SituationMorenish Lodge is 2½ miles to the east of Killin, a historic village famed

for the Breadalbane Campbells and Clan Macnab. Killin is a thriving

community with its annual Highland Games, a good range of shops,

sports and arts clubs and a primary school. Secondary schooling is

available at McLaren High School, Callander or Breadalbane High

School, Aberfeldy. Perthshire also has a number of highly regarded

public schools.

Morenish Lodge enjoys a superb position in the Southern Highlands,

nestling beneath the Tarmachan Ridge and above Loch Tay with

outstanding views over the surrounding countryside. This area of

Highland Perthshire has been renowned by successive generations for

its breathtaking beauty and lasting appeal.

There are no fewer than nine Munros in the immediate vicinity, with Ben

Lawers dominating the Perthshire peaks to the East (3,984ft) and Ben

More and Stobinian to the west. Not surprisingly, this majestic scenery

provides an exciting centre for traditional sports. Stalking, shooting and

salmon and trout fishing can be enjoyed locally. Ornithologically, this

area is most important and it also boasts rare flora not to be seen

elsewhere in the country. There are golf courses at Killin, Kenmore and

Aberfeldy and ski centres at Glencoe (37 miles) and Aonach Mor (70

miles).

More gentle entertainment can be found at Pitlochry Festival Theatre (34

miles) and the cities of Perth (47 miles) and Stirling (38 miles) are within

a comfortable motoring distance. Fast motorway links to both

Edinburgh and Glasgow are 35 miles away at Stirling (A9 south). The

village of Crianlarich (16.5 miles) has a train station which provides a

service to Glasgow, Fort William and Mallaig, as well as a sleeper

service to London Euston.

HistoryMorenish Lodge was built as a Victorian hunting lodge to accommodate

the tenants of the Morenish and Glenlyon shootings. Construction was

completed in 1844 and further extensions made in 1861. More recently

the lodge was utilised as a country house hotel and latterly, after a

comprehensive renovation and upgrade, the property was transformed

into an exclusive retreat for Cantle Consulting and became known as

House of Cantle.

DescriptionMorenish Lodge has been refurbished with outstanding care and

imagination to create a property of exceptional quality with luxurious yet

relaxed and comfortable accommodation. It has a homely feel yet has

been thoughtfully refurbished to cater for modern living whilst retaining

its traditional charm and many original features including cornicing, solid

wooden floors and working shutters.

Ground floor

The property is approached down a gravel drive leading to a parking

area to the north side of the house. The house is entered through a

large glazed porch opening to a reception hall. The reception rooms

are positioned on the south side of the house, off a long hallway, to

make the most of the panoramic views over Loch Tay.

The library has been fitted with extensive book cases. It has a fireplace

and the breathtaking view is framed by a large window with an

opportunely positioned window seat. The sitting room features

exposed stone walls juxtaposed against warm furnishings and an open

fireplace. It is an extremely snug, though spacious room. Floor to

ceiling height glass doors open into the conservatory. This is a versatile

room created to take full advantage of the views. It is currently used as

a dining room and is open to the drawing room through an archway.

The drawing room is a bright, elegant room. It has a large stove set in

the fireplace beneath a stone mantelpiece.

There are extensive kitchen quarters in the west portion of the house.

A dedicated scullery is fitted with a high spec dishwasher system.

A stillroom acts as an ante room to the working kitchen. Aside from minor catering facilities, this

room has the controls for the water filters and heating systems. The kitchen is a fully equipped

professional kitchen with cold room, stores, washing and cooking facilities created to exacting

modern catering standards. A side entrance lies between the kitchen and a laundry. To the front of

the house there is an apartment with bedroom, sitting room and en suite shower room.

The east end of the house has two bedrooms. One has an en suite bathroom, the other an en

suite shower room. These rooms are currently used as staff accommodation but, as with all the

other bedrooms, they have been finished to a very high specification.

First Floor

Inspiration has been taken from the heritage of the house and surrounding area to create a series

of very individual well appointed bedrooms, each individually named in accordance with its theme.

All ten rooms have an en suite shower room with WC, wash hand basin and shower compartment.

These have been carefully incorporated so as to have a minimal impact on the proportions of the

bedrooms.

Lower Ground Floor

This part of the property has been refurbished only in part and there is scope to create more

extensive accommodation. The lower ground floor is currently fully utilised to incorporate offices

and a further apartment with sitting room, bedroom and en suite bathroom. Like the dining room

above these rooms are afforded outstanding views over Loch Tay. There is also excellent storage

space.

Gardens and Grounds

Morenish Lodge has beautiful grounds extending to about four acres. There are lawns surrounding

the house and rolling towards the fields leading to Loch Tay. An orchard has been created on the

north side of the house which provides cherries, plums and apples from late summer to late

autumn.

The woodlands to the west of the house pay homage to the fairy folklore of the area. A tumbling

burn cascades through the trees, criss-crossed by bridges linking the paths that meander through

the magnificent variety of mature trees. Hidden in the woods there are three seating areas with

stone benches and fire pits.

There are two sheds for storage, a workshop with electrical supply and a polytunnel, which

currently produces fruit and herbs.

DirectionsFrom the south, leave the M9 at junction 10 signposted to

Callander (A84). At Lochearnhead continue along the A85 to

Killin. From Killin, take the A827 east signposted to Kenmore.

PlanningMorenish Lodge is currently used as an exclusive retreat and
