WHEN Y U WANT

My Property Preview has now furthered its reach with distribution in the state’s leading mining towns.

My Property Preview magazines are now available in 10 booming mining towns in the Bowen Basin and surrounding communities. This region services more than 47 operating mines.

Mining communities and thousands of their employees (who boast high disposable incomes) will now have access to MPP and the Sunshine Coast property market every Friday via strategic pick-up points across the region.

This corresponds with MPP’s distribution expansion, which now encompasses more than 400 distribution points across the Sunshine Coast.

This expansion of readership is another innovation from MPP that is designed to put your message in front of as many potential buyers as possible.

There is no additional cost to you, so contact your real estate agent today to discuss how MPP can assist in getting your property SOLD.

Thanks My Weekly Preview for another fantastic result, this time for our very happy sellers at 27 Surf Road, Alexandra Headland! Four advertisements returned 43 inspections, seven bidders on the day and a sale under the hammer for above the reserve price. Marketing in My Property Preview is the only way to go!

Seaside Real Estate had three auctions last Saturday April 14 – all had marketing campaigns in MPP. One sold prior, one sold on the day and we are negotiating on the third. To showcase my sellers’ properties in gloss rather than newsprint, and in a publication that reaches a wider variety of readers in it’s new format, makes the decision of where to market our properties very simple. Great work. Thanks MPP!

Just wanted to say, excellent job again MPP! There was never any doubt that MPP was to be our only source of print media for our auction campaign for 20 Campbellville Circuit, Pelican Waters. You provided the perfect balance to the campaign by bringing new buyers into the fray, resulting in SOLD under the hammer! Everyone is ecstatic. Thanks MPP and all your staff for such a great product.

We sold 4 Seafarer Court, Bokarina under the hammer and well above reserve! MPP delivered us 35 inspections over the four-week campaign, which resulted in eight registered bidders on the day and a fantastic result for the vendor. The Platinum team absolutely loves the new-look magazine and so do our sellers and buyers. Well done MWP. Keep up the great work.

I sold my last two auctions under the hammer and prior to auction, and one of the key factors in this success is getting quality enquiry, and lots of it. MPP delivered my sellers 49 inspections and a host of enquiries. I talk to lots of buyers and sellers and they love the new style of My Weekly Preview. A top-quality glossy property magazine free to your doorstep every single week, and I see it still in homes long after it’s been delivered. You can’t beat that.

To deliver my sellers an unconditional contract on their property within fi ve days of auction day was a triumph. It’s a great publication getting even better.

Do you know who you are going to vote for in the local council elections this weekend? I still don’t. And I’m not alone. A quick poll

around the MWP offi ce reveals that many of my colleagues are undecided. And not only do we have to choose a councillor to represent our suburb, we have to choose a mayor that will lead the region into the future. It’s understandable – after the recent state elections and the continuing drama at the federal end of politics – that many of us have political fatigue. It’s just a local election, many people are saying, so does it really matter? The thing is, it does. Securing the right leaders in our local government will mean the difference between a prosperous and sustainable Sunshine Coast in the coming years, and a region that lags behind. I urge you to head to page 22 for our special where we have given the mayoral candidates a last chance to plead their cases – it might help you make up your mind. In other news, and just as important as the political future of our region, is our meteorological future. Nathan Evans has the forecast from weather experts – including local Channel 7 atmospheric expert Livio Regano – about what is going on with the rain. Head to our cover story on page 8 for that. Jarna Baudinette, in agenda on page 24, takes a look at super-wealthy celebs, such as Jay-Z, who just keep getting wealthier. The rapper is worth millions and it’s not just because he sells plenty of albums. He and wife Beyonce earn more than enough to buy every property in our prestige property story on page 36. THE RAINEXPLAINED

PREVIEWWith two soggy summers behind us, are blue skies and sunshine now on the Coast’s horizon? We ask the experts.

WORDSNathan Evans

Chances are you’ve found yourself reaching for your umbrella more than your beach towel this summer, as heavy downpours and fl ash

fl ooding lashed our soggy Coast. In early March, central Sunshine Coast homes

and businesses were inundated, as more than 300 millimetres of rain pelted the area.

Weeks earlier, fl ash fl ooding ravaged our northern reaches, with severe weather ripping roofs from homes and businesses in Noosa’s hinterland, felling trees and damaging cars.

This week, My Weekly Preview asks the experts, including Channel 7’s resident meteorologist Livio Regano, to explain the science behind the weather,

including the effects of La Nina and El Nino weather patterns.

“El Nino and La Nina are the two extremes of the Southern Oscillation, a gigantic atmospheric seesaw driven by Pacifi c Ocean currents that determines whether air predominantly rises or sinks over Australia,” says Regano.

“Rising air tends to create more rain – La Nina – and sinking air, more drought – El Nino.

“These patterns occur when natural feedback mechanisms cause small, random changes in ocean temperature to become exaggerated, locking the atmosphere into a cycle that’s diffi cult to break.

“The cycles usually last from autumn to autumn,

[ C O V E R S T O R Y ]

[ 8 ] MY WEEKLY PREVIEW \ APRIL 27, 2012 MYWEEKLYPREVIEW.COM.AU

8.indd 1 4/24/2012 12:46:12 PM

Page 9: My Weekly Preview Issue 190 - April 27, 2012

but it’s not uncommon to have two or even three successive El Nino/La Nina years in a row,” says Regano.

“El Ninos are usually associated with warmer than average sea temperatures in the eastern and central Pacifi c, often with cooler water in the Coral Sea and a slackening of the prevailing south-east trade winds. The opposite is true for La Nina,” he says.

Experts say we are now experiencing a reprieve from the rain-bearing La Nina extremes of the past two summers, in favour of neutral or average autumn weather.

“We can still expect wet conditions, but it does seem now that as we go into autumn and winter, which are normally drier months anyway, we’re looking at what we would normally expect as being average conditions,” says Jeff Sabburg, Queensland Climate Services manager with the Bureau of Meteorology.

“In 2011/12 we had a La Nina; we are yet to classify whether it was a weak or strong La Nina. In 2010/2011 we had a strong La Nina, and in 2009/2010 we had a weak El Nino, which favours dry conditions.

