Capeesh, on the second fl oor at Cherry Lane Centre on the Brooklyn Circle, opened

in 2003, and is now one of Pretoria’s most popular neighbourhood Italian restaurants serving pizza, pasta and meat dishes in a lively atmosphere. Guests can indulge in traditional Italian cuisine with a contemporary twist in this relaxed, fi ne-dining restaurant where patrons are welcomed as part of the family. Capeesh is an inviting and intimate restaurant mainly consisting of alfresco dining with the outside seating area larger than the inside section – perfect for summertime dining outdoors while capturing the scenes of Brooklyn. As guests enter the restaurant they are greeted by the sight of an antique Vespa, a large circular bar in the main restaurant area and echoes of laughter and animated conversations from jubilant patrons. This authentic Italian eatery provides guests with an extensive menu with a variety of dishes. For starters, try the

Antipasto Capeesh, a selection of cold Italian meats and cheeses with olives, cherry tomatoes, rocket and basil pesto. For mains, have Vitello Piccata o al Marsala – veal fi red with mushroom and fl ambéed with Marsala and a touch of cream. Round the meal o� with a Pinoli Semifreddo dessert – a toasted honey and almond praline folded in home-made Italian ice cream. Capeesh has an award-winning wine list, and won the Diners Club Winelist Gold Award in 2008 and 2009, the Platinum Award in 2011, 2012 and 2013, and the Diamond Award in 2014 and 2015. The restaurant’s fi ne wine list has approximately 200 wines and champagnes including bottles such as Marguet Père et Fils Rosé, Plaisir de Merle Grand Brut and the Italian Lini Lambrusco Rosso. The restaurant also holds wine evenings twice a week showcasing various wine farms such as Glen  Carlou which pair their wines with a set menu that may include fresh, fl avourful Marlin Carpaccio, well-seasoned Sirloin Al

Forno and fl u� y, traditional Panna Cotta. In March 2016, Capeesh Italian will host a fl agship wine festival with almost 30 wine estates where guests can learn more about top wines and cuisine. When small things packed with ambition, love and commitment to the craft take off,

big and inspiring things are bound to happen

In 2012 Friar’s Habit Craft Brewery started out as a hobbyists’ home brewery in Silverton, Pretoria. Two

years later, over a few ales, the decision was taken to grow it into a licensed craft brewery. It’s been growing ever since and today Friar’s Habit embarks on many new adventures. I sat with Louis van der Merwe, Jaco Cilliers and Chris Klapwijk, the founders of Friar’s Habit, to fi nd out more.

Q: Who are the brains behind Friar’s Habit Craft Brewery?

A: We’re three equal partners with very di� erent backgrounds and skill sets. Louis, the brewer, is a software architect by day; Jaco, our “beer engineer”, is a mechanical engineer; and Chris is our design guru. It’s a great blend of skills to have at the brewery.

Q: Care to explain the choice of name?

A: The “Friar” is a reference to the Trappist monks of the Benedictine Order who were the custodians of beer since the 6th century. These monks not only brewed most of the beer, but also recorded their recipes and improved them over time. Beer was a way of life. Due to the water being unsanitary, beer was the most consumed beverage. Everyone, including children, drank beer on a daily basis.

The “Habit” is a double entendre referring to the habit of brewing beer as well as the hooded tunics that the monks wore.

Q: What kind of brews are your specialty?

A: Our signature beer is our California Common. It’s a steam-beer (basically an ale/lager hybrid). We do, however, love coming up with unique beers that push the boundaries. In the past we’ve done a bacon beer, a banana bread beer, and we currently have a pumpkin-spice Pilsner

Q: Where can we go to try some Friar’s Habit beers?

A: At the moment, our beers are exclusively available on tap at Capital Craft Beer Academy in Pretoria.

Q: For a Friar’s Habit fi rst-timer, what beer would you suggest?

A: We’d suggest our Bushveld Blonde. It’s a blonde ale brewed with local ingredients. Great on a hot summer’s day.

Q: Will Friar’s Habit products be available to purchase online in the future?

A: Our current licence doesn’t permit sale direct to the public, unfortunately. We’re working on it, though.

Q: Can we expect a limited edition Christmas beer?

A: Traditionally, Christmas beers are a northern hemisphere concept that doesn’t lend itself well to our December climate. Rich, spicy and strong is not what you want on a 35˚C degree summer’s day in sunny South Africa. But yes, we’re busy cooking something up. Expect something along the lines of a refreshing fruity Weiss beer.

Q: Any exciting future projects we should keep our eyes open for?

