Many buyers are either sitting on the fence expecting prices to drop excessively or placing offers at considerably less than list price. There are a few differences between “the crash” and today’s buyer’s market. First, there are fewer desperate sellers. From ’06 to ’09, many sellers were at the risk of defaulting or had already defaulted. Today, AZ has one of the lowest delinquency rates in the country. Next, there are fewer lender-owned and short sale properties listed for sale. In ‘09, 70% of sales were foreclosure or short sales! Deeply discounted competition forced yesteryear’s sellers to accept low-ball offers. Lastly, we have a much stronger job market. Today’s unemployment rate is just above 5% in Maricopa County versus over 10% in 2010. Declining unemployment is a positive trend that stabilizes both supply and demand. Scottsdale Beer Palooza will feature approximately 50 breweries

important factor in choosing this location: it’s air-conditioned!

Area AnnouncementsWow friends and neighbors in 85254, what a dierence you have made to the volunteers at the Phoenix Rescue Mission, and the homeless people they serve!!

Our HhC gives back focus in May was collecting bottled water on behalf of the Phoenix Rescue Mission. One of the many services Phoenix Rescue Mission provides is an outreach program delivering bottled water to homeless families who are not utilizing shelter facilities, and are living in parks, elds, and under bridges.

When we arrived at the Phoenix Rescue Mission to deliver the cases of water we had collected from our friends and neighbors in 85254, the Mission had a total of 120 bottles of water. When we nished unloading our truck, they had 1,103 bottles of water, and an outpouring of gratitude. Thank you to all who participated!

Our next HhC gives back focus will take place in late July, when we will be collecting school supplies and back packs, for under privileged children returning to school in August. For a full list of items needed, and to register for participation, please visit www.HhCgivesback.com
