NEWS UPDATE Club Los Pinares WINTER 2015 www.resort-solutions.co.uk Dear fellow member, The Club held a very successful AGM at Los Pinares on 11 November and all of the resolutions proposed at the meeting were adopted by those who attended or returned their proxy voting form. I am pleased to have Elena on the committee for a further 3 years. Members raised a number of questions regarding the Club’s current financial status and were satisfied with the way members of the committee responded in a generally, more up-beat way as the recent indications suggest the Club was in a better position than for the last 2-3 years. The meeting was followed by a delicious buffet lunch supplied by Paul - and it really was a great way to experience a little winter sunshine and escape the weather back in the UK. Furthermore, the costs of flights and accommodation are significantly lower at this time of year. It would be great to see more owners at the AGM next year, which will again take place in Calahonda on 9 November 2016. The Club has agreed to give more advanced notice of the gathering so that members can take advantage of whatever the best deal they can secure, so why not come out for a short break? The considerable work that has been carried out by the Algaida Comunidad on Block A was undertaken in the first six months of this year, in order to secure the structure of the building. Following a delayed start, it became evident that the structural damage was considerably more severe than previous investigation had anticipated and the project took until July to complete. any problems they had to endure and any inconvenience suffered during this period; also to congratulate the Club’s staff for surviving the noise, dust and significant problems whilst serving our visitors from relocated reception and office facilities on the first floor. Well done to visiting members and staff for seeing us through this difficult but necessary period of work, which the comunidad had to complete.

The restaurant and bar area also suffered severe disruption as a result of this work and had to close, meaning these facilities were not available for much of the summer season and did not re-open until August (the bar) and September (the restaurant). Those members that visited during this period saw the problems that Paul and his colleagues had to endure in re-starting their business after the work was completed and, of course, there were no on-site facilities available during this period. However, the benefit is that the refurbished restaurant and bar area is looking splendid and is now there to meet your requirements on your next visit to the Club.

The comunidad has also undertaken the re-surfacing of the car park; has completed a much needed improvement of the general appearance of the grounds; and visitors to the Club this summer may have noticed the increased level of site security. The new coastal path walkway that runs along the beach and is accessed from the rear gate has proved very popular with all our guests, providing an ideal opportunity to stroll along the promenade without having to negotiate the busy dual carriageway.

At the recent committee meeting held at the resort on 10 November, your committee approved the Club budget for 2016 and we are delighted to report that due to tight control of costs, a favourable exchange rate, better than expected rental income and the proceeds from apartment sales, there will be no increase in the maintenance fees for 2016.

May I close by thanking my fellow committee members for their support this year and the staff on site for their patience in light of difficult working conditions endured for the first half of this year. I would also like to thank Resort Solutions for their excellent management of the Club. This has been very much appreciated.

Finally, I wish all our members and their families a Merry Christmas and continuing happy holidays at Club Los Pinares in 2016.

On the reverse side of your invoice you will find all the options available to make your maintenance fee payment. It is essential that you quote your contract number(s) as a reference with every transaction made.

Resort Solutions can assist Owners in paying their maintenance fees by spreading their payments using Direct Debit. There is a small administration fee of 5% taken in the first instalment for every year you elect to pay by this method.

Simply return the completed Direct Debit mandate enclosed with your Newsletter.

Once the Direct Debit is in place, you will not need to worry about your maintenance fees again. Your completed mandate will be carried over from one year to the next so there is no need to cancel and renew at the end of the year. You will be notified of your annual maintenance fee as usual in December.

Resort update

Structure work in block AThe comunidad carried out major work on Block A in the first six months of 2015 in order to repair and secure the structure. All the pillars of the building had to be exposed in order to be repaired and therefore the whole of the ground floor of block A was affected. The bar and the reception area were severely affected and closed while the work was ongoing. The picture above will give you an idea about the extent of the work and the disruption it caused. The work was completed by mid-June with the exception of some minor work to the entrance of block A.

