ALL MATERIALS TO BE USED IN ACCORDANCEWITH MANUFACTURERS INSTRUCTIONSAll works are to be to the satisfaction of the Building Control Officer.The contractor shall be responsible for notifying the Building Control Officerwhen work commences and is completed, and at key stages in theconstruction process, as required by the Building Regulations.The products/materials used in the key building elements in this projectshall be 'Responsibly Sourced' so as to ensure that the appropriatenumber of points are awarded towards the total required to achieveLevel 4 of the Code for Sustainable Homes. If in doubt refer to ProjectCfSH Assessor.The construction generally shall comply as far as possible with theGovernment's 'Accredited Construction Details'. Refer tohttp://www.planningportal.gov.uk/buildingregulations/approveddocuments/partl/bcassociateddocuments9/ac for details. Whilst the AccreditedConstruction Details are generic, and the details to this project are'bespoke', the general principles of the Accredited Construction Detailsshall be applied as far as possible, with particular reference toavoidance of cold bridging, and achieving air tightness.All products and materials shall be installed/fitted/fixed/applied/laid etcin strict accordance with the manufacturer's instructions/recommendations.'Or similar approved' in this specification means a product or materialwhich is the same in quality, standard, performance rating etc to thatspecified, and which is approved for use in the works by the relevant'interested' parties, namely, client/architect/building inspector.All structural/carcassing timber (ie framing, runners, battens etc) to bepressure treated with preservative; Vacsol Aqua by Arch TimberProtection, or similar approved. All timber used in respect of finishedexternal joinery to be pressure treated with a preservative which iscompatible with the woodstain / paint finish to be used.The whole of the works shall be executed to the standards ofworkmanship referred to in B.S.8000: Parts 1-15 (1989/1990). TheContractor and all trades people employed on the works will be deemedto be familiar with these workmanship standards, and with good workingpractice generally, in relation to their particular trade. The building workshall be carried out with proper materials which are appropriate for thecircumstances in which they are used. Fitness for purpose must bedemonstrable by way of E.C. Marks, British Standards, TechnicalApprovals, Independent Certification and Agrement Certificates, Testsand Calculations, Past Experience and Sampling.All subcontractors are responsible take into account everythingnecessary for the proper execution of the works, to the satisfaction ofthe Building/NHBC Officer whether or not indicated on the drawing.

Churchtown is a tranquil, historic village on the northern fringe of Southport and dates back to the Domesday Book. It’s a designated conservation

area with pretty thatched roof cottages and artisan shops that you’ll notice as soon as you arrive. Once here, you can browse through the village’s

specialist shops and stop for a bite in its charming cafes and pubs. Join one of the Churchtown and Botanic Garden Walks to learn all about the

village in times gone by as well as a chance to visit Churchtown’s beautiful Botanic Gardens.

Famous for its glorious Botanic Gardens which was originally opened in 1874 enjoying sumptuous planting, the Fernery, lake and conservatory. In

1932 Southport Corporation saved the site which was in danger of being sold for housing.

Churchtown village grew up around St Cuthbert’s Church, which received an award recently from Visit Britain. In those early days, many villagers

eked out a living by fi shing for shrimps, cockles and mussels while others relied on agriculture in the rich local fi elds. Today it is quite gentrifi ed but

people are friendly and there’s a great sense of community.

Look closely and you’ll see the odd coat of arms set into some of the paving, hinting at its historic past. Some of the area’s older properties are

made from the timbers of wrecked ships.
