As temperatures begin to fluctuate,staff at Wehr Nature Center will bepreparing to present a Maple-TappingWorkshop and the annual Maple SugarDays, in celebration of Spring. WehrNature Center is located in Whitnall Parkat 9701 W. College Ave.
Maple-Tapping Workshop, Feb. 26.An expert maple-syrup-maker will leadthe Maple Tapping Workshop, Feb. 26,from noon-2 p.m. In this workshopdesigned for adults, participants willlearn how to turn backyard maple treesinto “liquid gold.” Instruction willinclude identification of suitable trees,the tools and tricks of drilling and tap-ping, techniques to store and boil downsap safely, and the processes of “finish-ing off” and storing syrup. The workshopfee includes a spile (the spout that isinserted into sapwood), a sap collectionbag, and a holder for the bag.Participants are encouraged to dress for
walking and working outdoors.Annual Maple Sugar Days, March
25 & 26. Next month, the 41st AnnualMaple Sugar Days will return to Wehr.March 25 and 26, from 1-4 p.m., theevent will feature a hike to an old-timesugarin’ camp. Led by a naturalist guide,families will trek through the woodlandto the sugarbush, where they’ll seetapped sugar maple trees and sap as itdrips from a tree. Then, visitors will fol-low the sweet aroma of maple syrup tothe sugarin’ camp, where clear sap isboiled down to form dark syrup. A sugarmaker will tell tales of camps long ago.Walks to the camp will last about 45minutes. Visitors are encouraged to dressin layers and to dress to keep their feetwarm. The evidence is clear: Distracted driving can be justas dangerous as driving under the influence of drugs oralcohol. Removing one's eyes from the road for mereseconds can have dangerous repercussions, contributingto accidents, injury or even death.
Distraction.gov, the United States government'sofficial website for Distracted Driving, states that, in2014, 3,179 people were killed and 431,000 wereinjured in motor vehicle crashes involving distracteddrivers. The National Highway Traffic SafetyAdministration offers that 10 percent of all driversbetween the ages of 15 and 19 years old involved infatal crashes were reported as distracted at the time ofthe crashes. This age group has the largest proportionof drivers who were distracted at the time of the crash-es. A 2013 Allstate Canada marketing survey conduct-ed with more than 1,500 Canadian adults found that,although the vast majority of Canadians think dis-tracted driving is dangerous, nearly three out of fourCanadian drivers engage in behavior that is considereddistracting.
The term "distracted driving" is an umbrella termthat refers to various behaviors drivers engage in whenbehind the wheel. The situations below are some of thebiggest distractions today's drivers must deal with.
Talking or texting on a mobile phoneMobile phone usage is one of the leading causes of
distracted driving. Five seconds is the average time aperson's eyes are off the road while texting. When trav-eling at 55 mph, that's enough time to cover the lengthof a football field blindfolded. And people are not onlytexting when behind the wheel. They're posting to
social media, taking photos andvideo, as well as reading emails andmore. Doing away with distracted driving
It is paramount that drivers keep their eyes on the road at all times. Limitingdistractions, however innocuous they may seem, can keep drivers, their pas-sengers and their fellow motorists safe.
After concluding a national search, Pius XI CatholicHigh School is excited to announce the appointment ofMark Ostap as the school’s new principal. In his newrole, Ostap is charged with leading the day-to-day oper-ations of the school.

During his tenure at Carmel, Ostap over-saw a wide variety of initiatives, including the imple-mentation of the 1:1 Chromebook Program, the creationof a business incubator program and the development ofa long-range strategic plan. He was also instrumental ingrowing the school’s Student Services Department aswell as its Fine and Visual Arts Program.
Ostap holds a Bachelor of Arts and a Master of Arts

January home sales up 4.3 percentHome sales in the Metropolitan
Milwaukee housing market were up4.3% in January. 973 homes sold inJanuary compared to 933 in January2016. Comparing the numbers to 2015,sales were up 18.7% (820 in ‘15).
2017 picked up right where 2016left off, with solid sales and fewer list-ings than the previous month. Januarywas the 9th month of the last 12 inpositive sales territory. The 973 salesin January were the highest for thatmonth since 2005 (1,042 in ‘05).
Listings DecreaseOn the listing side, the 1,684 list-
ings were the fewest of any January inthe 21st century. Inventory is chroni-cally low, taking after most of 2016,and somewhat worrisome as we headinto the 2017 peak selling season.
There are two main reasons for theanemic level of listings in the market.One is that sellers are not feeling liketheir home has made up the value itlost during the recession. In otherwords, they are not feeling the “wealtheffect” they had before the recessionbegan in 2008.
A second reason for fewer listings isthat there aren’t any homes for sellersto move into. An older suburban cou-ple, for example, who wants to down-size to a condo in downtownMilwaukee, is hard pressed to find anavailable unit — delaying the sale oftheir current home. Additionally, newconstruction is not keeping up withdemand for a variety of reasons.
Exceptionally “Tight” Inventory As has been the case for some time,
inventory was very tight for propertiesunder $300,000. However, days on mar-ket have grown as the price point of aproperty increases.
The seasonally adjusted inventorylevel for January was 3.6 months, downfrom December’s 3.8 months. The sea-sonally adjusted level was 4.9 monthsin January 2016. Six months of inven-tory is generally regarded as a “bal-anced” market, in which sellers and
buyers are evenly matched in pricenegotiations. If inventory goes below6 months sellers often see higher pricesfrom their REALTOR® recommendedlisting price, when the price of a prop-erty is bid up in offers and counter-offers.
Another way to look at inventory isby eliminating listings that have anactive offer on them, because most list-ings with an active offer continuethrough to a complete sale.
Subtracting the 1,556 listings withan active offer from the 5,378 currentlistings, presents an effective invento-ry level of 2.2 months, down fromDecember’s 2.3 month level. A yearago, the same calculation showedJanuary’s inventory level at 3.2months.
Market OutlookWith sales and listings going in
opposite directions, the market isbuilding up price pressure in the com-ing months. Average sale prices peakedin all 4 metropolitan counties in 2006or 2007 and it appears that 2017 willsee the aggregate average price in eachcounty reach its pre-recession peak.Hopefully, this will allow home ownersto feel that they have recovered fromthe recession enough to sell their cur-rent home and find or build a new one.
