Our integrated approach to environmental design reflects our long held commitment to the most energy and cost efficient innovation. In the past, cost efficient systems have not always been the most energy efficient. However, as energy prices rise, and technology advances, this equation is rapidly changing. GENERATION INVESTMENT MANAGEMENT, AIRW1, LONDONARCHITECT PRINGLE BRANDON PERKINS + WILL PROJECT MANAGER KNIGHT FRANK AREA 21,300sqft

Medland Metropolis completed a commercial office fitout in the AirW1 development in London’s West End within the Quadrant 3 building. This exciting fitout was for Generation Investment Management (Generation), an investment management firm with a broad focus on sustainability.

Generation commissioned a fitout that would provide an attractive new office space for its growing business and reflect in real terms its commitment to sustainability. Throughout the project Generation directed the Medland Metropolis team to focus on energy saving and efficiency first; if this led to achieving a high SKA accreditation that would be a bonus. The Medland Metropolis team closely monitored designs and instructions ensuring all specifications of MEP equipment fell within sustainability best practice and benchmarked against the SKA guidelines of the energy and water technology lists. In addition, re-using existing services, plant and equipment wherever possible kept costs to a minimum. Working within a tight time-frame, the team workshopped the designs during construction and developed solutions that are adaptable to change and future use. This will help maximise the life-cycle of the fitout through minimising the need for complex modifications. The fitout was designed to allow the client to accurately monitor and manage their energy usage, highlighting areas of importance and providing Generation with the information necessary to introduce energy saving behavioural and equipment changes. Other sustainable items included in our design were:

» To ensure ‘best practice’ levels of energy, Medland Metropolis specified CMD Footprint, an energy sub metering system that will provide a detailed breakdown and an on-going account of the office operational energy consumption.

» Sub-metering of all hot, cold and reclaimed water supplies provided to the toilet blocks and office pantries.

» All water meters are digitally connected to the floor’s Building Management System, allowing for water usage to be continually monitored, recorded and analysed.

» LED lighting systems have been incorporated into the fitout where their performance was suitable.

» The lighting control system designed with energy efficiency as a key focus. Perimeter zones utilise a daylight harvesting system; as the external daylight reaches correct working levels, sensors detect this and automatically dim the lighting in these zones to reduce energy consumption.

» Open plan areas have been provided with a dense PIR detection grid; small lighting zones will be switched off when that area is not populated and re-energised when movement is detected.

» Solenoid shut-off valves connected to occupancy sensors have also been provided within each toilet block.

The existing Q3 Air W1 base building, aside from its outstanding architectural features including a central atrium in the heart of the office space, incorporates an energy strategy that sets a new benchmark for a sustainable central London development. The Generation fitout was able to benefit from features that included two combined heat and power plants (CHP) and photovoltaic panels. One of these CHP units will be the largest and most efficient fuel cell in Europe, and the only unit in the West End. Other sustainable features including rainwater harvesting, make this one of the most sustainable base buildings Medland Metropolis has been able to work with.

The combination of the client’s sustainable philosophy, our design, and building selection has resulted in a top quality, sustainable, and attractive office space.

Medland Metropolis has completed design and documentation for an 8 level high end fitout for Worley Parsons, in Brisbane’s AM60 Building, located at 80 Albert Street, Brisbane. The Engineering team worked collaboratively with HASSELL’s interior design team throughout the design phases to ensure a unique solution was created.

We achieved a 5 Star NABERS rating for Worley Parsons. Some of the specific NABERS related features include equipment selections, sensor lighting, integrating the lighting and air-conditioning controls with sensors, and having just a one hour run time after hours. This has been achieved by designing a high level controls interface between the services to work with the Base building and reduce energy usage.

AM60 is Brisbane’s first CBD commercial office building with an active chilled beam air-conditioning system. Hence, the team’s challenge was to continue this system throughout the floor, ensuring it’s integration into the Worley Parsons fitout.

A high level of Audio Visual interface was incorporated into the boardroom, where individual microphones and speakers were positioned within the boardroom table to interact with the Video Conferencing facility. The design of an undulating lighting feature in reception was created around the theme “terrain” - a direct reflection of the mining work practices of Worley Parsons.

Co-ordination between the services was high, to ensure clean lines on various sections of the ceiling. This occurred in the kitchen where pelmet lighting was incorporated into the design, and air-conditioning grilles positioned at each end of the room.

Medland Metropolis worked closely with Savills (previously Incoll Project Management) and HASSELL to create a professional and sustainable workspace for the Worley Parsons people and their community.