BarThe Bar has been closed from mid-December 2014 right up to mid-August due to the pillar work taking place in the building. When it finally re-opened it was with an updated look and a very welcoming atmosphere. The picture here will give you an idea of the new look.

Memories from Los Pinares OwnersIsabel from reception received an invitation from owner Mrs. Stevenson to visit her home and her family in Scotland. They are pictured here visiting Edinburgh.Irene and Walt Heap bought their timeshare at Algaida in 1986 and have come back every year for over 25 years, sometimes with their daughter Susan, who also bought in the late 1990’s.Irene and Walt have always enjoyed coming to Algaida and made many friends over the years. They love the area and its many interesting places to visit.They particularly enjoyed bringing their young grandson Jamie and playing Pétanque on the beach with him and their many

friends. They have seen many changes over the years, particularly in the Algaida bar!Irene looks forward to returning with her daughter each year now as Walt can no longer travel. This year she was especially delighted by how the bar looks and the quality of the food on the menu. The new walkway along the beach has made Algaida more accessible to many places and looks great.Algaida has always been a ‘home from home’ for Irene and her family and she hopes to visit for many more years to come.

Resort Solutions rental service

Resort Solutions (RSL) offers a rental service to Owners. While there is no guarantee of success, you will receive a refund of any rent achieved less a small commission to RSL.

RSL has a cross marketing agreement across all the Clubs under its management. This means that rental promotions and offers go out to a large database to maximise the opportunity to rent available weeks.

If an Owner’s apartment has not achieved a rental 8 weeks before the start date

of the week, the Owner can either call RSL to remove it from the rental program or leave it and RSL will promote late availability offers to try and secure one. Late availability will be marketed at a discount of up to 50% off the standard rental rate.

Holidays are all about great times and great memories, but don’t risk having a holiday from hell by not planning ahead.

Of course, there is always the unknown, but if you can tick the list below before you travel you should be in for a lovely holiday, and will be protected should the unforeseen happen:

1. Complete your holiday planner (and return it to RSL!). This helps the resort to prepare your accommodation to meet your requirements, and if at all possible, have it available for you on arrival. If you do not complete your holiday planner and return it to RSL you may not be allocated the apartment that you own.

2. Get travel insurance sorted. This is an absolute must, but it is amazing how many people think they can rely on the European Health Insurance Card (EHIC).

3. Check your passport and EHIC are in date (do this early!).

4. Protect your spending money by using a currency card rather than carrying cash around with you.

5. Check out the current restrictions regarding carry-on luggage.

Beware! Scammers are on the rise! Unfortunately, for many years the timeshare industry has had its reputation tarnished by scam companies. Owners were initially caught out by bogus holiday club companies offering the world on a plate, for a hefty one-time fee. Many of these holiday clubs also promised to take away Owners’ existing timeshare weeks. Far too often and despite paying thousands of pounds, the holidays failed to materialise and the owners were left paying the maintenance fees on their existing weeks. The RDO and TATOC have worked with the authorities to identify and close down such operations and have been successful in many cases. However some of these unscrupulous outfits have metamorphosed into a bigger threat and have resurfaced in the guise of claims companies.

Many owners are initially lured in by the promise that the “claims company” will act on their behalf in fighting the resort to release them from their timeshare obligations which will otherwise “hound them to and beyond the grave”! Owners should be aware that Resort Solutions has never and never will seek to enforce timeshare ownership on the beneficiaries of an estate in the event of the death of a timeshare owner.

There have been stories where owners have been so frightened by what they have been told they have paid £12,000 for this service. Often the claims company forces the owner to sign a Third Party Authorisation form which

effectively prohibits the owner from talking directly to the Committee or the Management Company. Why do they insist on this? They do so because if Owners contacted the Committee or Management Company directly with legitimate reasons why they could no longer keep their timeshare, consideration will be given to their individual circumstances and in cases of severe medical or financial difficulties Owners will be allowed to leave the Club - free of charge.

The advice to owners from TATOC and RDO is to treat these companies with extreme caution and if Owners find themselves in difficulty, in the first instance talk to the Committee or the Management Company.