A: We’re really looking forward to the Clarens Craft Beer Festival on 26 and 27 February 2016. It’s always a highlight for us, especially having our beer there for the fi rst time next year.

A lthough urban living is an increasingly popular lifestyle choice, especially

for younger buyers, it is not without its drawbacks. For people who have grown up in suburban homes, the lack of a garden takes some getting used to. The lucky few with balconies are therefore making use of them as much as possible, turning an often overlooked space into an indoor-outdoor room.

Traditional planters and pots are a start, but the trend is to think vertical, with products and systems that help homeowners to maximise their space. These move out of the realm of traditional garden supplies and cross into the world of design. This appeals to the aesthetically minded homeowner and shows the shift in gardening as a key focus within design, rather than the afterthought that it often previously was.

Green thumb

Locally, Growbag has found success for exactly that reason with its hanging, wall-mounted and regular models. These also boast added sustainability through their recycled construction. Internationally, we’re seeing designers take the same thinking to the next level with innovative planter concepts. Plant-in City, for example, produces modular systems of terrariums and planters out of high-end materials, allowing homeowners to customise an entire sculptural “plantscape” in their homes.

This trend is in part driven by the desire people have to create sanctuary spaces in their homes. restaurants on Milner Street in the heart of the suburb provide a delightful dining out experience. Siobhan Muller, ward councillor for Waterkloof, says the suburb is home to some wonderful recreational facilities such as the Pretoria Country Club and Waterkloof Golf Club which each have scenic 18-hole golf courses. She says Pretoria Country Club o� cially opened in October 1910 and has become a landmark in Pretoria, undergoing a major redesign in 2004 and 2005 by Gary Player. “The Waterkloof Golf Course was redesigned in 2006 by Peter Matkovich, has a modern clubhouse and is a stunning venue for corporate functions, private parties, conferences or weddings. They are both renowned for being quality sports and social venues in magnifi cent surroundings,” she says. Martin Coetzee, a resident of Waterkloof for 25 years, says this year the suburb will celebrate the 25th anniversary of the Lawley Street Christmas Light Display which takes place every festive season. He says the residents of Lawley Street are renowned for this display which has become a major attraction, with hundreds of cars per hour driving down the street at peak time to view the lights display that has continued successfully and has been extended to Rigel Avenue over the years. With great schools, exciting entertainment and convenient business and sporting facilities situated in this peaceful area fi lled with beautiful extensive houses, Waterkloof provides a relaxing family environment second to none. More properties continue to be subdivided and redeveloped in this area over the years, allowing more individuals the opportunity to happily call this leafy, scenic suburb home.

Waterkloof is a suburb which has

magnifi cent, highly sought-after hilltop homes

with extensive gardens and an impressive view of the capital in

a beautiful, spacious environment.This picturesque suburb south-east

of the city centre between Groenkloof, Menlo Park, Brooklyn and Monument

Park, is in close proximity to important amenities including good schools, shopping,

entertainment, business and sporting facilities.

Waterkloof has a unique international atmosphere, with approximately 200 houses owned or rented by foreign embassies and ministers. Among bodies representing governments in the area are the embassies of Lebanon, Panama, Republic of Yemen, The State of Qatar and Kazakhstan. Gretha Uys, a resident of Waterkloof for 15 years and chairwoman of the Waterkloof Homeowners Association, says the suburb was originally a farm in 1900 when the land was acquired by Julius Jeppe’s company, the SA Townships, Mining and Finance Corporation. She says Wilhelm de Zwaan designed the fi rst homes in Waterkloof in 1904 and many of these houses still exist, although many have undergone alterations which make them less easy to identify. “Residents of the area and the Waterkloof Homeowners Association (WHA) aim to enhance the quality of life in the area,

protect value of properties and maintain the residential character of the suburb.

In 2006, the Residential Management Services Waterkloof was created

by WHA to bring down crime in Waterkloof with the assistance

of security groups and the Brooklyn Community

Policing Forum. They continue to

strive for their community and

suburb to be crime free,” says Gretha. Richard King, a resident of Waterkloof for 18 years, says the Waterkloof Tra� c Management Plan, with tra� c calming measures and zoning agreement, is one of the latest positive developments currently being worked on in the area by the WHA. He says densifi cation of Waterkloof has taken place over the years and since 2010 the association has been working with the municipality and tra� c engineers to implement tra� c calming measures to mitigate the

