During National Homeownership Month in June, the housing industry celebrates the many benefits of owning a home. Despite the downturn in the housing market, families continue to seek to achieve the American Dream of homeownership and take their place among the more than 74 million Americans that own a home.

The value Americans place on owning their home continues even through times

of economic hardship. The Fannie Mae National Housing Survey conducted in January 2010 showed that two-thirds of American adults said they still preferred owning a home. And 70 percent of respondents said they believe buying a home continues to be one of the safest investments available.

Home appreciation over the long term builds financial security for a family’s future. But most homeowners don’t have to wait for the home’s value to increase to realize the financial benefits. Right from the first year, the majority of homeowners are able to annually deduct the mortgage interest and property taxes they paid off their taxable income. This can mean thousands of dollars saved off a family’s tax bill every year. When the family sells the home, the capital gains exclusion exempts up to $250,000 of the profit ($500,000 for married couples) from taxes.

But the value of homeownership can be much more than financial. Owning a home can often be a lifestyle improvement, enabling a family to enjoy a neighborhood, features and other amenities that

suit their present and future day-to-day activities. Newly-constructed houses can deliver energy efficiency, storage space, well-designed floor plans, and the latest technologies in electrical systems and appliances. Rooms are often spacious, with high ceilings and lots of windows to let in light. A new home also comes with the peace of mind of little maintenance needed and a warranty against defects.

Existing homes offer neighborhoods whose character has already been established, mature landscaping with tall trees, and an existing selection of businesses and services for the homeowner to use. If the home isn’t already a great fit to the buyers’ taste, it can be renovated to reflect the new owners’ needs and preferences.

Homeownership lets families build relationships. Owners take pride in their homes, and develop friendships with other people who also own homes and care about the neighborhood. A home is a place where families make a sanctuary that feels comfortable and safe, and where they develop social networks, begin friendships and create memories that will last a lifetime.

Sheppard Air Force Base 363rd Training

SquadronOur 363rd Adopted Squadron has

invited the Association Members to come out to Sheppard for a demonstration showing some of the training techniques they perform. They will demonstrate how they blow things up. You will actually get to feel what it’s like being close to a near hit. This will be a 2-3 hour presentation on June 30. They ask that you wear long pants, jeans etc., closed-in shoes and sunglasses if you prefer. The actual time and information on where to meet to enter the base will be sent to you by mail or email towards the middle of June.

Dr. George Kazanas, superintendent of Wichita Falls ISD, discussed the school budget, future goals, and problems encountered during the present economy with the members of the North Texas Home Builders Association during the May luncheon held Thursday, May 5, at the Wellington Convention Center.

Kazanas , who received his undergraduate and master’s degree from Baylor University and his Ed.D from Tarleton State University, said the administration and teachers are working hard to deal with the many problems caused by the state and national economic malaise.

He said the school system enrollment is holding steady at 14,630 students. Of that total, 30 percent is Hispanic, while black students represent 20 percent of the total. Sixty percent of the students qualify for the free-reduced lunch program. He noted that figure was slightly above the state-wide average of 55 percent.

While the 2006 bond program allowed the building of two new elementary schools (and the closing of two schools), any future bond programs will probably deal with secondary schools.

While the school system budget is approximately $134 million, WFISD is currently facing a potential $6 million to $11.4 million shortfall from the state legislature, though the final bill has yet to pass.

Dr. Kazanas said therefore, they have to plan to accommodate an $11.4 million shortfall. “Since the state budget still has not been approved, there is a strong possibility of a special session.”

He said the $28 billion shortfall facing the Texas Legislature not only affects school systems throughout the state, but also nursing homes, higher education, and transportation.

He said since 80 percent of the WFISD budget concerns personnel, they are looking are several options including reductions in salaries, a salary freeze, reductions in health care contributions, elimination of programs, and cuts in maintenance, facilities, support areas, and personnel.

He added, “We still feel like we are in a position to provide a quality education to our students.”

In the future, they will look at the facility needs including number of junior high and high schools. “We are not considering any school closings for the coming school year. However, we will be forming a Facility Action Committee to look at secondary schools.”

As the city’s second largest employer (behind Sheppard Air Force Base), the WFISD employs more than 2,000 persons. “We are an industry of service,” he stressed. “Our people are our greatest resource.”

Dr. Kazanas noted that one indication of the quality education provided by the WFISD is that more than 40 senior students received more than $10 million in scholarships for the upcoming school year.

In other business, association president Doug McCulloch recognized the members with May birthdays. He also reminded everyone about the upcoming Parade of Homes scheduled for June 4 through June 12. The kickoff luncheon is set for June 3 at Landmark Title Company.

North Texas Home Builders 59th Annual Parade of Homes

The North Texas Home Builders Association Parade of Homes begins Saturday, June 4 and will run until Sunday, June 12. Weekend hours are from 2:00pm to 6:00 pm. Weekdays will be from 6:00pm to 8:00pm. Tickets will be sold in advance at Habitat for Humanity and Woodco Supply Company. Any member interested in selling tickets can contact Kathie Forehand of Habitat for Humanity at 716-9300.
