If you’re a savvy property investor and can boast a fairly healthy real estate portfolio, you might have forgotten how daunting it can be
buying a property for the fi rst time. As a child, property and the real estate industry were the
topics of conversation at our dinner table – my mother, grandfather, aunt and uncle were all local real estate agents, so it was a subject I was pretty
au fait with from a young age. Over the years, I’ve had a number of friends ask me for advice
on how to buy a house. And I guess if you’ve never done it before, it’s hard to know what the process is, what you should be doing and when
you should be doing it. In this week’s cover story we’ve devised a chronological account of how to enter the property market for the fi rst
time. It’s a basic, step-by-step guide about buying a home and what you need to do and organise.

It’s daunting buying your fi rst home, but MPP is here to help, with this fi rst-timers guide to jumping on the property ladder.
Buying a property for the fi rst time can be rather intimidating. It’s hard to identify what you need to do, and more importantly,
what order you should do it all in. Selling and buying property is highly stressful and like anything unfamiliar, should be researched by novices who are entering the property industry for the fi rst time. We’ve put together a basic step-by-step guide for those who are looking at buying property in Queensland for the fi rst time.
SHOW ME THE MONEYBefore you start inspecting properties to buy, be sure to get your fi nances in place fi rst. There is nothing more heartbreaking than fi nding the property of your dreams only to discover that you cannot afford it, or worse yet, have the contract fall over because you can’t get the fi nance. At the moment, lending is very fi ckle, with banks and lending institutions competitively adjusting their rates, yet the process of getting a loan approved is still rather stringent, to say the least.
You can either consult a mortgage broker (a person who doesn’t work for one particular
bank and will shop around on your behalf to fi nd a good deal) or go directly to the
lending department at any bank. When it comes to paperwork, the banks
will all have slightly different requirements, but you will
defi nitely need to have your tax returns up to date
along with all the relevant bank

pre-approval up to a certain amount based on your assets, liabilities and income. Once you have been given the thumbs up and your budget is set, it’s time to start looking for your fi rst property.
GET RESEARCHINGSearching for a property to buy can be an overwhelming experience, as there are a lot of homes on the market at the moment. Before you embark on inspections, set a price limit before working out what your key property prerequisites are – for example, it might be imperative that you buy a home within a certain school zone, or that you have multiple living areas, or side access to park the caravan and trailer. This will help you create a shortlist.
Once you’ve done that, it’s important to do your own research. The web and publications such as MPP are great places to start and excellent research tools. Be sure to look at what the statistical median house prices are for the neighbourhoods you are interested in and keep an eye on how much properties are selling for in the area (RP Data and MPP’s weekly market tracker section are excellent tools for this). Attend regular open for inspections (OFIs) and don’t be afraid to

talk to other buyers who are currently in the market and your local real estate agent.
WHO’S WHOIN THE ZOOAs a novice property investor, the real estate industry can be a daunting one to immerse yourself in, and you’ll be dealing with real estate agents on a regular basis. It’s a good idea to have an understanding of what real estate agents do and how they operate. It’s also good to brush up on any etiquette that you as a potential buyer should adopt.
Generally, a property is listed for sale by a real estate agent who will have a contractual agreement (known as a PAMD Form 22a) with the owners to present the house to the market for a period of time, usually for 60 days. The agent will generally conduct weekend OFIs on the property and once a contract is negotiated and settled, the agent gets paid a standard commission based on the sale price. It is wise to remember that agents work for the vendors, and their goal is to get the highest possible price for the property in the shortest amount of time.
When making an inquiry to real estate agents about one of their listings, it is common courtesy to disclose your details such as your name, so they can register you as an inquirer. It’s also good etiquette to sign the register when you inspect an open home on the weekend and to make yourself known to the agent. This register, and any comments you may have about the property, is given as feedback to the property owner and is a very useful step in the selling process.
HOW IT ALL WORKSThere are many different types of ways an agent will sell a home – from open listings to auctions and expressions of interest – and it can be hard to keep up with the jargon. Generally, an agent will have an exclusive listing on a property for a period of time. This means that a particular agent (unless he or she agrees to conjunct with another agent) has the exclusive right to sell the property and

