Our clubhouse pool deck was newly repaired and re- painted by neighbors who volunteered to do the work, Rod and Maryann Swenson. Thank you! About 40 new replacement mailboxes were installed in the last 60 days with the help of volunteer, and resident mailbox expert, Don Taylor. Heritage Palms has begun removing the old hurricane damaged fencing and damaged trees located next to the fence line that borders our northern perimeter. They will install new fencing and replant trees and shrubs along their side of the fence. We are still suffering from a drought but lawns are holding up fairly well with twice a week irrigation from our system. Sod repairs were completed to cover remaining stump holes from storm damaged trees. The March 16th Happy Hour party had a fun St. Patrick’s Day theme with great attendance of close to 60 or 70 people. An exciting Fiesta Party is now planned for April 21 st . Financial Update – Deer Lake HOA Association Total Revenue YTD through February was $98,463, Total Expenditures were $89,271. As a result, Revenues exceeded Expenses by $9,192 for the first two months of this year. Our Capital Reserves are now at $305,146 and have increased by $26,194 over the prior 12 months. Our Reserves are securely placed in FDIC- insured bank accounts and CD’s intended for future capital projects such as road, building and equipment replacements. Please remember to pay your Quarterly assessments due April 1st to avoid any late fees, interest and possible legal fees. STOP PARKING on the Grass & Sprinkler Heads! It is painful to see cars or trucks carelessly parked with their tires on lawns and common areas - killing our grass and breaking sprinkler heads. Let your family and visitors know that cars should have ALL four tires on the driveway, NOT THE GRASS. Repairs to damaged sod or sprinkler heads may be charged to homeowners. Our Website is Useful for New Homeowners If you need information about Casa del Lago’s HOA or the Master POA, Rules, Board meeting minutes, financial reports, budgets, assessments, organizational documents or rules and regulations, a good place to find what you want is our community website: www.mycasadellago.com. Home Security Systems and Doors When you’re not at home during the day, please arm your security systems and lock all doors and windows. Frequently inspect your home security monitoring service to confirm that it is working. Contact your security company and alert them that you want to perform a test to see if the alarm-monitoring company actually receives the signal from your system. Be sure your sliding glass doors have a secondary locking system to prevent them from being lifted out of the tracks. The typical locks on sliding glass doors provide very little protection from break-ins. Unprotected sliding glass doors are a primary way for criminals to get into homes. In case you don’t know it, most home insurance policies provide a discount for homes that have active security monitoring certificates. I have ADT service and received a certificate of monitoring from them. I gave this to my insurance agent who reduced my policy premium by $57 per year. I printed off my Certificate using the ADT.com website. Now’s the Time for Cleaning your Roof This is prime roof tile cleaning season. Many homes STILL need to get it done. Ask for a free quote before you agree with any contractor. Be sure that they are licensed and insured. This year, we recommend using a “soft wash” technique instead of high pressure power washing which can cause cracked, faded or loose roof tiles. Additionally, a “soft wash” cleaning job will normally last longer than a pressure washing job. We recently used a company called “Shine Window

This is a chlorine chemical wash which can damage your plants if it is done incorrectly by an untrained individual. Be very careful to use a licensed, insured contractor who completes the cleaning job using two workmen: one for spray cleaning the roof while the other one washes the chemicals off the plants. Landscaping Plans and Progress Our new Landscaping company, Estate Landscaping. began serving our community on January 1st. We are seeing good progress in more frequent trimming, better plant bed weeding, turf fertilization and weed control, new sod and irrigation repair work. Estate Landscaping is still learning about the many requirements of our community so we will continue to monitor their progress. The supervisor for Estate is Steve Laipply and his contact email and phone number will ALWAYS be included in every newsletter. Please report problems including broken irrigation heads directly to him. In April, weekly service will begin including mowing, blowing, and hard edging starting April 7th or 8th. Also, I am pleased to report that for the first time ever, a Grub Control application will be done to ALL lawns. This application is part of the normal Estate services and will be done once each year. Palm tree trimming should begin the week of April 9th.
