The LAHT offers the general public a fi rst-hand look at the current trends and greatest innovations in new home design. This 3-day event showcases the latest design trends in affordable living to luxury dream homes complete with every amenity imaginable. Six Homes will be featured on this year’s tour; each home is built by the exceptional Builders and suppliers in the Lakes Area.

The Mid-Minnesota Builder’s Association (MMBA) is a professional organization designed to bring builders and members of the business community who rely on the construction trades together to continually improve the industry of home building. Our goal is to provide the best possible products and services to the general public of the Brainerd Lakes Area. We do that by insisting and helping to ensure contractors are licensed and current with their continuing education. The number one thing for the consumer to ask of a contractor is “Are you a Licensed Contractor with the State of Minnesota?” Contractors are required to not only take a license exam but are required to continue their “education” each year. From there, consumers can check references and make sure they are dealing with a reputable contractor.

The MMBA offi ce is open to the public and acts as a resource to align the public with specifi c types of products and services within the construction trades. You can visit our website and see a complete list of members by category here in the Brainerd Lakes Area. This includes fi nance, insurance, maintenance, home improvements, landscaping and much more. Americans are in love with remodeling. Television networks such as HGTV and DIY run 24 hours a day with shows like “BATHtastic” and “Design Star.” Magazines, websites and blogs feature happy home owners gushing over perfect room makeovers. And with the continuing challenging economy, more home owners have decided to stay in their current home longer, which has created higher demand for remodeling.

A survey released by the National Association of Home Builders (NAHB) in 2012 shows that common remodeling projects have increased, compared to a similar survey from 2010. And nearly 50 percent of remodelers report seeing an increase in the number of home owners who undertake remodels to avoid moving, compared to the 2010 fi ndings.

Bathroom and kitchen remodeling remain the two most common types of jobs, as they have been consistently since 2001. After 2009, however, bathroom and kitchen remodeling switched places—bathrooms became the most frequent type of job for professional remodelers. Seventy-eight percent of the survey respondents cited bathroom remodeling as one of the most common jobs, an all-time high.

Home owners are frequently asking for a high-end spa feel to their new bathrooms, with features and materials such as television screens built into mirrors, exotic wood fi nishes, recycled glass tiles and sophisticated lighting systems. Other popular features include

those that enable a home owner to stay in their home as they age; including step-in tubs and shower stall benches and rails.

Both kitchen and bathroom remodeling projects were up 17 percent from two years ago.

Other popular jobs were window and door replacements, room additions, handyman services and whole house remodeling,

although whole house remodeling is down signifi cantly from its peak in the mid-2000s.

The motivation behind many home owners’ decision to remodel has changed as well. The top two reasons for remodeling were the need to repair or replace old or outdated components and the desire for better and newer amenities. More than 50 percent of remodelers said that these two reasons for remodeling have become more common over the past two years.

In contrast, more than 20 percent of remodelers said there was a decrease in customers remodeling to increase home values as an investment or to prepare for a sale (whether distressed or not). Remodeling to accommodate a change in the number of people living in the home also received low scores.

Whether they are inspired by the amazing makeovers shown on television shows, or their changing lifestyle necessitates repurposing spaces to make more effi cient use of their home’s square footage, home owners are turning to professional remodelers to help improve their home.

1.) Create a home maintenance checklist.To make sure your home stays safe and healthy for you and your

family, you should regularly check, clean and/or test a wide variety of interior and exterior systems and structures. The U.S. Department of Housing and Urban Development has a Home Maintenance Checklist that you can download from their website www.hud.gov. It provides basic guidelines for keeping your home dry, clean, well-ventilated, free from contaminants, pest-free, safe and well-maintained.

2.) Make sure you have enough

insurance coverage.At a minimum, you need to purchase a

home owners insurance policy to cover the house and all of your family’s belongings inside. To determine how much insurance you need, fi nd out how much it would cost to rebuild your house today on your existing lot. Your personal property coverage should then be anywhere from 55 to 75 percent of that amount. Damage caused by natural disasters such as fl ooding, earthquakes and hurricanes are not covered by regular home owner’s policies, so depending on where you live, you may want to consider additional

coverage. Your insurance agent can help you fi gure out the right amount of coverage and suggest upgrades or additional policies that would be appropriate for your specifi c situation.

