What a dramatic week it has been. I’ve found myself just inches from my TV screen, watching as devastated fellow Aussie’s share their distraught tales of loss due to the bushfi res in Victoria. So many lives and homes have been lost, and to put it into perspective, at the time of print, more than 750 homes had been destroyed by fi res alone. Th ere are approximately 250 homes featured in this issue of MPR – quite a confronting comparative exercise. To make matters disgustingly worse, there are some phoney charities that have been set up in a bid to profi t from those compassionate and generous Australians who want to donate to those in need. On pages 2 and 3, we’ve listed some reputable organisations and information on how you can best donate funds to help those aff ected by the fl oods of North Queensland and the bushfi res of Victoria.

We all want a patch of land to call our own, and as MPR discovers, there is still plenty of space on the Sunshine Coast for home owners to build the great Australian dream. So why all this talk of a supposed land shortage? Lou Robson goes on the land hunt.

Viewed from space, the Sunshine Coast is an undulating white line weaving its way along the east coast of Australia. Look on Google Earth and you’ll

see that the densely populated beachside strip – roughly six kilometres wide and home to 90 per cent of the Coast’s 300,000-odd residents – appears unbroken by vegetation. But zoom in and the line of homes and businesses is disjointed, interrupted in places by parcels of undeveloped land that are as large as 3700 hectares each.

Between Caloundra and Coolum there are at least eight of these spots; vast tracts of untouched land in Australia’s fastest growing state. But they probably won’t

stay untouched for long. Developers have bought the majority of vacant land within the State Government’s South East Queensland Regional Plan, a map that governs development in the 22,890 square kilometres between Noosa, Coolangatta and Toowoomba.

So in the face of a so-called Sunshine Coast land shortage, why are there large parcels of untouched property? Here the debate begins. Land banking – the practise of purchasing and then slowly releasing large amounts of property near fast-growing urban areas – has been blamed for a lack of aff ordable housing.

Groups such as the Local Government Association

of Queensland have accused developers of buying and withholding much-needed land in a bid to slow supply and increase profi ts. LGAQ executive offi cer Greg Hallam says land banking is deterring home buyers and adversely aff ecting the local economy. “Recent studies undertaken by the LGAQ have revealed that the larger property developers in the state have bought large areas of land for future development purposes,” he says. “Our studies have found that there will only be adequate supplies of land available for future development as long as the supply of new housing lots is not held up.”

Greg says developers are drip-feeding the market, slowly releasing land in a bid to drive up prices. “Unfortunately, it appears that the developers are now in control of the land release processes,” he says. “Th ey’re in the driver’s seat and are in the position to limit the supply of land and drive prices through the roof.”

But many Sunshine Coast developers and real estate pundits disagree. University of the Sunshine Coast professor of property and development Mike Heff eran says the Sunshine Coast Regional Council (SCRC) and a lack of infrastructure are largely responsible for delays in development. He says developers can’t build without time-consuming council approvals or the necessary

infrastructure. “You simply can’t sell a portion of a paddock,” he says. “It’s got to have a road to it, it’s got to have water, it’s got to have title and it’s got to be approved by the council and that takes time. I don’t want to sound pro-developer, but I suggest preventative infrastructure is more the issue than land banking.”

Mike says that while developers identify and buy land in growth areas ahead of time, they’re also under intense pressure to build and sell it quickly rather than hold on to it. “Th ere’s a lot of talk about land banking,” he says, “but these corporations all have shareholders and parent companies who want profi t.

“Th ere’s no profi t in holding on to vacant land because vacant land costs a lot. It’s arguable that if you withheld land for 10 years, and paid interest and holding charges, you’d have nothing.”

Pelican Waters director Garry Waters says the staggered release of land at the popular development is a result of building and approval constraints.

“We produce it as fast as people can buy it and, more importantly, we produce it as fast as we can actually build it,” Garry says. “On this particular development there are some construction challenges because we’re building canals and keeping water and land quality at a premium and that’s a time-consuming process.”

He says the fact that lots are released in relatively small numbers has nothing to do with land banking or restricting land fl ow. “We’re releasing bits and pieces of land because we want it on the market as soon as it’s ready,” he says. “We could hold on to lots until we had more than 100 but that makes absolutely no sense at all.