impact of developments in the area.When it comes to education, Waterkloof has top facilities including Hoërskool Waterkloof, Waterkloof Primary School, Waterkloof Christenskool and Waterkloof House Preparatory School. The sta� at these schools pride themselves in maintaining high standards of holistic education based on full academic, cultural and sporting programmes. They encourage independent thinking, self-discipline and a positive self-image in learners, so they can reach their full potential. The suburb also provides residents with convenient one-stop shopping destinations catering to the requirements of the most discerning shopper. Waterkloof Corner, Waterkloof Ridge Lifestyle Centre and Waterkloof Heights Shopping Centre are among centres providing an assortment of stores, restaurants, spas and pharmacies to accommodate residents’ needs. Waterkloof Drycleaners, BSXI Hydro Spa, Castle Ridge Pharmacy, and Postnet at the Waterkloof Ridge Lifestyle Centre are some convenient amenities making life easier. Waterkloof Heights Shopping Centre has a range of food, health and lifestyle amenities such as Woolworths Food, Priva, and Palladium Hair Salon, available.

Green development for the North

The Petoria North landscape will never be the same again once the Rainbow Junction

development, costing R2,5bn, at 94,000m2 is completed.

The project is getting mass response from investors and developers wanting to be a part of the project, which will be located 6km north of the Tshwane CBD.

According to Gavin Tagg, CEO, Retail Network Services, and Rosella Dingle, CEO and spokeswoman, Rainbow Junction Development, the development is a catalyst for more mixed-use developments.

“The development is located on a 140ha greenfield site with multiple advantages. We aim to create a new South African landmark. The development has been approved by the municipality and environmental bodies,” says Tagg.

Rainbow Junction Development is at the forefront of the new site development, which will boast 165,000m2 and 250 retail stores, a cinema complex and ice rink, 170,000m2 of commercial office space, a 120,000m2 residential node, 65,000m2 for a hotel and conferencing facilities, and 37ha of green open space for social and recreational facilities.

The project is expected to continue for 10 to 15 years, with an extra R10bn and R12bn extension.

The development is located close to major national highways, arterial roads, and rail and air connections. It is also located next to the Wonderboom Station, and 3km away from the Wonderboom National Airport. A further larger transit hub is expected to be

implemented by the City of Tshwane.

Roads running towards the development are the M1 Paul Kruger Street extension, Sefako Makgatho (Zambezi) Drive which links to the N1 highway, the N4 Platinum Highway, and the K97 link road. It is also close to the Apies River.

Member of the Mayoral Committee for Economic Development and Planning at City of Tshwane councillor Subesh Pillay says the project will contribute towards the City’s objectives for new, resilient living in the outlying northern area of Pretoria.

The project will further provide 45,000 new jobs over its development phase, which will boost the economy, and provide growth to the city. Developers are also looking towards a third element building, which is a high-rise viewing tower.

Corporate rentals to boost ROIFor investors looking for a

good return on investment (ROI) on properties in their

portfolios, corporate rentals are worth serious consideration.

The demand is massive, says Michela Soukop of nationwide corporate rentals, Soukop Property Group. “During the year we have a constant trickle of corporate rental enquiries, but the relocation season really begins in October and goes to February, during which time we have an influx of locals and foreigners. In parts of the country, demand is so high that rental agencies can’t find enough stock to offer clients.”

Greg Harris of Chas Everitt Property Rentals, says, “There has been a noticeable increase in demand year on year over the past few years as SA has grown in stature as a gateway to new and growing markets in Africa.”

Says Soukop, “Corporates tend to prefer security estates, but there is demand for flats, apartments and houses closer to the city centres too. In Durban, for example, we are always looking for upmarket places to let in Morningside and on the Berea.”

The average time that property in the Upper Highway area (which includes Hillcrest,

Kloof, Waterfall and Gillitts) is on the market for is currently 53 days, with the difference between asking price and selling price at 8%, says Gregg Wilson, Seeff, Upper Highway.“This is a positive move from the previous six-month period where property was on the market for 98 days and the difference between asking price and selling price was 11,5%.

W ith many property owners going on holiday or renting an additional property to

holiday-goers, it’s vital owners check their property is correctly insured and premiums are paid. Damages to property caused by tenants or unexpected incidents such as burglary, fire or a burst geyser can cost owners greatly should they not have the correct insurance, making their festive season a lot less merry. Craig Young, managing executive, oobainsure, says to ensure a property owner is correctly insured, owners could appoint an external assessor for a comprehensive sum insured replacement analysis on their property and contents. He says when a claim is made and the property is not insured correctly, insurers reserve the right to apply “average” to payment of the claim based on what they believe to be the replacement cost of the property at the time of claim.

