General:
Naturewalk offers Eco-Development Investments with the ability to gain residency in Costa Rica.
Naturewalk’s Eco-Development program investment will qualify under the “investor” provisions of the
immigration law to obtain residency in Costa Rica. There are two parts to the Program: The Residency
Process and the Investment Process. Investment in the Country is the basis for obtaining Residency. The
highlights and information regarding the program are as follows:
Highlights:
Minimum subscription amount $100,000. The Eco-Development investment is invested in a
Naturewalk Project such as the Bambu Eco-Community Homes or other qualifying investment.
The investment produces jobs and economic gain for Costa Ricans and forms the basis for the
Residency Application
The Residency Eco-Development Investment Program requires a full term 36 month investment.
The program does not allow early withdrawal of the Investment.

Additional family members can apply but under separate applications. The amount of the Ec-
Development Investment to include additional family members is $200,000 per primary investor
but recent amendments have made this amount subject to interpretation according to benefits
of the investment to Costa Rica..
The cost for the master applicant to obtain residency is $2,500 inclusive of all costs. Each
additional family member is $2,500. Maintenance of the residency during the first 3 years is
$250 per year per person.
The Residency process (“Temporary” Residency) will take 9 to 18 months depending on
complexity and the clients ability to meet the requirements of submission.
The Eco-Development Investment earns 10.95% pa during its term.
Rules & Requirements:
During the application gathering process or within the first 3 months of having submitted the
application you will be required to visit Costa Rica for fingerprinting. This is mandatory and can
only be done in Costa Rica.
During the first 36 months of Residency you will be required to visit Costa Rica once per year. At
the end of three (3) years you will be automatically eligible to obtain permanent residency and
this requirement is no longer needed.

Once a Resident, You will be required to join the Costa Rica Social Security and Medical System.
The cost of this will be approx $1000 per year per adult applicant. Payment into the system will
entitle you to universal health care coverage in Costa Rica. Children under 18 are afforded
universal coverage at no cost.

General
Naturewalk is a 1200 acre master-planned Mountain Community located in the Central Pacific region of
Costa Rica. We are developing a number of “for sale” projects which are to be sold to investors and
resort buyers. We are offering investors the opportunity to invest in Construction and Development
Loans (the Naturewalk Eco Development Loan Program) which is offered for selected property in the
Project. This financial program offers a fixed rate of return and therefore will appeal to :

Investors who are not ready yet to commit to a residence in Naturewalk. This program allows
the investor the option but not the requirement to commit at a later stage of the Project or
simply earn a profitable rate of interest return.
Investors who wish to locate money offshore in a secure and confidential manner, and earn a
profitable return on a secure investment.
Investors who wish to apply for Costa Rica residency.
Highlights
US$30,000 and upwards investment. US$100,000 investment for residency applicants.
The Escrow and Trustee for the program is Latinamerica Title and Escrow (LATCO), exclusive
representative for Chicago Title in Latin America. All funds are received and disbursed through
LATCO.
Current Rates offered are 10% interest per annum on deposits of $100,000 or less, and 10.95%
for deposits over $100,000. Investors may invest in multiple units to qualify for the higher
interest rate. Interest rates are subject to change.
The term of the deposit is 36 months for investor residency applicants.
Naturewalk Interest is paid into the Investor’s account in Costa Rica or directed to a bank
account of Investor’s choice worldwide.

Naturewalk assumes any currency risk. Interest and principal are paid in U.S. dollars.
Offering:
Naturewalk is offering a fixed return investment opportunity with an exceptional rate of return.
The Trustee for the investment program is LATCO, the exclusive representative of Chicago Title, one of
the largest title insurance companies in the world.
Investors pay their funds into a LATCO escrow account. On signature of contract and agreement of
specific lots to underwrite the investment:
The land lots are subject to a mortgage in the amount of the capital investment and for the
benefit of the investor. LATCO holds the mortgage for the benefit of the investor until such
time as the interest (yearly) and capital (end of the investment term) have been paid to the
investor.
Interest for the term is paid to the investors account in Costa Rica or worldwide at the
direction of the investor.
Funds are released to the developers of NatureWalk to fund further development of the
NatureWalk developments. The draw down is administered by the the Trustee, LATCO.
Naturewalk then either sells or refinances the developed homes and properties and repays the loaned
funds.
The overall loan to value ratio is a maximum of 38%. If a default were to occur by the borrower, the
investor would notify LATCO, who would notify the developer of the default giving the developer 30

days to rectify the default. In the event that the default was not cured LATCO would sell the lots and
repay capital and any outstanding interest to the investor who holds a mortgage in first position over
the lots.
PROJECT DESCRIPTION
Naturewalk, Costa Rica
Naturewalk is an amazing 1,200 acre master-planned eco-resort and agri-farm community located
15 kilometers east of the beach community of Jaco, Costa Rica. While having proximity to the beach,
Naturewalk sits in its own quite spectacular inland valley. Naturewalk’s master plan contains a mixture of
comprehensive uses including Residential Estate, Equestrian, Hospitality, and Resort as well as Bio-Estate
lots and farms. Also planned are major tourist serving developments of horticultural gardens, coffee &
pineapple plantation, vanilla & spice plantation, and a large adventure center area to attract visitors to the
hotel accommodations for multiple room night stays. Naturewalk is a unique tropical lifestyle combining
eco-attributes, healthy lifestyle choices, a diversity of activities with interesting and exciting people, and
also lots of things to learn and experience.
Eco Development Loan Availability
A minimum investment of US$30,000 is required to avail of the Eco Development Loan Opportunity.