3.) Protect your home from break-

ins.If you bought an existing home, you

should rekey the locks right away. You never know who the previous owners gave keys to. The National Crime Prevention Council recommends that every exterior door should have a dead-bolt lock with a one-inch throw. They should be at least 1 3/4 inch metal or hard wood with the hinges on the inside. Install a peephole or wide-

angle viewer—not a chain—in all entry doors so you can see who is outside without opening the door. Sliding glass doors can be secured by placing a long piece of wood at least one inch thick in the track. Keep all entrances and doors well-lit, and prune shrubs so they don’t provide hiding space for someone who wants to break in.

4.) Prepare an emergency kit.In the event of a disaster, local offi cials and relief workers may

not be able to reach your home immediately, so you should have an emergency kit on hand. Basic services such as electricity, gas, water, sewage treatment, and telephones may be cut off for days, or even weeks, so you should be prepared. The Federal Emergency Management Agency recommends stockpiling at least three days’ worth of food and water for your family. Their website www.ready.gov offers a list of items to include in a basic emergency preparedness kit, as well as guidelines on food and water storage and protecting yourself from airborne contaminants.

5.) Improve your home’s energy

effi ciency.Even if you’ve purchased a brand new

home with the latest energy-effi cient building materials and techniques, there are still some improvements you can make to save even more money on utility bills.

For example:• Replace incandescent light bulbs with longer-lasting CFL or LED

bulbs.

• Install a programmable thermostat that can be set to automatically adjust the heat or air when the home is most or least used.

• Increase the insulation in your attic, on exposed water pipes and around your water heater.

The U.S. Department of Energy has an online

Home Energy Saver™ tool for home owners at www.hes.lbl.gov that recommends

energy-saving upgrades that are appropriate for the home, the climate and local energy prices. As Americans become more health conscious, farmers’ markets, produce co-ops and community gardening spaces are gaining popularity. Many families want to grow their own food, but may be challenged by a lack of space for a full-sized garden in their yard. But did you know that with the concept of edible landscaping, you can have an attractive-looking yard or patio that also provides fruits and vegetables your family can eat?

According to the Ohio State University Extension Department of Horticulture and Crop Science, edible landscaping is the use of food-producing plants in the constructed landscape, principally the residential landscape.

Edible landscapes combine fruit and nut trees, berry bushes, vegetables, herbs, edible fl owers and ornamental plants into aesthetically pleasing designs. The designs can incorporate any garden style and can include just a few, or be completely comprised of edible species.

Some reasons to include edible plants in your home’s landscaping include: • Ability to pick and eat fresh, fully-ripe fruits and vegetables • Control the amount of pesticides and herbicides used on your food• Save money by not buying fruits and vegetables at the grocery store• Grow unique types of foods that may not be available in the store

Many edible species are not only functional from a food-on-your-table perspective; they are also attractive. For example, some fl owers, such as begonias, day lilies, carnations, pansies, peonies and roses can be eaten. They also make a colorful addition to salads or as a garnish on plates. Red and yellow tomato and pepper plants add a splash of color to ornamental beds.

To help you get better use of your yard, raspberry or blackberry bushes make a great border, and fruit trees provide shade. Just make sure you consider where you are placing them, cleaning rotten fruit or berries that have dropped onto your patio can be a frustrating and messy chore.

More ideas for edible landscapes include:• Put pots of herbs on the patio • Include cherry tomatoes in a window box or hanging basket • Build a grape arbor • Grow nasturtium, violas, borage, or calendula and include fl owers in

salads • Grow Red-jewel cabbage • Plant colorful pepper varieties alongside fl owers • Tuck lettuce, radishes, or other short-lived greens into a fl ower bed • Replace a barberry hedge with gooseberries • Put basil together with coleus in a planter • Try yellow or “rainbow” chard • Grow chives around the mailbox • Train raspberries up your fence

The amount and location of consumable plant varieties you choose to include in your landscaping is completely up to your tastes, both literally and fi guratively. Make sure to do your research and know how much sunlight and water each plant requires, what type of soil will best support that species, and how much maintenance you’ll have to do to get the fruits and vegetables you desire.