“Economically it doesn’t make sense to produce a thousand or 500 lots at a time because you’ve got so much money out that the costs increase dramatically.”

Urban Development Institute of Queensland president Brett Gillan says, “Th e claim that almost three years of approved land supply is being held back from the market is based on unreliable and incomplete data, and fails to recognise that many projects that have initial approval will be delayed, with some unable to proceed at all.

“Th ere are also extensive time frames involved in the development process, which mean that although an approval may be granted, it may be several years until that land is ready to be purchased by home buyers.”

Mike Heff eran says contrary to popular belief, the Sunshine Coast isn’t suff ering from a land shortage.

Stockland alone has projects worth $6.39 billion with a minimum 23,000 lots in early development. Investa Property Group is also waiting for approval of stages six, seven and eight of its Bellfl ower development at Sippy Downs. And according to Queensland’s Department of Infrastructure and Planning, 2.8 per cent of the Sunshine Coast, a 311,990-hectare region, is considered suitable and potentially available for urban residential or lower density development. A further 8.3 per cent is allocated to roads, railways and water courses. In total the Sunshine Coast is home to 8727 hectares of future residential land in the fi rst stage of the land development pipeline.

Waters West allotment – a generous portion of land currently zoned rural and fl ood-prone. Th e purchase, and the massive buy-up of cane land west of Coolum Beach,

is a gamble. Th e current council is unlikely to allow development in a rural, fl ood-prone area and property west of the Sunshine Motorway at Coolum lies outside the urban SEQ Regional Plan’s urban footprint. Developers may have to wait until 2031 when the plan is redraft ed.

Mike says developers are champing at the bit. “Th ere is no shortage of accommodation land on the Sunshine Coast,” he says. “What we’re suff ering is a shortage of land subdivisions. It’s the diffi culty of taking the land from a paddock into a suburb or a township.”

He says the population has outgrown infrastructure and the SCRC, struggling to process development applications, has created a serious lag. “Because the Coast has experienced extraordinary growth, the infrastructure has trouble keeping up with it,” he says. “While I don’t want to be critical of council, it could be argued that it takes a long time to get development approvals through.”

Developers, angered by allegations of land banking,

also claim council and infrastructure delays are responsible for the shortage of aff ordable housing.

Investa Property Group development manager Ashley Nankervis says council delays make it impossible to meet demand. Ashley says Investa, who has appealed council’s refusal to approve the latest Bellfl ower release, oft en waits up to seven months longer than the four-month approval period outlined in the state Integrated Planning Act.

“It’s not an issue of land banking because land holding costs are the most expensive part of our business,” he says. “At Bellfl ower, for example, where our next stage is

approval and I suspect we’ll be waiting another few months. We get to a point where we’ve sold out and have nothing to move on to. We’re forced to sit on our hands.”

However, according to the 2008 Midwood Queensland Property Report, Sunshine Coast dwelling approvals increased by 55 per cent in the second half of last year. In the September quarter alone the total number of house and unit approvals jumped from 1262 to 1800 – with 912 homes and 888 units given the green light. According to the MQPR, the fi gures are the highest

SCRC executive director of regional strategy and planning Warren Bunker says those well prepared move swift ly through the system. “Sometimes the process isn’t always with the council or the State Government,” he says. “Sometimes it’s with the developer to provide the relevant information and during the whole process, if everybody’s playing and we all do things right, then the process goes fairly quickly.”

SCRC division eight councillor Debbie Blumel says there’s room for improvement, adding that developers and council could both improve. “I believe large development companies are land banking land and that they will release that land to the market when it’s possible for them to do so and that’s the way the market works,” she says. “But on the other side I think there are effi ciencies that could be achieved on council’s part to bring land on to the market sooner and make a positive impact on the housing aff ordability problem we have here.”

Mayor Bob Abbot, who was elected in a landslide victory on a platform of sustainable development, says council won’t bow to pressure to fast-track development. He says local government has a responsibility to scrutinise development applications – a process that takes time. “We cannot and simply will not open the fl oodgates and allow massive population growth without the infrastructure and services in place to support that growth,” he says. “If that means additional delays before some residential developments can proceed, then so be it.”

Bob says Coast residents don’t want open-slather development or unchecked population growth. He says council is determined to ensure there’s adequate infrastructure before new developments proceed.

It’s a stance, he says, that will protect the Sunshine Coast in the long term; to maintain what an average 8000 new residents each year come to enjoy.

