Maintenance Supervisor Job Description Performs necessary repairs and preventative maintenance to preserve all buildings and equipment at a peak level of operation and appearance at the most reasonable level of expense possible. Directly supervises the daily site physical plant operations and the staff performing its maintenance. Performs and direct repairs and/or replacements of all mechanical and structural systems contained within the respective property. DIMENSIONS: Responsible for the leadership and direction of all site maintenance related employees through the guidance of the Property Manager. Provides day to day written and verbal instruction to the staff on all aspects of the building and site operation and ensures quality service to the residents. Uses company-supplied materials and equipment and understands and conveys manufacturer’s recommendations and directions regarding same to others. This is a line position with direct impact on company funds. ESSENTIAL DUTIES: 1. Monitors completion of make-ready units and updates written make ready status

board or computer software program, as needed. 2. Trouble-shoots, diagnoses and corrects major air conditioning failures (i.e., low

refrigerant charge, bad compressor, fan motors). Must be EPA certified. Ensures filters are replaced in a timely manner. Replaces complete systems as needed. Performs air conditioning repairs and replacements in compliance with federal regulations.

3. Trouble-shoots, diagnoses and corrects major heating failures (i.e., replace heat

strips, exchangers, thermo-couplings, boilers, tube bundles, etc.). Completes preventive maintenance as necessary.

4. Trouble-shoots, diagnoses and corrects major appliance failures (i.e., change out or

repair dishwasher motors, garbage disposals, ice makers, stove elements, thermo-couplings, range thermostats, etc.).

5. Completes major electrical repairs and/or supervises outside contractors. May work

with high voltage 120-240 volt. 6. Completes major plumbing repairs (i.e., replacement of major components or sewer

line stoppage diagnosis). Operates sewer machines, sweats copper lines, and maintains boiler logs.

7. Completes major carpentry, glass and sheet rock repairs (i.e., remove/replace

doorframes, patch holes in sheet rock, apply texture, repair subfloors, repair cabinets, etc.) and/or supervises outside contractors.

ESSENTIAL DUTIES: (continued) 8. Monitors and records daily pool care, assures pool is in proper chemical balance

and area is free of safety violations, (i.e., safety equipment, gate function, etc.). Possesses pool operator’s certificate.

9. Completes major repairs and/or supervises outside contractors. Must be willing and

able to inspect all areas of the property for determination of problems and/or verify work performed by outside contractors.

10. Continuously inspects the property (including nighttime inspections) for safety

hazards that pose a liability or potential liability and corrects immediately. 11. Inspects the site and building regularly, becoming familiar with inherent problems

and repairing same while performing daily duties as directed by the Property Manager and regional/corporate executives.

12. Keeps an adequate or thirty-day inventory of needed supplies and completes

monthly and quarterly reporting as required. Maintains both personal and property tool inventories in good and complete condition. Maintains shop in a neat, safe and orderly condition.

13. Plans and assigns daily tasks for maintenance staff, following up to ensure that the

plan and priorities are met. Meets daily with Property Manager to review same and receive additional instruction.

14. Shares on-call duty with Maintenance Technician(s) and is available at all time via

pager or cell phone unless previous arrangements have been made. 15. Provides written and verbal recommendations, based upon performance indicators,

for the hiring, firing and counseling of all onsite maintenance staff, although ultimate decision rests with the Property Manager.

16. Performs resident work orders and service requests as required. 17. Provides guidance and training for Maintenance Technicians, Grounds Keeping and

Housekeeping Services, incorporate both safety and customer service in all aspects of the job.

18. Incorporates both safety and customer service in the performance of all duties. 19. Maintains a consistent and punctual attendance record. 20. Performs additional reasonable duties as assigned.

MARGINAL DUTIES: 1. Performs supplemental landscape maintenance and irrigation system repairs so that

landscape areas are tidy, trimmed and adequately watered. Replaces sprinkler heads, digs up and repairs broken lines, adjust time clocks, etc.

2. Performs supplemental exterminations as needed and only as authorized by state,

local or federal regulation in vacant units, ant beds, etc. 3. Purchases equipment and supplies as agent of the property, ordering and picking up