“Owners should contact the insurer well before tenants arrive, to review the policy and underwrite the risk. They should ensure they have sufficient liability cover, cover for accidental breakages and receive a good deposit from tenants. Building insurance, which covers the structure, permanent fixtures and fittings, is one of the most important policies to protect against damage from unexpected events like fire, flood and lightning,” says Young. He says owners should consider household content insurance to protect contents of their property such as televisions, sound systems and computers. He says additional cover to consider includes a power surge for electrical appliances such as fridges and electric gate motors, as well as Home Emergency Assist in case of accident while family or friends visit. Carike van Dyk, COO, Absa Insurance Company, says over the holidays there’s

usually an increase in crime-related incidents creating a higher chance a property might be targeted by criminals.

She says owners should familiarise themselves with the conditions of their insurance policy before they have to claim, and should never assume their policy covers everything, as many policies apply limitations to some insured events. “Where the property is rented out, there might be limitations to cover for theft or burglary. Generally the insurance market excludes damages from burglary or theft while the property is let or sublet, unless there are visible signs of forced entry or exit. A property owner might also have obligations when claiming, such as reporting a burglary to police within 24 hours. It’s important to consider what the insurance policy allows, particularly when having tenants, and if a policy does have limitations, to discuss them with the insurance company,” says Van Dyk.

Doornpoort property market boosted

T he newly upgraded and refurbished Wonderboom Airport aims to provide

a convenient alternative to OR Tambo International.

According to Tony Clarke, managing director, Rawson Property Group, the revamp of the airport could contribute to economic growth in Pretoria and the surrounding area. “The city has thousands of businesses located in multiple commercial and industrial nodes, and business travellers are bound to appreciate quicker access to these companies,” he says.

Clarke adds that the revamped airport has defi nitely pushed up the value of properties in this area. The average price for a sectional title home has increased from R670,000 last year to R740,000 now, and the average price for a freehold home shot up from R995,000 to R1,03m. Sales of townhouses and fl ats reached their highest levels since 2011.

According to Lynne de Vos, principal licensee, See� Jacaranda, there has been a 10% increase in sales since the airport revamp plans were announced. At this stage there is a demand for about 200 rental homes for potential tenants.

Except for the convenience of the airport, Doornpoort also has somewhat of a country feel to it and o� ers easy access to the main highways.

Clarke says residents of Doornpoort have access to top schools such as Laerskool Magalieskruin, Hoërskool Montana and the internationally renowned Onderstepoort Veterinary Institute. The Netcare Montana Hospital and the Doornpark and Village shopping centres are less than 5km away. “Doornpoort is within close proximity to the Kollonnade Shopping Centre, Dinokeng Game Reserve and Pretoria Zoo, making Doornpoort an ideal destination for nature lovers and adventurers alike,” Clarke says.

Do we need a state bank?

The recent Economic Freedom Fighters (EFF) march through Johannesburg earned a lot of

press because of the number of people that turned out. Less press was given to serious analysis of the lists of demands they handed over to the JSE, the Reserve Bank and the Chamber of Mines.

Unfortunately, it is easy to think that all of Julius Malema’s “solutions” for the economy are bordering on fantasy since they are couched in his famous populist rhetoric. However, if you read the EFF’s demands without any preconceived ideas, there’s actually sense in many of them.

Who, for instance, would argue that all JSE companies should “be subjected to scrutiny on illicit fi nancial fl ows, transfer pricing and profi t shifting”? Or that mining companies should provide “better houses for all mineworkers, with proper sanitation, electricity [and] water”?

Of course, there were the more questionable demands, such as the nationalisation of mines, but there were also those that need serious debate. One of these is the establishment of a state bank.

Any honest assessment of South Africa’s banking sector must conclude that something has to change. For years the industry has been dominated by an oligopoly of the “big four”, and while smaller players have been disruptive in certain niche areas, their infl uence is negligible.

The result is that the four big players have an inordinate amount of power that many argue has a negative e� ect on economic activity. A signifi cant number of people remain excluded from the formal banking sector and it is very di� cult for entrepreneurs to get funding to build the businesses that will support employment growth and greater productivity.

It’s impossible to imagine any private bank changing this. That is only likely to happen through an institution that has a developmental mandate.

Which leads to the question of whether South Africa would benefi t from a state bank. There are actually examples of very successful state banks in other parts of the world, most notably the very highly regarded, and very profi table Bank of North Dakota, which funds student loans, and promotes agriculture, commerce and industry.

When it’s done right, this can be a win-win intervention. Not only does it democratise funding, but it can actually generate money for the state.

Of course there will be questions about the government’s ability to run a bank – given the track record of state-owned enterprises – but there are ways to deal with that, such as a state-funded bank that is privately run. If it could be done right, perhaps it could be transformational.
