The property Morden House comprises a substantial Edwardian house with separate cottage in a prime residential area of Cromer, only a short walk from the cliff top and town centre. The house has well-proportioned and appointed accommodation and retains much fine period detail with elegant open fireplaces, decorative oak panelling, oak floors, panelled doors with brass furniture, the original servants bells and a magnificent principal staircase lit by fine leaded windows. The house has well-arranged accommodation with all the main reception rooms leading off the large central reception hall which has a magnificent fireplace with over mantle believed to have come from a country house in Norwich. Morden House is

arranged over 3 floors whilst to the rear there is a separate cottage over a large garage providing further accommodation or suitable for holiday lets/permanent letting.

Location Cromer is a traditional seaside resort, made popular during the reign of King Edward VII, and with a wide variety of shops and entertainment including 3 supermarkets, art galleries, individual craft shops, a cinema, pubs and various restaurants. The resort boasts a fine sandy beach and magnificent Victorian Pier. There are primary and secondary schools in Cromer and private education is offered at Gresham’s public school in nearby Holt as well

as Beeston Hall preparatory school which is only about 2 minutes along the coast towards Sheringham. The National Trust properties of Sheringham Park and Felbrigg Hall are both nearby and other famous stately homes, open to the public in Norfolk include Holkham Hall and Sandringham House, the Norfolk estate of the Queen.

Norwich, the cathedral city and regional centre of East Anglia is only about 23 miles to the south and there is a railway station in Cromer with regular trains to Norwich and onward connecting trains to London Liverpool Street. Norwich airport is situated about 4 miles to the north of the city centre, just off the A140 and

has an expanding range of flights with most continental destinations available via Schiphol.

Cliff Avenue is one of the most sought after residential locations in Cromer being only a few hundred yards from the cliff top beaches and town centre.

Historical Note Morden House – the main land owners in the area, the Bond-Cabbell family of Cromer Hall, sold off large areas of land for building in land sales between 1885 and 1891. Benjamin Bond Bond-Cabbell was the first owner of Morden House which is believed to have been built around 1890.