“So, in between two lots of La Nina, there was an El Nino, so the question is will we stay neutral for next summer, or return to another La Nina, or go into El Nino like in 2009/2010?

“Scientifi cally no one knows for sure.“What I can say, is historically about 70 per cent

of the time we’ve either gone neutral or El Nino following a two-year La Nina event,” Sabburg says.

This would mean a drier summer in 2012/2013.Besides prevailing El Nino and La Nina patterns,

highs, lows, cold fronts and ocean temperatures are all important factors in infl uencing weather conditions.

“Highs and lows describe variations of air pressure across the earth’s surface, just as mountains and valleys describe variations of ground height,” Regano explains. “At the centre of a high, the wind is usually calm and the sky clear, but lows are much more complicated.”

Cyclones are a form of low pressure system. Before a cyclone can form, the ocean temperature

needs to be at least 26 degrees says Regano. The term cyclone season refers to the period in which the Coral Sea temperature remains 26 degrees and higher.

“In addition to warmer Coral Sea temperatures, a low needs to have formed along the monsoon trough, and a whole suite of upper atmospheric conditions need to be perfectly in balance before a cyclone forms,” Regano says.

El Nino and La Nina are the two extremes of the Southern Oscillation, a gigantic atmospheric seesaw driven by Pacifi c Ocean currents that determines whether air predominantly rises or sinks over Australia

Bureau of Meteorology forecaster Pradeep Singh says there were various factors driving recent severe weather events on the Coast.

“For example, with the weather event in early March we had a trough come in from the east over the ocean and develop into a low-pressure system close to the Coast, and for a few days it dumped a fair amount of rain in the area,” Singh says.

“There were falls of 311 millimetres in some areas; Rainbow Beach had 254 millimetres.

“In February, Cooroy had a severe thunderstorm that dumped 340 millimetres on the town on Saturday morning, and on Friday night 180 millimetres of rain fell – we had very heavy rain fall in a short period of time.”

Queensland’s wet season, says Regano, falls typically between November and April of the following year, “during which Queensland gets most of its rain, mostly from thunderstorms, cyclones and maritime showers which benefi t from the hot land and warmer waters of the Coral Sea,” he says.

“Southern and western states normally get their heaviest rain from cold fronts, which predominate through winter and spring.”

Cold fronts refer to where cold polar air moving towards the equator undercuts warm tropical air moving poleward, says the bureau, often producing severe weather such as thunderstorms, squall and turbulence.

The temperature differences across a cold front can be extreme and associated with strong winds. The warm tropical air is forced to rise and becomes unstable with the development of large cumuliform clouds.

While forecasting weather is clearly no simple task, backyard weather watchers have traditionally linked certain weather with wind direction.

But this can be unreliable, Regano says.“Wind direction alone gives a very incomplete

picture of the weather, but broadly speaking, south-east winds typically bring mild weather with brief showers; south-westerlies, clear skies and cool nights; north-westerlies, high temperature and humidity with afternoon thunderstorms; and north-easterlies, anything from bright sunshine to steady rain,” he says.

“These caveman rules can go horribly wrong, because every weather situation is unique and requires a full 3-D analysis of the atmosphere.”

So there you have it. Now when you fi nd yourself short of a conversation starter and someone mentions the weather, you’ll have plenty to talk about.

FAST FACTNaming of Australian tropical cyclones began

in 1964. The fi rst to be named was Bessie, a West Australian cyclone that formed on January 6, 1964. Female names were used until the current convention of alternating male and female names commenced in 1975.

The Bureau of Meteorology says the chances of receiving above-median rainfall for April

to June are above 60% over south-eastern Queensland and the north-eastern half of NSW, rising to a greater than

75% chance over the far north-east of NSW and south-east of Queensland.

The north-west of Western Australia between Broome and Exmouth is the most cyclone prone part of Australia’s

coastline. 72 of a total of 146 coastal crossings in Australia between 1970-71 and 2003-04 were in WA. BOM

At any particular time, there are approximately

1800 thunderstorms occurring in the Earth’s atmosphere.

One of the worst dust storms to ever affect an Australian capital city hit Melbourne in February 1983. It lasted for 30 minutes, and plunged the centre of the city into darkness.

WAVES POUND RIVERMOUTH

Where’s the dredge? Last week it drew a throng of onlookers as it

attempted to clear a path through the busy Mooloolah rivermouth. Then it was gone.

A Queensland Department of Transport and Main Roads spokesperson says the Port Frederick – which arrived at Mooloolaba after a smaller dredge struggled to operate in rough conditions – was damaged by a large wave.

“Last Tuesday, an unusually large

swell damaged the Port Frederick’s propellers when it was dumped on the shoal,” he says. “The Port Frederick is now in Brisbane undergoing repairs, which should be fi nished in about two weeks.

“The smaller CSD [cutter suction dredge] Saibai, which had remained on standby while the Port Frederick was operating, is continuing to dredge whenever the weather permits,” he says.

It was reportedly the 15th incident at the rivermouth in the past year.

Going Solar? Go Uni-IndustriesHaving either met or spoken to several of the Taylor family, I can vouch for the fact that Uni-Industries is truly a family business. The highly experienced and professional Taylor clan run this business, which installs solar power systems.

I was immediately impressed by the fact that the price of solar panels has dropped dramatically; so I decided to get a quote from Uni-Industries.

Michael Taylor, their affable and knowledgeable ‘front man’ (he is an accredited installer, not a salesman), arrived on time for the quote and gave me a good plain English version of what system would meet my needs, how much power it would produce and how much I would be likely to save on my power bills.

Wow! I was hooked. What really impressed me was the background experience of the company and the fact that one installation visit was all that was needed. (No subsequent visits for checks because all the staff doing the installation are fully accredited). This meant that I would be up and running quickly and effi ciently.

A few days before my system was due to be installed, I discovered that I had to go out on the appointed day. This was no problem for the Taylors – they arranged for one of the team to arrive early before I went out. On my return, I would not have known they had been there, but for the shiny new roof panels and the neatly installed inverter. No mess, no fuss! Uni-Industries ticked all the boxes for me – professional, friendly and fully accredited staff and a great product.