3 WENTWORTH ST, DOVER HEIGHTSCLIENT CHRIS MEDLAND AREA 400sqm

This 400sqm, five bedroom luxury villa, set on the cliffs of Sydney’s Dover Heights, has a footprint of a dwelling less than half its size. Its natural ventilation system maintains the internal temperature below 26 degrees Celsius in the peak of summer and above 20 degrees Celsius in the depths of winter. This is achieved with a water reservoir built into the sandstone bedrock, which houses 25,000litres of water at 16 - 18 degrees Celsius. Cool water is pumped throughout the concrete slabs with discrete fans that re-circulate air to create movement and further cooling. Internal louvres open and close automatically, triggered by internal temperature and external conditions. Innovative privacy-sensitive vented openings are situated above the doorways, and heat buildup in key zones is rejected into the external pool. In the winter months, highly efficient, roof mounted, solar, evacuated cylinder water heaters heat the slab. The central atrium is glazed with a Viridian Smart Glass with black fritting that blocks 60% of the light to further minimise heat gain. Photovoltaic cells, which feed back into the grid, and the highly efficient vented façade and green roof combine to further enhance the passive efficiency.

Medland Metropolis were engaged by HASSELL to provide Services Engineering for their Brisbane Studio in Fortitude Valley. The former Keating’s Bread Factory was extensively refurbished to create a suite of open-plan interconnected studio and gathering spaces. There was also a new pavilion style building creating a civic entry sequence and colonnaded courtyard.

All services were exposed which required a high degree of co-ordination to ensure that the services were showcased in a beautiful manner, as they can be when installed in a regular fashion. The studio achieved a 5-Star Green Star rating. Some of the ESD initiatives included predominant use of metal halide and fluorescent lighting, 200 lux ambient lighting level with task lights on all desks, CO2 sensors for outside air control, sophisticated tenant metering and lighting control, automated blinds, and rainwater harvesting.

OUR PROJECTS

Boyd School is a development project by the City of Melbourne to provide the new revamped Southbank with improved community facilities. The former JH Boyd Girl’s High School is a heritage listed building, although this hasn’t stopped the client from striving ahead to include as many sustainable initiatives as is possible within the heritage overlay.

Initiatives include automated natural ventilation throughout, including night purging that allows the heavy weight exposed structure to cool in the evening. Solar electric PV arrays have been installed on the roof, enough to generate 100kW of power. The new roof areas have been painted white to reflect solar radiation and external shading devices feature solar tracking that move throughout the day inline with the sun.

Medland Metropolis completed the design and documentation of mechanical, electrical, fire, and hydraulic systems for this purpose-built commercial office development that raises the bar on sustainable working environments.

Recognising the itinerant energy requirements of the modern work environment, each unit within the development has independent controls for lighting and air conditioning, as well as natural ventilation systems. One hundred and eighty solar panels provide sufficient power to resource all the common facilities, including circulation spaces and meeting rooms. State of the art air conditioning systems offer heat/cool recovery for great savings on energy. Water harvesting systems enable capture and reuse of water. The systems combine to create the perfect satellite office or micro business headquarters because the occupants can exercise great control over their environment and hence their energy usage and associated costs.

This sustainable University project will house the Global Change Institute (GCI) at the University of Queensland and will provide the focus for the University’s leadership in learning, discovery and commitment to new technologies for sustainability, and research into the areas of broader global change.

The building will be state of the art exemplifying best practice in sustainable design, construction, and operation. It will be a minimum 6 Star Green Star Design, Built certified building, and will be designed to encourage and guide broader campus wide changes. The building will aim to set up a carbon neutral position into a regenerative mode that will shape the next phase of development within the field of sustainable design.

Medland Metropolis have developed the Mechanical & Electrical services to complement the considered GCI project aspirations for the building. The project is aspiring to be Australia’s first, if not the World’s first, net zero energy for a tertiary education building. Some of the key design features will be:

Electrical Services - » To be the lowest gross energy tertiary education building in Australia;

» Net zero energy incorporating PV, facility for future wind power and a world leading full scale battery energy storage system (Zinc Bromide) designed and built in Brisbane.

» All energy required for GCI will be supplied on site. Any excess power from the GCI building will be fed to existing adjacent buildings;

» Utilise solidstate high output LED lighting exclusively throughout the project;

» Include interactive energy monitoring to influence and challenge the end user to reduce their individual energy usage;

» Provide a building that will be adaptable to future changes in technology.