Loan Use:
The Eco Development Loans will be used to fund the further development of the NatureWalk projects
and to include but not limited to the following:
Bambu EcO2 - Home Community: Project Description
The Bambu Community as designed will contain 160 patio homes. It will be built out in 4 phases over 4
years with 40 units offered per year. The units offered will all be Eco-Steel model patio homes in 5
different size options. The Naturewalk Club tm will be built in the middle of phase 1 of the project,
allowing the Community as well as other residents of Naturewalk access to the club facilities. These
facilities include swimming pools, tennis courts, lounge, bar and restaurant facilities as well as check in
facilities for the hospitality operations. 75% of the units will be offered in a hospitality rental format and
25% for full time residents.
Hospitality Rental Management
Naturewalk Rental Management (NRM) will offer management to hospitality standards including daily
maid service, central check in and central switchboard. All marketing of the units, rental, onsite
management and maintenance will be performed by NRM. The price for units that enter the rental
management program include full furnishings and fixturing. There is a separate price, which does not
include furniture for full time residence units.

Phased Tourist Development for Naturewalk: Marketing Plan
An important component of the overall Naturewalk master plan is the development of tourist serving
activities, and the ability to cross promote and bundle these activities into an overall Naturewalk Tour
Visit. Over a 5 year period, Naturewalk intends to install and then promote these attractions for profit,
and to support infrastructure and lodging on-site. Individual and cooperative marketing plans will be
developed to attract visitors and will leverage off the substantial Naturewalk real estate marketing

What is my security?
Your security is the the development lots, at a maximum of 38% loan to value, with a mortgage, to the
value of the capital investment, held in trust in your name until the interest and capital has been repaid
at the end of the term.
What are some of the risks of this Investment?
Naturewalk has endeavored to offer an investor program combining a high return, coupled with a strong
and safe asset. Never-the-less, this investment does contain risk factors and may not be suitable for all
parties investment criteria. Some of the risk factors are:
Developer Default: In the event of the developer defaulting on his obligation to repay the
capital your loan amount is underwritten by development lots in Naturewalk at a maximum
loan to value ratio of 38%. LATCO holds a mortgage over this property in trust for you. So for
example, if your deposit were $100,000 and the developer defaulted, LATCO would sell the
property of a value of $263,158 with you in first position to benefit from the sale amount to
repay your capital and any outstanding interest due to you.
Property Value Fluctuations
As with all real estate, you should be aware that the value of the property underwriting your
investment could fluctuate in value both positively and negatively. However, because the loan
to value ratio is 38%, property values would have to deteriorate very significantly to affect your
capital security.
At the end of the investment term what happens?
Naturewalk repays the capital to an account of your choice worldwide.

Who ensures that my money is protected and managed securely in accordance with the investment
program?
The short answer is the Trustee.
The Trustee handles most of the operations during the investment period. Holding the mortgage on the
property in trust during the investment term is LATCO, the franchise holders for Chicago Title
throughout Central and Southern America. LATCO is a large and respected company throughout the
Americas and Chicago Title is one of the largest title insurance companies in the world.
The Trustee handle the disbursement of the loan to Naturewalk according the terms of the Eco
Development Loan Contract.
How does the process work to invest in a Naturewalk Eco Development Loan Investment?
You will sign a reservation contract with Naturewalk and place a $5,000 deposit in LATCO. The
reservation deposit will allow you 14 business days to review the Investment and conduct due diligence.
The reservation deposit also locks in your Eco Development Loan rate. You may also decide to travel to
Costa Rica and meet the Bank, LATCO, and visit Naturewalk during this period. At the end of the 14 days
you can decide to proceed or cancel the reservation. In the event you cancel your reservation, your
deposit less $250 dollars will be wired back to you from LATCO. If you proceed, you will sign the
necessary documents to formalize the Naturewalk Eco Development Loan Investment, and wire the
balance of the funds to LATCO.
What is my money used for?
Your money is used to develop the Naturewalk brand of developments.

Can I rollover my Eco Development Loan?
Yes, you will be offered the opportunity to rollover your loan and you must inform us in writing 90 days
before the Naturewalk Eco Development Loan term date of your desire to roll over your loan.

Is my residency guaranteed?
Residency is not guaranteed for any applicant. However, residents complying with the application
process and in compliance with the rules and regulations are normally granted residency.
What rights does residency give me?
All the rights of a Costa Rican citizen, except that you cannot vote in Costa Rican elections.