Gauging from the response to my last article on marketing without a price, it is clear there is a real thirst for knowledge, particularly from

Sellers in these more challenging times. Hopefully the following will assist you further when making decisions that will affect the management of the sale of your most valuable asset.

To follow on from my last article it would seem pertinent to now have an understanding of the pitfalls of marketing with a price and how to avoid them. Being an avid exponent of marketing without a price I believe the advantages are too many to ignore, but in saying this if you are adamant about the pricing option then at least do it right.

The ‘overpricing phenomenon’ is without doubt the most common and deadly of all mistakes made by Sellers. The lure of the almighty dollar from an agent who has promised you “lotto” if he/she gets the listing can be hard to ignore. Don’t be fooled, taking the bait could be a very costly exercise.

There are some critical questions here that need to be addressed. Has your agent provided you with recent comparable sales, showing clear evidence to validate the appraisal? Have they provided you with their own track record, to put any credibility to the claim? They simply must be able to provide this. If you decide to list with this agent without doing the necessary checks and balances there will almost certainly be heartache to follow.

Often the consequences will lead to your property being listed well above where the market has indicated it should be. Buyers will disregard your property before they’ve even had a chance to inspect, simply based on price. Your property will then be used to help sell other properties which are priced correctly, making the others look great value and yours ‘over the top’.

The outcome will be little to no inquiry and your property will sit and sit…and sit and eventually

to the buying market will be branded overpriced or worse still the perception that there must be something wrong with it. You know the scenario, you’ve driven past the same red car for sale on the side of the road week after week – the immediate thought is it must be a ‘lemon’. In time, if you want to sell there will be no choice but to drop the price, so your home comes into line with your competition. Sadly the result of such mismanagement is when the property does sell it is likely to sell below its real market value. The longer a property is on the market, the negative impact on the eventual sale price will be felt.

1. It must be understood that Buyers are experts on whether a property is overpriced or not. No-one in the market place has more motivation to do their homework than Buyers. In fact, it is the Buyers job to seek out what represents value for money, measuring each property up against each other in any given area. Who could possibly be a better judge than Buyers?

Buyers are relentless in their pursuit, trudging through ‘open for inspections’ each weekend then going home and thrashing out the pros and cons of each. They will do this on average 15-20 times before making a decision. An overpriced home does not have a chance and is unlikely to have made it even to the Buyers short list.

Unfortunately though this is not where it ends. It is a well known fact that the premium Buyer often appears in the first 30 days of marketing. What one has to remember is that you have just become a Seller, whereas the Buyer has often been in the market for many months. Their knowledge is second to none and when they walk through a property and it ticks all the boxes, they will buy. This may be in week one for you, but month six for them. A common trap for Sellers not accepting good offers from the premium Buyer early in the campaign believing there must be something better to come.

The message here is very clear, choosing an agent based solely on the fact that they said they could get more money is a recipe for disaster. I hope to see the day when agents are primarily seen as marketers of property and the selection of the agent will not be skewed by the promise of money that was never there. As I mentioned in my last article, if you need a figure utilize the services of a registered valuer. After all, this is their area of expertise and the marketing of real estate is the agents. There is no doubt that if you select your agent based on their ability to market and put this at the top of your priority list you will be well on your way to a successful outcome.

There is a direct correlation between well marketed properties and hastened time on the market and of course what all Sellers want to hear, the ability to reach the Buyer prepared to pay the most is dramatically increased. This surely has to be the goal for Sellers, to sell in the shortest possible time for the most money on offer in the marketplace.

I am always a little amused by the Seller who goes to the market with the attitude that “I’m not in any hurry and we’ll just see what happens”. In other words I’m not really a Seller and I’m hoping that a Buyer will parachute from heaven, not know values in the area and will pay a figure well in excess of what the property is really worth. This is an interesting concept all be it misguided, but one fraught with problems as I have previously discussed. In all the years I have been in real estate I have not yet once met a Buyer who has asked to be taken to the most overpriced property on the market. It is important as a Seller to have the ability to put yourself in a Buyers shoes. You will benefit from this knowledge and decisions which come from this will assist you with the sale no end.