Mechanical Services - » Solar thermal hot water collection & thermal storage;

» PV & solar thermal powered desiccant, heat recovery and adiabatic AHU supply air delivery system;

» Air distribution via a fully integrated precast concrete ducts, floor void displacement ventilation system and at-desk comfort air;

» Pre-cooling of the outside air using a sub-basement labyrinth system;

» Biofiltration of the system return air via a feature Green Wall in the atrium;

» Supplementary hydronic cooling to the building via pipecoils embedded in the structural precast floor system;

» Solar / Battery powered utilities exhaust systems.

Medland Metropolis undertook design and documentation of mechanical, electrical and environmental (NABERS and Green Star), for Norton Rose’s office fitout.

Our engineering design focused on providing a quality client environment, in which services are rich and seamless. Medland Metropolis ensured that all services design was undertaken to meet the 5 Star Green Star and 5 Star NABERS ratings targeted for the space, as well as coordinating the submissions. Medland Metropolis designed a lighting system which makes use of energy efficient LED fittings, zoning and motion sensitivity, coupled with a fully addressable lighting control system to minimise energy drain by lighting, and to ensure that spaces are only lit when they are in use. The air conditioning system provided by Medland Metropolis was designed to meet a number of challenges, including the internal staircase linking all four floors of the fitout, and to account for the needs of the space’s Green Wall, a living entity with specific requirements of its environment.

Medland Metropolis worked with Rice Daubney and the team at Interface Flor to realise their vision to achieve 5 Star Green Star for their Sydney headquarters. Originally built in the 1890s as a social and educational facility for railway employees, 101 Chalmers Street was listed as a heritage building in 1980.

Updating a recently refurbished base building to meet the requirements of Interface Flor, Heritage and the Green Building Council of Australia (especially waste and energy) had an effect on all of the services and it was a challenge that Medland Metropolis thrived on. The final result was a very discrete integration of services within the interior design ensuring that Interface Flor had an original and highly flexible product showroom in which they can display their product and also hold industry functions and events.

Triptych challenged all conventional building services boundaries and the engineering mindset, redefining the art of living. Medland Metropolis was engaged by the client knowing that within the engineering intellect lay the passion and a vision for excellence to deliver flexible building services.

Among the multiple design initiatives was a heavy investment in sustainable design. Included is a co-generation power unit that uses natural gas to provide electricity and heat to the common areas in the building including heating the swimming pool.

Atrium spaces run throughout the building providing natural ventilation which is controlled by weather stations that detect wind speed, wind direction and external / internal temperatures. This information feeds to automatic louvres which open and close providing just the right amount of outside air to the building. Triptych was awarded Australian Best Residential Development at the 2012 Property Council of Australia/Rider Levett Bucknall Innovation & Excellence Awards. Triptych was also an award winner in the High Density and the Environmental Excellence categories of the 2011 Victorian Urban Development Institute of Australia Awards for Excellence. The judges commended Triptych’s sustainability and energy efficiency, with a focus on simplicity rather than complexity.

The Royal College of General Practitioners (RCGP) required a headquarters in London to service a variety of functions. The heritage Grade II Star building, Euston Exchange was chosen for its ability to fit their requirements. These included; an auditorium, examination rooms, member’s lounges, state meeting rooms, a business centre, study rooms, and office accommodation. This project involved a category A & B fitout, new lift cores and new building plant facilities.

We implemented environmental engineering measures to target a BREEAM “Very Good” rating. Our design included: rain water harvesting used to flush toilets in the lower ground auditorium areas and a combined natural and mechanical ventilation system. The natural ventilation helped to comply with planning in heritage areas by eliminating the need for ventilation duct routes running through historic areas. We carefully selected energy efficient lamps for the lighting design and used lighting control to enhance the design. Due to the size and varying use of the building we fully integrated the building management system to assist the sustainable design and facilities management for the ongoing building management. In addition, we utilised Combined Heat and Power (CHP) technology and heat recovery systems to provide space heating and domestic hot water for the building.

OUR PROJECTS

Medland Metropolis was involved from the pre-design phase on this $60 million aged care development. The project included a new 100 bed aged care facility, community centre, and design of infrastructure for future construction of 200 Independent Living Units. Our early involvement in the project design enabled us to determine the comprehensive services requirements and make value enhancing recommendations that were consistent with the design vision and objectives of the project stakeholders.

The realised design incorporated many innovative ESD elements, which utilised leading technology. For example, the community facilities provide a warm water pool that is heated by a cogeneration plant. The co-generator generates both electricity and heat: electricity powers facility lighting and heat is used to maintain pleasant temperature control of the facility environment and water in the pool. Excess electricity generated is fed to the grid. Also, Medland Metropolis specified high efficiency VRF air conditioning to minimise the energy consumption required for air conditioning. In this manner, Southern Cross Care is better able to provide good quality community facilities, without ongoing concerns about the rising cost of electricity.