My system has now been hooked up to the power grid by Energex and I can literally watch as my power savings grow. Even on quite rainy days my panels produce power.

If you are contemplating going solar, do it soon – the Queensland government tariff feed-in rate of 44¢ per Kwh may well be reduced this year, but if you already have your system installed, that rate is protected until the year 2028. An Australian lawyer working for WikiLeaks founder Julian Assange claims the Department of Foreign Affairs and Trade has put her on a travel watch list requiring special approval to return to Australia.

London-based human rights lawyer Jennifer Robinson says airport authorities in London informed her she was on an “inhibited travel list”.

“Just delayed from checking in at (London Heathrow Airport) because I’m apparently “inhibited” – requiring approval from Australia House @dfat to travel,” she tweeted.

Security guards told her “you must have done something controversial because we have to phone the embassy”, she had said.

DFAT says it was not aware of any Government restriction applying to Robinson’s travel. AAP

Five years after the ABC left its Brisbane headquarters due to a breast cancer cluster, it has a new home.

The ABC abandoned its Toowong studios in 2006, when up to 18 women who worked at the site between 1994 and 2006 developed cancer.

Governor-General Quentin Bryce this week offi cially opened the ABC’s new purpose-built headquarters at South Bank.

The site reunites Brisbane staff who were working across eight sites.

The Newman Government has ordered an immediate end to the auctioning of properties purchased by the previous Labor government for its failed Traveston Crossing Dam.

The Labor government bought 494 properties in the Mary Valley, north of Brisbane, for more than $500 million in expectation of building the dam. The Federal Government refused environmental approval for the project.

So far, just four of the properties have been sold, one is under contract and 21 are either listed for sale, or being prepared for sale.

Deputy Premier Jeff Seeney on Thursday ordered all sales be halted.

He says the drip feed of properties to the market was failing to deliver because market values had decreased.

The government will announce a strategy to “re-establish Mary Valley communities” next month. AAP

CRUISE SHIP TO BE SALVAGED IN ONE PIECE

Costa Crociere SpA says work to remove the capsized Costa Concordia

cruise ship from its rocky perch off Tuscany will begin early next month and is expected to take 12 months.

Costa says the US-owned company Titan Salvage won the bid to remove the ship, which struck rocks off the tourist-dependent island of Giglio on January 13, when the captain made an unauthorised

manoeuvre too close to shore.A total of 32 passengers and crew

members died; two people remain missing and are presumed dead.

The plan foresees removing the ship in one piece and towing it to an Italian port.

Workers completed the removal of fuel from the Concordia on March 24, and Costa says environmental protection will be a “top priority” during the ship’s removal. AAP

Qantas welcomes back A380 after repairs Qantas Airways chief executive Alan Joyce says he does not expect customers to express any concerns about fl ying on the Airbus A380 that was damaged after a mid-air engine explosion.

The Flying Kangaroo is set to welcome back Nancy Bird-Walton, the fi rst A380 to enter the Qantas fl eet, following 16 months of repairs costing $139 million.

The aircraft is due to depart Singapore on Saturday night (Singapore time), and land in Sydney on Sunday morning (AEST).

Joyce says much work has been done to get the aircraft back into top condition.

“We are absolutely sure this is one of the safest, if not the safest aircraft going back into service,” he says.

On November 4, 2010, the double-decker Qantas A380, named Nancy Bird-Walton after the Australian pioneer aviatrix, was fl ying over Indonesia when an engine caught fi re and exploded due to what investigators said later was a faulty oil pipe.

The pilots managed to land the plane safely back at Singapore’s Changi Airport without injury to any of the 433 passengers and 26 crew. AAP

UK’s fi rst deaf MP diesDisabled rights campaigner Lord Ashley of Stoke, the fi rst deaf British MP, has died aged 89.

The Labour peer passed away on Friday night after a short illness, his family says.

Jack Ashley won the seat of Stoke-on-Trent South in 1966, but lost his hearing less than two years later after an unsuccessful ear operation.

He recalled in his autobiography that the last voice he heard was that of the late rugby commentator Eddie Waring.

After initially fearing he would

be forced to give up politics, Ashley learned to lip read.

Lord Ashley also worked hard to modulate his speaking voice, which he could no longer hear.

His deafness never affected his combative attitude.

Clooney to host $US6m Obama dinnerHollywood actor George Clooney will host a $US6 million ($5.81 million) fundraising dinner for Barack Obama at his Los Angeles home as the US president fi lls his campaign coffers to battle Mitt Romney.

The event, on May 10, will feature in the Dinner with Barack campaign, which the president’s political braintrust dreamed up to attract small donations and fi re up grassroots supporters.

Obama fans are invited to enter the contest and donate as little as $US3 on a webpage titled Obama, Clooney and You, featuring pictures of the Oscar-winning star and the president. Lucky winners earn a spot at the dinner.

“George Clooney is doing his part to help re-elect the president,

but he knows that it’s grassroots supporters like you who will decide this election,” the website reads.

A campaign offi cial says the A-list dinner, likely to be the most star-studded night of the Obama campaign so far, is expected to draw 150 supporters paying a cool $US40,000 each for a ticket.

Warren Blee

I have been connected with the Sunshine Coast for more than 50 years and have owned my own business for the past 33 years. I was elected fi ve times as state president of the peak pharmacy organisation. As mayor I would work to broaden the Coast’s economic base with knowledge industries, and introduce support offi cers to help businesses and community organisations. I’d work towards cost-effective transport, protect the environment and make council more responsive. My greatest achievements have been leading teams of great people – I’d bring this leadership to council.

Michael Bloyce

I have the qualifi cations, business and council experience, community involvement and policy vision to be the next mayor of the Sunshine Coast. My key policies include:• Making council a

customer-focused, effi cient organisation with less debt.

• Reducing red tape and cost of living.

• Attracting new business.• Diversifi cation into new

clean industries.• Better community

engagement through new community panels.

• Faster roll-out of key infrastructure projects.

• A review of council levies.• Multi-deck car parks to

ease congestion.

