「津波災害警戒区域」は、津波浸水想定 (津波法第8条第1項)を踏まえ、津波によ る人的災害を防止するために警戒避難体 制を特に整備すべき区域です。 ○ 宅地建物取引業者が津波災害警戒区域 内の宅地建物を取引する場合、宅地建物 取引業法(昭和27年法律第176号)第35 条に基づく重要事項の説明の対象となりま す。 【基準水位】 ○ 「基準水位」は、津波法第53条第2項に基 づく水位で、津波の発生時における避難施 設の避難上有効な高さ等の基準となるもの です。 ○ 「基準水位」は、津波浸水想定に定める 浸水深に係る水位に建造物への衝突によ る津波の水位の上昇を考慮して必要と認 められる値を加えて定める水位であり、地盤 面からの高さ(m単位)で表示しています。 (下図参照) 【地形(標高)データ】 ○ 基準水位の算出に用いた「地形(標高)データ」