The Caboolture Signature Project incorporates a 3,000sqm Library, 1,000sqm of Learning Space and 1,000sqm of Gallery Space.

A number of initiatives were incorporated into the space including under-floor distribution air-conditioning in the gallery which allows the space to feature high ceilings, free cooling through heat recovery, together with cooling tower makeup water via tank storage (harvesting the roof rainwater.) Indirect lighting was utilised over the main Library collection area to assist in dealing with the challenges of 2 storey high ceilings. Large drum pendants have been incorporated into the space as a form of task lighting, creating ambience and space identification. The lighting has been designed as low maintenance, hence no ladders or lifts are required.

Medland Metropolis also acted as ESD Consultants for this project which involved the development of a Green Plan for the project including the hosting of workshops for the design team, the project management team and representatives from Moreton Bay Regional Council in order to identify opportunities to include Environmentally Sustainable options in the project. As ESD Consultant, Medland Metropolis also monitored the inclusion of agreed environmentally sustainable initiatives to ensure that every possible avenue of sustainability was actively pursued.

Medland Metropolis worked with Farnan Findlay Architects to design renewable building services for this rural company retreat. Isolated from all standard town utilities, Medland Metropolis’ environmental engineering designs delivered all the energy requirements of the house without loss of amenity. The amenities, which are powered by roof mounted solar cells, include televisions, a clothes washer, dryer, flushing toilets, and a gas oven and stove. A wind generator augments the solar power on cloudy days.

Four large steel rainwater tanks with a capacity of 100,000litres each, flank the house and provide reservoirs so deep and dark that they eliminate the need for water purification.

Laguna Retreat was featured on The World’s Greenest Homes in 2009.

The Queensland Emergency Operations Centre is a world-class facility, meeting the highest standards in communication and disaster co-ordination. Incorporating a 200sqm data centre, the facility handles all communication for Queensland Ambulance and Queensland Fire Brigade. The centre has been designed to achieve 5 Star Green Star rating, using initiatives such as full water recycling, rainwater harvesting, low energy lighting, and on-site power generation. The building is a unique combination of innovative, complex engineering to ensure essential emergency services for disaster management, as well as innovative sustainability features, all packaged with great aesthetics. The project incorporates 2N redundancy throughout the entire electrical distribution system, 560kW of micro turbine contributing to co-generation, 560kW of UPS, together with MADS (VESDA) throughout the entire raised floor.

Our scope for the redevelopment of the St John Northern Region Head Office included ESD/Green Star concepts and planning, Green Star pre-assessment, base building shell, together with core and integrated fitout. The intent of the overall design was to create an office environment that supports progressive business-place thinking within a sustainable network. The entire office space was provided with high efficiency lighting (including daylight harvesting) and mixed mode air conditioning, allowing full cooling or natural ventilation. Rainwater is harvested for water re-use.

REDFERN HOUSING REDEVELOPMENT CLIENT THINC PROJECTS AREA 400sqm 5 STAR GREEN STAR

The Redfern Housing Redevelopment in Sydney was only the second public housing development in Australia to achieve a Green Star rating, and was awarded a 5 Star - Green Star rating under the Multi Unit Residential PILOT in 2009. The project involves the demolition of ten existing two and three storey public housing buildings, and the construction of new low-to-medium rise accommodation. The 106 public housing dwellings comprise 66 apartments and 40 townhouses, as well as two community rooms. Medland Metropolis provided the Electrical, Fire and Lift services for the transformation of the site. Sustainable lighting design was delivered throughout the complex with the use of solar photovoltaic cells and effective controls.

Medland Metropolis provided building services design and was the accredited Green Star Professional on the full refurbishment of this 24-storey office block, which was re-designed to PCA A-Grade standard. The original target for the project was 4 Star - Green Star accreditation. Medland Metropolis led the team on ESD initiatives, while also providing building services design. The range of ESD initiatives included the following: the minimisation of PVC usage; implementation of energy efficient lighting and lighting controls, introduction of new energy efficient chillers, implementation of construction waste recycling and re-use, creation of provision for future water recycling and water re-use, and maximisation of small car parking and motor cycle parking spaces. After conducting the energy assessment, it became evident that 4 Star NABERS accreditation would also be achievable. Accordingly, Medland Metropolis conducted the administration of the submission for both Green Star and NABERS.