Debbie Blumel

I am the only mayoral candidate with experience as an elected representative and a proven track record. As the head of the Major Projects Portfolio, I am responsible for council’s transformative projects including the Airport Master Plan and the Entertainment and Convention Centre. I achieved unanimous support from councillors to progress these economic drivers. My commitment to supporting commercial innovation is the foundation for my proposal to establish an Industry Group and Regional Economic Action Plan. My top priorities are creating jobs and strengthening the economy.

COAST’S MAYORAL CANDIDATES HAVE THEIR SAY

As Sunshine Coast residents head to the polls tomorrow to determine the make-up of the new council that will carry

the region into the future, My Weekly Preview asked each of the eight mayoral candidates why they believe they are the best person for the top job. Here are their reponses.

I will inspire a team that works together to make the Coast not just the most beautiful place to live, but a place where residents are proud of their community. I will lead a local government that champions the rights of every person to prosper, grow and belong in safety. Economic prosperity will be achieved by tourism, business and education strategies that will create jobs. I will create vibrant communities by celebrating diversity, protecting our environment and beautifying public spaces. I will champion environmental policies, ensuring that the protection of our lifestyle is at the heart of all we do.

Jim Hopkins

In the position of mayor you will at times stand alone, something to which I can relate to after operating the excavator business that Elizabeth and I ran successfully for 13 years, here on the Coast. The hallmarks of such success are that of integrity, courage and dare. Integrity to do the right thing – you may not always succeed, but strive to do so. Courage to face one’s fears and to look to the future with a open mind for the betterment of all. Dare to step up for our privileges and rights, for if we let them slip away they will be gone forever and a day.

Mark Jamieson

I am married to Lorrell and we live in Buderim. We have three grown children. As an independent mayoral candidate, with the slogan ‘a better way, a better future’ I am dedicated to shaping the future of the Sunshine Coast for the benefi t of all residents. This election is about jobs and careers, now and in the future, leadership and the demonstrated ability to build and grow a team while improving council performance. I believe in communities and the need for inspired leadership and teamwork to deliver shared goals. As mayor, I would undertake to serve our community at all levels without fear or favour.

Matthew Ryan-Sykes

As mayor, my objective would be to ensure the Coast is both an affordable and sustainable place to live, having council work collaboratively with relevant stakeholders so that public transport would become free; the Airport Master Plan is supported as this creates more jobs; council affi rms better accessibility for businesses by supporting a light rail system connecting the coastal strip, hospitals, the airport and existing rail network; and allow development applications to be automatically rejected where council receives 80 per cent of ratepayers objections demanding this within a postcode area.

Brett Winkler

My vision is about creating an environment of opportunity for our people. I’m about creating more jobs, better infrastructure, enhancing our lifestyle and less red tape. I want our children to have the opportunity to live and work on the Sunshine Coast and enjoy our iconic lifestyle and environment. I will deliver a truly united team within council, one that will serve and reconnect with their community. My business, sporting and community experience stands me in good stead to deliver the right balance for council – an organisation built around the community that isn’t just about business.

MONEY

SAVVY PREVIEWWhy settle for being rich and famous when you can be mega-rich and famous? These astute celebrities have invested big so that when their stars fade, their fortunes won’t.

WORDSJarna Baudinette

In 2007, Coca-Cola bought one of its competitors for $4.1 billion. Glacéau, the company that makes Vitamin Water,

had a few shareholders who made a tidy profi t from the sale, which wouldn’t be unusual except one was a man named Curtis Jackson – better known to most people as the rapper 50 Cent.

Jackson is thought to have pocketed around $100 million for his 10 per cent share, which he acquired as part of an endorsement deal in the early 2000s.

Though he presumably knows more about making rap albums than vitamin-laced beverages, Jackson had worked with Glacéau to develop and promote the Forumla 50 drink, and had also acted as a spokesperson. In return he walked away a whole lot richer when the company changed hands, scoring himself the top spot on Forbes magazine’s list of the highest-earning rappers of 2008.

Jackson’s foray into vitamin chemistry – along with the fact such a list even exists – is indicative of a growing trend turning many celebrities into entrepreneurs. Musicians, actors and sportspeople who would have previously lived off multimillion-dollar contracts and royalty cheques are now branching out into the

[ A G E N D A ]

corporate world, creating brands, buying businesses and even developing real estate.

Celebrities turning themselves into a brand is nothing new. It’s common to see stars lending their name to a cosmetics or jewellery line, endorsing a particular watch or teaming with a designer to launch a ‘personal fragrance’. While in the past, such ventures have kept celebs in the familiar worlds of music, fashion and fi lm, today’s form of entrepreneurship requires the A-list to venture a little further out of its comfort zone.

The internet-driven explosion of celebrity culture means fame is more fi ckle than it used to be, and stars can no longer depend on having years to cash in on the limelight. Instead of relying on short-term endorsement deals (which may see them dumped for the next pretty young thing), stars are now seeking ownership – which offers greater long-term fi nancial security – as part of their extracurricular business activities.

This involves investing in areas outside their primary career, which is why singers Victoria Beckham and Justin Timberlake have stepped up from basic endorsement contracts to launch clothing labels, which

CELEBSThe next morning you can recover at UK musician Moby’s whimsical vegan tea café, or at the coffee shop Hugh Jackman opened with a few close friends.

While we’ve always known celebrities have plenty of money, it is surprising to discover how clever they are with it. Famous businesspeople are nothing new – media coverage has made stars of Richard Branson, Mark Zuckerberg and the late Steve Jobs – but the crucial difference is they were

have received acclaim on the runways of New York, London and Paris.

Timberlake was a surprisingly early adopter of the ‘ownership equals security’ mantra. In a move echoing his role in the fi lm The Social Network, the pop star-turned-actor last year bought a major stake in Myspace in an attempt to turn the failing site around. Timberlake is also a primary investor in other ventures including Tenman Records, a brand of tequila called 901, a homewares line called HomeMint and three different restaurants.

Like fashion, hospitality is a popular crossover industry for celebs, with everyone from actor Sandra Bullock, to basketball legend Michael Jordan, to country music star Toby Keith, trying their hand at restaurant ownership. They follow a trend started by actor Robert de Niro, who began his restaurant portfolio back in 1990 with the Tribeca Grill in New York and now owns the Greenwich Hotel and a share in Nobu, a high-class sushi eatery with 24 locations worldwide.

