DIRECTIONS From the centre of Barnstaple drive north out of the town on the A39 and after approximately 1 mile turn left onto the B3230 signed to Ilfracombe. Continue on this road for approximately 2 miles entering the village of Muddiford. Take the right hand turn signed to Combe Martin and follow this road for 4 miles. At the T-junction turn left onto the B3343 towards Wollacombe and follow the road for three quarters of a mile. At Smythen Cross turn right signed to Sterridge Valley and follow the road for a further three quarters of a mile. The wood is on the right hand side and the entrance, point A on the sale plan, is via short access track to a five bar steel gate. OS 1:50,000 Map 180 Ref SS557446 Nearest post code EX34 0NY. VIEWING Viewing is possible without appointment at any time during daylight hours so long as prospective purchasers are in possession of a set of these sale particulars. DESCRIPTION Higher Smythen Wood is located approximately 3 miles to the south east of Ilfracombe in the beautiful countryside of North Devon. The property sits in a small valley surrounded by other woodland and adjoins Lower Smythen Wood to the north. The wood itself is accessed by means of a firm stoned track leading north from the public highway. The land rises and falls away from right and left sides of the track respectively. At the northern end of the wood is an historic quarry face which has provided stone for the construction of the track and could be used for future upgrades. The stocking comprises a mix of oak, ash, sycamore, birch and hazel of a varied age with specimen trees scattered throughout the property and areas of younger regeneration. There are a number of deer runs criss-crossing the property and the wood may be explored with care using these rides.

For its minimalist size this wood offers an impressively attractive and secluded environment. The combination of the timber crop combined with bluebells, foxgloves and wild primulas emphasises the strong ecological nature of this property. A new owner could enhance this through respectful management including the creation of paths across the wood to aid accessibility. TAXATION After two years ownership, commercially managed woods qualify for 100% relief from Inheritance Tax. Timber sales are free of all Income Tax and do not attract Capital Gains Tax. In certain circumstances it is possible to roll-over Capital Gains into the proportion of the purchase price attributable to the value of the land. SPORTING RIGHTS The sporting rights are retained by a former owner. MINERAL RIGHTS These are owned and included in the sale except as reserved by statute.
