Even if you are seeking a mortgage and maybe paying for a Mortgage ValuationReport, it is still advisable and prudent to arrange a Survey by your own surveyor. TheConsumers Association Which Magazine and the Council of Mortgage Lenders bothgive this advice.

The reason is simple. The Mortgage Valuation Report is prepared for the Lender – notfor you, the Borrower. It answers only the Lenders questions concerning theappropriate security for your loan. You cannot rely upon it to answer the questionswhich concern your personal interests.

RICS members also offer two forms of survey which are specifically designed to helphome buyers:

A Building Survey (formerly called a structural survey)

A Building Survey is suitable for all residential properties and provides a full picture oftheir construction and condition. It is likely to be needed if the property is, for example,of unusual construction, is dilapidated or has been extensively altered – or where amajor conversion or renovation is planned. It is usually tailored to the client’s individualrequirements. The report includes extensive technical information on construction andmaterials, as well as details of the whole range of defects, major to minor.

The Home Buyer Survey and Valuation (usually called the Home Buyer Service)

By contrast, the Home Buyer Survey is in a standard format and is designed specificallyas an economy service. It therefore differs materially from a Building Survey in twomajor respects. It is intended only for particular types of homes - Houses, flats andbungalows which are conventional in type and construction, and apparently inreasonable condition. It focuses on essentials - Defects and problems which are urgentor significant and thus have an effect on the value of the property – although it alsoincludes much other valuable information.

The Home Buyer Report, unlike a Building Survey, provides not only a survey but alsoa Valuation as an integral part of the service

The EPC rates the home's performancein terms of energy use per squaremetre of floor area, energy efficiencybased on fuel costs, and environmentalimpact based on carbon dioxide (CO2)emissions. This provides an energyefficiency rating and an environmentalimpact (CO2) rating.There are seven bands for both of theseratings, from A to G. The energyefficiency rating is colour-coded fromgreen to red, with the green end of thescale indicating that the home is veryenergy efficient, with lower running costs, and the red end of the scaleindicating it is not energy efficient and has higher running costs.There is also a numerical rating from 1 - 100. The bigger the number themore energy efficient the home is and the lower the fuel bills will be.The environmental impact rating is colour-coded from blue to grey,signifying 'very environmentally friendly - lower CO2 emissions' at the blueend of the scale through to 'not environmentally friendly - higher CO2emissions' at the grey end.Again, there is a numerical rating, from 1 - 100, and the bigger the number,the less impact the house has on the environment.

Estimated fuel costsThe EPC assessor uses standardised assumptions about the home's occupancy,heating patterns and geographical location to construct a table thatindicates how much it will cost to provide lighting, heating and hot water tothis dwelling.The table sets out the current energy use alongside the potential use if arange of recommendations are followed. The same is done for carbondioxide emissions.Costs are listed for lighting, heating and hot water - again, there is afigure for the current and potential cost, showing how much could besaved in cash terms.

If you are scrutinising an EPC, always check thedate the certificate was issued, because fuelprices can increase over time.Having provided details of actual and potentialenergy use and cost outlay, the EPC provides asummary of the home's energy performance-related features. These include walls, roof, floor,windows, main heating, heating controls, secondaryheating (if applicable), hot water and lighting.Each element is assessed against the following scale: Verypoor/Poor/Average/Good/Very good. So, for example, your wall might bedescribed as: Cavity wall, as built (no insulation). It would then probably bedescribed as 'poor' for its performance in terms of both energy efficiencyand environmental impact. A pitched roof with 250mm loft insulation,however, might warrant being described as 'good'.If there was low energy lighting in 75% of fixed outlets, this would rank as'very good' by both measures.After taking all the individual ratings into account, the assessor would decidethe home's overall energy efficiency and environmental impact ratings asshown in the colour-coded charts.

EPC recommendationsThe EPC provides a list of suggested measures to achieve cost effectiveimprovements to performance ratings. The table outlines the typical savingsper year and the potential performance ratings after the improvements havebeen made. The improvements are divided into 'lower cost measures' of upto £500 and 'higher cost measures' for larger amounts.So, for example, low cost measures such as fitting cavity wall insulationmight achieve a typical annual saving of over £400, while installing lowenergy lighting in all fixed outlets would deliver a saving of over £11. Highcost measures might include fitting a hot water cylinder thermostat orreplacing an old boiler with a more efficient model.Further suggestions - for example, fitting double glazing and solar heatingpanels - are included for those aiming for the highest possible standards fortheir home.

This is essential to avoiddisruption to your removal company and new neighbours. Explain and label any items that are not to be taken by yourmovers. Make sure you have left spare keys and instructions forthe heating, alarms or any other appliances you are leaving foryour old property. At the delivery address you will be requiredto direct the movers to place items where you want them.

Label rooms to make reference to the parts of your new homeeasier. Refer to your floor plan and give a copy to the removalcompany. Plan where everything will go in your new home.Arrange quotations and discuss your move with a localprofessionals for work you need doing. My name is Andrew Morris of

As a keen and passionate gardener I believe

that every house should have a garden or

even a small area of nature to enjoy.

With increasingly busy lifestyles and most

households now owning more than one

vehicle, gardens seem to be on a decrease as

more people are deciding to remove their

gardens in favour of driveways and gravel.

For some this is their only choice, however

there are those who decide not to have a

garden due to lack of time, lack of knowledge

or just do not know where to start.

If this is the case, I can assure you there are

ways of having a garden or even a small

area to enjoy that does not require lots of

maintenance.

If you start out small with low maintenance

plants you will soon discover you may

become a budding gardener, seeing

something you’ve planted grow and flourish

is a very rewarding feeling especially if you

decide to grow your own fruit and veg.

Even more importantly a garden can

become a home to our native wildlife

which has been struggling in recent years

due to lack of habitat. Bees and Hedgehogs

are two of the creatures that are finding

times tough at the moment.

A garden does not have to be perfectly

manicured to look good and be a home to

wildlife. Sowing wildflower seeds for

example can be enough to attract all kinds

of pollinators to the garden, as well as

giving you an excellent display of colour

and beauty. As well as having major

benefits for the environment and wildlife,

your garden can be a great tool for getting

children out of the house and even getting

them interested in plants and the world of

nature.

There are lots of activities that children can

undertake in the garden, for example

planting flowers, growing fruit and

vegetables, not only will this give them the

experience of planting something and

watching it grow, but they can also eat the

fruits of their labour!

Use timers to switchlights and radios on and off when you're not at home. Immediatelyreplace or repair a faulty alarm. Many people ignore an alarm thatgoes off periodically.A spring-latch lock is easy prey for burglars who are "loiding"experts. Loiding is the method of slipping a plastic credit card againstthe latch tongue to depress it and unlock the door. A deadbolt defiesany such attack. Consideryour landscaping plan in light of your protection needs.Ask for credentials from any sales-person who requests entry to yourhome. Ask that their ID be pushed under the door.