A-listers spend so much time in bars and nightclubs that it makes sense to buy one, right? A pub crawl through New York will take you to a string of nightspots with celeb investors: try Angels & Kings (musician Pete Wentz and blogger Perez Hilton); The Cutting Room (Sex and the City’s Chris Noth); Tiny’s and the Bar Upstairs (hockey players Sean Avery and Henrik Lundqvist); and SPiN (Susan Sarandon). Finally you’ll end up at 40/40 Club, a sports bar owned by rapper Jay-Z.

A-listers spend so much time in bars and

ownership in projects as diverse as the Rocawear fashion label (which he sold for $204 million in 2007), basketball team the New Jersey Nets, an advertising fi rm, a cosmetics company and a string of restaurants and clubs.

It seems Jay-Z’s cleverness with rhymes has translated into savvy investment sense. Far from simply lending his name to projects, Jay-Z is renowned for being an astute businessman who carefully manages and controls his image and portfolio. As an emerging artist he founded record label Roc-A-Fella, in 2008 he was appointed president and CEO of Island Def Jam Records, and in 2009 he signed a $150 million deal with music distributor Live Nation. Jay-Z is also a co-brand director of Budweiser Select and the subject of a business biography by Forbes journalist Zack O’Malley Greenburg, which chronicles his rise from street corner to corner offi ce.

So while some stars blow all their money on champagne and designer gowns, others are counting their pennies and investing for the future – just like we are. And these days, the fast pace of celebrity culture means anyone can be famous in the short term. A few years ago, reality TV star Bethenny Frankel was an unknown New York housewife. She is now on the Forbes Celebrity 100 list, having sold her Skinnygirl Cocktails brand for a fi gure reported to be in the tens of millions.

Suddenly feeling like you’re in the wrong industry? You’re not alone.

entrepreneurs before they were household names. Show business is a shallow industry, and while stars endorsing cosmetics is one thing, do they really have the skills for the high-stakes corporate world? (The Kardashians talking stocks and investment portfolios? Please.)

Enter Jay-Z. As well as being considered by many as the most talented rapper in history, Beyonce’s 42-year-old husband is also one of the world’s most successful entrepreneurs, having amassed a $450 million fortune. This is partly due to his having sold more than 50 million albums worldwide, but the cash has also come from

BEWARE OF CASH INVESTMENTS

Warren Buffet is perhaps the best-known and most acclaimed investor

of all time. For your interest, I have recounted his current views on cash and term deposits below.

“Investments that are denominated in a given currency include money market funds, bonds, mortgages, bank deposits, and other instruments. Most of these currency-based investments are thought of as ‘safe’. In truth, they are among the most dangerous of assets.

“Over the past century, these instruments have destroyed many investors’ purchasing power, even as the holders continued to receive

payments of interest and principal. This ugly result, moreover, will forever recur. Governments determine the ultimate value of money, and systemic forces sometimes cause them to gravitate to policies that produce infl ation. From time to time, such policies spin out of control.

“Even in the US, the dollar has fallen a staggering 86 per cent in value since 1965.

“Consequently, a tax-free institution would have needed 4.3 per cent interest annually from bond investments over that period to simply maintain its purchasing power.

“For tax-paying investors, the picture has been far worse. During the same 47-year period, continuous rolling of US Treasury bills produced 5.7 per cent annually. If an individual investor paid personal income taxes at a rate averaging 25 per cent, this 5.7 per cent return would have yielded nothing in the way of real income. This investor’s visible income

tax would have stripped him of 1.4 points of the stated yield, and the invisible infl ation tax would have devoured the remaining 4.3 points. Note the implicit infl ation ‘tax’ was more than triple the explicit income tax that our investor probably thought of as his main burden.

“High interest rates can compensate purchasers for the infl ation risk they face with currency-based investments, but current rates do not come close to offsetting the purchasing-power risk that investors assume. Right now bonds should come with a warning label.

“Under today’s conditions, therefore, I do not like currency-based investments.”

Sound words indeed from this experienced investor.

Cupping is one of the oldest forms of body therapy and may relieve a wide variety

of ailments, usually without signifi cant side-effects.

It involves creating suction in cups and applying them to the body,

thereby drawing up the skin underneath and increasing blood fl ow to the area.

“Cupping is a form of therapy that has existed for thousands of years,” says Matthias Menschel, a general practitioner and naturopath affi liated

with the German Wellness Association. “It was

among the

drainage therapies that also included blood-letting and treatment with blood-sucking leeches.”

The therapy aims to free the body of supposedly harmful fl uids and stimulate its powers of self-healing.

“Cupping is based on refl ex zones of the skin,” says Arne Krueger from the Professional Association of German Naturopaths. “Every skin zone can be associated with a certain internal organ, in line with development of the human embryo.”

Cupping makes use of Head’s Zones, named after the late British neurologist Henry Head, who linked hypersensitivity of certain areas of the skin to visceral disease.

“If you apply a stimulus to a particular skin zone, it will be transmitted via the nervous system to an organ,” Krueger says.

There are two basic types of

cupping: dry and wet. “In dry cupping, cups made of glass or clear plastic are placed on the particular skin zone,” Menschel says. A rubber pump draws air away, creating the necessary vacuum.

In wet cupping, the skin is pricked with a needle fi rst.

Cupping may help relieve arthritic pain, carpal tunnel syndrome and chronic neck and back pain. According to Menschel, it can also ease functional complaints involving internal organs, but he adds it’s important to have complaints checked by your doctor fi rst.

Patients should be prepared for bruises. Due to the suction on the skin, small hematomas frequently form, so those with high blood pressure or hemophilia are ill-suited for cupping.

We know Gwyneth Paltrow did it, and plenty of massage therapists and acupuncturists swear by it, so what is cupping? If you think it has to do with sipping tea, you are way off the mark.

Cosmetic surgery to make the chin look more prominent is now the

fastest growing trend among men and women in the US.

Chin implants are particularly popular among those over 40, according to a report by the American Society of Plastic Surgeons.