America’s home owners and home builders celebrate National Homeownership Month in June, bringing attention to the more than 75 million Americans who own their homes, and the millions more who aspire to achieve the American dream of homeownership. But it is also important for American families to know that homeownership is under attack. Legislative and regulatory proposals now under consideration by government policymakers would greatly harm home owners, home buyers, the housing market and the nation’s economy.

To educate Americans about the threats to homeownership and to provide opportunities for current and future home owners to take action to protect it, the National Association of Home Builders (NAHB) has launched a website, www.ProtectHomeownership.com. The site features expert economic analysis and reports, data from homeownership surveys and polls, and the answers to many frequently asked questions about housing and homeownership.

ProtectHomesownership.com highlights the threats to homeownership by describing how tax, legislative and regulatory policies currently under consideration would scale back or eliminate the mortgage interest deduction and make mortgages and small business loans unaffordable and diffi cult to obtain. It tells how fi nance and credit-related issues are making it diffi cult for creditworthy, fi nancially responsible families to buy a home and threaten to ultimately prevent millions of families from ever becoming home owners.

The site documents homeownership’s importance to individual households and to local, state and national economies. It shows how new home construction and remodeling presently account for about 15 percent of the nation’s total economy, and how the fi nancial issues are impeding production of new homes. The economic impact of home building includes construction of single-family and multifamily homes, remodeling and the countless products and services that are related to those activities.

Open fl oor plans, energy-effi cient features, and lots of closet space are among the elements that today’s home buyers are seeking in newly-constructed homes, according to industry experts at the 2011 International Builders’ Show. The research and trends presented at the show offer valuable insights and information to home builders so that they can build homes that appeal to the modern consumer’s preferences.

Once-popular features such as large living rooms, soaking tubs and second-fl oor laundry rooms are now out of favor. Home buyers found that the convenience of not having to carry laundry to another fl oor was outweighed by the noise that interrupted their sleep.

Home buyers are looking for small details in their new homes, such as a built-in desk under a stairway, or a courtyard tucked between two downstairs bedrooms. Successful home builders “create memory points,” said design trends seminar speaker Kate Brennan of the Chicago design fi rm Mary Cook and Associates.

According to the U.S. Census Bureau, the average size of a new single family home decreased from 2,438 square feet to 2,377 in 2010. This made designing to maximize space a popular theme at the show. One session focused exclusively on new ideas in home design for fl oor plans measuring 2,500 square feet or less.

Open fl oor plans are now in high demand because they are not only more practical for entertaining – the hosts can interact with their dinner guests in a spacious kitchen while they are preparing food – but the lack of walls and closed-off spaces make the home seem much larger.

The kitchen is now the hub of the home more than ever. Even if busy families are bringing home takeout, they want the kitchen island to be large enough to serve a multi-tasking purpose as a place to do homework, crafts, and pay bills – as well as to enjoy coffee on a Sunday morning.

Natural fi nishes are also more popular. Recycled fl ooring, using a mix of wood grains on the cabinets and architectural details that refl ect the indigenous building of the region – such as using stucco in the Southwest – are more important to buyers.

Session panelists also shared that home builders should pay attention to a growing group of home buyers: WINKs – Women with No Kids. These women have distinct preferences that don’t quite fi t into the usual categories that home designers talk about: fi rst-time buyers who tend to be singles and young professionals, move-up buyers who usually have children, and empty-nesters.

WINKs have more buying power than a generation ago and are seeking smaller homes that have multipurpose rooms for entertaining along with intimate “retreat” spaces for themselves.

A survey of 20,000 home buyers in the United States and Canada points out that there are a number of features in new homes that are considered non-negotiable across almost all demographic groups, said Paul Cardis of AVID Ratings Co., who spoke at a seminar on new design preferences.

The top fi ve features include walk-in closets – mentioned by 66 percent of fi rst-time buyers as a “must have” – energy-effi cient appliances, linen closets, a large kitchen and the overall effi ciency of the home, Cardis said.