2. It is also relevant to mention here that

overpricing is not the only pitfall. What if the agent has got it wrong and the property is listed under its current market value? Buyers will almost always offer less than the list price, but rarely do they offer more. Again this just highlights the importance of a skilled agent at the helm, looking after your most valuable asset. If your advice has led to the list price being set below market value you could potentially risk losing countless thousands of dollars.

Although in my experience listing a property without a price provides benefits to the Seller which are difficult to overlook. I am also conscious of the fact that listing with a price is still a very common method of sale and there is no reason why the outcome should not be a positive one. The most important factor will be the agent you choose to undertake the task. You need to ensure your agent understands the pitfalls and has the ability to correctly price and provide extensive exposure through quality marketing. However, above all you must trust not only this persons ability, but their integrity and if you get this right you can’t go wrong.

As we continue to head into a changing world economy it is more critical than ever to ‘get it right’. Take your time, do your research and you will ultimately reap the reward.

Sunshine Coast artist Kendall Perkins has never let the media into her private world, until now. She invited MPR to take an exclusive peek at her colourful Buderim home.

Local artist Kendall Perkins has limitless energy and an incredible zest for life that is contagious, while at times a little exhausting. She’s confi dent,

bold, brassy, opinionated, independent, talkative, colourful, and a complete individual. As expected, all of these qualities are refl ected in both her work and her home.

As an artist, she describes her style as “splashy and colourful”, choosing to paint beautiful ladies, jazz musicians and oversized vases oozing beautiful fl owers, among other things.

And then there’s her Buderim home, a house she shares with husband, Wil, two daughters, Brydie, 14, and Hatsie, 11, her mother, Margaret, and two much-loved Boston terriers, Elvis and Abbi.

I expected Kendall’s home to be a refl ection of the artist, but nothing could have prepared me for the unique world I was about to enter. Her personal space is a tribute to her creative soul and exuberant personality – there’s not a beige wall in sight.

Th e three-year-old home, which was designed by Kendall and Wil, is located in a quiet street in Rainforest Sanctuary, backing onto rainforest. It’s a pretty part of suburbia – peaceful and serene. Th e exterior of the home provides an insight of what might lie beyond the doors, doors that until the day of my interview had not been opened to the media.

“Everyone wants to get it to see what’s behind the gates,” Kendall says.

I’m honoured and fl attered to have been invited in.Th ere’s a splash of colour here, a mural there, a few

beautiful fi sh ponds and a statue or two – it’s inviting and intriguing. But nothing could have prepared me for the kaleidoscope of colour beyond the doors. And so began an hour fi lled with “oohs” and “ahhs” as Kendall took me on a tour of her home, her sanctuary and one of her greatest masterpieces.

Th e home is colourful – unbelievably, beautifully, uniquely colourful. Each room has its own style and no two walls are the same. Walking through the corridors at Kendall’s place, I feel like a kid in a candy shop, not quite sure where to look next.

“When people walk into my home, I want it to be an adventure,” Kendall says. “You should see something diff erent each time – the fi sh, the water, the colours, the patterns.”

We start in the foyer. Visitors are met by two glitter-covered mannequins and a fl oor-to-ceiling glass wall that looks out over the pool and to the poolside deck. Th ere’s colour everywhere – the walls are red with pink spots! One of Kendall’s creations is poised just inside the front door, smiling at guests as they enter.

To the right is a corridor that leads to the living area and bedrooms. Almost every inch of wall is covered in

beautiful art, some of it Kendall’s. “Wil and I collect a lot of artwork,” she says.

And then there is the open-plan living area – wow! “Wil says it’s like living in a cartoon, but he loves the

colours,” Kendall says about the fuchsia pink and lime green zebra print walls that she handpainted herself.

“One of my favourite parts of the house is the living room because of the mirrored walls,” she says. “Sometimes it feels like Austin Powers should live here.”

Austin would feel right at home. In this house there are no rules on the use of colour. Bold reds sit next to lime green and pink, and mirrored panelling can indeed cohabit with the warmth of yellows and oranges.

Paintings, photos, fi sh tanks (complete with fi sh, broken dinner plates and cutlery – of course), bold patterns, bright colours, statues, masks, hearts, swirls,

mirrors, zebra print, fl owers – you name it, Kendall’s house has it, and it somehow it works.

Th e adventure continues in the kitchen, which lives in perfect harmony with the ’60s-style lounge and dining area. Kendall handpainted almost every bench and cupboard before the kitchen was constructed.