In the US, 10,593 men had the operation done in 2011, a 76 per cent increase over the prior year, and 10,087 women had the procedure – a 66 per cent rise – for a combined total of 71 per cent.

“The chin and jawline are among the fi rst areas to show signs of ageing,” says ASPS President Malcolm Roth. “People are considering chin augmentation as a way to restore their youthful look just like a facelift or eyelid surgery.”

New York plastic surgeon Darrick Antell, who says his clients have included many appearance-conscious

chief executives of companies, says the chin is a symbolic trait to people in power. “We know that CEOs tend to be tall, attractive, good-looking people. We now know that these people also tend to have a stronger chin,” he says. “As a result, people subconsciously associate a stronger chin with more authority, self-confi dence and trustworthiness.” AFP

With Facebook recently having its eighth birthday, the social networking giant has fundamentally changed the way we communicate, socialise and publish.

According to the May 2011 Sensis Social Media Report, the average Australian social network user has 217 friends, contacts or followers.

That fi gure well exceeds the ‘Dunbar number’, the 150 meaningful relationships that anthropologist Robin Dunbar suggested is the neurological limit the human brain can handle.

Sure, Facebook allows you to defi ne your contacts, but it can’t guarantee the content won’t be seen by unintended recipients.

Enter stage left, the new way of social networking. FamilyLeaf, Path and Pair offer a range of constraints guaranteeing a more intimate social and sharing experience.

FamilyLeafStill in development and available by invite only, this social site limits an individual’s network in a different way: it is for relatives only. Each family’s network has one designated gatekeeper, though one person can belong to more than one family’s network. FamilyLeaf has streamlined

photo sharing, which can be done simply by sending photographs in an email attachment to the family photo album maintained at the FamilyLeaf site.

PathPath is available only on smartphones and allows a maximum of 150 friends. When Path introduced its social network, it capped the number of friends at 50. Today, Path has more than a million active users, and the average user has 40 friends. The core of this application is that is has no subgroupings and there are no privacy settings to adjust. Close friends are in; everyone else is out.

PairPair, also for use on smartphones, offers a way to share with one, and only one, other person. The creators developed the Pair app with long-distance relationships in mind. Users can communicate with a loved one without having to worry about misdirected messages.

NEW C-CLASS COUPE TURNING HEADS

In the world heavyweight battle that involves Mercedes-Benz and BMW, it’s rare that even an inch is

conceded without a fi erce contest.Yet for years, Mercedes has all but

conceded the compact sports car segment to its arch-rival’s 3-Series coupe.

Finally, though, it seems Benz has gotten serious about this rather lucrative part of the market with its new C-Class Coupe.

It is a beautifully styled, beautifully built accompaniment to the C-Class range and a fi tting stablemate to the car most judges consider to be the pick of this compact prestige class – the C-Class sedan. It’s every bit as handsome as its big brother, the E-Class coupe, and boasts the same fl owing lines and elegant stance as the mighty CL coupe – which costs about fi ve times as much.

We tested the coupe in its mid-range form – the turbo-charged C250 CGI which utilises Benz’s 1.8-litre turbocharged petrol engine and

seven-speed automatic transmission, and arrives with a retail price of $69,100 plus on-road costs.

It looks great. It’s a pleasure to steer and it comes with a choice of engines ranging all the way up to the fearsome C63 – with a 6.2-litre high-performance V8 which turns this slinky machine into a true supercar.

The C250 we tested won’t challenge that car, but its 150 kilowatts and 310 Newton metres of torque give it more than adequate performance.

It has an excellent dash layout, classy instrument cluster with a colour graphic display, colour sat-nav centre screen and voice-activation system.

In our test machine, the front seats were not only heated but cooled by little internal fans which ventilate your posterior through tiny perforations in the leather. Talk about posh – though it’s a $2000 option.

Surprisingly, the 1.8-litre turbo is more effi cient than the identically sized, but less powerfully-tuned

engine in the entry-level C180 Coupe. If more power is your desire, there’s the V6-engined C350, pumping out 250kW and 370Nm.

Our choice (apart from the C63, of course) would be the diesel model – the C250 CDI which, using a twin-turbocharged 2.1-litre diesel, combined with the latest stop-start technology, sips just 5.1l/100km despite its V8-like power output of 150kW and 500Nm.

It’s hard to see this car not being a runaway success for Benz. Perhaps for the fi rst time, BMW’s 3-Series Coupe had better watch its back.

TOYOTA TARGETS LUXURY MARKET WITH NEW AURIONThe launch of the 3.5-litre V6 quad cam Toyota Aurion has completed the roll-out of Toyota’s portfolio of new locally made models, the car maker says.

It is Toyota’s locally made fl agship and is being promoted as an attainable luxury car.

Second-generation Aurion is the most powerful Toyota made in Australia, generating 200kW of power at 6200rpm on 91 octane fuel. Toyota says Aurion delivers the best fuel economy in the 3.5-litre class in the large passenger segment – six per cent better than the fi rst generation.

[ M O T O R I N G ]

Aurion, like its locally made stablemates, benefi ts from new computer numeric control (CNC) machines at Australia’s Altona plant, which allow even more precise manufacturing techniques.

Panel fi t in many instances has been reduced from tolerances of fi ve millimetres to just 3.5 millimetres – the domain of a very few true luxury cars, Toyota says.

Ride and handling has been improved in all areas as a result of extensive local testing and development, the carmaker also says.

Interior dimensions have been increased to provide even more legroom, and in particular, greater headroom for rear seat occupants.

Seats have increased in size while being made even more supportive.

Toyota says it has sought to refi ne its value proposition

to Aurion buyers. As well as capping

Aurion’s recommended retail price below $50,000, it has further improved its

popular capped price logbook servicing proposition

to four years/75,000km (whichever occurs fi rst) up to the fi rst fi ve service periods.

“Aurion has become a favourite amongst experienced motorists,” Toyota’s executive director sales and marketing Matthew Callachor says.

“Since its launch in 2006 Aurion has become something of a hallmark for private buyers who do not see the need to enter the market above the luxury car tax threshold, but who still want distinctive luxury features.

“Toyota’s goal with second-generation Aurion was to even better meet those requirements.

