Our Property Directors are always looking for ways to
improve operations while lowering expenses. They conduct
regular weekly comprehensive physical property
inspections and maintain inspection logs to ensure the
common areas are kept in excellent shape throughout the
entire year, regardless of the season or current weather.

ABOUT OUR COMPANY
WHO WE ARE
CPM has been managing properties successfully for
28 years! We were started by Century 21/
Cedarcrest Realty in 1989 as a small property
management firm working in conjunction with a
successful real estate business. In March of 2004
Tom Chilenski purchased the business and he just
celebrated his thirteenth year of ownership!
In 2004 CPM was managing 10 properties and had
2 employees, Tom and his VP Mike Freda.
Thirteen years later they have worked together to
grow the company to four and a half times its size.
We currently manage 60+ properties; have 20+
employees and a maintenance department.
What sets CPM apart from other management
companies? Our team approach – each property
has a Property Director assigned as well as a
Property Administrator to support them while they
are onsite at properties. The two work as a team to
manage all facets of the property efficiently and
with constant follow up and communication.
Each property is provided with their Property
Director’s cell phone number. The office staff is
fully equipped to handle inquiries when you call,
eliminating the need for leaving a message and
waiting for a return call. We also provide 24/7/365
emergency response services, which are answered
by Cedarcrest Property Directors.

Public Accountant (CPA)
• Our Financial Department is fully
GAAP compliant (Generally Accepted
Accounting Principles)

regarding capital/deferred maintenance
reserves
• Professional administration of financial
accounts, submitting regular monthly

and By-laws governing the Association

C.A.M.S. The Cedarcrest Advantage Maintenance
System — is the Cedarcrest maintenance
department. We have highly qualified maintenance
men with different areas of expertise.
C.A.M.S. is offered to our clients for
smaller “handyman” repairs or clean-up
jobs where a sub-contractor is not the
best or most cost-effective option. We also offer onsite
facility managers and supervisors as needed.