receive 100 per cent of the commission. This ensures the agent’s hard work is rewarded and the commission is guaranteed if the property sells in that time frame. Most properties will have a listed price, which will appear on its advertising, however, some properties give a buying range which acts as an indicator and suggests the owners may be negotiable on price.
Expressions of interest and tenders generally have a closing date, which means you need to submit your price by a certain day, while auctions mean the property will undergo sale by auction method either on site or at a function room on a certain date. To bid at an auction you must register with the agent before the commencement of the auction and remember – unless negotiated prior – a sale under auction conditions does not allow the provisions for any contractual conditions or clauses such as a fi nance or pest and building inspections, so be sure to have those in place if you’re very interested in the property.
GETTING SERIOUSOnce you’ve found a property you like, had multiple inspections, done your research and decided you want to buy it, you then need to tell the agent you’d like to make an offer. Any serious offer that is made on a property must be put in writing and presented to the owner. This means if you want to make the owner a genuine offer, you will be asked to sign a legally binding contract.
You will need to employ the services of a conveyancing clerk or solicitor who will oversee the contract on your behalf once it’s all signed
and agreed upon. The conveyancing clerk or solicitor can also assist in including any clauses you may need on the contract, and do all of the relevant title searches on your behalf (for example, to check that there are no major easements on the property that will impact on your enjoyment of it). The agent will usually have the contract typed up with your details and offer on it ready for your signature, and will then present it to the owner. Once the owner signs that contract, it is legally binding and instantly dated. The owner may also negotiate the price simply by striking through the price on the contract, entering another price and initialling it. This can happen a number of times before a price is agreed on by both parties.
SETTLE DOWNOnce a price is negotiated and agreed upon and the contract is signed, it is dated and settlement starts approaching. Settlement is the offi cial date in which the property is handed over and your solicitor will generally be at the exchange on settlement day. Remember, there are plenty of terms and conditions of a contract, so you should read through it thoroughly. However, as a buyer making an offer you are responsible for that property from the day the contract is signed and dated. This means if the property you’ve signed a contract on should burn to the ground three days from settlement, you’re responsible to have it insured – not the owner. There aren’t many complicated terms on a standard contract but your solicitor should point out terms such as this one to ensure you’re totally covered.

A snapshot of who’s doing what in the industry
Ross hits the $125 million mark
Ross Cattle from Harcourts Group has just reached a milestone in real estate,
boasting $125 million worth of sales in less than 10 years. Ross, who is the principal of Harcourts Mooloolaba, is thrilled to earn such an achievement in an industry he is so passionate about.
Previously a carpenter before his career took him into acquisitions for a large developer, Ross says the attraction of real estate is the reward for working hard. “And I always enjoy the variety real estate offers. It’s always changing, every day is different and that’s what I really like.”
The latest award is one Ross can add to his healthy collection of accolades, and he attributes his success not just to his own hard work but also that of his team. “The lucky thing is I have always had good people around me all the way,” he says. “You can’t be successful without good people around you.”
He adds, “I have some really interesting sales – one was $12.5 million in Redcliffe. That took a long time to get the deal together. That’s the biggest sale I have had.”
But it’s the mum and dad buyers that Ross particularly loves working with. “In tough times it takes focus and hard work, but I am 100 per cent committed to succeed for my owners and I strive for every dollar,” he says.
Harcourts Queensland CEO Aaron Brooks says Ross is a standout performer for the real estate group. “Ross Cattle is one of the best sales people I have ever met and arguably one of the best in the Harcourts group,” says Aaron.

Chris earns Next’s top award
Next Property Group’s Chris Pace has taken out the
Group Top Salesperson of the Year Award in the company’s annual awards event.
The gathering brought together Next staff from the three offi ces around the Sunshine Coast, and it was Chris’s achievement of selling more than $30 million worth of property in 12 months that had him earning the top award.
“It is reward for a lot of hard work,” says Chris. “It is not an easy market, but there are sales out there if you do the right thing and work hard.”
Chris secured an incredible 42 contracts in the year and was reasonably confi dent of his
performance, but he wasn’t certain he had the award until his name was called on the night. “I did fi nish runner-up last year so it was a personal goal to get number one this year.”
Next owner and founder Loren Wimhurst says Chris’s achievement is outstanding. “Chris is so consistent and his work ethic is second to none,” says Loren. “He always does what he says he is going to do.”