“There will not be a current generation Aurion owner who will not appreciate the improvements in the new vehicle and who won’t be tempted to trade up.”

Callachor describes second-generation Aurion as an expansionary vehicle.

“Styling, technical and manufacturing improvements all point to Aurion expanding its market appeal,” he says.

“There is a strong market for a powerful prestige vehicle.

“Aurion is rightly, and discretely, earning a reputation as a vehicle of quality.

“Second-generation Aurion will enhance that position.”

BEEFY NEW M5 A SAFER LUXURY PERFORMER

After just a few corners in the new M5 ‘sledgehammer’ at Victoria’s iconic Phillip Island racetrack, we had a problem. BMW boldly claims that its unique, patented induction/exhaust system – cleverly mounted between the M5’s two cylinder-heads – delivers instant throttle response and eliminates turbo lag, the enemy of any accomplished performance car.

Right now, however, the hairy-chested twin-turbo V8’s power delivery feels anything but linear, instead presenting pronounced dips and troughs right across its broad 7200rpm rev range, making the fi fth-generation four-door executive express feel anything but predictable.

A quick glance at the instruments soon revealed the power troughs were accompanied by the amber fl ashing warning light of the seamlessly effective electronic stability control system, which as it turned out had been given a thorough workout by the combination of my lead foot and no less than 680 of Sir Isaac Newton’s fi nest anywhere between 1500 and 5750rpm.

In fact, despite the near-foot-wide rubber wrapped around huge 20-inch alloys out back, the M5’s ground-trembling new force-fed V8 had

[ M O T O R I N G ]

suffi cient twist to illuminate the car’s ESC activation light almost constantly for an entire lap of Phillip Island, including all the way to about 245kmh on Gardner straight in fi fth gear – in the dry. Fiddling with the car’s two M Drive buttons – which offer a pre-selected combination of steering, suspension damping, transmission, throttle pedal and ESC settings – made little difference, and nor did switching everything manually to ‘sport plus’.

We weren’t brave enough to switch off the ESC entirely at the notoriously high-speed island circuit (where slalom and wet-surface exercises later in the day would demonstrate the M5’s power oversteer abilities), so it became quickly apparent that gently squeezing on the throttle while unwinding steering lock out of turns was the key to quicker corner exits and therefore faster lap times in the M5.

Such is the instantaneous

Drivers warned of crashes with vibrations

TORANA REVIVAL RUMOURSA new vibrating seat from General Motors’ subsidiary Cadillac warns drivers of crash threats ahead.

The Cadillac Safety Alert generates vibrating pulse patterns on the left or right sides of the seat bolsters if drivers drift from the traffi c lane or get too close to objects when parking.

It is due to be offered on the new Cadillac XTS compact saloon and the XTS offroader from this autumn. The vibrating seat may also fi nd its way into Opel models in Europe.

“It’s akin to someone tapping on your shoulder in a crowd to get your attention,” says General Motors safety spokesman Raymond Kiefer.

“Using the tactile sense to communicate crash threat direction provides an effective and intuitive way to cut through the clutter of visual and auditory sensory information that drivers routinely experience,” he says.

DPA

Carmaker Holden may be hatching a plan to bring back the legendary Torana.

Wheels magazine says the idea of a new mid-sized, rear-wheel-drive that captures the same spirit as its namesake is germinating deep within the company.

The magazine says while the company recognises that its future lies with building front-wheel-drive vehicles, it is also conscious of its sporting, rear-drive heritage.

It believes the concept of a new Torana lies in a localised version of a US model, the Chevrolet Code 130R, which was shown as a concept at the Detroit motor show in January.

If the car is approved for the US, the chances of it also coming to Australia are good, Wheels says.

The idea also has some support within the company with General Motors executive director of international operations Mike Simcoe enthusiastic about the

[ M O T O R I N G ]

prospect. “Would I like to have a compact rear-wheel-drive performance coupe like that in any portfolio? Yes,” he told Wheels.

Simcoe also appears keen about the idea of calling it a Torana, saying it would be doing all the same things that the original Toranas did.

But, he is also cautious. He told Wheels that the worst

thing a carmaker could do was devalue a heritage badge by sticking it on an unworthy car.

“But judging by what we know so far, Code 130R doesn’t fall into that category,” the magazine says. AAP

Ken Mills Toyota’s Product Expo last Saturday allowed people to explore Toyota’s range as well as test out the manufacturer’s fl eet of 4WD vehicles on a purpose-built track.

New products such as the Prius C and Hybrid Camry were on display and available for a test drive.

A 4WD track is unique to Ken Mills Toyota at Maroochydore and the public was invited to try it out as part of the Product Expo day.

Dealer principal Brett Mills says it’s not often that most people get to use brand-new vehicles with the latest technology on a dedicated 4WD track. The event was a success.

NERVOUS WAIT REAL ESTATE PRO JOINS RIDDELL

NEWS & VIEWS

The buyers are out but confi dence is still lacking at auctions.

Despite a rise in overall buyer registrations, the latest data from Jason Andrew Auctioneers shows the

35-day clearance rate fell marginally, with buyers showing an increasing hesitancy.

Director Jason Andrew believes buyers are suffering from a lack of confi dence which he thinks stems from recent changes around the fi nancial sector’s position on interest rates. “One of the most signifi cant factors infl uencing buyer confi dence in the property market has always been interest rates,” Andrew says.

Kim Barrios has joined the Riddell Real Estate offi ce in Woombye. The experienced real estate

professional has found her niche in the property management fi eld and her hands-on approach is the perfect match for the team at Riddell.

“Well respected in the real estate industry by her peers, Kim has carved out a well-earned reputation on the Sunshine Coast as the person who gets the job done with a minimum of fuss,” says Gary De Paoli, Riddell Real Estate principal. “Kim attributes her success to her passion for helping people and a desire to achieve what she sets out to do.”

“While traditionally the Reserve Bank has wielded signifi cant power over interest rate setting, in recent times the banks have eroded that infl uence, particularly with the ANZ’s decision last year to begin reviewing their mortgage rates outside of the monthly RBA cycle.”

He adds, “Continuing out-of-cycle increases from the lenders despite the RBA leaving rates on hold all year have been verging on irresponsible, particularly with widespread speculation that this activity is about protecting the bank’s bottom lines rather than the offi cially cited reason of increased funding costs.

