Newsletter July August 2015 Dear Residents Following the AGM on 25 th May the Owner’s Corporation held its’ first Committee Meeting on 15 th July 2015. A number of issues were raised and discussed which the Committee now wish to share with all residents, namely… Committee of Management We’re all volunteers interested in promoting a great Metropolis environment. Owners may access the COM meeting minutes at www.theknight.com.au If you don’t have a registered log in you can register for one. Feedback The Committee welcomes any feedback or suggestions that may benefit the Metropolis community. If you have any feedback or questions address them to the Secretary: Tony Overell at The Knight. [email protected] Hard copy letters can be deposited in the Owners Corporation box in the Metropolis mailroom addressed to The Secretary. Recreation The pool has a new water heater, which will maintain a constant comfortable water temperature. Also a new exercise bike and multi-station strength equipment have been installed. The bike has an intuitive touch screen and inputs for your devices and we hope to have an instruction sheet to place adjacent to the weight machine soon. Life Saving Equipment A defibrillator has been placed in the corridor ground floor opposite the Building Managers office for residents use. Residents should familiarise themselves with this equipment and its location. However the first response to any emergency should be to ring 000. Apartment Renovations and access for trades and builders attending your property For information on required approvals, lift use and access; enquire with the building manager Keith Heaton. Any works affecting the acoustics or building services requires consent of the COM. Tony Overell will advise on the process enabling fast approvals. Also refer to Section 30 of the Owner’s Corporation Rules.

Safety Issues

Regarding building works for OH&S compliance. No Trades Person, Contractor or Removalists may start any works prior to signing the contractors register in the Building Managers Office.

Carpark

Please observe the 10 km speed limit and report any tailgating through the security gates to Keith Heaton or concierge on duty.

Rubbish Disposal

Its dangerous to dispose of heavy objects and glass down the chutes. Observe the instructions posted in each rubbish room on disposal of items for the safety of personnel servicing the ground floor rubbish room.

Upcoming Fire Drill Evacuation

Thankfully we live in a modern building with a high standard of fire prevention technology. However all residents, their pets and guests in residence are to participate in the upcoming Fire Drill exercise which will be implemented shortly over a weekend. You will be advised on this event in the near future.

All fire alarms are to be treated as real

If the fire alarm is activated on your floor Fire Brigade officers insist that ALL must leave the building to assembly locations outside. Please refer to the MBF Emergency Procedures information located in the garbage shute room on your floor level. Evacuation meeting places are: Primary Cnr Louise St & Queens Lane, and Secondary Cnr Hannah St & Queens lane.

Unable to Get down the Stairs

If you require assistance to evacuate the building during an emergency alarm evacuation (require help down the stairs, can’t hear fire alarms due to hearing impairment, etc.). Please register on our Emergency Evacuation Assistance Register. This is located with Keith the building manager.

Smoke in your eyes….False Fire Alarms will cost You Money

Your apartment smoke detectors are not connected to the fire control panel so if you burn the toast, or your clothes whilst ironing and your smoke detector is activated. DO NOT open your apartment entry door to the corridor, as the smoke will escape.

This automatically activates the corridor detectors hastening the fire brigade to your door. This will incur an MFB call out costing approx $5k to the Owner/Occupier. It’s cheaper to wave the tea towel, open your window or press the hush button on your detector. We will all appreciate it too. Check that your entry door smoke seal is working.

Noise Issues

We all have a right to quiet enjoyment of our homes. If you experience persistent loud noise or bad behavior from neighbours in the building contact the manager or concierge on duty on 0407 368 377

West Village Café

Naomi and Sergio Orsillo have recently taken over our café here at The Metropolis. Sergio has a passion for fresh seasonal Mediterranean cuisine from his hometown in Southern Italy whilst Naomi enjoys creating healthy daily fresh salads and juices from her nutritional medicine background. Along with their dedicated and most friendly staff the café wishes to become a place where residents may feel at home. Takeaway meals and catering needs are offered along with café made sourdough, olive bread and fruit bread orders for Friday collection. To experience this new creative cuisine or place orders simply call into the café or phone: 9821 4468. West Village Café operates Monday to Friday 7am to 3.30pm.

The Metropolis Facilities Personnel

Should you require assistance at any time the mobile number to call is 0407 368 377 - 24hr access. The Building Manager, Keith Heaton is available weekdays from 7.30am till 4pm. Sean is on duty at weekends and Cheresing (Roy), Muhammad or Ashley are in attendance from 4pm till 7.30am on a roster basis. Please introduce yourself to them as a sign of courtesy. Angelo is responsible for housekeeping of the common areas Monday to Friday. Any issues regarding cleanliness should be addressed to Keith or the concierge on duty.
