Every good home starts with an idea. At MSM Design, we let you bring your ideas to us. Plan sets can be started out of a book, on a piece of grid paper, or even on a napkin. After an initial thought-gathering meeting, your plans will be drawn into either a 3-D Concept Plan or a Starter Plan Set (Basic floor plan & front elevation) depending on your needs. The preliminary plan process will go as fast or as slow as you are comfortable with. After a second meeting, revisions can be made to your heart's content until everyone involved is comfortable with moving forward into more plan work. The final phase evolves into a Construction Plan Set, which includes all detailed exterior elevations, a detailed foundation plan, a foundation verification sheet, basic floor plans with detailed framing plans, a cross-section & details page, and a roof overhead layout. At any point during the design process, 3-D conceptual layouts and/or animations can be utilized to assist in “seeing the project”. An exterior render is often used to help with exterior selections or to market the home prior to construction.

Home Design – Bid & Build Set - .60/SF base price (50% approx. down-payment and final invoice upon

completion. Excludes unheated spaces, unfinished spaces and redundant stairway square footage. Includes only livable space)

Home Design – Extended Construction Plan Set - .60/SF base price (50% approx. down-payment & final

invoice upon completion. Excludes unheated spaces, unfinished spaces and redundant stairway square footage. Includes only livable space)

Revisions- First 6 hours of revisions ( from start of project) discounted to $25/HR (total = $150) - std rate of $75/hr thereafter

3D Overhead Concept Plan (Walls Only) - FREE with existing and completed plan set

3D Overhead Plan with Components & Animation - $150 per floor

Standard Hourly Design Rate- $75 computer time

Addition or Remodel Job Site Measuring- $25 per hour per person

Terms: 50% Down- Grants priority plan processing entitlement and open plan release.

Invoice Schedule - One invoice after job completion. MSM Design reserves the right to initiate a monthly finance charge if bill is not paid at time of plan release.

Exterior 3D Render- Typical price scale from $300-$500 based upon job scope and roof complexity

Interior 3D Render- $75/hr computer time to create lighted, interior viewing angles

Outdoor Living Concept Drawings- $75/hr computer time to create 2D or 3D drawings

Priority Entitlement Design- 1.00/SF Expedites to 3 business days (or less) turnaround for all services