“Buyers are clearly feeling nervous. The market needs an RBA rate cut in May to restore confi dence, but even more than that, consumers need the banks to do the right things and pass any cut on, in full.”

DON’T FORGET THE FENCE COUNTDOWN TO END OF INCENTIVE

Winter is on its way, but it’s no time to ignore pool safety, says the council.

Sunshine Coast Council is reminding all residents of the importance of

complying with safety barrier regulations around swimming pools and spas.

Manager building services, Steven Tucker, says having the right safety barriers around pools and spas is essential for saving lives and preventing injuries. “That’s why pool safety certifi cates are required by law,” he says. “Under current State Government legislation, if you are selling or renting a property with a swimming pool you must attain a pool safety certifi cate from a licensed pool safety inspector.

“Pool owners not selling or leasing a property have until November 30, 2015 to comply with the new pool fence safety standard.”

Pool owners can arrange for a licensed pool safety inspector to inspect their pool enclosure to determine whether or not they comply with the

pool safety standard. “If the licensed pool safety inspector issues a nonconformity notice it means the swimming area doesn’t meet legislative requirements,” Tucker says.

“A nonconformity notice should state how the pool barrier doesn’t comply and what needs to be done to make it comply.”

When you travel around the world you’ll no ce that all the prime real estate is always on the Harbour ... Well, this stunning double storey home off ers exactly that. Beau fully posi oned and extremely well designed the home

simply maximises every aspect of riverfront living with its open plan fl owing design that incorporates the indoors and outdoors marvellously.

They say that a picture paints a thousand words, well I can’t argue with that for this is exactly what this property is all about. There are simply too many details and features in rela on to the property to describe. But not just that, how is this for a loca on!!!! It’s truly unique in every respect for you are not only on the river but you also

walk to the beach, local cafe and shops.

The owners have used their magnifi cent property as a holiday home, but the lack of me spent at the property has made them make the decision to sell. Make no mistake for this prime riverfront residence is here to be sold.

PRETTY VILLAGE WITH A SWEET HISTORYRarely do you fi nd a country town that so perfectly combines the charm of rural life with close proximity to urban amenities and road and rail options for commuters. MPP visits Woombye.

Once called Cobbs camp because of its strategic position on the Cobb and Co route between Brisbane

and Gympie, the pleasant rural township of Woombye is perfectly located for commuters on the main northern rail line and the Bruce Highway.

It has a terrifi c little town centre with a supermarket, butcher, baker, pharmacy, and newsagency, as well as takeaways, specialty stores and a growing number of sidewalk cafes.

The picturesque surrounding hillsides offer stunning views, and historically were well suited to the pineapple industry, on which Woombye’s prosperity was built.

During the 1960s, it was a busy bulk-loading centre for the Golden Circle cannery and in 1971, the Big Pineapple, which is within its boundaries, opened.

Providing a town centre for the many fruit growers meant housing originally spread from the main street to the surrounding farms. Many of these have long since found a new purpose as residential estates.

While this has opened up more living choices, there are still small acreages and plenty of opportunities to enjoy rural peace while being only 20 minutes from Maroochydore.

The fi rst burst of real population growth came after the Second World War and continued

steadily until the 1990s, when it really took off as a desirable place to live. Perceptions by this time had changed so that ‘rural’ translated to ‘Pleasantville’ rather than ‘Hicksville’.

Today, Woombye has a land area of 1380 hectares and in the 2006 Census, had a population of 812 or a density of 1.69 people per hectare.

Woombye’s town centre offers a pleasant village atmosphere and caters to all essential shopping needs

HINTERLAND

Summing up: Woombye has evolved from farming to a prime residential area that features the township infrastructure that comes with being a prominent part of local history. This includes its shopping centre, a wide choice of state and private schools, sportsgrounds and a train station. It’s a country lifestyle handy to almost everything.

HOROSCOPESCAPRICORN Dec 22-Jan 20 Aim to get the balance right between your personal and professional lives this weekend, Capricorn. If you work too much, then loved ones will feel cranky and neglected.

AQUARIUS Jan 21-Feb 19 Your rebellious spirit is roused today, so look out anyone who tries to cramp your style! Independent projects are favoured – you’re not in the mood to be told what to do.

PISCES Feb 20-Mar 20 Powerful and proactive communication will take you far this weekend, Pisces. Sunday is the perfect time to nurture your body with nutritious food and plenty of fun forms of exercise.

ARIES Mar 21-Apr 20 You want to do your own thing but don’t ignore the needs of others. Clear communication makes all the difference. Some rams will shock others with a surprise move.

TAURUS Apr 21-May 21 Have you been procrastinating about all the DIY jobs that need to be done around the home? It’s time to get motivated this weekend as you clean, tidy, decorate or renovate.

GEMINI May 22-Jun 21 With Venus visiting your sign you’re at your sociable, sexy best as you talk up a storm. Friends and finances are a messy mix this weekend, so try to keep the two separate.

CANCER Jun 22-Jul 23 A close relationship is undergoing profound change. It’s like a snake shedding its skin. Things feel shaky but with the help of Pluto, you’re creating a firm new base.

LEO Jul 24-Aug 23 Your professional life gets a welcome boost from Pluto, as others sit up and take notice of what you say. Recuperative powers are strong too, as you repair your mind, body and spirit.

VIRGO Aug 24-Sep 23 Saturday favours linking up with like-minded friends, whereas Sunday is best for some serious rest. With the sun and Jupiter in your travel zone, plan a trip for sometime soon.

LIBRA Sep 24-Oct 23 Don’t get stuck in a comfortable rut. Your quote for the weekend is from birthday great Jerry Seinfeld: “If life boils down to one thing, it’s movement. To live is to keep moving.”

SCORPIO Oct 24-Nov 22 Your communication skills – and powers of persuasion – are strong, so use them wisely. Study is also favoured, as you examine things in a deep way.

SAGITTARIUS Nov 23-Dec 21 The sun and Pluto send a lucky financial opportunity or business break your way this weekend. But you must be focused enough to recognise it – and then take action.
