It is important that we recap the events leading up to this proposal. In January of this year the previous owners of the golf course declared bankruptcy. This was a result of the beginning of foreclosure proceedings which were instigated by Washoe County to recover unpaid special assessments and water bills. At this time the Board formed a spe- cial committee to follow the bankruptcy proceedings and to look into all aspects of golf in Reno and the rest of the country. After reviewing the bankruptcy plan submitted by the golf owners it was felt that their plan was ill-conceived and undercapitalized. A group of Arrow Creek homeowners formed a group called the FOA (Friends of Arrow Creek) who submitted a bid for the property. The bid from the FOA was accepted by the court on September 24, 2014. The FOA took possession of the property on October 15, 2014 and has hired Arnold Palmer Golf, a nationwide operator of golf courses, to run the golfing business in Arrow Creek. The new name is The Club at ArrowCreek. The new owners are open to granting the HOA a limited time option to purchase the Club at ArrowCreek including the land, structures and golf operations. Discussions have begun with all residents about the proposal to purchase the golf

properties and open the club to all residents. It is important that we recap the events

leading up to this proposal.

In January of this year the previous owners of the golf course declared bankruptcy. This was

a result of the beginning of foreclosure proceedings which were instigated by Washoe County

to recover unpaid special assessments and water bills. At this time the Board formed a spe-

cial committee to follow the bankruptcy proceedings and to look into all aspects of golf in

Reno and the rest of the country.

After reviewing the bankruptcy plan submitted by the golf owners it was felt

that their plan was ill-conceived and undercapitalized. A group of Arrow

Creek homeowners formed a group called the FOA (Friends of Arrow Creek)

who submitted a bid for the property. The bid from the FOA was accepted by

the court on September 24, 2014. The FOA took possession of the property on

October 15, 2014 and has hired Arnold Palmer Golf, a nationwide operator of

golf courses, to run the golfing business in Arrow Creek. The new name is

The Club at ArrowCreek.

The new owners are open to granting the HOA a limited time option to purchase the Club at

ArrowCreek including the land, structures and golf operations. The terms of the option to

purchase are being negotiated at this time. This option to purchase will provide the ACHOA

As a Board, we are presenting this to the homeowners for their considera-

tion. We know there are many details to be considered. Once the final letter

of understanding is agreed upon by the Board and Arnold Palmer Golf we

will unveil the final proposal to all homeowners. We have already heard

many comments both for and against the proposal. This is understandable

as it will affect all homeowners. I would encourage a healthy exchange of views from and

among all homeowners. Everyone has a legitimate point of view and we respect everyone’s

thoughts and suggestions.

We will be planning a series of town hall meetings and neighborhood

discussions so that all homeowners are properly informed of the cost

and benefits of the proposal. In the end it will be up to the homeown-

ers to make the final decision on this proposal. The Board will present

the details of the proposal and it is up to all owners to approve or dis-

approve. I would like to thank all homeowners who have taken the time and effort to con-

tact the Board and to participate in our meetings. It is healthy to debate and share opin-

ions. By the open and honest sharing of information, we all benefit and can be more com-

fortable with the choice we make. I believe that only through open and honest discussion, a

proper solution will be found.

and to properly maintain the club house the

HOA needs your cooperation following rules.

The HOA Residents Club has much to offer!

The facility is available 7 days a week 4:45am

-10pm. All guests must be accompanied by a

resident. Children 14 and under must be ac-

companied by an adult and 16 and older to

utilize fitness equipment. When using the

gym equipment please wipe down with disin-

fectant after each use. Refrain from using

your cell phone in gym. You are

asked to observe the 30 minute workout time

limit on the machines when others are wait-

ing.

you in order to access the audio from TV’s.

class will be held at 8:45- 10:00 am Mon,

the stability ball to build core strength and

balance as well as using light weights to tone

the upper body. This is not an aerobics class

but can be very challenging and is a good

workout. You will need a stability ball, a yoga

mat and a set of light weights (1-5 pounds).

Wear clothing that allows you freedom of

movement and be prepared for some fun yet

challenging work. A great way to stay toned

and fit through those long winter

months! The class is $60 @ month or a $6

Remember that ArrowCreek has over 28 miles of road which

needs to be plowed so please be patient as it takes 15 to 18

hours depending on the amount and rate of snow fall to plow

The ArrowCreek HOA has purchased a tennis ball machine for resident use. Please follow

steps listed below to reserve ball machine through AC Security.

1.1.1.1. Sign up at the security station at the entrance of Arrowcreek to reserve your two hours

of use and leave your drivers license with security, or a copy of your drivers license.

2.2.2.2. Get the key from security and drive to the tennis court next to the pool.

3.3.3.3. Open the shed with the key, and bring out the ball machine, extension cord, tennis balls,

buckets and pick up buckets.

4.4.4.4. Plug the machine into the outdoor plug and center the machine on the T at the service

line on the south side of this court.

5.5.5.5. Next plug the short black extension cord into the 100 ft cord and connect it to the ball

machine.

6.6.6.6. Set the brake on the machine.

7.7.7.7. Turn the power on the ball machine it is located in the lower left hand side of the ma-

chine.

8.8.8.8. Hit test and check to see if the ball lands within 2 feet of the T by the service line on the

north side of the court.

