about the prospects for development of multifunctional complex at the Site on long term lease.

CITY PROFILE

1.1 INTRODUCTION

Bharatpur is a city in the Indian state of Rajasthan. It was founded by Maharaja Suraj Mal in 1733.

Located in the Brij region, Bharatpur was once an impregnable, well-planned and well-fortified city, and

the capital of Jats kingdom ruled by Sinsinwar Maharajas.The trio of Bharatpur, Deeg and Dholpur has

played an important part in the history of Rajasthan. Located 55 km west of the city of Agra (the city of the

Taj Mahal) and 35 km from Mathura, it is also the administrative headquarters of Bharatpur District and

also the headquarters of Bharatpur Division of Rajasthan. The Royal House of Bharatpur traces their

history to the 11th Century AD.

Accessibility: The site is accessible from the station circulating area. However, the condition of the road needs to be improved.

1.3 LOCATION AND CONNECTIVITY

Bharatpur is well connected to the other Indian cities through rail and roadways.

Bharatpur is well connected to Agra (54 km), Delhi (182 km), Fatehpur Sikri (20 km), Jaipur (174 km), Mathura (36 km) and Sariska (130 km).

As per the census of 2001, Bharatpur had a population of 304560. Males constituted 54% of the population and females 46%. Bharatpur has an average literacy rate of 66% with male literacy of 75% and female literacy of 56%. 15% of the population is under 6 years of age.

1.6 SITE LOCATION AND ATTRIBUTES

The site is spread over 750 sqm. To the north of the plot is platform; to the east is the station building.

The station parking and a water cooler which are to be dismantled are to the west of the site and to the

south is the station circulating area. One Type IV railway quarter exists on site and the same is to be

dismantled by the Lessee.

1.10 Retail/Real Estate Market

Economy of Bharatpur is dependent to a large extent on agriculture. The main crops grown here are

wheat, mustard, cotton, red-chillies and potatoes. There are more than 50 oil mills in Bharatpur due to

mustard grown in large quantity in the surrounding areas. Bharatpur is famous for its sweets which are

well prepared here and there are a large number of shops here. In some areas stone mining is also done

like bansi paharpur as Aravalli is extended in this area.
