Newsletter Jan 2017 Annual Meeting and Board News For the first time in many years, a quorum was reached at the annual meeting held on Dec 6, 2016. Good work – let’s make this a new trend – put the next annual meeting on your calendars – the first Tuesday in December at 6:00 PM. The meeting included a lively discussion of both capital and maintenance budgets along with a projection for the 2017 FY. The good news is that maintenance fees and capital assessments will remain constant. The plan was advanced to bring down expenses and increase capital reserves. A lively discussion was also held about the costs of charging electric vehicles in the garage. This is treated as a limited common element at the moment and a committee of home-owners was formed to review costs and report to the HOA. Perhaps the highlight of the evening’s meeting was the heartfelt and warm speech by Paul Shubmehl for outgoing Board President Gene Chappell. Gene has served the Mission Landing Community for nearly 20 years as the President of the Board since control was turned over from the sponsor to the HOA. His leadership saw Mission Landing through some tough times, including adjudicating payments from the sponsor to the HOA for issues with the original garage construction and also with great window debacle. Gene received standing ovation from the assembled group. The election of the new board was delayed by a desire to correct the ballots and the election was concluding by December 27, 2017; the newly elected Board met on Jan 2 2017 and elected the following officers: President John King 107 Vice President Gary Crawford 310 Secretary Wm Brunken 314/315 Treasurer Paul Shubmehl 406 At Large Rick Slagle 112 Homeowner Questions? Besides who likes cleaning off their car – isn’t that why we have indoor parking? While we are on parking – please make sure to register any vehicle you park at ML with the managing agents to get your parking stickers. These stickers are placed on the back of the rear view mirror and are unobtrusive they won’t harm the look of your Rolls. It is important to keep this information up to date – so that we can notify in case of emergency or a problem. Also make sure overnight visitors have their cars identified with a hanging tag on their mirror. Household Trash Our dumpsters have limited capacity; please use them for recycling or disposing of household trash ONLY; they can’t accommodate bulky items, these need to be removed by other means – call the TJMG or use website for help Thank you!

ML is Dog Friendly* And that is good because dogs and other pet friendly policies improve property values in Co-Ops and Condos building. (Besides who doesn’t have a good laugh at a dancing dog or cat – especially if they are not yours!) But like other aspects of our shared life

style – they require cooperation and mutual respect for other MLergs. So please walk your pets away from core entrances and walkways (snow is supposed to be white not yellow). The snow on the ground does not relieve dog owners from picking up – it should make it easier to see – so dog owners please keep us clean and green pick up solid waste and deposit it in the Vader-like trash cans around the property or the cans along the Creekwalk.

Fire Alarm System Information Our building is protected by an alarm system that is connected to: smoke detectors located in the common halls, stairways and workspaces; heat detectors in the garage and common areas; water flow sensors in the sprinkler system; and finally to manual pull stations in each common lobby. The alarm system is monitored 24/7. In the event of an alarm, the operator at the monitoring company immediately calls the fire department and then contacts TJMG Properties. If alarm is triggered – the alarm system automatically sends the elevator to the first floor where it stays until reset by the fire department. If smoke or fire is detected on the first floor the elevator then goes to the second floor. This will only affect the elevator in the core where the sensor has been tripped and/or detected smoke or fire. The alarm is only silenced or reset by the fire department. In any case, if there is an alarm in your core Do Not Use the Elevator – Use the Stairwell to exit the building. Remember up and over the roof to another section of the building may be your best route. Make yourself familiar to the safe routes out of your Core; practice the route with your family and pets. An emergency situation is not the first time to try this. Smoke detectors in the residential units are not connected to the building system. So if you have an accidental false alarm in your unit it will not automatically set off the building system. However, if you have a true alarm in your unit, please exit assuring all people and pets are out of the unit and activate the building alarm system by

pulling on the manual alert handle on your way out of your unit. Locate this station now so you don’t have to think about it in an emergency

I81– Stay Informed and Get Evolved MLergs – Doug Southerland, Marin King and Paul Shubmehl (you have seen the video haven’t you) among others have been participating in the I81 design plans and community commentary. The so-called “Common Elements” will affect our community for years to come. Get involved in the process and make sure your voice is heard. Submit your comments on the various options on www.i81opportunities.org ; stay in touch with the various community meetings. Our voices need to be heard as clearly as the suburban communities that might want to block 481 from being designating the new I81. Stay connected and keep tuned.

Flood Insurance By now many of you have seen and read the stories about the addition of various properties to the FEMA flood zones. It should come as no surprise to us that our building is in the newly designated flood zone. We are in the process of scheduling meetings with FEMA officials as well as our insurance carrier so that we can make an appropriate decision as to whether the HOA will, or must, purchase flood insurance to cover the building and its common elements. We believe that individual condominium owners can then purchase flood insurance for their contents and buildout. Once these meeting have occurred we will share our conclusions with the homeowners so that everyone can then act to assess their own risk and determine their need for insurance. Each of us needs to protect our properties as needed and we see fit. At the end of the day, as individual homeowners our flood insurance decisions may be taken out of our hands by our lending institutions.
