new ventilation to all homes.  These vents will mount on  each roof. All existing miscellaneous vents currently on homes will be removed by the roofing contractor & new ones installed so that all venting is consistent throughout the community.   The new vents will be installed at the same time the new shingles are being installed.  The vent that we have chosen is the Masterflow‐144 Galvanized Steel Static Dome Vent in Black.    

These are a great little vent.  Requires  no electricity or solar to operate.  They are maintenance free & are an improvement over what we currently have.  They allow airflow to escape on all sides.  They do not rely on wind to turn (in fact they do not turn at all; they are static).  They are screened so that rodents will not be able to gain entry to your attic through them.  Each vent covers about 144 square inches of Net Free Area.   

A WORD FROM THE BOARD Re-roofing the entire community is going to be approximately a 9 –12 month process. Please be patient, courteous, and help us get this VERY much needed project done. We can use everyone’s help and support. It will be noisy. It will be messy. It will be irritating. Parking will be difficult when they are working on your street. Garages will be a mess from the tear off. You might consider clearing out things from the garage or covering things to help with the debris cleanup. We will do our best to keep things running as smooth as possible, on budget and on time.

FAIRGREEN ROOFING After nearly a year of technical research and negotiations and looking at a ton of different shingles in all types of lighting, weather and time exposure, we have finally selected our new roofing shingles for all Fairgreen Homes. The winner is a shingle made by the manufacturer Owens Corning. The line is TruDefinition Duration MAX. The color of the shingle is called Granite. We feel that this shingle will enhance our homes tremendously. The Duration MAX is a very good quality shingle and is thicker than what we currently have on our homes. The Granite color is a nice blend of colors, not too light & not too dark and will add some texture in the appearance of our roofing. We have chosen the Owens Corning DecoRidge in Onyx Black for the ridge caps. This will enhance all of the different lines on each home and break up the look of one solid mass of the same color on the roofs by outlining the hips and ridges. We will have a mock up sample on display soon so that everyone can touch, feel and see the samples. We are very excited about this selection.
