INDUSTRY MARKET
It was a quiet week for economic and housing data, however one of the key releases came from the Australian
Bureau of Statistics on Thursday which covered the level of job vacancies across the country. According to
the ABS Job Vacancies Survey, which covers a sample of 5,000 employers each quarter, the number of jobs
available has continued to trend lower across the country. The number of private sector job vacancies was
9.4% lower over the three months to May 2013 and 21.3% lower over the twelve months. Public sector job
vacancies were 4.6% lower over the three month period to May 2013 and 29.0% lower over the year. Similar
trends have been seen in the ANZ job ad series which suggests there is likely to be some weakening in the
labour force data which has remained surprisingly resilient to date.
Victoria, Queensland and the Northern Territory were the only states/territories not to see a decline in job
vacancies over the three months to May, however, every state and territory around the country has seen a
substantial decline in job vacancies over the year. The largest falls were in the Australian Capital Territory
and South Australia where job vacancies were 56% and 42% lower. Western Australia recorded the least
significant decline in job vacancies, down 3.2% over the year.
Next Monday RP Data and Rismark will be publishing housing market results for the month of June. The
daily index has shown a 1.7% rise over the month to date indicating that we should expect to see the declines
recorded over April and May to be unwound based on the June movement. Most of the June growth is being
driven by the Perth and Sydney markets where values are likely to have moved more than 2% higher over the
month. Full details for each capital city will be available on Monday next week.
Housing demand rising at the fastest pace in three years Article by RP Data research director, Tim Lawless
The national rate of annual population growth increased to 1.75% over the December 2012 quarter on the
back of higher migration rates and a record number of births.
Population growth has continued to accelerate across Australia with 394,200 new Australian residents over the
2012 calendar year. The latest demographic figures from the Australian Bureau of Statistics take the national
population to 22.9 million residents at the end of last year. A more recent estimate of the current population
can be seen in the ABS Population Clock which is currently indicating a national population of 23.094 million
residents.
At the national level Australia’s population growth is comprised of the net rate of overseas migration plus the
rate of natural increase (births minus deaths). Overseas migration is the most significant contributor to
population growth, equating to 60% of national population growth. The rate of natural increase has seen a
substantial rise due to a large number of new births and a decline in the number of deaths over the year. There
were 305,400 births in Australia over the past twelve months, the largest number on record.
Across the states and territories the most significant population growth is occurring in Victoria where there
were an additional 99,548 residents over the 2012 calendar year. The largest proportion of Victoria’s
population growth came from overseas migration (56.4%), however a larger than average proportion of
Victoria’s population growth was from natural increase (41.8%), while a very small proportion can be
attributed to interstate migration flows (1.7%).
Queensland recorded the second largest number of new residents at 92,453 followed by New South Wales
where there were 90,441 more residents over the year. The contributing components of population growth
were quite different between Queensland and New South Wales. While both states are sourcing the majority
of their population growth via overseas migrants, Queensland has historically recorded a substantial net
interstate migrant inflow; last year there an 11,354 net residents moved to Queensland from other Australian
states while New South Wales lost a net 17,761 residents to other states.
In raw numbers, Western Australia recorded the fourth largest number of new residents (+83,031) but was the
state to record the fastest rate of population growth by quite a wide margin. Western Australia’s population
increased by 3.5% over the 2012 calendar year; nearly twice the pace of the national average. Western
Australia has attracted the third largest number of net overseas migrants with 52,306 new permanent or long
term residents moving to Western Australia over the calendar year.
The Australian Capital Territory also recorded a rapid rate of population growth, up 2.3% over the 2012
calendar year; the second fastest growth rate of any state or territory. With the impending election and
possible cuts to the Federal Government labour force, we would presume this rate of population growth is
likely to slow during 2013.
Tasmania and South Australia have recorded the slowest pace of population growth, up by 0.9% and 0.1%
respectively. Interstate migration has been a drain on both states with a net 2,650 Tasmanian’s moving to
another state or territory and 3,345 net South Australians moving interstate over the year.
The release of the Australian demographic series over 2013 will be an interesting flow of data to monitor. Last
time we saw labour market weakness (2008) we saw some sharp policy adjustments to the migration intake
which resulted in a slump in population growth. With labour markets nationally once again likely to see a rise
in the rate of unemployment and jobs creation running below trend we may once again start to renewed
pressure to reduce migration quota’s in response to the softening labour market. Looking at the more timely
overseas arrivals and departures data, it already appears to be the case that long term and permanent arrival
numbers from overseas are starting to level off at near historic highs.
Excerpt from the report Over the first quarter of 2013 RP Data recorded 58,677 residential property re-sales nationally, of these 12.7% recorded a gross loss from the original purchase price. The gross value of the losses associated with these loss making re-sales totalled $463.9 million. Conversely, 87.3% of all March quarter re-sales recorded a gross profit relative to their original purchase price. The gross profit from these re-sales equated to $9.6 billion.

qualia will begin on Friday afternoon with an interactive AEG Masterclass that guests attend to
broaden their knowledge of the unique techniques and processes used by Peter Gilmore from Quay
Restaurant.
The following day, guests will have the opportunity to attend another interactive AEG Masterclass.
This time guests will enjoy access to The Royal Mail's Dan Hunter's expertise in creating one of his
many award winning dishes. As the sun begins to set, a 6 course Showpiece Dinner is held at qualia's
Long Pavilion allowing guests to watch three world-renowned chefs prepare their culinary delights
step-by-step via a live camera link-up from the kitchen.

CREAM CHEESE AND SPINACH WRAP
Preparation Time
10 mins
250 g Spreadable Cream Cheese
2 Celery Stalks with Leaves, chopped
1⁄3 cup Sultanas
1 x 225 g pkt Australia’s Own Organic Rye, Oat & Linseed Wraps
100 g Baby Spinach
Method
1. Mix together cream cheese, celery and sultanas. Spread over each wrap. Top with baby spinach
leaves and roll up to enclose. Tie with kitchen string or a strip of baking paper.
TIP These wraps can be made the night before. Wrap firmly in plastic wrap and refrigerate.
TUNA-GUACAMOLE-TORTILLA-WRAP
1/4 Avocado
1 tsp Coriander Paste
2 tsp Lime Juice
1 jumbo Tortilla
95 g can Tuna In Oil, drained and flaked
2 Baby Cos Lettuce Leaves
Method
1. Mash avocado with coriander and lime juice. Spread over the tortilla. Top with tuna and
lettuce. Season to taste. Roll up, wrap and pack.