“I had the joiner bring the panels to my studio and painted them there,” she says. “I’m thinking of changing them again though.” Of course she is.

Wil who is master of this domain. Kendall says, “If you want something painted or built, see me, but if you want something cooked, see Wil.”

Outside is just as colourful as inside. Th e poolside deck is home to two fabulous couches, poised for relaxation. Almost every panel on the couches features a diff erent fl uorescent colour or pattern. “I had those couches designed and made 10 years ago,” Kendall says. “Th ey’re constructed of marine vinyl, which is great with kids as you can just hose them down.”

Fighting for attention on the deck is a handpainted dining room table featuring likenesses of each family member – more of Kendall’s work. “I painted that two years ago but I’m going to update it soon. We’re a very tight

family,” she adds. “Mum, dad, Wil and the girls are my best friends.”

Aft er touring the home, Kendall shows me her studio, and unlike the house, it’s exactly as I pictured it. It’s a mess – a glorious, creative, beautiful mess. I would have been disappointed if it was anything else as it would have gone against the impression we have of Kendall, always covered in paint, her hair pulled back with a bandana.

“I work in a mess,” she says. “I’m just always covered in paint – there’s paint on everything in my life. When I work I just let it go and I don’t care if it hits the walls or the ceiling or the fl oor. I couldn’t work any other way. It’s funny, the kids at school call me the dirty painting lady.”

On the easel is one of Kendall’s trademark pieces, featuring bold, bright fl owers. “Th ese fl owers are going to the Bahamas,” the self-taught artist explains.

I once saw Kendall paint ‘through’ a lace curtain at a charity function and I am reminded of this by a stack of paint-stained fabric hanging in the corner. I ask the artist about the use of fabrics in her work.

“Even though it’s the splashy style I’m known for, I like to fi nd new methods and to keep changing and evolving,” she says. “I love colour – it’s what I’m known for – but I also like to fi nd new techniques.”

When not in her studio working or home with the family, Kendall is overseas servicing an ever-increasing client base in Malaysia, India and Singapore. While in these markets, she spends a great deal of time ‘performing’, or painting live on stage, something she describes as exhausting.

Wil, who helps out with Kendall’s international interests, is working on an expansion into Dubai and London. Th e pair will soon launch a range of homewares called Kendall by Design, which will be sold online and in department stores.

Having Kendall’s mum Margaret on hand means the girls are well looked aft er while Wil and Kendall are on one of their many trips. Margaret lives about Kendall’s workspace in a purpose-built, self-contained studio.

“Mum’s a great support and I’m so lucky to have her here. Every day she comes into the studio

and tells me the piece I’m working on is the best I’ve ever done. She’s so sweet.”

It’s clear that home and family is Kendall’s priority. “I’ve reached the point where I don’t really go out much anymore,” she jokes. “Wil thinks I’m becoming a recluse.”

Kendall and Wil’s home is a work in progress. “It’s always changing and evolving and that’s how we like it. I’m always thinking about what I should do next. We have friends over and they’ll walk in and say, ‘What have you done? Something’s diff erent again’. ”

There are many government rebates on offer to encourage homeowners to become environmentally aware. Here is how you can go green with the government’s help.

The great rebate update

December 31, 2008 was the last day of the Home and Garden Waterwise Rebate Scheme off ered by the Queensland Government. Th is scheme off ered up fi nancial incentives for the purchase of eco-friendly products such as rainwater tanks, washing machines, shower heads, dual-fl ush toilet suites, pool covers, greywater systems and garden products. While the program has ended, if you managed to sneak in a purchase of one or more of these products (and had them installed) by December 31 you still have time to claim your rebate, but be quick – applications offi cially close on February 16. You’ll need all the paperwork and can fi nd further information and download the application forms at www.nrw.qld.gov.au/water/saverscheme/rebate_schemes.

You may be eligible for a rebate of $300 if you are installing a fi ve-star-rated gas storage or continuous fl ow system, courtesy of the Queensland Gas Appliance Rebate. To claim the rebate, you must own a property in which a fi ve-star-rated gas hot water system has been installed to replace an electric hot water system. If Prime Minister Kevin Rudd’s latest stimulus package makes it through the Senate, home owners will receive even more rebates and incentives to go green. As part of the package, the Federal Government has increased the rebate for households that install a solar-powered hot water heater. Rebates of up to $1600 are available and the existing means test has been scrapped, meaning all households can qualify. Water heating is the largest single source of greenhouse gas emissions (excluding the family car) from the average Australian home, accounting for around 28 per cent of home energy use. Installing a climate-friendly hot water system can save a family $300 to $700 off electricity bills each year.