9.9.9.9. If it does, you’re set to pick what you want to do next, hit balls narrow, medium or wide

range on the court.

10.10.10.10. You can set the speed of the ball from 50 mph to 70mph. You can set the frequency of

receiving the ball from 4 seconds up to 10 seconds.

11.11.11.11. You can use the machine for drills, we have put cards on the machine with directions

for all drills.

12.12.12.12. Once you’re done using the ball machine pick up the

balls put them in the white baskets, and return every-

thing to the shed. Give the key to security and get your

drivers license back from them and you’re free to go.

increase activity in Bear sightings; please make sure to report to security any case, be aware of your surroundings,

and make sure to keep trash bins in a safe place on none pick up days. With the winter weather on its way, please

drive extra safe around the parkway and on the smaller streets and especially keep aware of the school bus stop

areas!. We at Security want to thank the Residents for their cooperation in continuing to slow the overall speed in the community.

rounding ArrowCreek. Security wants to remind all residents that have vehicles not in garages to

keep them locked. Also, if you see anything that might seem suspicious, please call Security immedi-

ately.

While the overall speed in Arrowcreek is coming down, there are still several owner complaints about

tailgating when entering the main gate and when driving the posted speed limit inside the community.

Please be observant of other drivers. Driving around the resident lane gate arm is not allowed, this in-

cludes residents and guests. Please remind all guests that the resident is responsible for their actions

inside the Arrowcreek Community. We have had a great response and could not make it work without

the help of the residents. Security has seen many residents, and workers using Indian Ridge as a short cut, this

road is not intended to be a thoroughfare and should be used for residents living on this street. Please inform all

workers to use High Vista. If using Indian Ridge you must turn right onto High Vista.

Your QuickPass System and Security: Your QuickPass System and Security: Your QuickPass System and Security: Your QuickPass System and Security: Security would like to remind the Residents that are using their QuickPass account to continue

to add permanent as well as temporary guests. For residents who do not go on line to update

their QuickPass account please call Security and they will assist get your guests added before

they arrive at the front gate. Having your guests entered into the system will reduce the wait

time to entry the community!. When your guest(s) arrive if they are not on your list, Security

has to call to verify entry. This can cause a line to form and some guests have to wait

unnecessarily. If you have any questions about your account or how to add your guests, please

call Daniel at the front gate. If any resident is interested in getting a better working knowledge

of QuickPass, feel free to contact Daniel and schedule a time to go over the website.

event, there is a 2 business day notice required. Security will be willing to meet the request of parties of 5 vehi-

cles or more only.

� TRANSPONDERS TRANSPONDERS TRANSPONDERS TRANSPONDERS ---- Transponders are not intended/designed to be moved. If you do move a transponder from

one vehicle to another, you need to let Security know so the QuickPass System can be updated. If a transponder

has been moved and Security sees it is not on the vehicle we assigned it to, the transponder will be de-activated

until you bring in the current vehicle’s information. Also, if you move a transponder and it does not work, you

need to purchase a new one.

� VEHICLE CHANGES VEHICLE CHANGES VEHICLE CHANGES VEHICLE CHANGES ---- When you get a new vehicle, used vehicle, or just change your license

plate, please contact Security with the updated vehicle information.

� If you receive a vehicle transponder before your vehicle has been registered, please keep in

mind that Security needs a copy of your registration within 30 days or the transponder will be

deactivated. If you have a transponder that is not working contact Security.

� DOGS DOGS DOGS DOGS ---- Please remember your dogs must be walked on a visible leash and you must clean up

after your pets. Pet Mitt stations and trashcans have been placed around ArrowCreek Park-

way. The park at Harbottle and the Resident Center needs special attention with cleaning up

after your dogs. Several complaints have been received. So please be sure to pick up after your

pet!

Meetings are recorded in accordance with NRS 116. a copy of the audio recording, the minutes or a summary of the minutes of the meeting shall be provided to the unit’s owner upon request, in electronic format at no charge to the unit’s owner or, if the association is unable to provide the copy or summary in electronic format, in paper format at a cost not to exceed 25 cents per page for the first 10 pages, and 10 cents per page thereafter. Typed minutes, and other important HOA information is posted on the HOA website at www.arrowcreek-hoa.com. An owner may record on audiotape or any other means of sound reproduction a meeting of the executive board if the owner, before recording the meeting, provides notice of his or her intent to record the meeting to the members of the executive board and the other units’ owners who are in attendance at the meeting. Board meeting agendas will be available on the Arrowcreek-HOA.com website or through Associa Sierra North at least 10 days prior to a meeting. Please note that agendas may be altered up to 3 days prior to a meeting. Please contact

There is a lot of construction going on inside

the ArrowCreek community. That means

there is an increased number of large con-

struction vehicles coming and going from

the community. Please be patient with

them on the roads and especially when

these vehicles are entering at the gates.

That being said, these construction workers

are guests and they must follow the commu-

nity rules and policies. Please report issues

to Security.

� MOTORCYCLES MOTORCYCLES MOTORCYCLES MOTORCYCLES ---- Motorcyclists, you are

allowed to use the outside lane when enter-

ing ArrowCreek, but your motorcycle must

have the Security issued sticker on it for

identification purposes. Riding around the

gate arm is not an acceptable way to enter.

The stickers are free and be prepared to

come to a complete stop before Security will

raise the arm for entry.