The OfficeMax project was a green field development of a commercial office and adjacent warehouse for the client/owner occupier. The building services were integrated seamlessly into the tenancy fitout (4,000sqm office and 20,000sqm warehouse.) Medland Metropolis were the Green Star Professionals and undertook design of mechanical, electrical, fire engineering, fire protection, transportation, and hydraulic services.

3M on Ridgeline is a 3,500sqm, 3 level office building with basement carparking for 200 vehicles. The upper levels are split by a full height atrium and centre courtyard. The northern and western facades are precast panelling punctuated with full height structural glazing fitted with 3M proprietary window film to prevent glare and heat gain. Medland Metropolis were responsible for the services design for this Green Star rated sustainably designed building. The building houses offices, labs and an innovation centre to suit all of their business units including: tapes, printing, solvents, glues, data and stationery. Medland Metropolis facilitated 3M’s desire to utilise as many of their own products as possible in the building construction and fitout by incorporating their products into the services design.

Ironbank consists of 5 independent buildings linked by a ground level plaza. Retail tenancies are located on the ground floor, with office tenancies on all other floors. It was intended for this development to be operated in an environmentally sustainable manner. As such, no mechanical air conditioning or heating has been installed. The environmental initiatives incorporated into the final building aid in the building maintaining acceptable comfort conditions to within Industry standard guidelines (ASHRAE Comfort Standard 55) for a naturally ventilated building.

Provision has been made within the base building of Towers 1,2 & 3 for the tenant to tap into a fresh air source for mechanical ventilation should it be required by the tenant. Space has also been made available within the service riser of each building for the tenant to install refrigerant pipework should the particular operation and use of the tenancy require mechanical air conditioning.

With a reputation for being a young, dynamic financial organisation, the design team was appointed to deliver an office environment showcasing their brand identity and values whilst appealing to their employees. The existing category A fitout and building was BREEAM “Very Good” rated. Our fitout was designed to match this rating and also target SKA “Silver” rating for the interiors. We worked closely with the environmental consultant to ensure our design complied with these rating tools.

We achieved this by reconfiguring & adding to the existing DALI lighting control system for control and flexibility. A zoned lighting scheme was installed for energy efficiency and ease of use to cellular areas. Daylight harvesting was also incorporated to open plan office areas with the use of photocell sensors placed accordingly. The landlord luminaries were reused in open plan areas and dimmed to eliminate reflection on screens and reduce energy usage. Additional luminaires were streamlined to allow for ease of future maintenance, and waste.

The base building fan coil unit systems drove the mechanical solutions to minimise waste and cost in general open plan office areas where applicable. We used a centralised building management system that provided individual controls in meeting rooms and GEC offices and to allow for reduced power requirements and cooling, the communication rooms were cooled utilising cold isle containment.

For the public health systems in the tea points we successfully used the more efficient building wide hot water systems and took advantage of the building’s Vivereau system for boiling and chilled water supply.

92 Albert Street was a complete architectural and services refurbishment of a 20-storey office tower that targeted a 4 Star Green Star rating. Medland Metropolis were the Green Star professionals that drove the project team and were instrumental in delivering the required initiatives to gain a 4 Star Green Star rating. Environmentally sustainable design concepts for the project included the following: Green Star rating assessment (targeted at 4 Stars), development of sustainable environmental concepts and feasibility, design development with the architect to confirm architectural feasibility, energy assessment calculations, and final design recommendation brief and presentation.

expressed through MM Time. In these monthly sessions, each

member of the team is challenged to pursue their passions

and to push boundaries. MM Time mixes it up unleashing

each individual from their daily routine to pursue personal

and team projects that support new levels of inspiration, and

develop their inner resources as an innovative professional.

The programme aims to enable free thinking; to allow the

mind to innovate and create without restriction. Our “Round

Box” sessions which are held during the lunchtime, are

engineering forums that focus on new design ideas.

CULTIVATEThe Cultivate stream is dedicated to nurturing each

individual’s capacity to contribute to work, family, friends

and community. Cultivate concentrates on environmental

practices and aspects of physical, emotional and

psychological welfare. The objective of Cultivate has always

been to establish an environment and culture that optimises

the balance between work and personal needs for the entire

EDUCATEThe Educate stream is dedicated to achieving the best match

between our people and their role at Medland Metropolis.

We approach career development as a responsibility

which is best shared between the organisation and the

individual. Educate incorporates a tailored programme for

each individual, which is designed to meet their particular

individual programme incorporates “Lunchbox Sessions”