parts and supplies as requested. 4. Repairs and re-stretches carpet and installs vinyl tile or sheet goods. 5. Rekeys locks and cuts keys. SCOPE: The incumbent makes maintenance repair and replacement decisions with the Community Manager and/or District Manager/Regional Vice President collaboration. Incumbent is responsible for the physical condition of the property, its equipment, inventories and maintenance documentation. Incumbent has no authority that is not specifically designated from the Community Manager and/or regional/corporate executives. RELATIONSHIP WITH OTHERS: Has contact with onsite management and office personnel, other service technicians and residents of the property, vendors and outside contractors. May receive direction from corporate and regional management personnel, who work in conjunction with the Community Manager. Participates fully in staff meetings and designated company training program. EDUCATION AND EXPERIENCE; Must be high school graduate, or possess equivalency. At least one year of prior apartment maintenance staff experience is required. PERFORMANCE EXPECTATIONS AND STANDARDS Incumbent shall perform his/her duties using standard levels of productivity and dependability, ensuring completion in a timely and zero-defect manner. He/she must be able to direct the work of others, providing clear and consistent verbal and written communication to subordinates and supervisors. Maintenance Technician Job Description Assists and works under the direct supervision of the Maintenance Supervisor, performs necessary repairs and preventive maintenance throughout the entire property. Continually strives to increase his/her working knowledge of the property to achieve position of Maintenance Supervisor. DIMENSIONS: Responsible for maintaining cleaned and repaired condition of the property interiors, exteriors, and site using company-supplied materials and equipment and following manufacturer’s directions for same. Provides support and rotates emergency calls with Maintenance Supervisor. This is a line position with indirect impact on company funds. ESSENTIAL DUTIES: 1. Monitors and assists in the completion of make ready units. 2. Trouble-shoots, diagnoses and corrects minor air conditioning failures (i.e., low

refrigerant charge, bad compressor, fan motors, etc.). Appropriate EPA certification may be required.

3. Trouble-shoots, diagnoses and corrects minor heating failures (i.e., replace heat

strips, exchangers, thermo-couplings, etc.). 4. Trouble-shoots, diagnoses and corrects minor appliance failures (i.e., change out or

repair dishwater motors, garbage disposals, ice makers, stove elements, thermo-couplings, stove thermostats, etc.).

5. Repairs minor electrical problems (i.e., change out switches, receptacles, fixtures,

etc.). Works with high voltage 120-240 volts. 6. Repairs minor plumbing problems (i.e., change out bibbs, seats, pop-up assemblies,

operate sewer machines, sweat copper lines, maintains boiler logs, etc.). 7. Provides minor carpentry and sheet rock repairs (i.e., remove/replace door frames,

patch holes in sheet rock, apply texture, repair subfloors, repair cabinets, etc.). 8. Assists in monitoring inventory of maintenance and cleaning supplies, facilitating

accurate replacement orders.

ESSENTIAL DUTIES: (continued) 9. Performs necessary repairs and preventive maintenance on rental units as they

become vacant, maintains adequate supply of rental units ready for occupancy and sales presentations, may assist as required and assigned in painting of interior units, office, clubhouse, laundry rooms, common areas, and occupied units.

10. Repairs and re-stretches carpet and installs vinyl tile or sheet goods. 11. Rekeys locks and cuts keys. 12. Continuously inspects the property for safety hazards that pose a liability or potential

liability and corrects same immediately, advising supervisor of necessary action. 13. Shares on-call duty with Maintenance Supervisor and is available at all times via

pager or cell phone, unless previous arrangements have been made. 14. Performs reasonable duties under supervisor’s direction in completing resident work

orders and requests for service. 15. Incorporates both safety and customer service in performance of all job duties. 16. Maintains a consistent and punctual attendance record. 17. Performs other reasonable duties as assigned. MARGINAL DUTIES: 1. Performs daily pool care, assures pool is in proper chemical balance following

manufacturer’s directions for use of the same, and area is free of safety violations (i.e., safety equipment, gate functions, etc.). Possesses pool operator’s certificate.

2. Completes minor roof repairs (composition and built-up roofs). Must be able to climb

to and walk on all roof areas of the property. 3. Performs supplemental landscape maintenance and irrigation system repair so that

landscape areas are tidy, trimmed and adequately watered. Replaces sprinkler heads, digs up and repairs broken lines, adjusts time clocks, etc.

4. Performs supplemental exterminations as needed and allowed by law in vacant

units, ant beds, etc. 5. Travels to suppliers to pick up parcels and supplies as directed.

SCOPE: The majority of decisions are made by incumbent’s supervisor or Community Manager and required duties are delegated to incumbent for implementation, using standard levels of productivity established by the Community Manager in consultation with the District Manager/Regional Vice President. Incumbent has no authority that is not specifically delegated from the Community Manager or Maintenance Supervisor. RELATIONSHIP WITH OTHERS: Has contact with on-site management and office personnel, other service technicians and residents of the property. Participates fully in staff meetings and designated company training programs. EDUCATION AND EXPERIENCE: Must be high school graduate, or possess equivalency. At least six months of prior apartment maintenance staff experience is required.