Also part of the economic stimulus package is a rebate of up to $1600 to encourage home owners to install ceiling insulation, saving about $200 a year on electricity bills and cutting greenhouse gas emissions. Th e program starts on July 1, but householders can install the insulation before and be reimbursed later. Th e government rebate for landlords who install ceiling insulation in their tenants’ properties has also increased from $500 to $1000. But households will have to choose between the ceiling insulation and the solar hot water heater rebate – they can’t have both.

In May 2008, the Australian Government announced a program to provide easy access to practical household

solutions to reduce energy and water use. Th e Green Loans program will assist Australian families to install solar, water-saving and energy-effi cient

products. It will also provide detailed, quality household sustainability assessments and green

renovations packs as well as access to low-interest Green Loans of up to $10,000 each to make existing homes more energy and water effi cient. For details visit www.environment.gov.au/rebates/index.html.

In a move that only the business of government could aff ord, magistrate Di Fingleton was given a generous

$32,000 to help her relocate from Bribie Island to Caloundra so that she could be closer to work and avoid the commute.

While she did nothing wrong, taking only her entitlements from a system that oft en actively invites its staff to be sure to get everything that they can wring from it, her reference to an “onerous and dangerous” work commute strikes a chord with all of us who regularly use the road to work in Brisbane.

Th ere could even be a case for the Anti-Discrimination Commission here as the life of a magistrate is deemed more important than those of all the other thousands of hardy souls who regularly commute between the Sunshine Coast and Brisbane in the line of duty.

No one is going to refute that Di is correct in calling the road onerous and

dangerous – this justifi es the magistrate’s move – but what about the rest of us?

It is equally onerous and dangerous for you and me, but does the State Government give a damn about helping us relocate? I don’t think so. Not even our employers would do that. If you want the job, get yourself to the workplace is the reasonably standard expectation.

In any event, most of us fi nd the trip to Bribie a bit of a doddle on a good four-lane 110 kmh motorway, compared with the other half of the trip heading south to the city.

More to the point though, this raises the matter of chickens and eggs with our public transport system. What right-thinking motorist is going to switch to a train until there is a workable timetable and a reliable service? How can service improvements be justifi ed when nobody is using the rail or bus system?

So who is going to move fi rst? Th e

government in providing a better service to attract commuters, or the commuters leaving the car at home so that they can jam on to irregular buses and trains with the hope that weight of numbers will eventually force an upgrade.

I am sure everyone has a horror public transport story to tell and unashamedly admit that wild horses wouldn’t drag me to reliance on the Queensland public transport system, no matter how much the price of fuel rises or how loud the environment screams for me to reduce my carbon footprint.

Not so long ago, I was commuting to work in Gympie and thought it might be a good idea to take the train so that I could put the travel time to good use on the laptop while avoiding the two-lane highway and all its blackspots.

On searching the schedule for vaguely suitable times, I discovered that unless I wanted to work overnight it was just not

going to happen. Trains to Gympie left late aft ernoon and returned early the next morning. Fat lot of good in that.

Th ese days, as a regular commuter to Brisbane, I fi nd the Bruce Highway, or the M1 as it is now called, not just “onerous and dangerous” but rather tedious and frustrating as well.

Nevertheless, while it takes an average of 90 minutes to get from Maroochydore to the Brisbane CBD (and that’s outside peak hour) it is still signifi cantly quicker, cheaper and more reliable than driving to Nambour or Landsborough and taking a train. I love train rides, but I just can’t justify the time, expense and risk of delay.

Hopes are riding high that the new CAMCOS corridor will make a diff erence for Coast commuters working in Brisbane, but unless there are more trains arriving true to schedule, nobody will want to take them either.

Until the government provides a much more reliable public transport service, MPR’s columnist and thousands like her will continue to hop in the car for the Brisbane commute.

Maroochydore may have been chosen as the designated business centre of the Sunshine Coast, but

Nambour still has all the services expected of a big country town.
