The Safety training this month was on back safety, spill, preven-

tion, control, and countermeasures, and electrical safety.

Training on ways to appreciate and thank customers was this

month’s HR topic. In this training, supervisors met with their

teams and came up with ways to thank the customer.

Job specific training methods of the week covered hard floor bur-

nishing, burnishing and buffing, using automatic floor machines,

and frequently touched places. Supervisors trained their employ-

ees on these topics to enhance their skills on job specific tasks.

Leadership development focused on how to be more positive.

This training was given to supervisors to help them better interact

and engage their employees.

Electrical consumption decreased .2% in October of 2018 compared to the same period in 2017. Cost de-creased by 3.6% or $14,996. KW demand increased by 4.6%. There were 17 heating degree days in Sep-tember 2018 compared to 31 in 2017. There were also 274 cooling degree days compared to 140 in 2017 an increase of 96% for the month. Cost and consumption increases are attributable additional tempera-ture cooling demand, the new Ogden Science Building and Hilltopper Hall being fully online.

Several additional condensate leaks were discovered on the steam distribution system. A failed conden-sate line serving Zacharias and Meredith was patched until repairs can be made in summer 2019. Anoth-er substantial condensate leak was discovered adjacent to Preston Center. Repairs will be made begin-ning November 28th.

A data migration has begun to roll Metasys Energy Optimization (MEO) into a new updated platform named Johnson Energy Manager (JEM). Currently there are multiple applications running in MEO that utilize three separate databases, JEM will use a single database for all applications. Rollout of the utility bill module is set to occur by November 30th. The fully functional roll out and training is expected by mid-December.

Projects to update and replace pneumatic temperature controls at Ivan Wilson Fine Arts Center have been ongoing for several years. Three projects are complete with a fourth and final phase is about to begin. This update was quite challenging as many undocumented changes and or additions have oc-curred since the building was constructed in 1973. Nearly every component of the existing original HVAC system is obsolete. Completion is expected to occur soon after the start of 2019.

A substantial condensate return leak was located and repaired outside manhole #49 near Preston Center. The failed pipe was the result of ground water intrusion and the resulting corrosion. An opening in the concrete above a flanged connection was improperly closed with a piece of sheet metal that had com-pletely corroded away. Records indicate that this section of piping was installed in 1990 when Preston Center was constructed.

Grise Hall has had three of the four HVAC air handlers replaced in recent projects as well as a number of VAV/mixing boxes. A project to replace the only remaining original and 52 year old air handler is current-ly funded and expected to be scheduled for summer 2019. The majority of the VAV/mixing boxes also remain and will need to be funded for replacement in a future project to complete the update. Long range planning for Grise should also include replacement of the motor control center located in the Pent-house mechanical room. Recent failures of several breakers which are obsolete have been replaced or repaired with harvested used but functional devices which are in very limited supply.

The month started with the department blowing leaves around campus. With the erratic temper-

atures many of the trees held onto their

leaves a lot longer than previous years.

The team went out to start the cleanup

process around campus. The department

has a leaf collection system that is attached

to one of our trucks. We pull the system

behind the truck along the roadways where

they suck up the leaves. Once the truck is

full, we take the leaves over to the WKU

Farm where they use the leaves to make

mulch for the community Farm’s Market.

The crew blows all the leaves off the lawn

areas toward the street so that the truck

can come by and pick up everything.

We have ‘buffalo blowers’ that attached to our Grasshopper mowers that we use to help with

the leaves. Also in our fleet are three mowers with leaf collection systems. We use these mow-

ers to mulch up leaves that are in places that are hard for the leaf truck to maneuver into to col-

lect. Once the mowers are full, they will dump their collection systems into piles near the street

so that the truck can collect and haul away.

Leaf collection is a long process at WKU. Currently we still have a lot of green leaves up in the

trees around campus. This process started this month and will go on into December before we

have all the leaves picked up. One of

the issues we have with leaves is that

when they fall they will clog up the

drains around campus. One of the task

the department has year round is to

maintain all the drains around campus.

The crew responded quickly to unstop the drain in the parking lot. We were able to unclog

the drain and flush the water out of the parking lot. The leaves were raked and blown into a

pile and the leaf truck was able to swing through to clean up all debris.

The department not only has been conducting leaf removal on campus, we have begun our

fall trimming of landscape shrubs around campus as well. November is the time of year that

the department spends cleaning up our landscape beds and prepping them for new spring

growth.

The warmer evening temperatures has allow the cool season tall fescue/KY Bluegrass mix to es-

tablish itself in mainly Bermuda grass dominant areas. This is the outcome we are trying to

achieve as over a several year period to allow the cool season grass to choke out the Bermuda

grass to establish a year round green turf for the university.

Our focus the next couple of weeks will turn to Fall Commencement as the grounds is the first impression that visitors to the university see when they first arrive.

Projects:

Work continues in preparation for basketball season. New carpet was laid in the suite areas.

USA Clean technicians has been out to repair at least 40 pieces of equipment. We set up bi-

weekly visits with them to repair equipment.

Continue assisting HRL with mold clean up.

Have had a number of employees leave for other jobs. Working on filling empty spots.

Project list has been put together for winter projects; list has been given to Energy Management

to set heat in the buildings.

Bonnie has been doing refresher training on equipment to prepare our team for winter projects.

Protexus wand has been shared with the athletics department and they use it twice a week in

the training and weight rooms.

Went to ISSA conference. Went to train the trainer class and a mold class. Brought back some

information on some products to demo: Vendor came out to demo all these products for the

team.

Completed Maintenance Projects Repaired steam valve at McCormack hall. Repaired steam valve for the domestic hot water at Rodes and turned on

the heat exchanger. Replaced bedroom air filters at McCormack and Gilbert halls. Repaired leaking hot water line at North hall. Switched from domestic boilers to heat exchangers at Bemis and Rodes. Repaired domestic hot water boiler at NE hall. Replaced hot water lines in East hall mechanical room. Completed Housekeeping projects and Accomplishments. Help support the student relocation move from Minton hall to other

building room assignments. HRL have completed PM’s on the housekeeping equipment and checked

equipment locations. HRL have worked on the Holiday break project list and ordered supplies

needed for it. Upcoming Projects: Confirm and schedule Christmas break projects with SE. engineering. PFT restroom renovations. Order air filters for filter change in all halls in January. Start on the winter break housekeeping list December 17th.

HRL will continue to look for ways to improve customer service and qual-

ity of work. We will work on getting more training set up for customer

service.

HRL have asked the vendors to show us any new innovations out there

on equipment etc. any new equipment that would help is in completing

task more efficiently will be demoed and tried out this summer. HRL

have looked at the T 300 auto scrubber from Tennant for LVT flooring.

With additional trainings planned HRL hope to improve custodial and maintenance customer service. HRL plan on having trainings for our Team Leaders. HRL are looking at more beneficial skills trainings for 2019.

HRL will be looking at ways to save money in any areas as we are always

challenged by budget cuts. HRL will partner with E&G and look at some

other misc. custodial supplies to see if HRL can save money using our

buying power. HRL will look for any innovation and new products to

better our housekeepers and maintenance. We are working with E&G

side to make custodial operations more uniform across both depart-

ments.