The transformation of Maroochydore’s CBD is being closely monitored

The magnifi cent property, which comprises seven guest houses on 40 acres, is the brainchild of Robert and Cindy Lardinois, who moved there 16 years ago with little more than a vision which they were determined to see through to the end.
“We had no children, so we wanted to build a big guest house and have rooms where people could stay,” Cindy tells MPP. “It started as a little Devonshire tea place and then just snowballed from there.
“People wanted weddings here, and lunches and dinner, so we added all that on, which included starting up a restaurant which we leased out.”
It’s diffi cult to put into words what Cindy and Robert have created because you really have to see it to believe it. The pair has designed and built 1100 square metres of all-under-roof living, which puts you in another time and place. There are several themed rooms on the lower level including a saloon bar, a storeroom which could be converted into a bowling alley, an Indian room with rocking chairs, a medieval room, library and a huge picture theatre.
And while Cindy and Robert have travelled extensively and brought many collections home, Cindy says the dream to build such a culturally rich property came to them before they started
trekking. “We’ve travelled all around Europe, so we had a lot sent back from Spain when we were over there,” she says. “We have the coat of arms and the sword from Toledo, and we have the entire Lord of the Rings collection scattered around the living and dining rooms.”
With so many rooms and so much to see and do, it’s easy to get lost in the home, especially if you can’t fi nd the Agatha Christie-inspired hidden passage. “There is a secret door leading

from the library into the medieval room, which is basically covered in a great big mirror so you don’t know it is there,” Cindy explains.
“When we fi rst tried to get the architect to draw up the plans with the secret door, he didn’t know what Robert was talking about so Robert had to draw the plans himself.

many famous guests over the years including musician John Williamson, newsreader Glenn Taylor, the crew from the teen comedy fi lm American Pie and many artist and musicians from the Woodford Folk Festival and Splendour in the Grass.
On the market for $1.5 million unfurnished, or $1.6 million furnished, principal of Maleny & Hinterland Real Estate David Gamble says it would make an ideal wedding venue or club of some kind.

“He’s a bit of a workaholic and he just loves to create things,” Cindy laughs.

It’s good to trustA property trust buys commercial property and manages it on behalf of the investors. There are two types of property trusts – listed (which is listed on the Australian Securities Exchange) and unlisted. You can buy and sell units in a listed property trust much like you would shares, while units in unlisted property trusts (as they are not listed on the ASX) are a little more diffi cult to sell, as there is no formal market to offer them to. Money invested in a property trust stays there until the property is sold and the net proceeds of the sale are distributed among the investors. An investment manager
chooses a property to buy and looks after maintenance and administration. You might get a regular income from the trust, though this is no guarantee, plus a capital gain on your investment if the price of the property has increased by the time it is sold. Again, though, this is not guaranteed. The appealing thing about a property trust is the low cost of buying into one and the fact that someone else is looking after your investment.
For many Australians, buying their own home is an easy concept to understand, but investing in commercial property takes more consideration. If you’re thinking of investing in any type of trust or syndicate, it’s vital to get advice from trusted professionals.
Syndicates and trusts are two ways to buy property,
particularly commercial real estate, without a huge outlay of capital
and agrees to sell the property, hopefully for a healthy profi t, fi ve years after the tenants arrive. While a syndicate is certainly cheaper than going it alone, each investor has to come up with a decent amount of cash and wait several years before seeing any profi t. Which is perhaps why many

Retail building rates per square metre were strong over the past fi ve years, but declined from around $4000 to $3250 a square metre depending on the location. Sales numbers also declined in 2011, which is due to tougher fi nancial conditions plus a lack of building product available. Retail unit sales were also down this year, as are rates per square metre, but before 2011 sales numbers were strong and rates per square metre climbed from $3600 in 2007 to $4250 in 2010.
